MARKETING FOR MAXIMUM EXPOSURE • Price your home strategically so you’re competitive with the current market and price trends. This is one of the most important things when it comes to selling your home. • Competition in the area will be monitored on a weekly basis. • Monthly CMAs will be sent, so you are kept up-to-date with the changes in the market. • Place “FOR SALE” signage with easily accessible information for drive-by prospects. This is key to capturing potential buyers. • Place “Text to Tour” riders on signage to capture potential buyer’s information immediately. • Distribute “Just Listed” notices to neighbors, encouraging them to tell family and friends about your home. • Call 100 homes around your property to introduce your home to your neighborhood. (This is done when we list, go under contract, and close the sale.) • Distribute “Under Contract” notices, including video mail, phone calls, direct mail, and door knocking. • Optimize your home’s internet presence by posting information on MLS. The MLS is a network of thousands of agents worldwide. Local and global MLS systems, which include photographs and a description of your property. Our superior online marketing goes above and beyond; we will list your home on over 15,000 syndicated websites, well above the competition.

• Produce a 360-degree virtual tour of your home, placing it on multiple websites that attract both local and out-of-town buyers when necessary. This technology is new, and less than 0.05% of agents are using this to market. • Hire a professional photographer. This includes the editing and touching up of all photos taken to have our listing stand out above all the rest in the area. • Create a home book, comment cards, and flyers to place inside and or distribute to your neighbors when desired. • Target marketing to active real estate agents who also sell homes in your neighborhood – more people will see your property is for sale. • Target active buyers and investors in my database who are looking for homes in your price range and area. There are over 4,000 contacts in my database alone. • Post a marketing flyer to every agent in our brokerage. We have over 20,000 agents nationwide, and they will all be sent a “Coming Soon” flyer, as well as a “Just Listed” flyer. • Provide you with weekly updates detailing my efforts showing how much MLS activity we have experienced so you can see things as I see them as an agent. • Order a 3D virtual marketing plan of a “Doll House” image with the subject property. Buyers will be able to tour the house as if they were standing inside looking at it. This will help with all out of state purchasers and people who may be on the fence about coming to look at your house. • Order drone aerial images when necessary. • Open houses when requested. These will be strategically planned according to our marketing calendar. This varies according to neighborhoods and willingness of home sellers.

MARKETING YOUR LOCATION According to real estate convention, the three most important criteria to consider when buying a property are: LOCATION, LOCATION, LOCATION. In fact, buyers are often attracted to a general location, a neighborhood, or even a certain street, well before settling on a specific home. Understanding your location’s positives and negatives is important when determining price, and very significant in the marketing of your home. Misconceptions, preconceptions, and knowing the nuances of your home can make a significant difference in how a home is marketed, when it’s shown, and how it is positioned — one person’s displeasure can be another’s delight!

PRESENTING YOUR HOME First impressions are lasting. Preparing your home is one of the most difficult, emotional, and critical steps to maximizing its value — together we will review, recommend, prepare, and create an environment that is appropriate for the type of buyer looking to purchase your home. SIGNAGE The trusted yard sign is the #1 way to show your home is for sale. It is fast, effective, and easy to spot, and directional signs help guide people to the home.
NOTIF Y TOP LOCAL AGENTS Contacting and connecting with top local agents in the area is more than just a professional courtesy, more often than not, it is all you need to do. Realtors are in constant communication with their clients; they will know if there is a buyer or a listing available for purchase.

SHOWING THE HOME Your home needs to be ‘show ready’ at all times — this can be difficult to balance if you are still living in the home. However, we must ensure preparations are done up front — unnecessary items removed, space has been created, and a plan implemented for the best times to show the home; then the final prep and inviting touches are easy for us to add around your busy schedule. Every buyer will be pre-qualified. During the showing, a fully guided tour will be provided to ensure that the features and nuances are showcased and explained to maximize the perception of value.

DOWN TO THE MONEY One major concern people have when purchasing a home with a mortgage is how much money they will need to pay upfront. While I cannot give you an exact number, here is a breakdown of average cost(s) to help you visualize your monetary outcome after the sale. • An earnest money deposit is the money put down on the house you want to buy. It’s used to show sellers that you are serious about purchasing their home. Assuming all goes well and you buy the property, you can opt to have the money returned at the close of escrow or added to your down payment.
• A home inspection is typically the first step after going under contract to do our buyer due diligence. This cost can be anywhere from $250-$400. As this is an optional expense, we highly recommend for buyers to get a home inspection as there are things we can’t always see beneath the surface.
• Closing costs are the monies the bank requires you to put down upfront to ensure you are a proper client with good standing. There are loans for 0% down. If you do not qualify for these loans, do not despair. In this market, it is commonplace for buyers to ask the seller to pay for their closing costs. Remember, if you do not have the cash to pay for closing costs, you may need to offer more on the house for the sellers to agree to pay for them.
• Appraisal money is negotiated in the contract. If the buyer is paying for their appraisal, the cost can run anywhere from $350-$550. • Plumbing inspection is typically done during the same time as the home inspection. This bill could cost about $80 for a standard inspection or $180 for the plumbing to be scoped with a camera. • Termite inspection is typically done at the same time as the other inspections and can cost $50-$150 depending on the company doing the inspection.

FLASH YOUR BADGE! 1. New Construction 2. Open Houses 3. For Sale By Owners • One of the most common things that buyers do is go into new construction home sites. This is perfectly fine; just be sure to flash your badge. This simply means that when you walk in, be sure to show them our business card to ensure if one of those homes is the right home for you, we can properly represent you. • A past client of ours, Deirdre, went into a new construction site because her friend had moved there, and she ended up buying the exact same floor plan her friend had bought and saved $9,875.00 because she had representation. • Some new home sales offices may tell you that you can save money if you do not use an advisor - this is proof that many people have actually lost money by not being properly represented. • Open houses are typically used for agents (not advisors) to generate leads for purchases. Do not be surprised if they ask if you have an agent — just flash your badge and check out the property! • If the home is right for you and the agent asks if you would like to write an offer and the answer is yes, be sure to call us directly and not say anything to the other party. Any words spoken could end up being used against us in the time of negotiations. • For sale by owners are commonly known as “will list sooners.” They wanted to try out selling on their own, and many are open to paying a commission with the buy-side of a transaction. If you see one you would like to preview, give us the number you see on the sign, and we can schedule accordingly.
