Carstensz Capital Partners is a group of residential development and finance entrepreneurs located in the Capital Region. We are a vertically integrated private lender with expertise in all tiers of the residential real estate space to include valuation, development, construction, asset management, disposition, loan origination & servicing, and loss mitigation.

Carstensz provides short-term financing for residential real estate development needs from Richmond to Baltimore, with a hyper-focus on the District of Columbia and its nearby cities. Debt facilities provided are typically for renovation and resale, tear down/rebuild, or condominium conversions. Carstensz does not provide residential mortgages for owner-occupation or renter-occupied properties.

• Underwriting Fee: $500

• 2 month optional extension (extension fees may apply)

• Loan Administration Fee: $500

• 12% - 14% interest only payments with balloon at term end • 3 to 4 origination points (depending on location and loan amount) *

• Inspection Fee: $100 - $150 / inspection • Legal and Documentation Fees: $1,000

* 5 origination points for loans $150K and under

• Prior bankruptcy or foreclosures subject to review by Carstensz Capital Partners, but not necessarily a reason to reject a loan

• Minimum of 3 prior development projects completed successfully

• Access to enough capital to support living expenses during development period

• Access to enough capital to complete enough construction for the first loan draw

• Loans are only made to development legal entity in good standing with the county and state of formation



P R OP E RT Y C R ITE R I A • First liens only • Single family renovation, town home/row house renovation, tear down/rebuild, or condominium conversions (no condominium renovations or manufactured homes)

• Loans primarily made based on the After-Repaired Value (ARV) • Construction scope, budget, and schedule must be submitted with application

• Valuations and/or appraisals must be ordered by Carstensz Capital Partners and performed by internal analysts and a third-party

• Properties should be located in or around the Washington, D.C. MSA
