King of the

Hill Country D

eveloper’s Home- As they planned The Reserve at Lake Travis, developer Hal Jones and his partner Red McCombs envisioned an enclave for buyers who appreciated the environment, looking for a unique Texas lifestyle with resort style amenities. “I wanted you to be able to load your belongings on to a golf cart at your home and drive to your boat slip”, Jones said. In the end, the project evolved into something completely unique. This 310 acre resort community in Austin Texas, lies on 3.5 miles of pristine shoreline along Lake Travis. Residents can secure their boats at the full-service marina, which offers 150 covered boat slips accommodating vessels up to 80 feet long. The gated, private club community includes a lazy river pool and slide with swim up bar, comprehensive equestrian center and lighted arena, lakeside lodge and grill, tennis courts, community fishing pond and coming soon, lakefront club house with restaurant, spa services and fitness center. Now Jones has his personal estate, completed in 2008 on the market, as he advances his other developments. He plans to build a second residence in The Reserve. The homes’ cedar siding, hand-hewn Douglas Fur beams and 54 foot ceilings evoke the architecture style of the Rocky Mountains, one of Jones’ favorite get aways. A native of Texas, Jones enjoys the outdoors, “I love indigenous materials” he said, describing the home’s 200 tons of rock formations and 140 year old reclaimed wood flooring. His study walls are fashioned in Pecky Cypress, a type of cypress with lens-shaped pockets that give the wood a three dimension look. “It’s just a really unique feel, almost like a honeycomb,” he said. Jones is a developer known for his gift of finding rare land and turning it into something special for it’s owners. Also apparent in this one of a kind estate, inside and out with 7 acres of very unique waterfront, nothing compares in Texas. A developer who demands the very best, is now offering the very best in Texas Living.

Grab a piece of the Texas Hill country with a luxurious mountain-styled home on Lake Travis. 7,612 square feet of interior space and 3,900 additional feet of covered outdoor living, with 1200 feet of shoreline layered with century old oak trees. Panoramic views from every room. The estate has three master suites and a bonus room available as a guest suite. 4 1/2 baths and garage space for 7. Very special lifestyle rooms to include oversized gourmet kitchen, great room with massive wood beamed ceilings, 20 feet of glass nano doors, opening to the lakeside verandah with indoor and outdoor fireplaces. Wine and cigar retreat, covered verandah and game room adjoining the infinity edge pool. Tall Texan storytelling takes place at the fire-pit, sharing good wine with good friends. Stately yet warm for comfortable entertaining, best describe it’s feel. For horse lovers this property boasts a three stall barn with living quarters and large paddock with close proximity to the community equestrian center. And for water lovers, lavish in your private pool, magnificent views of the lake and a private dock with two large vessel covered slips. It also features a private helipad and is within minutes of two private airports. Rookwood: :

nternational by design, this superb ten acre mountaintop estate offers an unobstructed 270 degree view of the valley below. This estate has had a love affair with two families: one, the client and one, the architect:a love affair with the mountain, the view and the home. This magnificent oriental inspired residence is a peaceful place surrounded by waterfalls, koi ponds and gardens that are stunning throughout the year. There is quite a story to tell about this exquisite residence on a mountaintop in Greenville, South Carolina. In the late 1980’s Ben Rook, a commercial architect, and CEO of Odell Associates, Inc. a global architectural firm, was approached by a prominent client to design a residence for his family. Ben did not do residential design work and declined, but this particular client was very insistent, and eventually Mr. Rook agreed. The site for the residence was atop Paris Mountain in Greenville, South Carolina. Using the Japanese design and theme of Feng Shui, Ben eventually created a central pavilion and five pavilions connecting each other. The final result comes from years of labor, and it was well worth the wait. As you round the bend in the road you do not immediately see the home. In fact it is a surprise that quietly and beautifully unfolds like a new spring flower. The entrance is framed gently and tastefully by seasonal flowers and the koi are your only greeters. The waterfall announces your arrival yet beckons you to stay. There is no doubt of the entrance ringed in dominant red. Upon entering, the magnificent view of the valley draws you immediately outside. The expansive grassy lawn unfolds to

A Love Affair

unending woods that stretch for miles below. Ben never guessed that he would one day have the opportunity to own the home, but he did. Only the second owner, Ben and his wife, Becca, have enjoyed the house and gardens. “ What I love so about the house, “Becca says “ is the open feeling of the glass walls and sensing that the outside can come in.” “I can never grow tired of the incredible feeling of peace here.” The home has over 7,000 square feet with a magnificent indoor and outdoor swimming pool as well as a hot tub . Part of the evolution of the property under the care of the Rooks has been the magnificent gardens which are seasonal in nature and really quite low maintenance. You will notice more grassy areas mingled with plantings at the entry of the drive , and then transitioned to a more finished landscape above the waterfall. The green house is the envy of every gardener! The entire house takes advantage of the breathtaking view including all of the bedrooms, the living room, dining room, library, and the kitchen. The dining room and living room share a stunning open fireplace. A detached studio features a soaring ceiling and fireplace and could be used as an office or separate guest quarters.

Lonesome Ridge at Lonesome Valley, Cashiers, North Carolina

efore Cashiers developed into the quaint mountain village that it is today, the Cherokee knew this plateau at 3,500 feet as a cool, lush campground that figured prominently in their seasonal migrations. Many others have since discovered the natural wonders of this temperate forest nestled high upon the ancient slopes of the Blue Ridge Escarpment. Bisected by the Eastern Continental Divide and protected by thousands of surrounding acres of the Nantahala National Forest, Cashiers is cherished as a unique mountain destination offering nationally ranked golf courses, award winning restaurants, many notable communities and charming antique shops. Current development is balanced with hundreds of miles of hiking trails and fly fishing streams, countless waterfalls, magnificent granite faces, and enough adventure to satisfy any outdoor enthusiast. Cashiers is located in southwestern North Carolina, in the southern Appalachian Mountains, just north of the common boundary point of North Carolina, Georgia and South Carolina. Driving time is within three hours of Atlanta, Charlotte, Chattanooga, Augusta and Columbia and less than five hours from Knoxville and Birmingham. Nearby airports include Asheville (1.25 hours), Greenville (1.75 hours), Atlanta (3 hours) and Charlotte (3 hours). Just two miles east of the center of Cashiers, Lonesome Valley enjoys a rich history dating back to 1895 when E.H. Jennings acquired over 35,000 acres in the mountains of western North Carolina. Following the development of several prestigious inns along regional lakes, the Jennings family retained 800 acres of the original holdings as their own private retreat. In 2004 the family decided to invite other families and friends to share their mountain cove, affectionately known as Lonesome Valley. And so this vibrant community began. Founded upon the principles of true conservation, Lonesome Valley successfully blends thoughtful development with the protection of its vast natural resources. Over one third of the Valley is forever preserved as common green space, utilizing stream corridors, meadows and forests as natural buffers between generously sized estates. With sufficient golf and traditional country club amenities offered by other area communities, Lonesome Valley has instead focused on hiking, fishing, boating, swimming and other nature-based, family-friendly activities. Simplicity, rest and recreation combine with fine dining (at Canyon Kitchen with James Beard Award Finalist, Chef John Fleer) and festive gatherings to create the ethos of this community. Based on the enduring commitment to purposeful excellence established five generations ago, Lonesome Valley will continue to provide joyful family memories for generations to come. Lonesome Valley is framed by Cow Rock Mountain and Laurel Knob along with other ridges that form the largest box canyon in the East. At 4,200 feet atop Cow Rock Mountain exists Lonesome Ridge, a 90+ acre park-like estate overlooking the valley below. With unsurpassed vistas in every direction, flat and gently sloping topography, paved roads and utilities already established, and several well groomed homesites, this estate can be preserved as a single large tract or subdivided into as many as six individual parcels. Several trails link a variety of viewing decks, wildflower meadows, picnic and gaming areas on manicured lawns along with walking connections to Lonesome Valley to the west and Panthertown Valley to the northeast. Panthertown Valley, comprising over six thousand acres of Nantahala National Forest, is known as the “Yosemite of the East” with its signature granite faces, trout streams and miles of trails for hiking and mountain biking. Lonesome Ridge is a pinnacle property with exceptional characteristics, providing unique opportunities to invest in family, friends and the future.

Montauk Property Owners

Expand the Possibilities of Oceanfront Living

or immediate release…New York investor Henry Druker and Matt Goldman, the co-founder behind the highly successful Blue Man Group theatrical productions, have embarked upon a creative real estate venture in Montauk, NY, the seaside hamlet fast emerging as the “it” spot for investment in the Hamptons. The neighbors have created a virtual merger of two prime, contiguous 1 ½ acre lots to provide an exceptional oceanfront land opportunity on Montauk’s coveted Gold Coast that counts Robert DiNiro, Jann Wenner, Steven Roth and Ralph Lauren as neighbors. The merger of the two adjacent 1½ acre parcels results in an oversized oceanfront land offering with 186’+/- of pristine ocean frontage. With an ideal elevation of 55’, the expanded setting is the perfect location for a spectacular beachfront residence commanding some of the area’s most dramatic ocean vistas. The property merger was the creative work of Druker, a long-time resident of East Hampton, NY, and Goldman a long time resident of Montauk. Druker owns his lot in partnership with Red McCombs, the co-founder of Clear Channel Communications and former owner of the San Antonio Spurs and Minnesota Vikings. They together envisioned the intrinsic value of a larger ocean front site - flexibility for development, more generous setbacks and greater preservation of the open spaces and vistas that distinguish Montauk and its landscape. Druker and Goldman each recognized that their neighboring individual lots would be even more special if combined. To imagine the possibilities for development within all town specifications, Druker and Goldman commissioned the prestigious East Hampton architectural firm of Fleetwood & McMullan, LLC to create a site plan for the newly expanded 3-acre parcel. A thoughtful plan was conceived for a spectacular, up to 10,000 sq. ft. home overlooking a 60-foot ocean side

pool and short, meandering private path to the magnificent beachfront. The plan is available for consideration by prospective buyers. The unique features of this property offering will undoubtedly appeal to savvy buyers. The building envelope conforms to all East Hampton Town specifications, the governing body over Montauk development. This is an important attribute in an area that fiercely protects its natural lands, wildlife and waterfront. Druker had previously preserved and moved a Fleetwood designed home from a neighbor’s lot to his own in the town of East Hampton. Druker and Goldman engaged the support of town officials for the combined lot in Montauk while forming their partnership. The combined lot offers the new buyer a larger home and more dramatic ocean side pool than what could be built on either lot individually, while creating less density and development than what would occur if each lot were individually developed. The result is more privacy, open space and generous set backs to neighboring properties. Since the 1920’s preservationists have buffered Montauk against over development establishing abundant parkland, natural reserves and wildlife sanctuaries. Vacant property is relatively scarce in Montauk where nearly 2/3 of the land has been preserved. Today, Montauk maintains its unique blend of natural rugged coastline beauty peppered with eclectic housing opportunities ranging from dramatic oceanfront villas to quaint beach cottages. Montauk has enjoyed a real estate renaissance of late where deep-sea fisherman, avid surfers, artists, local residents, celebrity homeowners and summer residents peacefully coexist and mutually enjoy and respect the serenity, salty ocean air and relaxed vibe of this enclave at the easternmost tip of Long Island. The Druker-Goldman property is a significant offering in an area where 3 prime ocean front acres are sought after and scarce. Offered at $12,500,000. Picosa Ranch W

hen John B. Connally, three-term governor from 1963 to 1969, wanted to escape politics, it was to Picosa Ranch, 30 miles from downtown San Antonio, he and his wife, Nellie, retreated. When entertaining Presidents and other leaders, they hosted parties at the same destination. Connally was proud of his lifelong homestead, maintained through his tenure as governor, Secretary of the Navy and Secretary of the Treasury. His presence is still felt throughout the ranch, especially in his office where memorabilia have been preserved. Some 40 years later, its sale will provide a new family the opportunity to create its own legacy at Picosa Ranch. With its proximity to San Antonio, increasingly a mecca of cultural and culinary arts, and to the Eagle Ford Shale, the property is an amazing opportunity for many varied ventures. “Newcomers to Texas are fleeing high local and state taxes, cold weather, high crime and other problems,” said listing broker Rick Kuper of Kuper Sotheby’s International Realty. “The Picosa Ranch, deep in the heart of Texas, affords a golden opportunity to build a legacy for generations to come.”

Building a family legacy is all the more enjoyable knowing income from the Picosa’s extensive hunting operation can offset the ranch’s operating costs. With many luxurious trappings, hunting at Picosa Ranch is popular for corporate retreats and business transactions as well as serious social get-togethers. Among established breeds are trophy white tailed deer, upland game birds and exotic eland, oryx, addax and waterbucks. Presently hunt packages last four days and three nights and include a guide, in-field transportation, game care, bass fishing and trap shooting. Hunters see an average of 30 bucks a day, more when the rut is on. Guests may fly onto the property via a 4,400-foot lighted airstrip; or, San Antonio International Airport is no more than 45 minutes away. One of the benefits of continuing the commercial side of the ranch is its separation from the owners’ residence, many acres removed, at The South Range Lodge. This compound includes six finely appointed suites, each with handtooled leather accessories and a luxurious bathroom. The suites’ wrap-around porch invites long talks or studying nature. Between the main lodge and suites is a lagoon-like sunken pool with a swim-up bar. Within the lodge, itself a stylish renovation of a cattle barn, guests gather at the pool table, massive stone fireplace and flat screen TVs or play a game outdoors. A full outdoor kitchen, called The Pit, has a fully equipped kitchen, surround sound and three large flat-screen TVs with BluRay all under a covered flagstone pavilion accommodates up to 40 tables. Meanwhile back home….the Connally’s luxurious 8,200-square-foot main house was built with grand spaces for living and entertaining. Soaring ceilings and walls of glass create a modern sensibility, accentuated by native limestone and indigenous woods. Behind the main house is a fourbedroom guest house designed by famed architect O’Neil Ford, and a private swimming pool.

Residents enjoy nearby fishing at the on-site Fish Camp, as well as skeet shooting, horseback riding, swimming, biking, tennis, hunting or camera safaris. World-class golf and shopping are less than 45 minutes away in San Antonio. For equestrians, horses thrive at a 43-stable horse barn with a full-size rodeo arena. If your imagination is stirred by the possibilities, visit then call Rick Kuper at 210.240.8282 for more information or to schedule a visit.

hen Southern Living magazine declares you the “Tastiest Town in the South,” that’s the ultimate tribute to your cuisine! But that’s not the only accolade Charlottesville has garnered.

Beautifully sited on the Piedmont Plateau, at the foothills of the incredibly beautiful Blue Ridge Mountains, right at the headwaters of the Rivana River, Charlottesville is the economic, cultural, educational focus of Central Virginia. Home to the internationally renowned University of Virginia, Charlottesville has done such an outstanding job of preserving and treasuring its past, it has been declared one of the National Trust for Historic Preservation’s “Dozen Distinctive Designations.” Its close proximity to the Shenandoah National Park (with its magnificent Skyline Drive), Jefferson’s Monticello and Washington, DC, makes it a delightful place to live. Actually, the Charlottesville area was also home to three U.S. Presidents (Jefferson, Monroe and Madison). Its ambiance is widespread. A writers’ and readers’ paradise, the city annually honors its many outstanding resident authors, including, over the years, John Grisham, Rita Mae Brown, Edgar Allen Poe and William Faulkner. A strong cultural focus combined with an exciting economic environment is but one of the reasons Charlottesville has attracted such a sophisticated, highly educated, notably successful population. And with them have come all the amenities demanded by those who can afford the very best when it comes to education, arts, cuisine, entertainment and other “musts” for the best of lifestyles. Charlottesville’s Downtown Mall is one of the nation’s longest pedestrian malls. Named after Queen Charlotte of Mecklenburg-Strelitz, wife of King George III, Charlottesville, founded in 1762, has been ranked as one of the nation’s

top cities in which to do business, explains Roy Wheeler Realty, the city’s premier real estate firm. The city’s focus on economic success is reflected in its being selected as home base for numerous major employers — including Pepsi Cola, Lexis-Nexis, Inova Corp., Northrup Grumman, SNL Financial Wachovia and a large U.S. Government contingent. Where financial success flows, lavish lifestyle is close behind. Charlottesville’s proximity to both mountains and the Atlantic Ocean ensure a mild climate with four distinct seasons, and all the sports and recreation opportunities this creates. Ski resorts are complimented by a full range of outdoor opportunities during spring, summer and fall. The nearly 30 local vineyards make up the state’s largest collection with several wineries winning national recognition. No wonder so many celebrities have chosen to live (or lived) in the Greater Charlottesville area, including Anastasia of Russia, Meriwether Lewis, S.S. Van Dine, John Mosby, Georgia O’Keefe and, more recently, Rob Lowe, Sissy Spacek, Sam Shepherd, Rita Dove, the Dave Matthews band, Parachute, Mary Chapin Carpenter, Jessica Lang, baseball stars Larry Haney, Billy Wagner and Tommy Toms and ¬¬football stars Chris Long and his father Howie Long, and Eric Wilson. For 85 years, Charlottesville’s most presigious Realtor, Roy Wheeler, has succeed by adhering to the philosophy that “service is our most important product.” That philosophy is as important today as it was in 1927 when Mr. Wheeler borrowed $300 to open Roy Wheeler Realty Co. on the top floor of the Monticello Drug Store in Charlottesville. Today, from equally as historic Ednam Hall (and five other sites), the company team carries on the tradition of combining the latest in technology with a deep-seated involvement in community activities, to stay in touch with the pulse of real estate fluctuations.

he Appalachian Mountain foothills and the Reedy River provide a perfect setting for those who prefer closeness to nature without sacrificing easy access to — and all the amenities of — multiple major urban areas. A city with an international flavor and a Cherokee history, Greenville, SC, was once known as Pleasantburg — and that says a lot! Residents changed the name to “Greenville.” In the early 1800s, that probably appealed to folks from the “Low Country” who headed there to escape the malaria and humidity of coastal areas such as Charleston and Ashville. Another draw: nearby Sassafras Mountain (highest in South Carolina) not only provided ample water, but also protected the city from severe weather, including tornadoes. (The mountain is covered with sassafras trees, the roots of which were used as medicine and to make teas and root beer.) But newcomers were warned. Greenville folks back then, and now, are really “into” plants. They lined the downtown streets with trees and warned anyone who tied a horse to one of these prized plantings was definitely going to be fined! And it was a native son, Joel Poinsett, who first introduced “poinsettias” to the United States. The amateur botanist “discovered” this plant while serving as U.S. Ambassador to Mexico. Poinsett contributed even more to Greenville’s delightful legends. The historic Poinsett Hotel was taken to great heights by “Old Admiral Spit and Polish” himself, J. Mason Alexander. It was said he was so fanatical about neatness, he had the staff polish all coins before putting them in cash registers. Then there’s the “Mice on Main” project — nine bronze mice hidden along Main Street. High school student Jim Ryan would have preferred to create a statue of a great native son, like Joel Poinsette, Vardry McBee or Shoeless Joe Jackson. But he didn’t have the money. So he settled on mice instead! Among the celebrities who make (or made) their homes in Greenville was famed architect Frank Lloyd Wright. His “Broad Margin” creation was

named after a quote in Henry David Thoreau’s “Walden”: “I love a broad margin to my life.” For a while, Greenville was known as the “Textile Center of the South.” With this explosion of success stories came a growing population of those who could afford the very best in culture, arts, cuisine, education and other amenities. These laid the foundation for Greenville’s superior lifestyle offerings that are still expanding today. One such delight is the Peace Center’s Wyche Pavilion, built on the site of a mayonnaise factory. One of the Wyche family’s descendants is now equally as notable om Greenville. Marguerite Wyche’s real estate firm is acknowledged as the finest in the Greater Greenville area. (Note: the Peace Center is so named in memory of the Peace family, major benefactors.) Greenville boasts the only curved, cantilevered pedestrian suspension bridge in the nation. Falls Park on the Reedy is a site to be experienced, as is The Carillion, where the 25 carillon bells float within a 54-foot high structure, which also provides a not-to-be-missed view of the river and the city beyond. In fact, Greenville points out that this successful project has brought both citizens and visitors “back to the river where it all began many years ago.” Greenville’s many amenities are complimented by the Bi-LO Center, consistently recognized as one of the nation’s top entertainment venues. A successful 30-year redevelopment has turned Greenville’s downtown area into a much-envied major shopping, dining and enjoyment destination. The free downtown trolley, a Children’s Garden, seven historic districts and free wireless all translate into: “Allow lots of time, folks! You won’t want to leave!” For Marguerite Wyche, over 30 years of experience in the Greenville real estate world have brought with them a wealth of local market knowledge which, when combined with the latest in technological advances. To intimately know a community, real estate professionals must be involved on far more than a business basis, and her team is well known for its expertise in, and participation in, Greenville’s ever-expanding educational, cultural, and business opportunities.

tlanta is a city on the move . . . on such a move, in fact, it is the fastest-growing city in the nation. And it boasts more fiber optic cable than any other city in the nation.

Bet most folks flying into Atlanta are totally unaware they are also looking at a geological wonder — the geographic center of the American South. The Eastern Continental Divide runs right through downtown Atlanta. Rainwater on the south and east side of this “divide” drains to the Atlantic Ocean. Rainfall to the north and west drains into the Gulf of Mexico. Atlanta began as the end point of a new railroad line. Stories abound as to the name’s origin. A favorite: It was a version of the middle name, Atalanta, of then-Georgia Gov. Wilson Lumpkin’s daughter. The mythological Greek athlete goddes Atalanta’s father so wanted a boy, he raised his daughter to participate in primarily male sports, but she somehow maintained an aura of extreme sexuality. A fitting name, to be sure. Atlanta melds an obsession with history with an incredible forward-thinking mentality, according to Atlanta Fine Homes, the city’s leading real estate firm. The nation’s third largest concentration of Fortune 500 companies can be found in Atlanta, including Delta Airlines, Coca-Cola and CNN broadcasting which were started in this city. Other world headquarters here are Turner Broadcasting, Home Depot, and AT&T Mobility. Newell Rubbermaid and UPS. Atlanta’s musical ties are legendary. She is often called the “Center of Gravity” for hip-hop and is (or was) home to musical artist such as Usher, Ray Charles, Sugarland, Alan Jackson, Jerry Reed, Travis Tritt, Trisha Earwood, Lady Antebellum, Jason Aldean, Gladys Knight & the Pips, Otis Redding and Brenda Lee, to name just a few of literally hundreds. With Atlanta’s numerous high-end communities that cater to luxury residences come all the amenities demanded by those who can afford the very best — in education, shopping, cuisine, arts and culture. The High Museum of Art is the South’s leading art museum. The Michael C. Carlos Museum contains the largest collection of ancient art in the Southeast.

Atlanta’s claim to literary excellence is unparalleled with residents such as Margaret Mitchell (“Gone With the Wind,” the best-selling novelist of all time), Alice Walker (Pulitzer Prize-winning “The Color Purple”), Alfred Uhry (“Driving Miss Daisy”), Joel Chandler Harris (“Brer Fox” and “Uncle Remus”). Other notable residents include (or included) President Jimmy Carter, Senator Sam Nunn, the Rev. Martin Luther King Jr., Julia Roberts, Jane Fonda, Jeff Foxworthy, Holly Hunter, Spike Lee, Ryan Seacrest, Stephen Soderberg, Deborah Norville, Bert Parks and Chris Tucker to name just a few. Atlanta’s known as a “peach” of a city, with over 32 streets sporting that name in part. But the stone fruit has nothing to do with Atlanta’s “peach-y” lore. Cherokee and Creek Indians inhabited this area for eons including one large settlement named Standing Pitch Tree, after a solitary tree nearby. White settlers corrupted “Pitch Tree” into Peachtree. Atlanta is one of the nation’s most “livable” cities, but you’d better learn the lingo. Directions often include “ITP” and “OTP” — for “Inside the Perimeter” and “Outside the Perimeter” — meaning Interstate 385, which encircling most of the city. It might also help to know that the affluent neighborhood, Buckhead, is named after the buck’s head (deer head) mounted on a popular area waystation. Amazingly — considering it was burned to the ground during the Civil War — Atlanta boasts more than 40 historic districts. An intimate knowledge of the city and its high-end lifestyles is essential when it comes to “Artfully uniting extraordinary properties with extraordinary lives” — as Atlanta Fine Homes’ motto proclaims. Atlanta Fine Homes Sotheby’s International Realty agents are guided by their mission statement:

“We are passionate in our interactions with clients, associates and employees, as well as in the delivery of our services. Not only is the real estate experience of our team unparalleled, but the client’s experience in dealing with our company is second to none. Finally, the reputation of members of our team and our affiliation with Sotheby’s International Realty® is of paramount importance.”

Epping Forest Built by Alfred I. duPont and his wife, Jessie Ball duPont, in the 1920s, Epping Forest is situated on the banks of the St. Johns River. One of Jacksonville’s premier landmarks, the mansion was a meeting place for industrial giants, heads of state and powerful politicians. It has been completely and lovingly restored to preserve its listing on the National Register of Historic Places and to make it a comfortable home for the Epping Forest Yacht Club. Resident families who elect to join the club enjoy fine dining in the restored mansion, casual dining in the café, lighted tennis courts, six swimming pools, a fullservice fitness center, and a 73-slip marina, all within a 24-hour guard-gated 58-acre estate. Three distinctive lifestyles are enjoyed by the residents of Epping Forest: grand riverfront condominium villas in three buildings priced from the mid-$500,000s; unique “Forest Homes” with private, walled gardens also priced from the mid-$500,000s; and elegant custom homes priced from $1,200,000. ustin wears many hats — depending on your interest. It’s known as the “Live Music Capital of the World,” “Silicon Hills” (for the mushrooming technology industries), eastern gateway to the famed Texas Hill Country, the beginning of the American Southwest. Everyone associates Willie Nelson with Austin. But add to this country music legend’s name notables such as George W. Bush, Lance Armstrong, Sandra Bullock, Johnny Depp, Larry Gatlin, Marsha Gay Hardin, Molly Ivins, Stevie Ray Vaughan, Matthew McConaughey, the list goes on and on. In fact, the stream of actors alone is almost never-ending given the number of movies filmed in this picturesque setting, including The Alamo, Best Little Whorehouse in Texas (a true story!), Capote, Courage Under Fire, Fandango, Hope Floats, Michael, Miss Congeniality I & II, Nadine, and the TV series Friday Night Lights and Lonesome Dove.

It’s no wonder, then, that the luxury home market in Austin is not just thriving, it’s exploding under the guidance of high end realtors such as Turnquist Partners Realtors, Inc. Incredible views of rolling hills and blue, blue lakes have attracted the highly-paid executives of numerous Fortune 500 markets now based, or with prominent regional offices, in the Austin area. Whole Foods Market, Apple, Google, IBM, Intel, Samsung and 3M are just a few of the corporations that have helped Austin belie the national trend by maintaining relatively stable home values, according to the city’s Business Journal. Thanks to these companies, and the presence of the State Government, the University of Texas and numerous other universities, housing starts are also continuing to rise, with luxury subdivisions a major component.

Austin’s ever-expanding film and arts scenes have attracted a highlyeducated, forward-thinking workforce which, in turn, has created what Money Magazine recognized in 2011, naming Austin second in the “Best Places to Live” among “Big Cities.”

Turnquist Partners specializes in such properties, including lavish estates, luxurious condominiums, trend-setting lofts, spectacular golf communities and breathtaking waterfront properties, as well as acres of farm and ranch land. Like most Austin residents, Steve and Michele Turnquist refer to themselves as “Austinites.” A dynamic Austin couple with more than 50 years of combined real estate experience, they have well earned their reputation as Central Texas luxury home market leaders.

Add to these kudos, the title “City of the Violet Crown,” a wintertime violet glow across the hills just after sunset, a testimony to Austin’s unique, lake-filled position at the intersection of four major ecological regions. Austin and the Texas Hill Country are so bound up with Texas’ picturesque history, it’s alive around every corner.

Austinites are incredibly friendly, proudly eclectic, reflecting the classic Texas independence, and fiercely protective of small, unique local businesses. A delightful community sense of humor (with always an eye to side benefits) pervades Austinites, who recently adopted the unofficial slogan: “Keep Austin Weird.”

As the Capital of Texas, which has produced two United States Presidents and too many national political figures to list, Austin is always au courant with what’s happening in D.C. And, it’s true: Everything’s bigger in the Lone Star State. The State Capital’s dome stands seven feet higher than the U.S. Capital’s dome in D.C.

Typical example — they revel in the fact that Austin has the largest urban bat colony in the world, under the Ann W. Richards Congress Avenue Bridge. Far from being a threat to humans, these shy creatures appear as if by city decree for mind-boggling departures and safe returns to their well-protected lair, creating a $7.9 million tourist attraction!

“A village in a forest overlooking a white sand beach” — that is the storybook city called Carmel-by-the-Sea. Incredible natural scenery, a rich artistic population and Clint Eastwood as mayor — Carmel-by-the-Sea is an aesthetic Pacific Coast paradise in every sense of the word. Dogs are welcome almost everywhere, high heel shoes can’t be worn without a permit. This one-square-mile city is beautifully tucked away on a gently rising slope above a magnificent white Pacific Ocean beach. From the 6th Century on (it’s believed), ancient folks were drawn to this area, with the Spanish arriving in the mid-15th Century. They named this paradise after Our Lady of Mount Carmel. Mission Carmel actually contained the state’s first library and its founder, Father Serra, is called the “Father of California.” It passed into the hands of a French businessman who set up a brickworks and bakery. A dispute with another area called Carmel led to the addition of “by-the-Sea.” From the very beginning, Carmel lured artists, so aptly described by Jack London in his “The Valley of the Moon.” Swishing their brushes around were Mary Austin, Armin Hansen, George Sterling, and Clark Ashton Smith, to name just a few. Theater flourished, as did other venues and soon the roster of internationally recognized names spread across the arts. The poet George Sterling is credited with establishing the town’s literary base. Poet Robinson Jeffer’s Tor House, on a windswept barren seaside promontory is open to the public. Today Carmel’s Art, Bach and Shakespeare Festivals draw international audiences annually. A unusually strong emphasis on protecting and enhancing the city’s natural coastal beauty has given Carmel such a reputation, it often hosts delegation wanting to know how it retains such small scale authenticity in today’s world. Trees are so treasured and revered, existing ones cannot be removed for construction and barren lots must be planted. This unique municipality has no streetlights or parking meters; houses have names, not street numbers and no home mail delivery. Overnight delivery is possible, but only with geographical addresses,” a street name, the cross street name and the number of houses from that intersection.

This doesn’t (didn’t) seem to discourage celebrities from making their homes in Carmel, including Jean Arthur, Doris Day, Clint Eastwood, Joan Fontaine, Sinclair Lewis, Jack Lundon, John Madden, Upton Sinclair, Robert Louis Stevenson, Betty White and Ryan Phinny. And, as would be expected with such a notable population, the amenities demanded by those who can afford the very best are found in Carmel in abundance —shopping, entertainment, education and, of course, cuisine. Carmel is a haven of coffee shops and its proximity to fresh seafood, the fertile Salinas Valley and 75+ wineries in the famous Monterey County ensure the very best of dining. World class fishing, kayaking, surfing and scuba diving draw water sports lovers to the coast, while others head inland for exciting horseback riding, jogging, walking and bicycling along magnificent coastal bluffs. Nearby are renowned golf courses and tennis courts. Just a couple of hours south of San Francisco, the picturesque ambiance of Carmel extends throughout the town that is redolent with myriads of Hugh Comstock’s whimsical cottages and other delightful architectural styles. “Residents rule!” could be a city motto. Nearby cities provide all necessary commercial amenities, which allows Carmel to focus on keeping its own neighborhoods as livable and resident-friendly as possible. Oh, that no-high-heels-without-a-permit? Carmel treasures its picturesque atmosphere so much, cracked sidewalks and irregular pavement are considered crucial to the ambiance. This law is to prevent unappreciative visitors from suing the city if they trip and fall. But don’t worry. They have no jail. Or cemetery either. Well, there is one grave. For the town dog Pal. The city also used to prohibit selling and eating ice cream on public streets. But Clint Eastwood got that one overturned. Needless to say, property is so coveted in Carmel-by-the-Sea, those seeking to live here or nearby naturally turn to those respected “Purveyors of Fine Homes & Estates,” Alain Pinel Realtors, voted the Best Real Estate Company in Monterey County (among its other many awards). Owner/broker Judith Profeta heads a team that knows this unique city and surrounding areas intimately, who are as active personally in the community as they are professionally. Through them, new residents always find luxury properties that exceed their expectations.

oronto — voted one of the World’s Most Livable Cities — is a city with plenty of bragging rights.

Zoo, by the way, won “Top Cellphone Recycler” in a competition of North American Wildlife Organizations.

For example, looking for the longest street in the world? You’re in luck! Part of it is here in Toronto. Yonge Street starts at Lake Ontario, runs through Toronto as Highway 11, and ends at the Minnesota border, a distance of 1178 miles.

Only New York and London boast bigger (tho perhaps not livelier?) theater districts than Toronto. Greektown boasts one of the highest concentrations of restaurants per kilometre in the world. And the shopping . . . well, it’s world class, too!

Beautifully sited on the northwestern shore of Lake Ontario, Toronto anchors the exciting, ever-excelling “Golden Horseshoe” region. Its unique location makes it an important entrance/exit point for Canada and the United States.

Let’s not forget sports. Toronto boasts seven major league sports teams: hockey (Maple Leafs), baseball (Blue Jays), basketball (Raptors), Canadian football, soccer (mens) and two pro women’s soccer leagues. The National Football League’s Buffalo Bills play selected games in Toronto.

Voted one of the “World’s Most Diverse Cities,” Toronto’s eclectic population excites an international flavor in everything from education to entertainment, from fine shopping to diverse cuisine and, most importantly, in its wide range of arts and cultural offerings. Over 50 ballet and dance companies, six opera companies, two symphony orchestras and theaters too numerous to count are thriving in Toronto.

Three rivers flow lazily through the city: Humber, Don and Rouge. Their many creeks create deeply forested ravines ideal for parks and recreation trails. Prominent escarpments, remnants of a glacial age, add to the ambiance with beautiful city overlooks and deeply wooded ravines. Public parks abound. Downs view Park won the coveted “Tree City” design award.

Toronto has long ranked as one of the top financial centers in the world, and certainly as Canada’s commercial capital. The Globalization and World Cities (GaWC) Study Group lists Toronto as an “Alpha World City.” Home to the Toronto Stock Exchange, the world’s seventh largest by many gauges, Toronto’s wide range of leading economic sectors have attracted an affluent international community which has shaped the city into an ideal environment for raising children. Toronto’s advantageous site attracted Anglo settlers and the area grew until 1813 when — during the War of 1812 — it was burned to the ground by American soldiers. In part in retaliation for this fire, British trips later burned Washington, DC. Today all is peaceful, so peaceful, in fact, Toronto is considered one of the safest major cities in North America. One of the world’s major tourist draws, Toronto boasts one of the world’s largest Zoos and the only real, full-sized castle in North America (Casa Loma). Built as a private residence around 1910, Casa Loma had 59 telephones! The movies Chicago and parts of X-Men were shot there. The Toronto

“Eclectic” describes Toronto’s building scene as well, ranging from multiple luxury high rises to the historic Distillery District, North America’s largest and best-preserved collection of Victorian era industrial architecture. This was once the largest alcohol-processing center in North America. It’s now renovated into a pedestrian-oriented neighborhood of arts, culture and entertainment. In fact, historically-preserved and treasured neighborhoods exist all over Toronto, according to Michael Kalles of Harvey Kalles Real Estate Ltd. It’s said if you have a multimillion-dollar residence to sell, or want to acquire one, your first call should be to Kalles Real Estate. Catering to the elite, “carriage-trade,” Kalles is a generational firm, whose reputation and mode of operation helped it not just survive but to actually thrive during economic downturns. Sharp decisions to quickly utilize social media and other advances in sales technology combined with the company’s firm commitment to keep its focus on relationships with clients are key to Kalles’ success in Toronto’s affluent communities. Michael Kalles recently joined the prestigious Haute Living Real Estate Network. This exclusive circle of leading real estate agents is invited to bring opulent estates and luxury properties to Haute Living readers.

Welcome to Roatan The Island Jewel of the Western Caribbean T

he island of Roatán is a place few have ever seen, yet over $500 million in luxury development projects are currently under construction. Roatán is magnificent. Clear water, great climate, lush, hilly, friendly, and modern in the ways you want in a resort destination. Indeed, Roatán is one of those few remaining places that seems untouched…and it’s a little over two hours from Texas! Roatán, located between the islands of Útila and Guanaja, is the largest of Honduras’ Bay Islands. The island was formerly known as Ruatan and Rattan. It is approximately 60 kilometres (37 mi) long, and less than 8 kilometres (5.0 mi) across at its widest point. The island consists of two municipalities (out of a total of four in the department): Jose Santos Guardiola in the east (named for the former president of Honduras) and Roatán (also including the Cayos Cochinos) further south in the west. The most populous town of the island is Coxen Hole, capital of Roatán municipality, located in the southwest. Other important towns include French Harbour, West End, and Oak Ridge, the capital of Jose Santos Guardiola municipality. The easternmost quarter of the island is separated by a convoluted channel through the mangroves that is 15 meters wide on the average. This section is called Helene, or Santa Elena in Spanish. Satellite islands at the eastern end are Morat, Barbaretta, and Pigeon Cay. Further west between French Harbour and Coxen Hole is Barefoot Cay. Known as Burial Key until 2001, Barefoot Cay now is privately owned and houses a luxury resort popular with celebrities. Located near the Mesoamerican Barrier Reef, the largest barrier reef in the Caribbean Sea (second largest worldwide after Australia’s Great Barrier Reef), Roatán has become an important cruise ship and scuba diving destination in Honduras. Tourism is most important economic

sector, though fishing is also an important source of income for islanders. Roatán is located within 50 minutes of LGS. The island is served by the Juan Manuel Gálvez International Airport. HISTORY The pre-Columbian indigenous peoples of the Bay Islands are believed to have been related to Paya, Maya, Lenca or Jicaque, which were the cultures present on the mainland. Christopher Columbus on his fourth voyage (1502–1504) came to the islands as he visited the neighboring Bay Island of Guanaja. Soon after the Spanish began raiding the islands for slave labor. More devastating for Native American communities was exposure to Eurasian infectious diseases to which they had no immunity, such as smallpox and measles. Diseases ran in epidemics, and no indigenous people survived. Throughout European colonial times, the Bay of Honduras attracted a diverse array of individual settlers, pirates, traders and military forces, engaged in various economic activities and playing out political struggles between the European powers, chiefly Britain and Spain. Roatán and the other islands were used as frequent resting points for sea travelers. On several occasions, they were subject to military occupation. In 1723/1724 an approximately 20-year-old-man from New England, Philip Ashton, managed to survive as a castaway on the island for sixteen months until he was rescued (see Edward E. Leslie, Desperate Journeys, Abandoned Souls, 1988, pp. 100–120). During that time they were governed by self-proclaimed King Kyle Edward Chauncey, a redhaired white man leading mostly Spanish speakers among those of European descent. In contesting with the Spanish for colonization of the Caribbean, the English occupied the Bay Islands on and off between 1550 and 1700. During this time, buccaneers found the vacated, mostly unprotected

islands a haven for safe harbor and transport. English, French and Dutch pirates established settlements on the islands. They frequently raided the cumbersome Spanish cargo vessels carrying gold and other treasures from the New World to Spain. In 1797, the British defeated the Black Carib, who had been supported by the French, in a battle for control of the Windward Caribbean island of St. Vincent. Weary of their resistance to British plans for sugar plantations, the British rounded up the St. Vincent Black Carib and deported them to Roatán. The majority of Black Carib migrated to Trujillo on mainland Honduras, but a portion remained to found the community of Punta Gorda on the northern coast of Roatán. The Black Carib, whose ancestry includes Arawak and African Maroons, remained in Punta Gorda, becoming the Bay Island’s first permanent post-Columbian settlers. They also migrated from there to parts of the northern coast of Central America, becoming the foundation of the modern-day Garífuna culture.

early colonists, as well as in the other areas inhabited chiefly by islanders rather than former mainlanders. But in terms of population and economic influence, the mainlander influx was dwarfed by the overwhelming tourist presence in most recent years. Numerous American, Canadian, British, New Zealand, Australian and South African settlers and entrepreneurs engaged chiefly in the fishing industry, and later, provided the foundation for attracting the tourist trade. The rapid and dramatic demographic changes that Roatán has experienced in the 21st century has contributed to the complexity of the environmental challenges of the island. In 1998, Roatán suffered some damage from Hurricane Mitch, temporarily paralyzing most commercial activity. Native islanders claimed the storm broke three previously undisturbed Aguila shipwrecks.

The majority permanent population of Roatán originated from the Cayman Islands near Jamaica. They arrived in the 1830s shortly after Britain’s abolition of slavery in 1838. The changes in labor force disrupted the economic structure of Caymanian culture. Caymanians were largely a seafaring culture and were familiar with the area from turtle fishing and other activities. Former Caymanian slaveholders were among the first to settle in the seaside locations throughout primarily western Roatán. Former slaves also migrated from the Cayman Islands, in larger number than planters, during the late 1830s and 1840s. Altogether, the former Caymanians became the largest cultural group on the island.

CARACOLES The Caracol people are an English-speaking people who have been established in Northern Honduras (specifically, the Bay Islands) since the early 19th century. They are chiefly of European and British-AfroCaribbean descent. Caracol is Spanish for “conch, snail or shell”, and relates the people of the Bay Islands to their unique environment and their sea-faring culture. In its current usage, the term caracol refers to all people born in the Bay Islands region, and their descendants. The region of the Bay Islands encompasses the three major islands of Roatan, Utila, and Guanaja, and the smaller islands or keys. These people are also called “Islanders,” especially locally.

For a brief period in the 1850s, Britain declared the Bay Islands its colony. Within a decade the Crown ceded the territory formally back to Honduras. British colonists were sent though, and asked William Walker, a freebooter with a private army, to help end the crisis in 1860 by invading Honduras; he was captured upon landing in Trujillo and executed there.

Over time the form of English spoken by the Caracol has changed. The language differs mostly in morphology but also in pronunciation and accent and, to a lesser extent, in syntax and vocabulary, from the English of the other British Caribbean colonies. They are similar enough to be mutually intelligible.

In the latter half of the 19th century, the island populations grew steadily and established new settlements all over Roatán and the other islands. Settlers came from all over the world and played a part in shaping the cultural face of the island. Islanders started a fruit trade industry which became profitable. By the 1870s it was purchased by American interests, most notably the New Orleans and Bay Islands Fruit Company. Later companies, the Standard Fruit and United Fruit Companies became the foundation for modern-day fruit companies, the industry which gave Honduras the sobriquet “banana republic”. The 20th century saw continued population growth resulting in increasing economic changes, and environmental challenges. A population boom began with an influx of Spanish-speaking Mestizo migrants from the Honduran mainland. In the last decades they tripled the original resident population. Mestizo migrants settled primarily in the urban areas of Coxen Hole and Barrio Los Fuertes (near French Harbour). In these areas Spanish is common, with English speakers more common among descendants of

Outdoor grilling and dining is an option on the Northern deck, with upper deck for even fuller views and very much a retreat. This property truly is a treat to behold. Make an appointment for a viewing today. $3,995,000. John Christie, (242) 322-1041,
