ACTIVE HOMES PRICE RANGE

A WORD FROM PAUL GRAFF Y Balance and stability continue to define the combined Naples, Bonita, Estero, and Marco Island real estate market. With 7.32 months of inventory, the relationship between supply and demand remains in check. Sales during the months of April and May were brisk, outpacing those of last year by 9% and 8%, respectively. Year-to-date sales are now on par with those of this time last year, closing the 15% gap posted at the end of February. Closed sales over the past 12 months exceed those of the previous period by 4.7%. Average and median prices for sales over the past 12 months remain stable, posting no appreciable change when compared with the preceding 12-month period. I never get tired of informing you that John R. Wood Properties remains in the top position, not only in the combined Naples, Bonita, Estero, and Marco Island market, but also in Southwest Florida as a whole!

There is so much going on here during the off-season. The intersection of 3rd Avenue South at 8th Street South will be CLOSED beginning Monday, July 8th, for approximately two months for roundabout construction. 8th Street South, north of 3rd Avenue South and south of Central Avenue, will remain CLOSED for utility improvements. Closure should last approximately through August. The Mystique condo in Pelican Bay has received a temporary Certificate of Occupancy. The Naples Beach Hotel redevelopment project has gained final

approval from the City of Naples and Collier County. The former Ooh La La store on Neapolitan and 41 has been transformed into a new First Watch restaurant. The new Ritz garage is making visible progress. The Baker Museum, The Apple Store at Waterside, and the massive Oakes Farms Market on the corner of Immokalee & Livingston will all open in November. Third Street Plaza will be razed in September to make way for a new boutique hotel. Also in September, the former Sears in Coastland Mall will be razed to make way for a new high-end theatre/dining complex. K-Rico’s Mexican Grill has opened at Bayfront where Roy’s used to be. And there is a lot going on at Waterside Shops. Besides the new Apple Store there will be a restaurant (TBA) going in, PELOTON fitness center will be going in between True Food Kitchen and Lilly Pulitzer, Rolex will be taking over the DeBeers spot, J. Jill will be opening in the Nordstrom’s wing, SEPHORA will be opening next to Pottery Barn, Perserico has been replaced

by Tourneau watches, Bulgari Jewelry will be where Starbucks once was, and the new Louis Vuitton is taking shape quickly.

Finally, The Naples Players under director/choreographer Dawn Lebrecht and music director Charles Fornara have hit it out of the ballpark, again, with a fantastic production of Mamma Mia, the ABBA musical. It is silly, hilarious fun, and exceptionally well sung and danced. Don’t miss it. Box Office: 239.263.7990.
