Real Residential Manifesto For most of us, a house is our single-greatest financial asset. But a house is more than a structure for shelter and space—it’s often also a home, and home is one of the most emotional assets we can own. The process of buying or selling a home can feel daunting, and it’s frequently cloaked in mystery and uncertainty—especially in a competitive market like the Seattle metro. Mortgage interest rates are unstable, properties are scarce, and bidding wars are tense. But even amidst the chaos, it can also be a journey of joy in which you dream of your new life or experience financial opportunity. Most of the time, the difference between a bad experience and a good one is the team supporting you. Our team is a select, nimble group of experts focused on our local communities and intentional about slow growth so we can provide the best service to our clients. We’re on a mission to redefine the duty of care in real estate to mean more than just legal obligation. For us, duty of care is a standard of how you treat people, and it starts with honesty. Honesty means educating you about market conditions (so you can make your best decision) and advocating for you like you’re a family member. Honesty means telling you what you need to hear, not just what you want to hear. Honesty means doing everything in our power to make your dreams come true. Honesty means being real. And we promise to be real with you.

Communication The key to a successful relationship during the transaction process begins and ends with communication. Clear and timely communication can prevent misunderstandings, resolve conflicts, and ensure that all parties feel supported and are on the same page throughout the process. Effective communication can also help streamline the transaction and make it more efficient, ultimately leading to a successful outcome for all involved. We use three different streams of communication: Weekly Updates Group text threads Phone calls
Weekly Updates Our weekly updates include a summary of the work completed during the week, any milestones achieved, and any upcoming tasks or deadlines. It's also important to address any concerns or issues that may have arisen and discuss plans to address them.

46 Attn: Bob Meyers RE: Price and Strategic Recommendation Letter Subject Property: 1910 E Lynn St
Dear Bob, It has been a pleasure getting to know you over the past month while discussing the sale of your family home at 1910 E Lynn Street. After our many conversations, Will and I appreciated the opportunity to walk the property with you on Tuesday, September 8th, and spend more time evaluating the home and its potential on behalf of the estate. As we discussed during our walkthrough, your mom clearly had an excellent eye for real estate. The home resides in a coveted, central location, and the surrounding neighborhood has continued to benefit from significant investment, with many nearby homes having been remodeled or substantially updated in recent years. This reinforces the underlying upside and long-term appeal of the property. Given the current condition of the home, we believe the value is primarily in the land. As a result, the likely buyer pool will be a combination of speculators, developers, and end users looking for an opportunity to either build new or undertake a significant remodel themselves. Proximity to nearby shops and restaurants, downtown Seattle, and easy access to the Eastside via SR 520 further enhances the appeal of the property to each of these buyer profiles. Our valuation is based on a detailed analysis of active and pending competition, as well as recent closed sales, within a one-mile radius of the property. The key findings are summarized below: All Active/Pending Properties, 1 Mile Radius, $800,000 - $1,100,000 9 properties currently available 1 properties currently pending Average price/SF listed is $609 Average price/SF pending is $609 Average DOM for active is 73 All Sold Properties, Past 6 Months, 1 Mile Radius, $800,000 - $1,100,000 23 sales averaging $597/SF 2 off-market sales Average DOM is 52 General Notes/Algorithm Metrics Tax Valuation: $1,144,000 Tax Valuation Range: $971,000 - $1,316,000 Zestimate: $1,052,000 Redfin: $1,137,000
47 Best Comparable Sales 1100 E Edgar St 3 beds | 1.75 baths | 2,120 SF | 3,000 SF lot Sold at $935,000 off-market 2517 E Miller St 3 beds | 1.75 baths | 1,613 SF | 4,180 SF lot Listed at $1,049,000 | Sold at $1,079,000 after 23 days on market 1916 E McGraw St 3 beds | 1.75 baths | 2,273 SF | 3,8000 SF lot Listed at $949,000 | Sold at $1,100,000 after 5 days on market 3021 Fuhrman Ave E 4 beds | 1 bath | 2,680 SF | 3,981 SF lot Listed at $850,000 | Sold at $850,000 after 5 days on market 2301 Delmar Dr E 2 beds | 1.75 baths | 1,490 SF | 4,000 SF lot Listed at $925,000 | Sold at $900,000 after 111 days on market In this case, the comparable sales data and current market dynamics allowed us to arrive independently at valuations that were very close, giving us a high degree of confidence in our assessment. In our professional opinion, the current market value of 1910 E Lynn Street is between $915,000 and $950,000. If we were bringing the property to market today, we would recommend a list price of $925,000. We believe the upper limit for a list price would be approximately $975,000; however, we would not recommend that strategy. Pricing at that level carries meaningful risk given the current market dynamics, particularly the compressed margins developers are facing, which have put downward pressure on land values throughout Seattle over the past six months. Our recommendation of $925,000 is intended to position the property competitively, attract the appropriate buyer pool, and create the best opportunity for the estate to maximize value in the current market. We appreciate the opportunity to provide our valuation and look forward to continuing the conversation with you. Best Regards,

Real Clients, Real Stories “My wife and I have had 3 transactions with Brad, Will and their team over the years. Their market knowledge, integrity and communication style sets them apart from others. Acting as true real estate consultants, they have always been balanced in their approach and provide context to decisions outlining both advantages and implications to any strategy. While the value of real estate brokers is often marginalized, it’s critical having the best when transacting multi-million dollar properties. As with any profession, value can vary significantly and when it comes to real estate representation, we trust no other than Brad and the Real Residential team.”
Seattle Seller
“From the first moment I talked with Will and Brad, I knew that they understood our unique home and our personal situation and needs, and that they would work with us in a flexible way. Will, Brad and Ava were very helpful and encouraging as we got the home ready to sell, and were very thoughtful and thorough in our discussions around pricing and marketing. What really stood out to me was their help in negotiating with the buyers. I did not realize how much value they could bring to that part of the process. I talked with other brokers, but I liked their professional and low-key approach. I highly recommend them.”
Seattle Seller
“When seeking a real estate broker, I think three things separate the best from the average: 1. Significant, hands on experience in the area and price range for your home 2. Elite negotiation and strategic sales skills 3. An uncanny eye for real estate, meaning someone who actually knows what buyers will like and don't like I think the Real Residential team checks all of these boxes. I truly believe hiring them to manage our sale was a game-changing financial decision for our family. We aligned on a sales strategy that was months in the making, and was crafted to meet exactly what we needed, which was to maximize the return on our most valuable asset. Their unique talent and eye for home presentation made all of the difference in our sale. All of these factors combined created a wonderful real estate experience for us that exceeded all of our expectations. As a bonus, Brad and Will are just awesome people. Going through the real estate grind is a hard and long process, and being able to spend it with people who genuinely care and are wonderful to be around makes it much more pleasant and manageable. We will be lifelong clients!”

“Working with Brad and Will was a very positive experience. When we first met it was clear from the start that they were a great fit for us, and we felt confident with their knowledge and experience with the local market. Our home was very special to us, and the effort and care they took, as well as the vendors they recommended to us, helped our listing to be presented beautifully. The sale of our home was seamless. They are very processoriented, which took so much weight off of our shoulders, as we didn’t feel the need to “manage” them, they had it covered! We wouldn’t hesitate to recommend them to our family and friends, or anyone looking for truly exceptional agents.“
Seattle Seller “Selling a home can be a daunting endeavor, but working with Will, Brad, and their exceptional team made the process seamless and worry-free. We started the process almost a year before we listed our house, and from the outset, the team exhibited unparalleled professionalism, guiding us through each stage of the sale with expert advice and clear communication. Their deep knowledge of the market, attention to detail, and ability to handle all aspects of the sale with minimal involvement on our part were truly impressive. What sets them apart is their exceptional ability to anticipate challenges and proactively address them so those issues never arise. The team handled everything perfectly, whether it was preparing the home for showings, managing negotiations, or coordinating closing details. We highly recommend their services to anyone seeking a smooth, successful real estate experience.”
