Since the start of the year, Austin and the Texas metros continue to not only outperform the rest of the country, but most of the world economically. The strength of the local market continues with its strong employment growth and quality real estate economy.

Lack of inventory - The tightness of the market is obvious with values and rents continuing to increase across the market through 2018. Inventory shortage will continue in both new and resale residential inventories, which in turn are below equilibrium, creating a seller’s market.

Economy - Nationally, regionally and locally economic trends are still positive, but Austin’s continues to stand out. Realize that the local economy is one of the best in the country, and that strength should continue through 2018. Locally and nationally we continue to see expanding payrolls, low unemployment, solid consumption growth and regionally strong housing market and a nationally improving housing market.

Rental demand continues to be strong - with rents in all channels continuing to improve. Before there seemed to be a concern about overbuilding and rent concessions, but that seems to have gone away.
