As 2017 comes to a close, I hope you are happy about your successes and optimistic about the upcoming New Year.

We should all aspire to emulate Bill McDade, the Houston land legend, who retired last year after fifty-seven years in the land brokerage business. Throughout my thirty years in the Texas commercial real estate industry, Bill has been known as a land guru and I’ve never heard an unkind word said about him. Quite the contrary, in that everyone has always spoken of him with great admiration and respect. I’m guessing Bill’s definition of “retirement” may be different than many since his motto is “If you don’t learn something every day, you’re staying in bed too long”. (Read about Bill on pages 8 & 9.)

Ray Hankamer gives us colorful insight into George Kirsksey, the father of our now World Series Champion Astros (!) in his BUZZ column and Omar Izfar enlightens us about cities’ ability to regulate land development.

Brandi Smith, our very talented writer, gave us a heartwarming account of her reporting on Hurricane Harvey as well as the Astros and I know I speak for most, if not all of you, in saying how proud we are of the citizens of our city and our state for their resiliency as well as their compassion and caring for one another and others.

Building a Legacy:

Bill McDade’s 57-year career

While much has evolved, the focus on relationships as part of real estate has not.

In 1959, the average house cost $12,400. A loaf of bread was only 20 cents and a new car would set you back about $2,200. That year Mattel introduced the Barbie doll and the United States welcomed its 49th and 50th additions (Alaska and Hawaii, respectively).

America met its first astronauts that year too. It turns out, 1959 is also the year William “Bill” McDade got his real estate brokers license.

In the nearly six decades that have followed, he has watched the industry ebb, flow and bust. Technology has developed rapidly, changing how he and his colleagues, like Boyd Commercial principal Mike Boyd and Cushman & Wakefield vice chairman David L. Cook, performed their jobs.

“More and better technology” has been a significant game changer for Cook, who got his start in 1967.

Since Boyd started at Coldwell Banker in 1972, he says the landscape has undergone substantial change, literally and figuratively.

“There were no computers, no electronic listing services, no cell phones, no Google Earth and a lot fewer good competitors,” he says. “Over the years, the product has changed both in quality and functionality, no matter whether it is industrial, office, retail, multifamily or medical facilities. Houston has grown to an extent that the industrial market today is more than three times as large as when I started. Some of the biggest distribution centers on the west side of town have been built on sites where we used to duck hunt.”

McDade, who remembers hand-coloring maps early on in his career, adds that, because of the Internet, every deal can be done rapidly.

“To check an ownership in the1970s or even 1980s, you had to go down and sift through the abstracts. That would take at least a day to get one or two,” he says.

“Now you can get all the information you need in seconds: ownership, maps, aerials.”

These days, McDade says many clients want their deals to be seen internationally. That’s where publications such as REDNews come into play, he says.

“You have an incredible list of contacts, so advertising

in REDNews sends the information to the right people,” McDade says.

While much has evolved, the focus on relationships as part of real estate has not.

“Certainly, we can do more with the tools we have today, but it is still a business where a good broker is valued for his broad-based knowledge and his integrity,” Boyd says. “We strive to be trusted business advisors to our clients and I don’t think that will ever change.”

“... let's do this again …”

If you’ve been in the game as long as McDade, you end up with stories. So do your friends. What better place than a semi-annual golf tournament to relive those stories and generate new ones?

The tradition started in 1985 when the team at Benton Gould challenged McDade and his partners to a game of golf.

“Benton Gould thought they had a bunch of athletes.

They were mostly tennis players, but they were athletes,” remembers McDade. “We had so much fun, we said, ‘Well, let's do this again.”

They did just that about six months later, before which others in the commercial real estate industry asked to join. The group picked teams, played four- or nine-hole scrambles and developed an annual tradition: singing the National Anthem.

“Very, very badly,” McDade laughs.

Cook, who worked with McDade on a lot of deals over the years, recalls his single invitation to the tournament.

McDade says the tournament was the base of many long-term friendships, as well as plenty of deals. At its peak, he estimates there were roughly 90 players on the roster.

“It’s mostly smaller-shop players. This is the way for them to interface with their competitors,” he explains.

“We have title companies, lawyers, developers and brokers. Everybody has a good time.”

The tournament was just held for its 50th time in November, though McDade admits they don’t play quite as many holes or twice a year anymore.

“... we've seen almost everything …”

Several of those involved in the modern day incarnation of the golf outing are members of The 500 Club, so named because of the number of years of experience the group has in commercial real estate.

“It took us at least 5 years to come up with the name,” McDade says, listing some of the companies represented by the club’s 14 members, which include Hines, CBRE, Cushman & Wakefield, Boyd Commercial and Hanover Company.

Meeting about once a quarter for the past 17 years, the group never has an agenda, but it does have a few rules: no guest speakers and no outside guests so that each member will have four or five minutes to discuss his own market issues.

“We try to keep it to 90 minutes, but it always lasts two hours,” McDade says.

After all, these are men who have logged almost as many years and have just as many stories as McDade.

“We've seen floods and we've seen almost everything happen,” he says.

McDade, who retired last year after 57 years in the business, finds it hard to believe that he’ll see much that will surprise him in retirement. But he seems to look forward to the prospect.

"If you don't learn something every day, you're staying in bed too long," says McDade.

“... I was ashamed and I was broke …”

To understand McDade’s passion for real estate, specifically land transactions, you really have to go back to his teen years. That’s when he learned the value of hard work, the hard way.

He recalls one summer toiling in a cotton gin near Wharton where, because he was small, he had to untangle plugged cotton combs.

“The combs were hot as it could possibly get. They burned both my arms and shoulders,” McDade remembers. “Then we had to push 500 pound bales around. At the time, I weighed 135 pounds.”

For his efforts, the teen made $1 an hour ($2 an hour on weekends) during his 12-hour work days.

“It was just the way you had to work,” McDade says. “I had a really hard time. Things don't come easy for me, so I had to work really hard.”

Getting scalded and underpaid couldn’t raise the cotton gin to the top of the list of McDade’s worst jobs, however. He says that dubious honor goes to selling life insurance.

“Thank goodness it was only about a year and a half,” he sighs. “Not only was I terrible, all of my friends didn't even want to see me. I was ashamed and I was broke.”

“... a solid reputation will pay off …”

Coming up through that adversity gave McDade the work ethic that would help him be successful in the hyper-competitive commercial real estate industry.

“I think there are always jealousies. There are always bad guys in any industry,” he admits. “There are also, I happen to think, many more good guys than there are bad guys.”

McDade says he’s also learned a lot from those friends, citing a lesson from Cook specifically.

“David taught me about the value of persistence,” he says. “Don’t be a pest, but be persistent.”

To back up his statement, McDade offers an example of a phone call in which the client on the other end says, “I’m not interested in buying anything.”

“If you’re not a buyer, then you’re a seller,” McDade points out, suggesting that the next question you should ask the person on the other line is ‘Are you interested in selling any property?’

Cook says a valuable lesson he’s learned is to “listen more, talk less.”

Similarly, Boyd says one of the most important takeaways he’s gleaned from his long and successful career is that there are no shortcuts.

“Persistence, hard work, creativity, continuing to learn and maintaining a solid reputation will pay off,” he says.

Boyd adds that, if he could tell young CRE professionals anything else, it would be that building a good reputation takes a long time.

“You can lose that on one deal by not doing the right thing,” he says. “No deal is worth ruining your reputation.”

McDade echoes that, saying, “I like to call most everybody I ever dealt with a friend. I think a good transaction ends with both people walking away from the closing happy. That is utopia, and I’m fortunate to say it's happened a lot of times in my life.”

Many of those very good guys are in The 500 Club with McDade, including Cook and Mike Boyd, principal at Boyd Commercial, LLC.

In a life spanning 83 years and a career stretching the majority of that, McDade will be the first to tell you there are a lot of things that have happened a lot of times in his life. He’s met an untold number of contacts, brokered thousands of deals and created a one-of-a-kind legacy in the Houston market.

“I made a lot of friends I will never ever forget,” he says of the relationships forged through deals.

“I stayed doing the same thing for 57 years. By that time, I better have some knowledge,” he laughs.

The Father of Major League Baseball in Houston

When I was in my early 20s I met George, who was then in his early 60s. We became friends quickly, soulmates, despite the vast age difference.

George had grown up in Hillsboro, and after graduating from the U. of Texas as a journalism major, worked his way up the ladder until he became National Sports Editor for United Press. He covered sports from drafty press boxes long ago, when reporters dashed to be the first in a single phone booth to call in their story to their paper.

In World War II, George enlisted and due to his experience was given the management of the office in London which reported on the bomber raids over Germany, and on the boys who flew them, and on the ones who did not return.

He came back to Houston and started a public relations firm. He dreamed of bringing major league baseball to Houston.

He cultivated like-minded businessmen, and organized several of them into a group called The Houston Sports Association: Craig Cullinan, R.E. "Bob" Smith, County Judge Roy Hofheinz, and George. They dreamed of an air-conditioned domed stadium, and they built it to accommodate not just baseball, but football and many other events as well.

They created a team called The Houston Colt 45s and held a groundbreaking for a temporary stadium-no shoveling of dirt, but instead Colt pistols were fired into the dirt. In time, a lawsuit from the gun manufacturer over the use of the name forced a change.

Houston had been selected as the site for the NASA Manned Spacecraft Center, and the astronauts were moving here, so the new baseball team became the Houston Astros, and the new domed stadium, the Astrodome.

Soon this attractive and charismatic man had 'a girl in every port'. He enjoyed life to the max, buying a sleek racing type car which he persuaded the innkeeper/ owner of Hotel Hirschen in Langnau-in-Emmenthal, Switzerland,to keep for him in the barn while George was back in the U.S.

The City erected a plaque to George Kirksey as the Father of Houston Baseball, and it was installed in a prominent place in the 'Dome.

George eventually sold his small interest in the Houston Sports Association that he had created, and sold his small interest in KTRK Channel 13, and for the first time in his life, had a plump bank account.

He bought some Italian loafers (he became known as Mr. No-socks before anyone else thought of going without them) and Italian sport coats and he and I went to Europe. He showed me 'his' London and 'his' Paris as he remembered them from the war, and its climax. I showed him 'my Europe' that I had discovered over 13 months as a student.

George was in admiration of Hemingway, and his journalistic style reflected Hemingway's. While in Paris, George showed me Hemingway's haunts, including the bars Hem had 'liberated' from the Germans.

One night back in Texas, I received the crushing news that my friend and role model had been killed in an auto accident near Aix-les-Bains, France, after being seen in the company of a lovely young woman at a Michelin 3 Star restaurant.

I introduced George to Munich and Geneva and to my friends there, two cities in which I had passed over a year as a student, and in subsequent years when he returned to Europe, he had two good bases from which to operate.

George, you are not with us now, and without you we would not have had the Astros, who just won their first World Series. You cannot know what happened in that last game, but......with tears in my eyes as I write these words, I say: GEORGE KIRKSEY, THIS WIN'S FOR YOU!

New Limits on City Government

Cities have enormous inherent and statutory powers to regulate land development.

Zoning regulations, economic development regulations, general police powers to regulate for the health, safety, and welfare of the residents of the City, and many other sources of authority all greatly impact property owners. Every two years, the Texas Legislature is presented with numerous bills designed to change what cities can and can’t do. The 2015 Legislative Session prevented cities from instituting fracking bans. The most recent legislative session continued the trend of reigning in municipal power by enacting several bills specifically limiting a city’s authority over land development. I’ll mention a few developments in the law:

Cities are limited from forcing you to preserve your trees: Many cities regulate the removal of trees on private property, primarily in the building setback area, the area between the public right-of-way and where you are allowed to build on your property. New construction often requires that these trees are removed and replanted after construction is complete. Ordinarily, removing a tree requires that the property owner must pay a fee, replace the tree, or a combination of both. House Bill 7, effective December 1st, 2017, relates to municipal regulation of the removal of trees on private property, and entitles property owners to receive some credit for planting certain replacement trees.

The bill treats homeowners differently from developers.

For a single-family home that is a person’s residence, a city may no longer require a person to pay a fee at all to remove a tree that is narrower than ten inches in diameter, measured 4.5 feet from the ground. For larger trees, the city can charge a fee, but must allow the property owner removing the tree to get credit for planting new, smaller trees to offset up to 100% of the fee. For developers constructing or renovating a residential property that is not their residence, including multi-family, single-family, or manufactured homes, only half the fee can be credited back to the developer for planting new

trees. The bill does not contain any provisions stopping you from simply having your resident client, if there is one, take care of tree removal permits in order to take advantage of the 100% credit for planting new trees. For developers renovating or constructing non-residential property, only a 40% credit is available for planting new trees. Fees may no longer be assessed by a city for the removal of dead, diseased, or dangerous trees.

The bill does not prevent cities from setting their own tree removal fees, regulating the types of trees that are required to be planted to receive credits, the methods of planting, preservation, or removal.

Cities are limited from driving out mobile homes: In recent years, cities have undertaken an increasing amount of zoning enforcement actions against manufactured home communities that often involve the adoption of new zoning regulations followed by attempts to enforce them against existing communities. Senate Bill 1248, effective on September 1st, 2017, relates to a city’s regulation of manufactured home communities, and amends Texas’ zoning laws by requiring cities to recognize that certain manufactured home communities that don’t conform to a city’s zoning codes are grandfathered against complying with those new zoning regulations.

Specifically, cities are prevented from requiring manufactured home communities to decrease the number of lots or finding that the lots have been abandoned unless they have been continually abandoned for 12 months or more. Generally, manufactured home owners are allowed to continue to install manufactured homes, even if the installation does not comply with current zoning regulations, as long as the installation complies with the zoning regulations that were in place at the time the then-lawful manufactured home community was first developed. Current state and federal regulations still apply to the installation of the home, but new zoning regulations do not.

One exception: cities that prohibit new construction of single-family homes in a floodplain can also prohibit new installations of manufactured homes in the floodplain, even if that regulation was not on the books when the manufactured home community was developed.

Cities are limited from annexing your property: Annexation is big business in Texas. Our cities do not collect as much money from our legislature as cities in many other states. In order to fund infrastructure redevelopment in older areas, as well as make up for other budget shortfalls, Texas cities have often looked outside of their boundaries for areas to annex and tax. Generally, a property owner has a limited say in whether a city proceeds with annexation, and is sometimes only limited to making sure municipal services are delivered as promised. Itâ&#x20AC;&#x2122;s not a very good 20

deal for areas that need the city far less than the city needs their taxes. For the time being, that has changed.

Senate Bill 6, passed in the recent Special Legislative Session, effective December 1st, 2017, changes how and what cities may annex.

Annexation law is incredibly technical, complicated, and does not apply universally to all cities. Many rules only apply to cities of a certain type and size. The most significant change to annexation law for people in the Greater Houston area is that for property that is not fully annexed as of December 1st, 2017, a city that is wholly or partly in a county with a population of 500,000 or more (Harris, Montgomery, and Fort Bend) must obtain the consent of the property owners of the majority of the land the city wishes to annex, either by petition or election, depending on the area. Practically speaking, areas that would consent to annexation are usually not areas that cities want to annex. In response to the signing of this bill, several Texas cities immediately initiated accelerated annexation proceedings hoping to secure one last round of annexations before the new bill goes into effect. There are far too many details regarding annexation law and the new legislative changes to list them here, but the good news is that if you managed to escape the recent attempts to annex your property, it will likely be much more difficult to be forcibly annexed going forward until this issue is revisited by the Legislature. If you were unfortunate and annexed against your will, your main options for getting out of it are (1) lobby your state representatives for help, and (2) comb through your new cityâ&#x20AC;&#x2122;s annexation proceedings to make sure they properly followed all necessary rules and procedures for the annexation. Just recently, on November 14th, 2017, the Court of Appeals in Dallas upheld a temporary restraining order against the City of Mesquite for irregularities in their annexation proceedings. All cities that were interested in annexation were given a very narrow window by the bill to initiate and complete a round of annexations before the new bill went into effect, and as a result, cities were rushed to complete the process on an accelerated timeline.

INDUSTRIAL/OFFICE SALE Sendera Investment Group LLC purchased a 45,125 sf light industrial, mixed-use development located at 3708-3800 Woodbury Drive from Paleo Ventures Ltd for about $2 million. The property is located adjacent to The Davis SoCo & will be remodeled as creative offices & flex spaces.

MEDICAL/OFFICE LEASE Texas Children’s Hospital leased 51,000 sf of office space at MoPac Center located at 8611 N. MoPac Expressway near Steck Avenue. The property, developed by Austin-based Eurus Capital, is now 66% pre-leased.

ROUND ROCK, TX MIXED-USE DEVELOPMENT California-based Mark IV will develop The District, a $200 million mixed-use project, which will bring hundreds of housing units, offices & shops to a field near Dell Technologies Inc.’s headquarters located on 65 acres at I-35 & SH 45. The development will include more than one million sf of commercial & residential space. Construction is expected to begin within the next year.

MIXED-USE DEVELOPMENT Capsa Ventures LLC will develop its Fourth&, a mixed-use development project, located at 1800 E. Fourth St. The project will feature both residential & commercial condos which will be for sale. Some 70% of the commercial condo space is sold & an undisclosed percentage of the residential condos are under contract. Pricing on the commercial condos is running in the low $400s per sf & the property is expected to be complete by June 2019.

MIXED-USE DEVELOPMENT Endeavor Real Estate Group LLC is developing Saltillo, a mixed-use community, on a 10-acre site located between Fifth & Fourth Streets stretching east from I-35 to the Plaza Saltillo MetroRail station. The project will feature 800 residential units with about 140 reserved for low-income renters plus 140,000 sf of office, 110,000 sf of retail space with restaurants & 1.4 acres of public space including pocket parks.

Construction is expected to be complete by the end of 2019.

MIXED-USE REDEVELOPMENT Baltimore-based Wexford Science & Technology LLC plans to redevelop the Brackenridge tract, a 14.3 acre parcel, located near 15th Street & I-35 into a medical & commercial district which will feature up to 3.7 million sf of offices, medical facilities, shops, residences, etc. Demolition of Brackenridge is reportedly still six months to a year off & construction won’t begin for two to three years.

MULTI-FAMILY SALE Atlanta-based Pollack Shores purchased Eastside Station, a 330-unit development, located at 1700 E. Fourth St. from Columbus-based Flournoy Development.

The total developed space, including the parking structure, is 255,790 sf with the property sitting on a 4.3 acre site. Patton Jones with ARA Newmark represented both the seller & buyer.

The firm wants to attract more whitecollar professionals to co-working by offering private offices starting at $800 per month with flexible terms.

OFFICE SALE Opcity Inc. purchased 50,000 sf of office space located at 6800 Burleson Road which will be used as a new headquarters to accommodate its growth. Opcity plans to develop the building with employee locker rooms with showers, a large outdoor deck for company functions & a nearby disc golf course, plus a fully stocked kitchen & free lunch every day. Diana Keller with SKG handled the tenant design for the space.

SAN ANTONIO, TX

RESORT REDEVELOPMENT Dallas-based Omni Hotels & Resorts is planning a $150 million renovation on the Omni Barton Creek Resort & Spa located at 8212 Barton Club Drive.

When completed, the project will increase the resort’s number of rooms from 309 to 493 & will also feature a new resort tower that will add 180 luxury rooms & suites, redesigned existing guest rooms, a multi-tiered pool deck, a new spa, conference center & ballroom, & the addition of six dining outlets. A new clubhouse & tennis complex will also be built, along with extensive renovations to its awardwinning golf course. The project is expected to be completed by mid-2019.

SELF STORAGE DEVELOPMENT Illinois-based ARCO/Murray has developed Lakeline Storage, a 736-unit self-storage facility located at 11000 Lakeline Blvd. The three-story, climatecontrolled property includes 115,000 sf of net rentable space. The Jenkins Organization will operate the facility.

VACANT LAND SALE Oracle Corp. purchased six acres of vacant land located at 2225 Elmont Drive, directly south of its 560,000 sf campus which is currently under construction from an entity formed by Cypress Real Estate Advisors. The new site will be utilized as a staging area for construction of the nearby glass & steel campus which is expected to be completed by January 2019.

HUTTO, TX INDUSTRIAL DEVELOPMENT Titan Development has started construction on the Innovation Business Park, a project which will bring a 100,000 sf speculative building of a projected 800,000 sf development, located at 550 Alliance Blvd., just east of the Texas 130 toll road & near Highway 79. The building is expected to be completed in 9 to 12 months & will be made available for occupancy spring 2019.

RETAIL SALE Chicago-based InvenTrust purchased Kyle Crossing, a 226,000 sf retail center located at 5401 S. FM 1626 from a joint venture headed by Blackstone. The center is anchored by HEB Grocery Co. & includes prime tenants such as Starbucks, Subway & Whataburger.

DATA CENTER SALE Microsoft Corporation purchased a 34acre, 202,000 sf data center located at 5200 Rogers Rd. from an undisclosed California-based energy company. The data center is valued at $80 million & is the fourth that Microsoft owns in San Antonio.

MULTI-FAMILY DEVELOPMENT Houston-based Hines plans to develop a four-story, 380,000 sf multifamily project at The Rim, a 1.8 million sf retail center located at the southwest corner of Worth & La Cantera Pkwy. The 396unit community, designed by Meeks+ Partners, will be built on 11.4 acres & will offer units ranging from 682 sf to 1,479 sf with private garages & balconies.

Amentias will include a clubhouse, collaborative work room, fitness center & yoga studio, two-tiered pool, a game room & a dog park with wash area.

Construction on the project is expected to begin early next year & planned for completion in spring 2019.

MULTI-FAMILY SALE The Bravin Group purchased the Towne Center & Soap Works apartment complexes on 8.9 acres along San Pedro Creek. The complexes, which are located at the crossing of Martin St. & Santa Rosa St are undergoing a $175 million revitalization which is expected to bring new development to west downtown.

OFFICE SALE Preferred Apartment Communities purchased a 258,000 sf Class A office development called Westridge at La Cantera which is located at 15935 La Cantera Pkwy. The property comprises two buildings delivered in 2015 & 2016 which are together 100% leased to a high credit tenant roster.

SELF STORAGE DEVELOPMENT Casey Development has started construction on its third 87,000 sf storage facility called The Keep which is located near the intersection of Jackson Keller & Vance Jackson Roads. The project will feature 645 units, 95% of which will be climate-controlled & is being designed by Archcon Architecture.

VACANT LAND SALE Developer Bitterblue purchased 97 acres of vacant land which is located across the highway from Morgan’s Wonderland & Toyota Field & spans between Wurzbach Pkwy. & I-35 on both sides of Thousand Oaks Dr. The property is part of the defunct Longhorn Quarry, one of the few remaining large stretches of undeveloped land within Loop 1604 on the Northeast Side.

MIXED-USE DEVELOPMENT A major new urban development on US Hwy. 75 has gotten the go ahead from Allen’s city council. The 73-acre Stacy Green mixed-use project is planned at the southwest corner of US 75 & Stacy Rd. The development will include a mix of retail, office & apartments. A theater & hotel are also planned. In all, more than 600 rental units & half-million sf of office, commercial & retail buildings are included in the project.

INDUSTRIAL DEVELOPMENT Cabot Properties & Stream Realty Partners have broken ground on the 40-acre International Logistics Center located near SH 260 & SH 183. The Business Park will include over 640,000 sf of warehouse space.

Peinado Construction is the general contractor & GSR Andrade Architects will be designing the project.

DALLAS, TX INDUSTRIAL DEVELOPMENT Hunt Southwest Real Estate Development has started construction on the first of two 200,000 sf industrial facilities located at 900 Wilmeth Road & offers direct access to U.S 75. The 202,270 sf building is expected to be completed

by June 2018.

MULTI-FAMILY SALE A Chicago-based investor purchased the largest residential development in downtown Dallas’ West End district located at 555 Rose Ave. from developer Fairfield Residential. The five-story apartment community which opened last year with 267 rentals units stretching along Houston St. mimics the surrounding turn of the 20th century warehouse buildings.

OFFICE LEASE Cognizant Technology Solutions US Corporation leased 48,277 sf at 5001 Statesman Dr. Ste. 200 from Champions Partners. Tim O. Terrell & Mark Hayes with Stream Realty Partners represented the landlord & Ric Kanatzar with Savills Studley represented the tenant.

OFFICE LEASE Advanced Infusion Solutions, a leader in the provision of home infusion solutions, intraspinal pump medication delivery & comprehensive pharmacy services has leased 53,397 sf at Gramercy Center South which is a twobuilding, 256,000 sf office park located at 18451 N. RETAIL RE-DEVELOPMENT Dallas-based Vista Property Co., has started construction on a two story, 55,392 sf redevelopment located at 2515-2555 Inwood Road & plans to rename the shopping center Maple Walk to emphasize the new pedestrian-friendly redesign with multimillion-dollar upgrades which include, redoing the existing façade with open-air staircases, a glass-enclosed elevator & an open breezeway leading to the rear parking lot.

FORT WORTH, TX MULTI-FAMILY DEVELOPMENT Texas developer Robert Zamorana plans to build a 24-story condominium tower called The Worth which will sit along North Henderson Street bound by West Bluff, Mills & West Peach streets.

The towers’ amenities will include owners' lounges & a fitness center with an amenity deck with a saltwater pool, cabanas, an outdoor kitchen, a fireplace & additional space. Construction is expected to be completed by early 2018.

SENIOR LIVING DEVELOPMENT Woodlands-based, Methodist Retirement Communities purchased a 19-acres tract located off Chrisholm Trail Parkway at Bryant Irvin & Altamesa Boulevards within Tavolo Park with plans to develop a new $140 million senior living community called Stevenson Oaks, which will bring 259 homes with a variety of living options & varying levels of care. The community is slated to open in 2021.

FRISCO, TX MIXED-USE DEVELOPMENT Newman Real Estate, Shula Netzer Real Estate and Koa Partners are developing an 80-acre, $1.5 billion mixed-use railroad project located on the Dallas North Tollway. Plans show almost two dozen buildings constructed around a central park.

Office buildings, a hotel, and retail will occupy most of the land closest to the tollway. Koa will also build a 250,000 sf, ten-story office building & W3 Luxury Living will build 1,200 multifamily units.

IRVING, TX OFFICE LEASE Guidon Energy LLC, an oil & gas company founded in the Midlands Basin, has leased 22,360 sf and will occupy the entire 13th floor of The Summit at Las Colinas which is located at 545 E. John Carpenter Freeway. Robert Blount with CBRE represented the tenant & Kirby White of Gemini Rosemont represented the landlord.

OFFICE SALE Bridge Office Fund Manager LLC purchased Tower 1320 which is a

243,109 sf, 10-story, Class A office Building located at 1320 Greenway Drive for an undisclosed price from Arden Group. MCKINNEY, TX MIXED-USE DEVELOPMENT A $120 million mixed-use project is coming to McKinney Corporate Center Craig Ranch. The 22-acre Hub 121 will be located at SH121 and Alma Rd. The first phase will include a 40,000 sf restaurant park in three clusters with roof-top decks & connected pedestrian walkways, a 6,500 sf pavilion with a performance stage, 20,000 sf of retail and 287 urban residences. The second phase will have a roughly 100,000 sf office building, additional retail buildings & a hotel. Construction on phase-one kicks off in January 2018.

PLANO, TX FLEX OFFICE SALE Kennington Property Company purchased the Jupiter Service Center, a four-building flex office/R&D portfolio consisting of 126,485 sf & is located on nine acres at the intersection of Jupiter Road & 10th St from Situs. OFFICE DEVELOPMENT Dallas-based Rosewood Property Co. & Houston-based Patrinely Group will soon begin construction on the initial phase of a 2.5 million sf corporate magnet which is a 12-story, 343,800 sf office tower called One Heritage Creekside, within Heritage Creekside’s new 72-acre mixed-use campus along the President George Bush Turnpike on the west side of Interstate 75. The office tower could deliver as early as the fourth quarter of 2019.

LANCASTER, TX INDUSTRIAL LEASE / DEVELOPMENT Boston-based Wayfair leased nearly 875,000 sf of distribution space located near Interstate 35 & Interstate 20 from Duke Realty Corp. with plans to develop a massive e-commerce facility which will include 14,000 sf of office space and will also have 36-foot clear heights with 187 trailer storage stalls & 250 parking vehicles for employees. The first phase of the project which includes a 485,000 sf building & a 295,000 sf building will be completed in the third quarter of 2018.

KATY, TX MIXED-USE SALE PGIM Real Estate has purchased LaCenterra at Cinco Ranch, a 412,900 sf mixed-use property located at 23501 Cinco Ranch Blvd.

The 34-acre, Class A development includes 273,522 sf of retail space & 139,378 sf of office space. The components are 93% & 89% leased, respectively. The final phase, which features an eight-screen Alamo Drafthouse Cinema, is slated for a 2018 completion. Mark Seedorff with PGIM represented the buyer.

Mitchell Carlson Stone Architects designed the hotel & ArchCon is the general contractor for the property which is expected to open early 2019.

MIXED-USE DEVELOPMENT Houston-based Work America Capital is developing a new $70 million, 120,000 sf mixed-use project north of Interstate 10 & west of Beltway 8 called The Cannon which will feature a co-working component along with an event center, an athletic facility, restaurants, retail & a multifamily area.

Abel Design Group is the project’s designer & it is expected to be completed in late 2018.

MIXED-USE DVELOPMENT Houston billionaire Tilman Fertitta is developing The Post Oak which is a 10-acre, 38-floor tower mixed-use project located at 1600 West Loop South. The hotel is planned to sport 250 luxury hotel rooms, 20 residential units & 11 floors of boutique offices.

The development will also host a 35,000 sf event space, two 10,000 sf restaurants, five retail stores & a 10-story parking garage among other amenities. The project is expected to open in late February 2019.

MULTI-FAMILY DEVELOPMENT Australia-based Caydon has started construction on a $200 million, 27-story residential tower located at 2850 Fannin St., which will be the first high-rise property in Midtown.

Designed by Houston-based Ziegler Cooper Architects, the building will have 357 units, featuring a mix of studio, one-bedroom apartments with high-end finishes & features. There will also be 12,000 sf of leasable retail space for shops & restaurants along Main & Drew streets. The project is expected to be completed in mid2019.

MULTI-FAMILY DEVELOPMENT Houston-based Weingarten Realty Investors plans to start construction on The Driscoll, a new residential high-rise at the River Oaks Shopping Center located at West Gray Street & Driscoll Street by March 2018. The project is expected to have 300 luxury

residential units & about 10,000 sf of ground-floor retail. Houston-based Hanover Co. & Ziegler Cooper Architects are developing the tower.

OFFICE LEASE Chamberlain, Hrdlicka, White, Williams & Aughtry, a law firm founded in Houston, has leased 55,178 sf of office space on the 13th & 14th floors of Two Allen Center from Brookfield Property Partners LP. INDUSTRIAL DEVELOPMENT Liberty Property trust has started construction on two speculative

industrial properties totaling 740,000 sf in its Port Houston-adjacent industrial park. Takeway: Crowdfunding started about twenty years ago as an online method funding ‘starving artists and musicians’, and today it is being used to raise both capital and equity from investors small and large for residential and commercial real estate deals.

• There are several sizeable CF organizations now in the residential and commercial real estate industries, following relaxing of federal regulations pertaining to protecting smaller investors, ‘accredited’ and not • In 2012 CF organizations were given more latitude in raising money through small investors- Go Fund Me is one of the earliest groups to raise small sums • By 2013 CF was further opened up to a diverse range of investing possibilities • Residential bridge loans were the first vehicles to be offered to small investors, and since then loans and equity pieces have become more varied and more numerous

• The sweet spot in the market for CF funds seems to be for developers doing deals in the $2-20 million rangeCF funds often allow the developer to retain more ownership in deals while at the same time gaining leverage through blending interest rates between CF investor-lenders and commercial banks

days as opposed to much longer through previous ‘traditional’ methods • CF companies are becoming diverse and more segmented in the different kinds of deals they do • CF shops stress-test developer deals before offering them to their investors

• CF funding takes away the need for developers to go to ‘friends and family’ for equity, and allows the developer to do more deals in a shorter period of timeequity pieces can often be raised through CF in thirty

• Some commercial banks are still not fully comfortable coming in behind equity supplied via CF
