OUR FOUNDERS

WHO IS REGENCY
Regency Centers began in 1963 with one property from one determined husband and wife team in Jacksonville, Florida. Their efforts brought the first regional shopping mall to the southeast.
Their values laid the foundation for a company that now owns over 480 properties in major markets nationwide.
OUR CORE VALUES
We have lived our values for over 60 years by executing and successfully meeting our commitments to our people, our customers, and our communities. We hold ourselves to that high standard every day. Our exceptional culture will set us apart into the future through our unending dedication to these beliefs:
We are our people.
We connect with our communities. We are responsible. We strive for excellence. We are better together.
We do what is right.
JOAN & MARTIN E. STEIN
National Reach, Local Expertise
Regency is a collection of regional offices in top markets, led by local industry experts. We empower our teams to leverage their experience to achieve success, supported by our Fresh Look® program and its three pillars: Connecting, Placemaking, and Merchandising.

ATMOSPHERE
As community destinations, our properties should feel familiar and authentic.
A dynamic, inviting atmosphere is vital for our merchants’ success and long-term ownership, with merchandising and design tailored to each neighborhood’s style and interests.
A
center’s identity is shaped by its community, creating a strong sense of place.
PLACEMAKING
A core part of our Fresh Look® program, Placemaking integrates architecture, design, and gathering spaces into a center’s foundation. Materials, lighting, and greenscapes come together to reflect the surrounding community.
Local culture shapes a center’s personality, guided by how visitors interact with the space. Our experts who live in these neighborhoods use their experience to define the right design direction.

SUSTAINABILITY
We must balance purpose and profit, being good stewards of capital and the environment for the benefit of all our stakeholders. We’re committed to reducing our environmental impact while improving operations.
Our sustainability efforts include droughttolerant landscaping, EV charging stations, LED lighting, one of the nation’s largest Tesla charging hubs, and a robust solar program. Through our CAPX program, we continuously enhance our centers with scheduled upgrades.

EXPERIENCE
Creating a lasting, welcoming experience takes strategy and balance.
We design our centers to inspire engagement—through shopping, dining, socializing, and events. Beyond offering goods and services, they serve as places for connection.

As new generations gain influence, our properties must remain compelling for the long term.
MERCHANDISING
We curate a thoughtful mix of top national retailers and best-in-class local merchants, aligning with each center’s trade area and Fresh Look® elements.
By focusing on daily needs, services, and wellness, our merchandising strategy creates a balanced, dynamic experience— making our centers the destination of choice, day and night.

CONNECTIVITY . At the heart of our values is a connection to our communities.
Regency transforms properties into places where retailers and service providers engage with the surrounding neighborhoods. We prioritize maintenance, accessibility, inclusivity, and safety to ensure our centers are welcoming and essential to daily life.
Events and activations deepen guest relationships, often featuring local artists and experience providers to make our centers feel like a second home.
Through social media, we connect with our communities—sharing events, merchant news, and updates while encouraging guests to engage and share their own experiences.

VILLAGE AT
VILLAGE AT
VILLAGE AT

Physical space shapes a community’s retail identity. Reaching today’s customer requires staying attuned to trends, technology, and culture.
CREATING A PLACE
Creating a true sense of place starts with understanding each community’s culture—from urban to suburban, with diverse lifestyles, preferences, and architectural styles.
Both younger generations and empty-nesters seek connectivity, wellness, essentials, and authentic experiences. As lifestyles evolve, new concepts are emerging to meet these shifting needs.
CREATING CONVENIENCE .

Accessibility is essential to our centers, supported by major roads and public transit. We work closely with local and state governments to improve traffic flow through strategic enhancements.
Ongoing dialogue with our communities is essential.
We welcome all feedback on social media— including concerns—and practice responsible community management by staying present and responsive across channels.
Trust is built through transparency. We share our goals openly and, when needed, host “open house” events to connect with neighbors and gather meaningful input.

ACQUISITIONS AND DISPOSITIONS
The centers we aim to build are the same types we seek to acquire.
Properties with strong identity and brand loyalty consistently outperform. Our capital recycling program supports acquisitions through strategic dispositions, elevating the overall quality of our portfolio.
Our strategy is to find centers that offer the most dynamic combinations of merchandising, placemaking, and location.
