ECONOMIC FACTORS AFFECTING REAL ESTATE Today’s real estate market is characterized by rising home values, low housing affordability, increasing interest rates, and limited housing inventory.

THE HARTER GROUP IS EVERYWHERE!

1. The interest rate for a 30-year fixed rate mortgage is now approximately 4.6 percent. An increase in interest rates will decrease purchasing power and buyers will need to look at less expensive homes or make higher monthly payments. Home prices may correct as a result.

2. Loan refinances as a percentage of mortgage originations have decreased. We may see a loosening of credit standards to improve purchase volume.

3. Bubble or Correction? Certainly prices have surpassed the 2006 price levels in many areas, however, the conditions that led to the 2006 crash (easy credit, speculation, etc.) do not exist today. An argument can be made that pricing corrections may be coming as historical housing cycles have lasted seven to ten years. We are in year nine of the recovery.
