ACTIVE HOMES PRICE RANGE

A WORD FROM PAUL GRAFF Y After a slower than expected start to the year, our market is showing some encouraging signs. March sales were brisk with 1,252 closings, just 52 sales short of the same period last year. As a result, year-to-date sales are starting to catch up with those of 2018, trailing by 8.7% as of March 31st. First quarter condo sales show a sharper decline than sales for single-family homes, trailing Q1 2018 by 15.6% and 0.4%, respectively. It’s not uncommon, when the market cools off, that the sales pace of condominiums slows more sharply than that for single family homes. Although inventory levels are higher than that of a year ago, months of supply is still in check at 8.7 months, reflecting balanced market conditions.

After several months showing a higher number of new listings taken compared to the prior year, new listings for March were down by 5.5% compared to the same period in 2018. Uptown, downtown, and all around the town changes abound. First, two new major projects have been confirmed. In Old Naples, the long deserted Third Street Plaza will officially make way for a swanky new boutique hotel. And on the beach, plans for the new Naples Beach Hotel have been approved, and work

will commence soon. In midtown, the former Hollywood 20 has been repaired and updated following Irma. Regal Naples now offers reclining leather seats, 4DX, and IMAX screens.

Nearby, Lucky’s Market has opened its newest store, and it’s fantastic. Over at Waterside Shops, Athleta and J.Jill will be opening soon near Nordstrom, as will the newly redone White House/Black Market. The new and improved Apple Store, Carolina Herrera, and an expanded Rolex/Tourneax, in the space vacated by DeBeers Jewelers, are all scheduled to open this fall. Louis Vuitton, also under renovation, has moved temporarily to the former Hermes location. Meanwhile, at Artis-Naples, work on the Baker Museum continues and looks like it will be spectacular. And finally, at Mercato, Second Cup has sadly shuttered, while its newest residents, Rocco’s Tacos, TooJay’s delicatessen, and Hampton Social appear to be off to a strong start. Susie and I recently had a delicious lunch at Hampton Social, formerly McCormick & Schmick, and hope they do well. Parking remains tough over there, but it’s worth the little extra trouble.
