We would like to thank you for choosing this property for your vacation! It is important to us that your stay is comfortable and enjoyable. This directory is provided to familiarize you with the property and the surrounding area.

You have rented directly from the owner of this property or their booking agent. This property is not associated with a resort or a front desk and is managed through PMI Summit Colorado Book By Owner, an independent property management company.

PMI Summit Colorado Book by Owner is available to assist you with general questions regarding your vacation rental, maintenance issues or emergency response.

Hours of Operation are from 9:00 A.M. to 5:00 P.M. MST for Non-Emergency questions and 24/7 for Emergencies (such as loss of heat, lock out or plumbing problems). PMI Summit Colorado/ Book by Owner can be reached via Text at 970-387-7169, via office line-970-368-3130, or via email at Support@pmisummitcolorado. com. A local contact is on call 24/7, but please be mindful of our hours of operation since a real person will be on-call throughout the night.

For Medical or Fire emergencies, please call 911 and give them the address of your location.

Information and Policies

CHECK-IN/ CHECK-OUT TIMES

Check-in time is: 4:00 P.M.

Check-out time is before 10:00 A.M. Late check-outs are subject to additional fees.

Requests for late check out must be received no later than 7days prior to your scheduled arrival. (requires approval from our STAFF not the homeowner) - submit your requests thru DACK app. A late check-out is unavailable if there is an arrival scheduled on the day of your departure. If housekeeping is unable to prepare the unit for the next arrival due to an unauthorized late check-out, additional charges will apply.

CHECK-OUT PROCEDURES

• Keys – If you were issued keys, please leave all keys in the unit upon your departure. If you fail to return the keys for any reason you may be subject to a $25 lost key fee.

• Linens – Do not exchange or remove your towels and linens with the resort or any other housekeepers, as we are not associated with a resort and use private housekeeping and linen services. If you would like to exchange linens or schedule a mid-week clean, we can arrange additional housekeeping services, at your expense. Please contact PMI Summit Colorado Book by Owner Guest Services for assistance.

• Garbage – Please remove your garbage prior to checkout. Dumpsters or trash cans are available at all properties. Most dumpsters and recycling bins are located in the garage or parking lot. Many buildings have notices in the elevators or stairs.

• Kitchen – Please load and run the dishwasher upon your departure, you may leave the dishwasher running. DO NOT USE LIQUID HAND SOAP IN THE DISHWASHER. Please do not put grease down the sinks. Please remove all plates, storage containers and leftover food from the refrigerator. You may leave unused non-perishable food and drink behind.

• Windows, Doors, Appliances and Heat – Please be sure to close and lock all windows and doors, set all thermostats back to 60 degrees and turn off all small appliances.

• Furniture and belongings – All units are individually owned DO NOT REMOVE ANY ITEMS FROM THE PROPERTY. If you have moved anything around during your stay, please return all furniture, games, movies, etc. back to their original location within the property.

DEPARTURE INSPECTION

Please respect this home during your stay and treat it as you would your own. Following your departure, our property manager, PMI Summit Colorado Book by Owner will perform a complete property inspection and file a report, with the owner/agent, within 2 days of your departure.

Should any damage, missing keys (if there are keys) or evidence of misuse be discovered, it will be reported to the owner/agent will be contact you directly to resolve the issue. We understand accidents happen and ask that you please report any accidental damage to PMI Summit Colorado Book by Owner 970-368-3130, immediately, so we may make any repairs necessary to prepare the home for the next guest.

DEPOSIT RETURNS

Questions regarding security deposits should be directed to the owner or agent, with whom you booked.

EMERGENCY

In the event of an emergency please call 911 and give them the address of your vacation rental.

EXTRAS

Your accommodations are individually owned and are furnished, stocked and decorated by the owner. Each property’s amenities may vary on items such as; blankets, pillows, irons, ironing boards, hair dryers, kitchen utensils, DVD players, remote controls, rollaway beds, baby supplies, humidifiers, fans, vacuums, etc. PMI Summit Colorado Book By Owner does not stock any of these items but if you find something essential missing, please contact guest services and we will try to accommodate your needs.

FIREPLACES

Please make sure gas fireplaces are turned off before you leave the property. Do not turn off the pilot lights on gas fireplaces. For wood burning fireplaces, make sure the flue is open prior to lighting and never leave an unattended fire or coals.

HEAT

Every home has a heat source, most are either baseboard or radiant heat. If the home has in floor radiant heat, please set it to a comfortable temperature and leave it. It will take a few hours for the heat to change, but once it does, it generally stays very comfortable. If the home has baseboard heat, please do not put anything flammable near it such as clothes, linens or pillows. Mountain Properties do not have air conditioning. Fans are provided in most properties. We suggest opening windows and patio doors for the cool mountain air to help regulate the temperatures.

HOUSEKEEPING

Your accommodations will be professionally cleaned and prepared before your arrival. All bed linen and bath towels are provided as well as an initial supply of sundries. Should the initial supply of these items run out during your stay it will be your responsibility to purchase additional supplies if you need them. Daily housekeeping is not included. If you would like to exchange linens or schedule a mid-week clean, we can arrange additional housekeeping services, at your expense, by contacting PMI Summit Colorado Book of Owner Guest Services at 970-368-3130.

Do not exchange or remove your towels and linens with the resort or any other housekeepers, as we are not associated with them and have our own separate housekeepers and linens. If towels and linen provided to you upon check-in are not left in the property, you will be charged a replacement fee.

Guest Information

PARKING

Parking is available for registered guests but may be limited to the number of spots available depending on the property. Overnight parking is not allowed on most county road. If additional overflow parking is needed, please read complete signs carefully or refer to your pre-arrival correspondence. PMI Summit Colorado Book By Owner is not responsible for anything lost or stolen from your vehicle, any parking tickets or towing charges.

PET POLICY

Pets are not permitted, unless pre-approved. If unauthorized pets are discovered, you may be subject to loss of security deposit and eviction.

REPAIR AND MAINTENANCE

Should you discover something in need of repair or maintenance during your stay please contact guest services to report the issue. The repair or service will be scheduled, at an appropriate time. Please try to keep non-emergency calls to daytime hours. If you experience a maintenance emergency during your stay such as loss of heat, water, power, a water leak or lock out, please call PMI Summit Colorado Book by Owner at 970-3683130. A professional service provider will be dispatched as soon as possible.

SMOKING

Smoking is not permitted of any kind, including cannabis. If the property allows smoking outside, please make sure all windows and doors are closed so the smoke does not enter the home. If there are any signs of smoke or related residue, your security deposit may be forfeited.

SWIMMING POOL/SPA

Most complex pools and spas are managed and serviced by the Homeowner’s Association directly. If you are at a private home, the service is with an independent provider. Please contact PMI Summit Colorado Book By Owner, guest services to report any issues. Please abide by the hours of operation and rules posted at the home or complex regarding use.

FIRE SAFETY PROCEDURES

Like all buildings, your vacation rental can have fires. Plan what to do when you check in. You won’t have time to plan during a fire.

First, find two exits nearest your room. Be sure you can operate the door and it is unblocked.

Then, count doors between your room and exits, so you’ll have a reference point if it is smoky. When you hear an alarm, act, don’t investigate.

If the fire is in your room, get out and close the door.

Once out, report the fire. If the fire is not in your room, leave if you can. First, feel your door. If it is cool, open it slowly and go to the nearest exit. Crawl in smoke. Fresh air will be at the floor.

Take your key so you can get back in. If your door is hot, don’t open it. Your room may be the safest place to be. Seal all cracks with wet towels if available. Shut off fans. Signal at your window. Call 911 and wait to be rescued.
