OUR GLOBAL CONFERENCES HAVE A NEW NAME! No matter what country you are based in, the Harcourts conferences showcase our culture, our recognition and our development – three key areas that are all about experience.

As highly valued events, Harcourts aims to be innovative and ahead of the game. To celebrate 30 years of conference, we have changed the name to align with our goal to deliver the finest experience in real estate for our people, our business partners and our clients.

In short, this is the Harcourts Experience.

Ultimately, changing the name reflects the goal to create an incredible experience for everyone who attends HX. Our conference events are about three things: to learn, connect and be inspired, and we truly believe that HX, or the Harcourts experience, pulls that all together beautifully.

Welcome to 2020 Welcome to 2020, and the start of a new decade! I trust you’re all well-rested and ready to make 2020 your best year yet!

2019 certainly was a year of change and challenge. As a group, we lived our values, we’ve “been courageous” and embraced our opportunities. Many of the areas we trade in have felt the effect of tough economic pressures and political uncertainty. Despite the challenges, our Harcourts team members have risen to the occasion and we are stronger and better for it.

We finished the year with outstanding results in many of our markets, even setting new records. We’ve grown market share, grown our properties under management and grown our Harcourts culture. That doesn’t happen by accident.

It’s testament to the calibre of our team members and our resilience. It also demonstrates the benefit of belonging to the Harcourts Group as we capitalise on our collective success.

There is no doubt that we live in a changing world, and that the pace of change is increasing. The customer expects more than even before – better service, better communication, more value, more transparency and more choice.

At Harcourts, we’re moving with the times and working towards our goal of delivering the finest experience in real estate for our team, our business partners and our clients.

We’ll be introducing some exciting enhancements to our offering this year. These enhanced offerings will help us deliver a world-class real estate experience.

As you focus on your business plans for 2020, I’d encourage you to stretch yourself – to make this your year of huge personal growth. Look for the opportunities that are there.

Find ways to do more and to get even better. As we release new tools to assist you, I’d ask that you enthusiastically embrace them. Let’s work together to take our business to the next level!

PEOPLE Igno Vivier

Head of Auction, Harcourts South Africa We’re pleased to welcome Igno Vivier to our corporate team to head up the exciting Auctions project. There’s a lot of work to be done in auctions for Harcourts South Africa, but we’re 110% confident Igno is the best man for the job to take this dynamic and relatively new medium from infancy to fully-fledged success. His prior experience as a sales agent is beyond impressive. Having been in the property industry since 2005, he has excellent knowledge and understanding of the industry as a whole and has consistently earned the title of top achiever since 2014. Adding to that, his enthusiasm and passion to helm this challenging project makes for a promisingly fierce combination.

Sadaf Jouee

Office Administrator, Harcourts Queensland, Australia Sadaf is the new Office Administrator at Harcourts Queensland support office and has joined the team after working for Harcourts Astute (Paddington) for almost a year. Her background is in Strategic Marketing and Retail, and currently she is assisting Harcourts QLD office with Social Media, Marketing and advertising along her Administration duties. She is also responsible for Mortgage Express admin duties and supports our team with their daily tasks.

Sadaf is looking forward to developing her skills and becoming more involved in the real estate industry with special focus on marketing.

Regional Director of Auctions, Harcourts USA Daniel has an extensive real estate and auction background, hailing from the streets of Brisbane he quickly established himself as key member of the Auction Team.

Fiona D’Silva

National Marketing Manager, Harcourts New Zealand Fiona heads the New Zealand Marketing team and has a single-minded vision of improving customer brand experience. She brings with her years of experience in brand experience management, both locally and internationally having worked in the property, IT, Fashion, FMCG and Advertising industries. Fiona is passionate about helping businesses improve brand engagement through customer-centric marketing, digital innovation and transformation. Her enthusiasm and commitment are highly contagious, and she gets enormous gratification from empowering businesses and teams to improve efficiency.

Aaron Davis

National Auction Manager, Harcourts New Zealand Aaron leads and develops Harcourts’ team of auctioneers around the country while continuing to operate as an elite level auctioneer. Aaron has real estate in his genes; his father owned the Harcourts’ Blenheim franchise which is where Aaron cut his teeth on the business of selling residential real estate. He was named ‘Rising Star of the Year’ in his first year of selling and climbed all the way to number 14 in New Zealand for Harcourts by his second year. In 2009, Aaron moved into auctioneering and in 2019 he won the REINZ National Real Estate Auctioneering Championships.

PEOPLE Nikhil Ghate

Quality Assurance Manager, Harcourts New Zealand Nikhil has joined Astute as its Quality Assurance Manager and is based in Auckland. Nikhil brings a wealth of practical knowledge and experience to this role. In addition to his 15 years of management experience in a large corporation in Mumbai, India, Nikhil has worked at the front line of the New Zealand financial services industry, starting out as an adviser for one of New Zealand’s largest financial services providers before spending six years with a leading trustee company and most recently as Manager – Governance, Risk and Compliance for a reputable provider of compliance and consulting services.

Jade Gage

Personal Assistant to Heads of Departments, Harcourts New Zealand Jade has a busy role supporting the Heads of Property Management, Commercial and Administration. She is new to the real estate industry, as her previous roles were with Teletech outsourcing and Lifeline counselling service, but she is keen to learn and achieve as much as she can. Outside of work, Jade enjoys cooking, baking and reading. She also has a passion for art, music, martial arts and travel.

Philippa Jones

National Events Manager, Harcourts New Zealand Philippa joins the Harcourts team with a wealth of International events experience. Responsible for creating, delivering and overseeing a large portfolio of best in class experiences to build brand awareness, engage customers, achieve revenue objectives and support the broader strategic direction. Contributions are collected from across the Harcourts New Zealand network and given back to schools, kindies, and many other local charities and

Harcourts partners with Auckland Diwali Festival Harcourts was proud to be a major partner of the Auckland Diwali festival again this year. Bringing people together and contributing to the communities we live in are at the core of the Harcourts values, and if we want to be successful, we must reflect our communities. The diversity of our people helps us understand the needs and values of our diverse communities in Auckland and throughout New Zealand.

The Harcourts site was popular with festival-goers who queued up

to design their own digital rangoli. Traditional rangoli are bright patterns created using rice, sand, flower petals and other materials to encourage the goddess of wealth, fortune and prosperity to enter people’s homes.

Why did you join Harcourts?

I was with another real estate company that was bought out. The owners of the franchise, Rosie Harvey and Austin Harris, didn't want to join the new brand. The Harcourts franchise in Taupo became available and was a far better proposition and so here I am.

What is your favourite thing about being a Harcourts team member?

Being part of the ‘Harcourts Family’ has many benefits, but the friendship of all the different sales people throughout the network is a real bonus.

There have been many memorable moments, but I think recognition from your colleagues throughout the country and getting into the top 50 in the country are ones I'm most proud of.

What advice would you offer to people new to the industry?

When starting off in the industry, make sure that you’ve got your finances organised as it can take a while to get the income coming in. Either have some savings or carry on with another income source. Get involved in your community and make sure you give out at least 10 business cards a day.

What do you enjoy most about being in the real estate industry?

Working in the real estate business means I have plenty of flexibility on how I wish to live my life.

By having a solid team, especially my P.A Maria Meyer, I can decide how much I want to earn and how much recreation time I can have. You can really go as far as you like as long as you get your systems in place.

What activities have led to your success?

Like most things in life , hard work is the key to get you started. I've found that an early start is worth double the hours as there are no distractions.

Always have the time to sit at the table with clients or prospective clients and have a cuppa.

What do you do with your time off?

We all work very hard, often 7 days a week, so when I book a holiday it's a complete break. I did a cruise through Central America at the beginning of the year, that was amazing. Aussie just 3 hours so always fun to play some golf there. Fishing is a favourite and I go to the Ranfurly Banks each November with some mates and we have caught some incredibly large fish. Having my systems in place means I can get out and enjoy the benefits of the hard work.

Quality Service Award – It’s a Trifecta!

I’m delighted to announce that Harcourts New Zealand has been awarded the Reader’s Digest Quality Service Gold Award in real estate sales for the third consecutive year. 1,500 New Zealanders rated which companies provide the highest levels of customer service.

Respondents can only rate services they have experienced. With an average Client Experience rating of 4.78 out of 5 over the past three years, it’s a credit to our sales consultants and their teams that Harcourts New Zealand continues to deliver consistently high levels of customer service year after year.

Rural Forum In November, our rural sales specialists from around the country came together for a Rural Forum. It was an opportunity to reflect on successes and challenges, learn from Harcourts’ best and hear from some expert speakers on a range of topics – from digital marketing to

remote control cows and the future of farming. It was a great day of sharing and learning for all who attended and has set the team up well for success in 2020 and beyond.

As the NAI Harcourt’s story within the broader group develops, we are seeing more and more of the Harcourts offices use this valuable resource to up sell the value of our group.

This has been a busy and productive year for the commercial teams in New Zealand. It is fair to say that the commercial markets are performing well across the country, being led by Auckland and the industrial sector where good properties with strong lease covenants are selling with yields in the region of 4% to 5%.

Recognising that great service sometimes comes from not doing it yourself, but rather engaging the assistance of an industry sector professional. The great news is that it has been paying off! Phil Grant from NAI Harcourts Pinnacle ASPLEY (QLD) has reported numerous success referrals that have generated some big fees back to the referring Harcourts offices. Now Abel Erasmus and George Parzis from NAI Harcourts Gold Coast (QLD) are getting a regular stream of Commercial Management referrals from residential offices.

We have also been achieving our fair share of sales and leases across the country. Well done team!

Our Hamilton Commercial office has been leading the charge with a strong performance which has resulted in the achievement of several national awards for their office. In both May and June 2019, Hamilton Commercial won the top office for revenue and top office for revenue per sales consultant for medium size offices across the New Zealand network. Well done to Mike Neale and his team.

We held a two-day Commercial Conference in late August in Auckland and feedback from the network indicates it was a great success, with a survey rating of 9.5 out of 10!

The conference achieved its objectives with an excellent line-up of topical speakers which delivered valuable learnings and the opportunity to network and share experiences with colleagues.

Abel informs they are usually complex or problematic situations that we have vast experience in handling. By handing them to us we provide not just a service to the client, we are also keeping them in the brand for end to end service.

John Evans from NAI Harcourts Rinnovate (VIC) recently reached out across the group for assistance with one of his business sales deals that had fallen through and this resulted in a number of the interstate NAI Harcourts offices responding with requests for the info in order to share with their client base.

Hamilton’s tallest office tower for sale Colin Taylor Hamilton’s tallest and largest office building, a 15-level tower with two levels of underground parking and a zoning of Central City Downtown precinct, is for sale.

The city landmark is one of three investment properties NAI Harcourts is bringing to the market, with the other two in suburban Auckland.

Tony Kidd, the agency’s general manager, says the three properties present differing opportunities.

“The sale of Hamilton CBD tower property provides an excellent opportunity for an astute investor or developer to add value in a variety of ways,” he says.

“Provincial locations like Hamilton are seeing strong purchaser activity for a variety of reasons, with higher yields and lower rental rates being two of the key drivers when compared to similar properties in Auckland, Wellington and Christchurch.

“As one of the fastest growing regions in New Zealand, Hamilton is seeing significant investment, with building consents granted from 2013 to 2016 of $1.35 billion and significant money being invested in infrastructure.

“The property at Ward St provides an excellent investment and/or redevelopment opportunity.”

Kidd says a second property comprises a North Shore, Auckland, redevelopment site with resource consent for 41 terraced houses; while a third is a South Auckland office property.

“The Hamilton CBD tower has significant development and upside potential,” says Mike Neale, managing director of NAI Harcourts Hamilton who, with colleague Brad Martin, is marketing 42-48 Ward St for sale by deadline private treaty closing 4pm on Friday July 5.

Neale says the building has a net lettable office floor area of 10,584sq m and a gross floor area of 14,500sq m.

On-site car parking for 52 vehicles and storage is provided for within the two basement levels that encompass an area of over 3000sq m. The property also has a large backup electricity generator onsite.

“The property is earning rent of $729,239 per annum, plus GST, and outgoings from only about 50 per cent occupancy. It fronts on to Ward St and sits prominently above Centre Place shopping centre and affords 360-degree views over Hamilton from the upper levels.

“The surrounding area is occupied by a mixture of office, retail and service businesses, with close neighbours including Michael Hill Jeweller, Starbucks, Panama Square

co-working space, Hamilton City Council and the recently completed ASB building.”

Bryce Street Dining Lane, which incorporates a multi-tenanted al fresco dining experience, is directly opposite.

Martin says construction on the

building for Government Life started in 1977 and was completed in 1980.

“Subsequently occupied by Tower Insurance, the building is still often referred to as the Tower Building,” he says.

The first floor from street level has an area of 1162sq m and the second

floor has 1403 sq m. Nine floors above have the same floor area of 686sq m, while the 12th floor is 728sq m, 13th floor 406sq m, 14th floor 321sq m and the top 15th floor is 386sq m.

Martin says key tenants include the Precious Metals Group, New Zealand School of Tourism, Chatwin Legal, Plan B and MediaWorks.

“The CBD has quality companies and ‘smart thinkers’ underpinning its success,” he says. “Companies like Beca, Craigs Investment Partners, Deloitte, KPMG, PwC, Tompkins Wake Solicitors and Fonterra are active in the CBD. “Tertiary education is also well represented with Waikato’s largest tertiary polytechnic having 20,000 Wintec students in the heart of the city.

“Hamilton City Council has about 400 centrally located staff while the Waikato District Health Board has 600 city-based staff and the Tristram Precinct, on the corner of Tristram, Bryce and Ward Sreets (formerly known as Hamilton Central Shopping

Centre), will accommodate about 1000 employees due to the relocation of the Waikato Regional Council into the CBD in mid-2020.

“Hamilton city is also well serviced by a railway station just a few minutes from the CBD, while the airport is just 15 minutes south.”

Neale says the Hamilton CBD office market is “re-inventing” itself with a large number of properties being redeveloped and refurbished to meet demands for higher grade office space.

“Grade C makes up around 38 per cent of the total office capacity in the market, while the higher quality Grades A and B together account for 25 per cent of the market, up from 15 per cent in 2012.

“The overall office vacancy rates have remained steady at around 7 per cent.

“Grade A vacancy decreased to 3.5 per cent in the six-month period to June 2018, the lowest since December 2013; while B Grade increased by 0.4 per cent to 3.5 per cent.”

Neale says it appears that repurposing office space to non-office uses is now an increasing trend within the Hamilton CBD. “Several C and D grade spaces have been converted into mixed-use hospitality or residential uses. This looks set to continue with a number of under-utilised and vacant CBD sites transacting in 2018 that have plans for mixed use commercial/residential developments, including shared and coworking spaces, along with the redevelopment and upgrading of existing commercial space.”

Further north, NAI Harcourts brokers are marketing a two-level tenanted office building in Papakura.

“This property is ideal for investors looking for a long-term hold,” says Peta Laery, who, with colleague Andrew Bruce, is offering 16 Elliot St for sale by deadline private treaty closing 3pm Thursday, July 18.

“This 1980s’ building with 10 car parks has a 17m road frontage to Elliot St and is located just off Great South Rd,” Laery says.

“The Papakura State Highway 1 motorway interchange is nearby; it’s just a few minutes’ walk to the Papakura railway station and a short drive to the upmarket Karaka residential subdivision.

“It’s leased to chartered accounting firm Skipper Lay Associates — who have merged with Campbell Tyson, until April 1, 2020, with a six-year right of renewal — and earns $122,566 per annum net plus GST.” Bruce says the 605sq m building encompasses 11 partitioned and modern offices with additional open plan areas, a meeting room, service rooms, rear storage and lunchroom/ amenities.

The ground floor has an area of about 217sq m, the first floor around 323sq m and there is about 65sq m of storage space.

Building construction is of concrete foundations and flooring, concrete block exterior walls, fibrolite panels, steel exterior cladding and aluminium joinery.

Bruce says a sealed concrete front yard provides eight marked parking spaces, and there are two additional covered parking spaces along the side of the building.

“The landlord owns the internal partitioning and ceilings, flush and wall-mounted air conditioning, carpets, blinds, kitchen bench, wall oven and dishwasher.” he says.

On the other side of Auckland, across the Harbour Bridge in Albany, NAI Harcourts agents Isaac Tankard and Geoff Thorne are marketing a consented residential development site at 145 Albany Highway, Unsworth Heights, for sale by tender closing at 4pm on Wednesday July 24.

“This property comprises a freehold land area of about 4182sq m with resource consent granted for 41 terraced houses,” Tankard says.

“The proposed terraced houses include 1-,2-, 3- and 4-bedroom units within four blocks that have been designed for a staged development if required.”

Thorne says the property is within the zones for Albany primary, junior and senior high schools.

We have also achieved some excellent marketing coverage, with front page editorial appearing in the property section of the NZ Herald, New Zealand’s foremost newspaper.

We go into 2020 with an excellent foundation in place and look forward to expanding our commercial network and taking advantage of some exciting new marketing that we have underway for the network.

Australia Update Despite a challenging first half of the year, global economic uncertainties and the constant talk of disruption, many in our team continue to power ahead producing truly tremendous office and individual results.

Together we are all responsible for helping our clients build their idea of the great Australian dream – owning property and creating real wealth with solid assets is why our property management focus is so important to us all.

Whilst transaction numbers were much lower than in the previous quarter (across Australia they were down approximately 19%), we collectively continued to outperform the Market. In the past quarter we Listed over 7000 properties, sold in excess of $3.1 Billion of property - up an impressive 12% on the previous year.

Looking ahead, we must all maintain a focus on constantly getting better and improving the experience of people around us by continuing to focus on our Vision in that we want our Harcourts experience to be recognised as the finest in Real Estate for our teams, Business Partners and our Clients every time. That extends to our national Foundation partner Orange Sky Australia.

As you know, I believe that the true long-term measure of our relevance in the market is Market Share. Again, in the past quarter we have taken Market Share from our competitors in every state and the gap between us in third position nationally and the group in second position nationally for transactions, has further narrowed to a little over 1900 sales per year. I have no doubt that we will soon take number two position on the podium, which is very exciting and a huge milestone achievement and one we can all be immensely proud of.

Western Australia The Harcourts WA group of offices recognised by reiwa.com at their recent Awards for Excellence by taking out the Community Service Award for 2019, putting us through as a National REIA Awards for Excellence finalist for their awards in Darwin next April. It’s fantastic to have the hard work of so many devoted supporters of The Harcourts Foundation recognised at both State and National level. Whilst we support a number of local charitable organisations, it was the support we have targeted to White Ribbon that the judges were most impressed with, as much of that funding will assist school programs in an effort to create a generational shift in the attitudes of the next generation.

Tasmania Nick Bond and the team from Harcourts Huon Valley, in Tasmania, was named Sales Office of the Year – Regional. Winning this award caps off a perfect year for our team and is a recognition of the hard work and skill level of every person in our office, he said. Mr Bond.

REIT awards were held in October and it was great to see three Harcourts winners across the State. Harcourts Signature won the Large Office of the Year, David Hernyk of Harcourts Launceston won the Marketing Award and Dani Shields of Harcourts Signature Rosny won Property Manager of the Year.

On the 17th October we held our quarterly State Training day which Hall of Famer Martin Millard of Harcourts Solutions joined us for, he shared his knowledge and wisdom with Business Owners, Future Leaders and the Sales team.

There has been a small increase in listings in Tasmania over the last quarter and spring has brought an increased number of sales however still down compared to the same time as last year. Listings for the spring season have been a strong focus for this quarter.

Harcourts Ulverstone & Penguin and Harcourts Devonport are joining forces to create a new entity to service the Cradle Coast region of Tasmania there will be three offices operating under the name Harcourts Cradle Coast. South Australia This past quarter has seen a strong increase in both sales activity and property management.

Landmark Harcourts Update We have recently released our biannual Benchmark publication, revealing what many of our agents are seeing on the ground: generally speaking, the value of individual properties is holding steady and in many regions increasing due to continued strong demand meeting limited supply. Throughout Australia, there are fewer rural sales taking place. National data from CoreLogic showed a decline in total transaction volume across every state, with the total number of rural sales (40 ha and above) roughly 10% lower than the previous edition of the report six months ago. In contrast to the broader trend, however, Landmark Harcourts transaction numbers have increased more than 15.5% year on year.

Although Queensland is enduring the longest drought in living memory, we still continue to list and sell large volumes of rural and regional property throughout the North East Region. In particular, property sales at the larger end of the scale have been quite strong.

Last quarter, our top three Queensland sales consultants combined settled in excess of $48 million worth of property.

Whilst spring has certainly begun to emerge in much of the South and West, the well documented record dry is obviously heavily impacting areas of the Riverina at every level. Despite the general shortage of rural property to the market, offerings are still being met by demand often far outweighing supply. The lifestyle market is in the peak of its selling period with solid demand for any properties in the Adelaide Hills and Fleurieu Peninsula areas in excess of 100 acres with many rural owners seeking to purchase a retirement opportunity still within the rural sector.

In Western Australia, the real estate team recently held their annual training and awards conference in September with over 40 attendees making the trip to Belmont. The conference presenters focused on digital marketing and real estate compliance. Following the conference, the annual sales awards were presented for the top performers over the past financial year.

Landmark Harcourts General Manager, Mark Brooke called in to visit on the day. We also had a great presence at AgQuip Field Day, Australia’s largest premier primary industry field day. Our crew traded in the green for Trademutt shirts to ‘start a conversation’ in aid of mental health and raise awareness for male suicide prevention – a very worthy cause, particularly in light of the effect drought can have on rural communities.

We are still having a great response to our Propertymark website and monthly email, featuring the latest rural properties and industry news around Australia. So far this year, the platform has featured over 140 rural and regional property listings from around the country.

Finally, we had an excellent last quarter with many Landmark Harcourts agents achieving within the top 10 amongst the wider Harcourts network of each state. Special mention to Gary Johns (Landmark Harcourts Mackay) for achieving No. 1 within Landmark Harcourts! Darryl Langton (Landmark Harcourts Roma) was awarded No. 2 while Gavin Beard (Landmark Harcourts Scone) finished in third position.

We look forward to some exciting developments within the Landmark Harcourts network in the last quarter of the year, as well as – with a bit of luck – some rain for the drier parts of the country that desperately need it.

Clear Goals Fuel Focus Many people don't have goals; in fact, 70% of people don't have goals. 25% of people have goals but don't write them down. Yet the 5% who have goals and write them down achieve more than the other 95%.

Why Goals are Better Than Resolutions Res·o·lu·tion (noun) 1. A firm decision to do or not to do something.

2. The action of solving a problem, dispute, or contentious matter.

Goal (noun) 1. The object of a person’s ambition or effort; an aim or desired result; the destination of a journey.

Just by definition alone, a goal sounds more attainable. Instead of setting a firm resolution that requires solving, set a goal, which is a part of a journey and enjoy the road to reaching a better place in your life.

Goals can be tackled in steps, beginning with baby steps and increasing in difficulty as you become more accustomed to the change. This makes goals more realistic for lasting change.

Once you’ve broken a rigid resolution it’s easy to feel like a failure and give up.

Goals give you a direction to aspire to, with the baby steps you may be taking toward your goal you feel like you’re accomplishing something and are on the right track. Goals keep you moving in the right direction.

If you find a resolution too difficult to stick to, it’s usually dropped and forgotten.

If you find a planned change too difficult to carry out, you can drop that plan, but pick a different new behaviour to try that will still lead to the same end result, and not lose sight of the goal.

It is vital that you take time out to prioritise your efforts and have clarity about what you desire to achieve. Money rarely motivates individuals, get clear on what matters most to you as well as for the areas in which you’re challenged most.

Most of our defeats are due to lack of vision and intentional planning.

Imagine how many times we may have given up on a desire just shy of a breakthrough because we couldn’t see clearly.

Even though you may suffer momentary defeat along your journey, keep working toward your goals and always believe.

The thing about goals is that living without them is a lot more fun, in the short run. It seems to me, though, that the people who get things done, who lead, who grow and who make an impact…those people have goals.

USA Update Harcourts Pacific We had a busy start to the 4th quarter with Mike and Irene Green joining us for few weeks in September.

While they were in town, we held our inaugural Inspirational Women’s event in OC with Irene presenting a workshop and our guest speaker Valerie Acevez sharing her journey back from a serious head injury. The event had an incredible turn out from our US network, including men and women in attendance representing almost every office.

The following week, we volunteered as a corporate team at the Jessie Rees Foundation Golf Tournament, arriving early in the morning to help pack satchels for the players and make sure the charity event went off smoothly. We also saw participation and support from some of our agents, business owners, and corporate team members as they signed up to compete in the tournament. We simultaneously launched our 2nd annual Hope for the Holidays JoyDrive, and we’re currently collecting toys in each of our offices to donate to the Jessie Rees Foundation, which will then be delivered to children fighting cancer around the world.

Anna McKenzie, Emilee Koerner and Jason Scott spent some time up with the Oregon offices throughout October, connecting our teams more as a North American group. During this time, the offices completed business planning, filmed office videos, and were onboarded and trained on Workplace. Jason Scott flew up to hold a special auction information seminar at the Lane County Home Information Show in support of our Harcourts West Office in Eugene, Oregon.

November saw our 4th Quarter Awards Ceremony, kick off with a shared knowledge panel of some of our top performing agents titled, An Insight into the Successful Traits of Top Performers. Jesse Salas, Westley Williams, Chad Widtfeldt, Justin Green, and Tony and Courtney Self each took seats on the panel, sharing helpful tips to our other team members to take home for a successful start to 2020.

This was the second Quarterly Awards where we held live Watch Parties to have our Hawaii, Reno and North LA offices to tune into and we could celebrate them as one team. This time, we even added an extra camera view, where people in attendance could walk around and show the ceremony from their perspective. Congratulations to all our award winners, but especially Chad Widtfeldt and Justin Green, taking home #1 Sales Consultant for the Quarter. Congratulations is also in order for Harcourts Prime Properties Monarch Beach, as they knocked out #1 Top Office for Total Gross Revenue.

As some of you may know, Thanksgiving is a big part of the US culture, so we celebrated our 5th annual Gobble ‘Till You Wobble event, and each made our favorite Thanksgiving dish while we feasted and prepped for the month ahead. We are thankful for the success seen this year and look forward to an even better 2020.

USA Auctions The Harcourts Auctions approach in North America is continuing to show solid growth as we ‘Rethink Real Estate’ in a typically traditional marketplace. As most markets remain uncertain, the auction process is providing results to the network and sellers, that have otherwise been difficult to come by.

Auction Events remain a staple and registered bidding numbers are on the rise and the Harcourts Auctions BidLive app provides connectivity to otherwise remote properties and offices. We are proud to now be hosting auctions from each geographic area Harcourts is involved in, at almost each auction event, now held bi-monthly. MyAuction has provided a smoother booking and task management system for agents as they manage the campaign, and sellers are having the benefit of improved communication and update for their properties.

With this consistency of growth, we are both proud and excited to expand into new markets, having just launched Harcourts Auctions in the San Francisco Bay Area of Northern California. The auction offering has had so much of an impact for success and agent recruitment, that we are now looking at using auction as bouncing board for office growth in the Bay Area.

We are fortunate to welcome Daniel Hope to the Harcourts Auctions team. Daniel has an extensive real estate and auction background, hailing from the streets of Brisbane, he quickly established himself as key member of the Auction Team. As we close off 2019 and look to build in 2020, we welcome Daniel and Harcourts Auctions into San Francisco.

Indonesia Update The property market remains soft and challenging due to the overall economy remaining sluggish. The property market continues in the correction mode. However, the market is anxious waiting for the announcement of the new cabinet members on 24th October and follow by the announcement of various government policies that would push the economic growth, improving human capital, easing rigid labor law, filling in the huge short fall in low cost housing, developing new 17 Special Economic Zones and more than 10 Bali tourist destinations.

Furthermore, the foreign investment continues to flow in benefited from the China – US trade war. All these trend and activities would boost the demand for property across the board in the medium term.

On the infrastructure, after the completion of the MRT in March is to be followed by LRT (light train transport) which is to be on trial soon. The speed train is also in progress and will be completed all four station by mid of 2021.

Three offices show better sales volume compare with last year. The Bali region is playing more important role for the contribution where we currently have five offices. We expanded the cooperation with five major banks to market their mortgage asset arise from the non-performing loan which is a challenge for the banking sector.

Our focus is to continue to improve and update the house rules, the compliance and the induction process in preparation for more recruitment on the following quarters.

Furthermore, continue to increase the collaboration among offices across the region and the Panin Group especially on the commercial segment.

South Africa Update The last quarter has been a very exciting one for Harcourts South Africa. Firstly, we had our very own Steve Caradoc-Davies appointed as CEO of Harcourts International. We are all very proud of what Steve has achieved and know that all he learnt in our company will help to make him an awesome CEO! Secondly, South Africa won the World Cup Rugby for the 3rd time. This is a massive boost for the country and will make it a lot easier to deal with our colleagues in New Zealand and Australia for the next four years. Go Bokke!

On a more serious note, we have taken the courageous step of starting to build an Auction capability here in South Africa. Inspired by the success of Auction in the USA, where there are many parallels. We believe that the timing is right to introduce Auction to South Africa, as sellers want alternatives. We have appointed a new Head of Auction, Igno Vivier, who is working with Ben Brady and his team in the USA to get the required knowledge and skills. We are looking to start small and get the process right with a pilot group before offering it to all our agents and offices. Our goal is to do our first group of auctions in March 2020. Exciting times ahead – watch this space.

From and Sales and Rentals perspective, we continue to grind it out in a tough market. Our Harcourts offices are doing an amazing job in difficult circumstances. We are very focused on adding new and positive options and initiatives which will differentiate us from our opposition. We believe that challenging times bring out the best in us and we are confident that we will prosper whilst other struggle. Bring it on.

Property Management Update We all know and understand that property management is going through significant change. Technology and client expectations are the two key drivers of these changes.

Given this I thought it would be great time to discuss how sometimes to embrace change we need to move outside our ‘comfort zone’ and this isn’t always that easy.

When you work in your comfort zone you are doing tasks that you are really good at and you don’t feel any nerves or anxiety around it.

When you move outside of our comfort zone you have to move or think in a way that you don’t normally and you may start to feel anxious, heart rate may increase, you may sweat or feel uncomfortable, and when this happens often you may stop doing the task or activity.

When this happens, ask yourself • Am I moving towards my potential • Am I growing • Am I stepping up

How do you start to work outside your comfort zone?

1. Make a list of all the things you haven’t done, or pulled away from because you fear failure, you don’t quiet understand it or you know it will change things around you significantly 2. Do the easiest things on the list, it may be making the 10 good news calls, sending out thank you cards or making those prospecting calls, finding out more about software options, or how to become paperless 3. Keep moving forward so that they become easy, less fearful and eventually a habit and you will then have the confidence to move onto the bigger things on your list With all the changes our industry, especially property management is currently experiencing, working outside of your comfort zone has to become the norm to continue to push our businesses forward.

As long as you sit within your comfort zone you are not growing, you are not becoming more than what you are right now or potentially capable of.

The killer stats that explain why listening to clients matters.

Working closely with the network to make sure we get it right

SSurveying clients to make sure we’ve delivered excellent service has long been a feature of the Harcourts way of doing business. Our first survey was sent in 1993 and today every client in New Zealand, Australia and South Africa is offered the chance to tell us how they feel.

Our vision is focussed on getting the basics right. This means delivering a connected journey across the Harcourt touchpoints, able to anticipate a client’s needs – whether it’s ensuring they understand the contract, recognise the value in the marketing plan, have enough boxes for their move or even know how they’re going to feed the kids on moving day.

There are some killer numbers that explain why it pays to listen. For example, satisfied customers tell 9 people about their positive experience but – and this is the kicker – they tell 16 people if it’s been bad.

We’ll pilot these developments to make sure they deliver clear benefits to both our clients and our business. As soon as we’re sure we’ve got this right, we’ll move quickly to an international roll out.

Recommendation is everything This explains why, since 2017, asking clients about their likelihood to recommend our services to a friend or colleague has been at the heart of the Harcourts Client Experience program. It is the first question on our client survey and powers our Net Promoter Score (NPS), not only providing a way of identifying concerns from individual clients but also letting us see the big picture of overall satisfaction.

We need to do more than just measure satisfaction This is only the very beginning of our client experience journey. The most successful organisations in future are likely to be truly agile, able to respond very quickly to what customers are saying. Understanding the drivers of satisfaction and empowering every member of the team to meet customer needs are likely to be features of best practice client experience in the future.

A vital step change for client experience in 2020 To continue to evolve client experience, from early 2020, we’re moving the program to a new level, piloting how we can gather additional feedback from clients across the whole customer journey rather than just at Settlement.

This will give us more data delivered more closely in time to particular ‘moments of truth’ for our clients, which should in turn lead to more actionable insights that can be shared with the network.

Thinking about the cost of Client Experience in a new way It’s undoubtedly true that there are costs associated with delivering the best client experience, but there is another way of looking at this. Another important goal is to establish the bottom-line impact of having more satisfied clients telling people about the Harcourts experience, measuring how this pulls through to more leads, more conversions and more listings. We look forward to taking these next important steps with you on our fantastic Harcourts client experience journey!

3 ways to enhance your brand Build a story, talk like a real person, be consistent Harcourts has over a century of building a great real estate brand. During that time the world has changed at hyper speed and has expanded beyond direct and indirect real estate industry comparisons, as client experiences seep over from one industry to an entirely different industry. Consider how you yourself increasingly compare the way your airline flight cancellation is handled against your most recent local café coffee order.

We need to add new dimensions to how we understand and define our brand experience, continually re-shaping offerings for shifting expectations reclaiming control of the Harcourts experience, fostering loyalty and even passion for our brands.

Many don’t realise this or even identify themselves as brand custodians, but everyone who interacts with and experiences Harcourts are intuitively and collectively building on (sometimes detracting from) the foundations that shape the Harcourts brand.

We have a strong purpose, vision and values within Harcourts which are great foundations for our brand and growing our business. As we move into 2020, we will seek greater clarity, a northern star, a refreshed brand identity that is relevant in today’s operating environment, that everyone throughout the business can align to and together create another successful century for Harcourts.

Enhance your brand 1. Create and develop your story When we meet someone, it might go like this: “So what do you do for work Sarah?”

“I really do. We just helped a beautiful family that had a really tough time of it during the recent bush fires find their new home. It’s clients like those that really remind me of the reasons that I went into this line of work” In a few short seconds, Sarah went from being a real estate agent to a memorable hero helping people find their new home. If Sarah hadn’t added that brief overview, the other person might have walked away and never thought of her again. This is exactly what your story can do for your business.

2. Talk like a person, not like a robot Every mobile phone, laptop and tablet in the world sits in the hands of a human. But in a world where we are so caught up in algorithms and key words, it’s easy to forget that we’re simply trying to appeal to people and connect with them, the moments that matter to them.

Scrap complicated jargon; scrap robotic advertising script.

Clients aren’t stupid and they know when you’re not being authentic. If people can connect with and relate to us, they are much more likely to trust us and become loyal advocates of our business.

3. Consistency We all have that friend who’s a bit flaky.

The one you tell the table is booked for 7pm, but really, it’s booked for 7:30pm and they’ll probably still be late? Or the one who says yes to weekend plans on a Wednesday, but cancels on the Saturday two hours before?

Do not, we repeat, DO NOT allow your business to become that person.

Be consistent in your values and personality. Use a consistent voice across social media platforms. Post content consistently.

Consistency is the key to client trust.

New Zealand Hospice NZ Grants Programme In 2019, over $64,000 was donated to hospice services throughout New Zealand, from Southland to the Far North, thanks to the Hospice NZ Grants Programme. Funds will go towards beds and equipment that give patients independence, alleviate their pain, allow them to engage in activities they can still enjoy and make it possible for them be cared for at home if that’s where they choose to be.

Hospice helps people with life limiting illnesses to live every moment, in whatever way is important to them, said Hospice NZ Chief Executive Mary Schumacher.

Helping Grow the Next Generation I was over the moon when I found out, said Pauline Stratful, supervisor at Redhills Community Kindergarten in Massey. This isn’t just helping us grow vegies. It’s helping us grow our children’s confidence and abilities.

Redhills is a small, non-profit kindergarten that has been operating for over 35 years. Earlier this year, Harcourts’ Henderson office, Blue Fern Realty, donated $9,000 to the kindergarten through Harcourts’ charitable arm, The Harcourts Foundation.

Pauline digs out some pictures of the kindergarten’s play area prior to the grant. We had some outdoor spaces that were virtually unusable in the winter, she explained. They were just too wet and muddy.

We’re so proud to work with the Harcourts Foundation on this special programme that makes a real, tangible difference in the lives of people using hospice services. To each Harcourts team across New Zealand, our heartfelt thanks for your generosity and for your continued support.

Franchises also provide fantastic support for hospice through the Harcourts Foundation as well as their own initiatives – like the Hawke’s Bay Wine Auction which raised over $240,000 for Cranford Hospice with the support of Harcourts Hawke’s Bay.

The grass bank is now home to a new climbing ramp, steps and free draining pathways leading to freshly planted veg gardens. This space can now be used all year round, said Pauline. The children have been planting our two new raised gardens and our families are enjoying the vegies their children are harvesting.

The donation also made it possible to upgrade the sandpit, replace rusting bikes and scooters, and create a lovely marae setting for the children to play in.

We saw an opportunity to lend a helping hand in our community, so we did, said Suzy Bray, Managing Director at Blue Fern Realty. Seeing what they’ve created and the benefits it’s providing for the children has been as rewarding for us as it has been for them!

Walk4BrainCancer is Cure Brain Cancer Foundation's biggest annual fundraiser. Walk4BrainCancer Perth is set to be the biggest ever event in WA, bringing together more than 1,000 members of this community to share their stories and take steps towards finding a cure. They will join more than 11,000 members of the community taking part in Walk4BrainCancer across the country, aiming to raise $150,000 at this year's walk, to be allocated to world-class research such as that led by Professor Anna Nowak at the Harry Perkins Institute in Perth.

The Harcourts Foundation in Tasmania recently supported Tour de Cure with their 4th annual Peter Mac Ride held in Tasmania earlier this month. The grant supports the brilliant research work being done by the Peter MacCallum Cancer Foundation and several local Tasmanian projects.

Leeuwin Ocean Adventures exists to provide personal growth and development through participation, adventure and challenge using sail-training and a tall-ship. Family Connect is one of 24 voyages delivered by each year and provides the opportunity for young people to sail on board the tall-ship STS Leeuwin II with their parents. This voyage is about building family connections, opening the channels of communication between parents and their young adults through a shared experience where together they are challenged and rewarded.

Queensland The Good Grub Club, funded through the Dignity First Program, is a mobile kitchen which trains homeless youth in catering operations, feed the homeless and provides emergency housed youth with skills to help them contribute to society in a positive and meaningful way. Providing practical experience to support formal qualifications via Anglicare's collaboration with TAFE Queensland and/or other providers, it is an extension of emergency housing service for homeless youth. The grants assist Anglicare with providing free food to those on the street and as a social enterprise the aim is to be selffunded.

The Enneagram Movement teaches the Enneagram system, guided meditation, somatic (body) awareness practices, and established relapse prevention models to help the incarcerated to connect the dots to how unhealthy intrapersonal patterns are what gets them in trouble in the first place. Enneagram students learn that our first unconscious addiction is to our personality structure and that drugs and alcohol are yet further attempts to numb the uncomfortable, unacceptable self, and avoid emotional pain. In so doing, they can identify positive, hopeful, future goals and devise a personal plan for successfully reintegrating with their communities and families.

The Smiling Minds school mindfulness program is designed to support a system level, whole-of-school approach. It takes a mixed modality approach – offering resources, education and training using a modular approach that can support the whole school community in a scalable and sustainable way.

rehabME INTENSIVE COLLECTIVE (RIC) is a collaboration of the Saba Rose Button Foundation, Triston Hunter (head therapist physiotherapist) and 10-14 of Perth’s leading therapists, specialising in various disciplines. The initial program was undertaken at the Swan Yacht Club in East Fremantle in January 2019. Over 30 families were involved in this spectacular success, over a three-week period. The RIC program is where children access 1-4 hours of specific goal orientated therapy per day for 3 weeks. The children work in physiotherapy, occupational therapy, speech therapy, massage and structural integration.

South Australia Foodbank SA’s The Cultural Needs Project provides support to clients with different cultural backgrounds with foods that are not being purchased via our Key Staples Program. They aim to improve food variety and nutrition intake in the multicultural population accessing Foodbank services, to support and promote cultural identity, reinforce their sense of belonging and welcome them into our community. Foodbank has strong relationships with food manufacturers and will purchase at heavily discounted prices.

The grant will be used to upgrade an outdoor play deck, located at the Playgroup SA premises. The Playroom currently hosts six sessions of Playgroup per week, supporting four community organisations: Ronald McDonald House Charities, Multicultural Youth of SA, Heartkids and Adoption SA, and approximately 50 local families (55 children aged 0-5 years), with the provision of an indoor play area and outdoor play deck. Once the upgrade has been completed, Playgroup SA will be able to increase the usage capacity and the number of sessions held per week, providing a greater impact within the community.

South Africa South African Success for Walk a Mile Our recent Walk a Mile in Their Shoes Event was a tremendous success. It was held in five locations across the country, and we were beyond thrilled to announce that Harcourts Foundation managed to raise over and above our goal at a total of R205 695 for our chosen charities – Get Up Woman Upliftment Centre, Saartjie Baartman Centre, IDUC, Tshwane Leadership Foundation and Yokhuselo Haven.

The level of participation was truly an incredible and heart-warming sight to behold, with over 500 people in attendance. This was truly one for the books, with our Western Cape teams even taking to the streets in the misery of the cold, torrential rain! If that’s not dedication to the cause, we just don’t know what is!
