any aspire to buy by the sea but just how much more are they prepared to pay for the luxury of this proximity? Properties located within 100m of Great Britain’s coastline cost on average 10.5% more than those located up to 1km away, says the Savills Research Team. This average does, however, vary depending on location. The most expensive coastline can be found in south west England where the average sale price of properties within 100m of the sea is £312k, 16.2% higher than their more inland counterparts. For those looking to buy in the well-established prime markets of Sandbanks and Canford Cliff s, this fi gure rises to £1.3m. The premium in Wales is higher than in England with buyers spending on average 19.6% more for properties on the coast. This is a result of the popularity of locations such as Conwy on the north coast and the affl uent seaside town of Penarth in The Vale of Glamorgan.

Gun Wharf LONDON

riginally the show flat in this established Wapping development, Gun Wharf is a striking conversion that is on the market for the first time in 15 years. This three bedroom apartment is south facing and has spectacular views of the Thames and Canary Wharf that can be enjoyed from its two balconies. A combination of wooden floors and exposed brickwork give a nod to the building’s industrial heritage but it is exceptionally light for a former warehouse with windows on both the front and back. The elegant en suite in the master bedroom boasts Philippe Starck fittings while the semiopen plan kitchen has brand new appliances. Most notable though is the reception room that has an unhindered view of the river. The addition of daytime porterage, allocated parking and access to a roof garden make this a very special property indeed.

Just a short walk from St Katherine’s Dock, yet in a peaceful residential area, this is a rare opportunity to obtain an apartment with excellent river views.

here’s something about being close to the water that has a positive effect on us; perhaps it’s the calming qualities of gazing out upon a great expanse of blue, or an innate desire to be close to a water source. Whatever the science behind it, whilst admiring the water from the comfort of your waterside property is wonderful, nothing quite beats experiencing it firsthand, whether it’s by savouring the gentle lapping of the waves on a scenic river cruise, or beating to windward as the ocean spray refreshes your face. There are many ways to enjoy the water around the British Isles, whether you are a seasoned veteran who likes to roll up your sleeves and man the sails, or simply a fair weather sailor who prefers a glass of something chilled whilst taking in the scenery. All are very well catered for across the UK. Our isles offer some of the world’s most popular sailing waters, drawing sailors from all across the globe. Living on the Beaulieu or Hamble river on the south coast of England, you have instant access to the Solent and the Isle of Wight, perfect for enjoying both Cowes Week and the Round the Island Race – two of the biggest sailing events on the international calendar, where pro sailors rub shoulders with amateur enthusiasts, as thousands of boats take to the water.

ÛABOVE Yachts racing on The Carrick Roads

The south west boasts a rich maritime heritage with towns and cities such as Plymouth and Falmouth owing their very existence to the waterbound activities and industry operating out of their ports over the centuries. Today, they still serve as the start and end point for major international sailing events, from tall ships regattas to the Rolex Fastnet Race. At Savills, we enjoy our own regatta, held in Falmouth bay, a chance for the sailing devotees among us to race alongside other competitors. If you would love to try your hand at sailing, but are a self-confessed novice, don’t let this put you off. Day charters with an experienced skipper at the helm are a great way of dipping your toe in without making the full commitment. If you would like to take it more seriously, it is worth taking a course through the Royal Yachting Association (RYA), which has officially accredited schools dotted across the country. From competent crew to day skipper and ocean yachtmaster, there are courses that cater for every ability. Joining a yacht club is a fantastic way to meet others who sail and get involved in the social side of boating – and it is certainly a very sociable scene! What’s more, members of yacht clubs are made very welcome visitors at other clubs across the country, meaning you can cruise the isles at your leisure, making scheduled stops to your chosen ports along the way.

A 9.5m limousine tender, by Cockwells

As an island nation, the UK has a proud tradition of boatbuilding, and you’ll find torchbearers scattered around dedicated to producing individual hand-built classic and contemporary boats that showcase the best of human craftsmanship; distinctive boats that hold the true value of form in equally high esteem as that of function. Take Cockwells of Mylor Creek Boatyard, for example, a builder of prestige motor launches, tenders, and traditional sailing yachts. Founder Dave Cockwell has been building boats since the age of 16, honing his craft at the historic Underfall shipyard in Bristol. Cockwells’ ethos is that a boat is far more than simply a vessel. These beautiful boats are not churned out on a production line. Rather, each is lovingly and individually crafted with precision, from the drawing board to launch. “Everything we do is custom and bespoke,” explains Alice Préat of Cockwells. “Clients come to us when they want something unique. Often an off-the-shelf solution simply won’t suit their requirements.”

ÛABOVE ÙLEFT Tender to Grace E, a luxury, custom-built motor launch from the award-winning Cockwells

While heritage is at the very heart of Cockwells, the company is certainly not stuck in the past. A key focus is on building traditional and classic boats while incorporating modern technology, practices and comforts. As with many of the best things in life, there’s a healthy, hearty nod to the past, while keeping a clear eye on the future. Dave Cockwell appears to genuinely relish a real challenge; complexity and uniqueness of a project only seem to spur him on further. “Dave likes nothing more than to restore the boats that other builders tell him simply cannot be restored.” This is an attitude that surely must be celebrated. Cockwells’ boats are as exceptional as they are exclusive, as Richard Worswick, owner of Ocean Fugue, a bespoke 39ft launch, explains: “I think with a Cockwells’ boat you get something full of character, craftsmanship, attention to detail, and a nice, solid feel. Dave’s boats have real style.” He continues: “Building a new boat with him is great fun – I’m a big fan of natural materials and I think wooden boats have a certain feel in the water that plastic boats don’t have.” W W W.C O C K W E L L S .C O.U K

The opportunities to get out on the water are as abundant as they are diverse, and are by no means limited to traditional sailing. While sailing a yacht or cruising in a motoryacht typically requires a crew of several people to work the sheets and lines, there are plenty of sports on a smaller scale to be enjoyed, either on your own or in pairs. Windsurfing, stand-up paddle boarding, kayaking, surfing, and kite-surfing are all exhilarating sports that you can dip into, or take more seriously if you get the bug for it. Stand-up paddle boarding has witnessed a huge surge in popularity over the last few years. The beauty of both this and kayaking is not only that they are relatively inexpensive and easy to get the hang of, but also that you can simply put the boards or canoes on the roof rack and take them with you, wherever you might be headed next. Being much smaller and more manoeuvrable than larger yachts and motorboats also makes them perfect for exploring secluded creeks, river inlets and lakes that the bigger boats can’t access. Waverunner or Jet Ski safaris are a wonderful way of taking in the coast, and spotting the stunning wildlife in our waters, from seals to pods of dolphins and perhaps even basking sharks. Many clubs and watersports centres operate across the country, from the Orkneys to the Channel Islands, providing all the equipment and training you need to get out and enjoy yourself. There are more sedate approaches too. Whether on the Thames, the Hamble, the Helford, the Dee or the Forth, you’ll find an array of operators providing boat trips that take in the surrounding scenery without needing to get your feet wet. If you plan your journey well to take in a waterside pub en route and riverside walk, we challenge you to find a better way of spending a summer’s afternoon. So, whatever your vessel of choice and degree of interaction – on the fly bridge of your Sunseeker or sat atop a paddle board with your feet submerged – why not experience the water the way it really should be experienced: afloat.

Kite-surfing is the perfect sport for those who crave a more exhilarating interaction with the water

Enjoy a few leisurely rounds of golf set to a stunning coastal backdrop.

ver 600 years since the sport originated, golf has become synonymous with quality time in the country, with some of the UK’s finest courses just a stone’s throw from the water’s edge. Nothing beats nine or eighteen holes across well kempt fairways and greens, whether it’s getting out of the office with your peers or catching up with life-long friends. From Cornwall, with its weather beaten coastline stretching out before you as you tee off,

to Scotland, as the six-century long story of the sport’s evolution continues at St Andrews, there’s something about a bag of clubs and a pocket full of tees that you simply don’t get with other pastimes. On the eastern coast of Scotland, you’ll find St Andrews. Iconic, and rightfully known as the home of golf, the seven courses here offer the very best in links golf – a form that derives from the Old English word ‘hlinc’, meaning ‘rising ground’ or ‘ridge’, referring to coastal sand dunes, or open parkland.

St Andrews, the home of golf

The history of golf roots itself in Scotland. Head west to Loch Lomond and The Trossachs National Park and you’ll find Loch Lomond Golf Club. Prestigious, and one of the finest in the world, the golf here is exceptional, with views over the Loch to relish as you make your way around the course. North Berwick near Edinburgh on the east coast offers stunning views out to the North Sea. Head south to the north Norfolk coast and you’ll find the highly recommended Royal West Norfolk Golf Club. Ranked 18th in England on www.top100courses.com, a round here is a real treat for the avid golfer, especially at high tide when the car park becomes inaccessible! Then down to Suffolk. Commanding a wonderful position in the Heath Area of Outstanding Natural Beauty, Woodbridge Golf Club has two stunning courses to experience. Serious golfers will take on the challenging Heath course, while those of all abilities can enjoy the nine-hole Forest course.

GOLF ON THE BRITISH ISLES If you’re taking residence on one of the British Isles – from the Isle of Wight to Guernsey – there are some great options for golf enthusiasts:

Perhaps you live and work near London and something a little closer to the capital would better suit you. If so, there are plenty of clubs to choose from, whether you’re seeking one that’s member-exclusive, or one that you can dip in and out of, fitting your quality-golf time around a busy working schedule. If the latter sounds like you, Hampton Court Golf Club would be a good place to start. Situated on a bend of the Thames, you’ll find fantastic practice facilities and a par-71 course that combines inland-links style with parkland golf. Fallow deer can also be found roaming the fairway borders, serving as a living reminder of the area’s historic reservation for the King’s sport. As you head south west to Dorset, dust off the clubs and get on the rolling green slopes and forest-lined fairways of Parkstone Golf Club. Ranked in the top 100 golf courses in Great Britain by Golf Monthly, Parkstone is a mature course with lakes, heathland and stunning mature pines, with views over Poole Harbour. Next we look to Wales and the weather beaten coasts that make moving here so appealing. Here, there are some exceptional golfing opportunities, and Nefyn Golf Club is a fine example. With holes jutting out into the sea on a crooked finger of land, Nefyn is arguably one of the UK’s most dramatic golfing landscapes. And, while it wouldn’t be described as cheap golf, the value for money offered to visitors here is exceptional, with top facilities, a well-stocked pro shop and a driving range, great for polishing that crucial first shot.

ANGLESEY Few places can rival the spectacular setting of Bull Bay Golf Club, Anglesey, with 18 holes laid out over the rugged Welsh coastline and each tee enjoying views of Snowdonia.

NEW FOREST Set in the heart of the magical New Forest, New Forest Golf Club offers the chance to enjoy some fantastic and challenging golf, and warmly welcomes visitors of all abilities.

ÙLEFT Bovey Castle, in Dartmoor, a short drive to the Devon coast, either north or south

In the south, with views of the ocean, beach and hills, Royal Porthcawl has received top reviews from the pros, the general consensus being that this is a fine golf course. Overlooking the Bristol Channel on the Glamorgan coast, it’s set to host the 2017 Senior Open, presented by Rolex, and historically has hosted many other prestigious competitions. In Devon, you’re once again spoiled for choice. Huge expanses, both inland and on the coast, lend themselves to a diverse range of courses and the Royal North Devon Golf Club – England’s oldest golf course – is no exception. Fast running and particularly challenging in a stiff breeze, a par score here is no mean feat. Bovey Castle on the Bovey river is well worth a visit too. And then we arrive in Cornwall. Many who move here focus on the glittering waterfronts, untouched landscapes and the prospect of life by the sea, but when it comes to golf it’s often overlooked. With challenging links courses like Mullion Golf Club – overlooking the beautiful Church Cove, as well as St Enodoc, which enjoys a stunning vista towards the Atlantic, you can rest assured that your clubs won’t be sat gathering dust.

hile scouring the country for the finest waterside properties we couldn’t help but make note of the amazing coastal and riverside eateries we discovered along the way. Whether you’re in the centre of London or the rugged coastal wilderness, chances are you’re not too far from a fantastic waterside restaurant or bistro with a view to match. With such a rich variety to choose from, we have provided just a small taster to whet your appetite, selecting a few gems that are noted for their food, location and ambience. From chic ocean-view Michelin-starred restaurants to cosy creekside inns, here you will find a brief introduction to the world of waterside eating across the UK.

There’s something so very memorable about eating out on the coast; a backdrop in constant flux with the seasons. Coast Saundersfood perched above the beach at Coppet Hall, Pembrokeshire, boasts floor-to-ceiling windows that capitalise on the stunning views out to sea. Head Chef Will Holland, a regular guest on Saturday Kitchen, was named one of the “10 most influential chefs of the next decade” and won a Michelin star while still in his 20s. The atmosphere is relaxed and the food is exquisite, from the seared king scallops with asparagus spears, pink grapefruit and hazelnut praline to the crumbled Pant-Ysgawn goat’s cheese salad. Pebble Beach in Barton-on-Sea was recently named “the number one place to eat by the sea in the south” by the Sunday Telegraph. Relax under the parasols on the terrace to soak up the sweeping views of the Solent, out towards Sandbanks and the Isle of Wight, while the team led by acclaimed Head Chef Pierre Chevillard serve French and English cuisine using the freshly landed fish and seasonal ingredients.

Both at Rick Stein Sandbanks and in the relaxed beachside setting of Mark Jordan at the Beach in Jersey in the Channel Islands, dining with an expanse of sand or sea in front of you is an experience you won’t forget. The White Horse at Brancaster Staithe, an Area of Outstanding Natural Beauty on the Norfolk coast, enjoys stunning views across the marshland and out to sea. Tuck into fresh shellfish from the village fisherman, and with lobster pots and oyster beds both in line of sight, local delicacies are in abundance. On the same stretch of coast, Titchwell Manor, a Victorian farmhouse transformed into a luxurious, quirky, boutique hotel and restaurant, offers more exquisite food. SAIL TO YOUR SUPPER

Of course, sometimes the journey is as important as the destination itself. What could be more satisfying than sailing to your supper, arriving by boat, and mooring up to enjoy a well-earned meal? There are countless haunts across the UK, off the beaten track and beloved of sailors for their beautiful yet secluded riverside locations, offering a berth for the boat and shelter from the weather, while you tuck into hearty, and refreshingly unfussy pub fare. A few of note on the south coast include The Folly Inn, about halfway up the Medina river on the Isle of Wight, The Jolly Sailor on the Hamble river in Old Bursledon, and the Pandora Inn – a beautiful 13th century thatched inn, nestled on the banks of Restronguet Creek near Falmouth.

A selection of dishes from Craft London

The juxtaposition of city throng and riverside tranquillity creates a wonderful atmosphere. For one of the world’s most bustling cities, London has a surprising amount of greenery and lush riverside spots, both in and outside the city. The City Barge Chiswick is steeped in history and has outstanding views of the Thames; the perfect spot to decamp to after a day in the city. The Bingham and The Petersham in Richmond both offer waterside serenity and opulence not far from the city. Rick Stein has just opened a new restaurant at Tideway Yard in Barnes, featuring some of Rick’s favourite dishes inspired by his travels. Meanwhile, in the bustle of the capital, Craft London, a chic, contemporary restaurant on the Greenwich peninsula serves exceptional food as you watch the Thames snake through the city. Edgar House’s Twenty2 is a fabulous riverside boutique hotel and restaurant on the river in the heart of Chester. Led by Christopher Hobley, the youngest ever Head Chef at Chez Roux (who also worked at Le Gavroche), you can be sure of food as wonderful as the location itself. Restaurant Martin Wishart offers fine dining at its finest. Perched on the riverbank in the Port of Leith, Edinburgh, this award-winning restaurant from the Michelin-starred chef promises flavours as awe-inspiring as the presentation.

One of the joys of harbourside dining at a working harbour is watching the fishing boats returning home with their catch. The thought that the fish on the boat may well be the fish on your plate later that evening is a wonderful one. At Rockfish Brixham, one of Mitch Tonks’ famed seafood restaurants in Devon, you really couldn’t get much closer to the source. Located at the Fish Market on the edge of the harbour where the boats come in, you can be sure of the freshest fish you’re likely to eat. Across the south west you’re truly spoiled for choice and Rick Stein’s original bistro, The Seafood Restaurant in Padstow has really helped cement Padtow’s sterling reputation as a foodie mecca, while the exclusive Idle Rocks in St Mawes is, quite simply, a must-visit for anybody seeking fine dining and a view of life on the water.

Fortunately, with the help of Cornwall-based Camellia & Co, you can achieve your dream home within budget, within time and with complete ease. With the expansion of Camellia into Rock on the beautiful north Cornwall coast, Camellia is now impeccably positioned to take on the thriving property market there, which is currently transforming this striking corner of Cornwall into a vibrant and exciting place to live and stay. The Camellia team is made up of professional interior designers with particular expertise in luxury waterside properties. Indeed, under founder Elaine Skinner’s careful stewardship, the team at Camellia boasts particular skill in creating relaxed environments with luxurious yet understated schemes. “This does not mean theming the property with shells and driftwood though,” explains Elaine. “It’s about replicating the juxtaposition of texture and

colour.” Indeed, they’re adept at layering up different textures to give the home a lived-in and organic feel, whatever the brief, as though a designer had never been involved. A recent client, looking for full project management on a beach house sold through Savills, requested a timeless look with a coastal influence, but wanted their love of Harris Tweed incorporated into the project. Despite tricky access due to its unique location Camellia was able to take the project from design to completion ready for the client to arrive and enjoy their holiday with everything taken care of. Camellia are also experienced in investment properties and a farmhouse in Sennen saw them contend with single track access roads and the need for each room to be individual yet create a flow throughout. They took inspiration from the stormy Atlantic coastline and used dark tones to create a dramatic feel, with feature, iconic wallpaper to really catch the eye. Family homes are also high on the agenda at Camellia and they are no strangers to older buildings. A vicarage, hundreds of years old and close to the water at Crantock, was treated with respect and a style that gave a nod to the architectural elements of the home. Soft colour schemes and timeless designs, combined with luxurious fabrics, created a sense of waterside opulence. Elaine and her team are used to managing entire projects, from knocking down walls to buying cutlery. Similarly, with many clients living or working in different counties, countries or time zones they’re also used to scheduling work in advance and communicating progress with clients via email, Skype and conference calls. Their skill lies in being able to insert waterside chic into your property with ease and elegance.

“Our clients need someone they can trust to take on their brief so that they can return to their working lives, wherever they are,” explains Elaine. “They have a clear vision, but need us to interpret it and come up with ideas to make it all a reality while working to a budget and delivery deadline. We understand their lives, their time constraints and the level of service that they expect – we always exceed!”

Daniel is a Chartered Surveyor and Estate Agent with over 11 years’ experience in the property industry after serving as an Officer in the Royal Navy. His work involves the valuation and sale of residential and rural property throughout south and west Wales including country and coastal houses, farms and land, smallholdings and equestrian property.

Charlie is based at our Chester office, oversees the running of the Clitheroe office and sits on the Northern Regional Development Board. He has over 20 years’ experience in the local property market and has been involved in the sale of many best in class coastal and riverside properties throughout the region.

Jamie Macnab, joined Savills in July 1987 and is Head of the Country House Department in Edinburgh. His knowledge and experience of the Scottish property market is second to none.

The South Hams, a stunning and idyllic little piece of Devon captures the hearts of many that visit. It was September 2001, Sarah-Jane Chick first visited the area for a long weekend away and 6 weeks later she had made the life changing decision to move permanently to Dartmouth with her family.

He successfully gained an MSc with Merit in Surveying in November 2009 and passed his RICS board in May 2010 to gain his MRICS. Daniel is also a Welsh speaker.

Recently he and his team have been at the forefront of riverside sales in Chester and are proud of their current record of having acted in the sale of over 75% of properties overlooking the River Dee over the last three years.

Her team specialise in beautiful period houses with gardens down to the water’s edge, stylish lock up and leave developments and historic warehouse conversions, all enjoying fabulous views of the River Thames.

During his time at Savills, Jamie has sold many coastal properties. The most prestigious are large houses looking out to sea both in North Berwick in East Lothian and in St Andrews in Fife. Jamie has secured record prices from international buyers in both locations recently.

The office has been established for 15 years and has a very experienced residential sales team with an enviable track record. The area offers a wide variety of properties which suit all requirements, from the very latest in contemporary architecture in and around Sandbanks to the more typical large family homes set in beautiful landscaped gardens.

Having started in agency in 1988 in the home counties, she was has continued her career in Devon, building a strong network of clients and advising on many of the prime riverfront and coastal properties.

Cameron has 15 years’ experience of selling some of the most iconic country houses across the UK, ranging from the east coast of Scotland, to the North Norfolk coast and now focusing on the West of Scotland based from Glasgow.

Stephen began his career in property 30 years ago and joined Savills 18 years ago to head up their new Oxford residential team.

Peter is highly experienced and specialises in the sale of exceptional coastal property along the Suffolk Heritage Coast and the county’s beautiful river valleys.

Born and bred in Suffolk, Tom has deep roots in the county and enjoys the country way of life with his family.

10 years later, he moved to run the well established Henley-on-Thames office.

Tom has been with Savills since 1993 and has seen the county change dramatically in his time. The Suffolk coastal market has surged in popularity as a second home destination. It has always lagged behind the more fashionable coastal hot spot destinations but the county has certainly caught up now. The towns and villages along the coastline have retained their charm and importantly their local shops and retail outlets as well. It is worthy of its name as The Suffolk Heritage Coastline.

Having grown up in the area, returning to Henley to work after an absence of more than 20 years, it felt like coming home.

In addition to advising and selling coastal property for over 15 years, Peter has lived on the Suffolk Coast for over 35 years developing a deep understanding of varying range of coastal towns and villages from Southwold to Orford and further south to Bawdsey and along the Shotley Peninsula which is situated between the Rivers Orwell and Stour.

Geri has been extremely successful in the high net worth market gaining a 50% share in recent years. The island of Jersey has a long-standing reputation for attracting successful companies, and the people that run them, to its beautiful shores.

Ben has been involved in buying and selling prime coastal property in North Norfolk since joining Savills in 2006. He utilises a network of key contacts and a deep understanding of the area having grown up on the family farm near Holt about 4 miles from the sea.

Giles has been selling property across Hampshire for 14 years. Based out of Winchester he has been with Savills the last 7 years and has been involved with a significant number of transactions across the county as well as in the city of Winchester.

Savills Jersey has given Geri the opportunity to offer clients a whole new level of personalised service. “Face-to-face, in that all-important first meeting, I tailor my approach to match the client’s needs.” Being attuned to what clients want has a big impact on results.

From cottages to country houses, Ben has negotiated landmark sales, both on and off the market, in a stretch spanning some 40 miles of coastline, taking in the Burnhams and Brancasters, the strategic Wells-next-the-Sea and all villages inland yet close enough to benefit from the ‘coastal premium’.

Mark has enjoyed his estate agency career selling premium homes across Cheshire and South Manchester. With Savills during the last decade, this has extended to the popular and scenic Llyn Peninsula in North Wales and to the Isle of Man with involvement in many of the prime property sales.

Perhaps most notably Cameron was involved in some of the highest value sales to have ever taken place in St Andrews in the last decade. As a keen fisherman he is never too far from an estuary, river, or the magnificent coast lines of Scotland of which there is over 6000 miles to cover.

With their Gulf Stream climates they are both only a couple of hours away and offer a completely different pace of life. They attract buyers mainly from the West Midlands to Lancashire although many are based much further afield.

The location of Winchester is a fabulous source of buyers for the wider Hampshire market, from this central hub Giles is incredibly well placed to source buyers for those popular costal areas. The view over water continues to drive a premium.

any home buyers aspire to live by the sea, but just how much more are they prepared to pay for this luxury? Our latest research reveals that homes located within 100 metres of the coast are worth on average 10.5 per cent more than neighbouring properties located just inland, but this figure can rise to nearly 25 per cent depending on the location. By value, the most expensive coastline in Britain is the south west of England where the average sale price of homes within 100 metres of the sea is £311,988, 16.2 per cent higher than their more inland counterparts. For those looking to buy in the well-established and traditionally prime hotspots of Sandbanks and Canford Cliffs, the price of this exclusivity rises to £1.3 million.

98 | WATERFRONT MAGAZINE 098 - Last word--1.00.indd 98

In the majority of coastal regions, buyers pay a clear premium for a waterside property. In the north of England, although average prices are lower than those further south, the premium can be significantly higher. Coastal homes in the north east, Yorkshire and The Humber can expect to fetch on average an additional 24.8 per cent and 21.3 per cent, respectively. By contrast in the east of England, which includes the industrial ports of Lowestoft and Felixstowe, the average value of coastal homes is £231,419, two per cent lower than those located further inland, indicating there is a slight discount to be had. However for buyers seeking to move to the prime coastal towns of Aldeburgh and Southwold, the average price of a home stands at £374,000 – well above the average for the region.
