Are you ready to sell your luxury home? There are so many little things to remember, just ask yourself often, “How would this look to me if I were a buyer?” If you do these things, your home WILL stand out!

Placing a home on the market is simple; you find a Realtor, sign the listing papers, put up a sign and Voila, your property is on the market! Sounds easy, but will those three simple steps actually sell your luxury home? Maybe, maybe not! There are many variables involved which sellers are unaware of that play a big part in whether you are successful in your endeavor to sell a property or not. There of course are times when selling is much easier, especially when the U.S. and local economies are cooperating and your property is located in an area where there is a high demand for luxury properties and little inventory to choose from. Then there are those other times when the economy is sluggish with many homes on the market and a void of buyers. Tough economic times are especially tough on owners of luxury properties. The luxury home market in Asheville and Western North Carolina is today experiencing relief from the

difficult times we have experienced over the last five years, but it is not completely back to where it was, nor where we hope it will be again. So if you own a luxury home and have decided to or need to sell, and want to give it the highest possibility of selling for the best price possible in 2014, here is my checklist for you: PREPARE YOURSELF MENTALLY TO SELL - Have you and your partner or family truly come to terms with the fact that you are moving? As corny or new age as it sounds, I believe that buyers will feel your energy. If you put your property on the market and you really don’t want to sell or feel sad about leaving, or if there is a part of you or your family that is not ready to move on, buyers will feel that when they walk through your home, even if you are not physically there when they visit it. How many times have you decided against something because it did not feel right? If you have not done it yet, you need to come to terms with the fact that you

are moving, and get everyone else on board with it. Get excited about where you are going and all the good that will be coming to you with this next step in your lives! When you arrive to this place of acceptance, you are making room for someone else to call your house their home. Buyers will feel the openness and possibilities as they walk though. If you are not mentally ready, buyers may love every aspect of your home, but it is highly likely that they will not FEEL right about it, and if it does not FEEL right to them, they won’t be buying it. PRICE IT TO SELL – When you are ready to or need to sell, make sure you price your home carefully and correctly. If it’s not priced correctly, you stand the chance of losing money by selling it too low, or not selling it at all because it is priced too high or even too low. Traditionally, home prices are established by sampling recent sales of properties similar to yours. In the current market what I believe is even more relevant are the asking prices of similar properties to yours that are active for sale on the market. You need to know who you are competing with! One of the greatest mistakes of sellers today is believing that their property is worth more than it actually is, then pricing it too high and suffering the frustration and sometimes financial consequences of not selling it at all. If you are ready to sell your home, price your property competitively, but not too low. Make your home financially appealing to buyers… and maybe even leave a little money on the table for the next guy. In the long run I believe you will come out ahead! GET YOUR HOUSE READY TO SELL - When we are living in a home and especially when there are children, it can be filled with things that make us feel good such as photos of great times, gifts from friends or family, books, etc.

Spring 2014 | Fine Homes of WNC 13

We leave things on the counters and shelves that make life easier for us, particularly in the kitchen or bathrooms. But now you are selling your home and you need to get it ready to present to its new owner. Let the words “Simple, Neutral and Elegant” guide you! Pack up all those photos and frames, and leave a couple if you must! Pack up overcrowded bookshelves and tables, leaving just enough so the home feels lived in, yet simple and elegant. Floors and rugs should be immaculate; walls should be beautiful and clean. All lights need to be working, all windows and doors in good working order and clean inside and out. Make those little repairs that you may have been procrastinating about; don’t give a buyer any chance for a negative impression. You are selling a luxury property and luxury buyers will be impressed with your attention to those details. Outdoors you will need to keep your lawn and gardens especially well manicured while you are selling. If you have a pool, it should be pristine and open when you are showing. There are so many little things to remember, just ask yourself often,“How would this look to me if I were a buyer?” If you do these things, I assure you that you will be doing much more than most people to get their luxury home ready to sell. And your home WILL stand out! STAGING – If you will be moving before your house is sold or have already moved and your house is empty, you need to consider having your home professionally staged. Your Realtor should be able to recommend a couple of local companies that specialize in staging luxury or high-end homes. Don’t put your house on the market empty if at all possible. When buyers are looking at homes, they are comparing your house to every other property they have seen and they will make their decision on practical information as well a FEEL. A home that is simply and elegantly furnished or staged will always FEEL better than an empty house. Studies overwhelmingly show that a nicely staged home will sell faster and for more money than an empty one. HIRE A REALTOR – Now you are truly ready to sell your home, and you need to make sure you hire the right 14 Fine Homes of WNC | Spring 2014

person for the job. Luxury properties demand a different set of Realtor skills than homes that sell for under $500,000. Buyers of high-end properties are often harder to please and more difficult to attract. It’s like fishing; many of the great fish require much more sophisticated flies, bait or lures if you are going to catch them. Not all good agents operate effectively in the upper-tier market. It is a market segment that requires special competencies. Take your time and look around to see who is doing it the way you want it done for your home. When you hire a Realtor who you will do it right, you will be able to lean on him or her to make sure that your property is presented to the market in the way that it deserves. When a luxury property is presented to the market appropriately, it will get more inquiries, more showings, and will sell more quickly and for more money than a property that is not. It’s that simple. Selling a luxury home is not rocket science, but it needs special attention and considerations. If you take the above points to heart and follow the advice offered, there is no guarantee that your home will sell, but I promise you your chances of it selling in 2014 will have improved tremendously! Good luck!

There’s something special about Blackbird Frame & Art When they discovered a family of blackbirds nesting at the new Merrimon Avenue location of their business, Pat & John Horrocks knew they had found the right home for BlackBird Frame & Art. Now, 11 years since moving their custom framing business to Asheville, they have purchased the building and consolidated the operation at that location. For 23 years, the Horrocks have guided their business along a path different from the typical frame shop. “We’re not satisfied with the usual options,” says Pat, pointing to the large and varied selection of frames in the shop’s comfortable design room. “We present the finest traditional designs in a wide price range, but more adventurous selections, too, like welded steel, copper, molded Lucite, handpainted frames, and a large assortment of inlays.” BlackBird showcases WNC’s largest selection of “period” frames - reproductions of classic styles - and striking modern designs in gold leaf, many of them hand-carved. John maintains,“Asheville not only deserves, but demands, a framer at least equal to those of much larger cities, and that is our aim.” They appear to be hitting their mark. Charles Buzzanell, M.D., of Blue Ridge Pain Management & Palliative Care, says, “This is the finest framing studio I have experienced, including past dealings with reputable framers in Washington, D.C. and New York City. Always a joy to work with their staff.” And the staff is key to BlackBird’s success - eight experienced professionals offering creative design, sound advice on preservation, skilled craftsmanship, and services that include delivery and installation. Many new homeowners, and even several homebuilders, have discovered the beauty and value of framed mirrors in today’s upscale bathrooms, and BlackBird offers thousands of custom-sized mirror-frame choices. The shop presents a host of environmentally sustainable options, too, like repurposed woods salvaged from barns and other buildings, locally-crafted tree bark frames and an ever-expanding range of mouldings that meet FSC-certification standards for sustainable practices. Another BlackBird client, Nancy Ackermann Cole, says,“As a former gallery owner, I knew my standards were very high, but, in time, I found the excellence I sought in BlackBird. Now I wouldn’t trust anyone else with my artwork.” Comments like that, and patronage by the region’s top interior designers, lead to one conclusion - there’s something special about BlackBird. BlackBird Frame & Art is located at 365 Merrimon Avenue, just 3/4 mile north of downtown Asheville. Hours are 10-6 weekdays and 10-3 on Saturdays. For more information, call 828-225-3117 or visit www.blackbirdframe.com. Pat & John Horrocks 24 Fine Homes of WNC | Spring 2014

Spring at the Biltmore Estate

26 Fine Homes of WNC | Spring 2014

rom March through May, flowers take center stage at the Biltmore Estate with lavish orchid displays and thousands of spring bulbs in bloom. You can find them in magnificent gardens designed at the turn of the 20th Century by renowned landscape architect Frederick Law Olmsted. "Spring Bloom" provides constant changes in Biltmore's gardens. The progression of blooms dictated by Mother Nature constantly unveils different flowers and new color combinations, resulting in a unique show for visitors to enjoy each week during Biltmore Blooms. 2014 Bloom Reports To stay up-to-date about what's in bloom throughout the season, sign up for weekly bloom reports from Director of Horticulture Parker Andes and notifications of Biltmore's featured "flower of the week" at Biltmore.com/WhatsBlooming. Orchids The earliest spring days kick off the celebration with two opulent orchid displays – one in the Winter Garden inside Biltmore House, the other, a year-round orchid display located in the tropical Conservatory. At Biltmore House and the Conservatory, visitors can expect to see close to 1,000 orchids in bloom. For a limited time, just through the beginning of April, guests will have the rare opportunity to step into the Winter Garden in Biltmore House to admire the sights and fragrances of a special orchid collection. This light-filled, glass-domed garden room was once used by the Vanderbilts to relax and entertain in their home while surrounded by lush exotic plants. The room is typically roped-off to guests during tours of Biltmore House, but will be open for a limited time. "Some of these orchids will experience their peak bloom in March and early April, so we like to give our guests a chance to see these unusual and colorful blooms up-close in the same way the Vanderbilts enjoyed them –

A Secret Treasure... Jones Cove

In 1985, when Alan and Laura Haney bought 100 acres of land in Jones Cove with friends Steve and Elizabeth White, they of all people, knew a choice tract of land when they saw it. Haney founded the now renowned Environmental Studies Department at Warren Wilson College and was the soon-tobe author of Restoring Ecological Health to Your Land . The Whites were organic farmers and Steve White was a colleague of Haney’s at Warren Wilson. Located between Asheville and Warren Wilson College in the beautiful Riceville valley, the gently sloping cove that Haney and White had fixed themselves on had full southern exposure, adjoined the Blue Ridge Parkway, was protected from the north winds by the Tanbark and Swan mountains which formed it, yet had expansive views of the Bull Creek valley, not to mention it was abundant with springs and creeks and surrounded by native woods that were never fully clear cut by loggers. The Haneys also embarked on building an innovative house on their cove property with the help of a friend and fledgling architect now one of Asheville’s most prominent architects ‚ Jim Samsel. The house was an innovative passive solar design conceived for maximum energy efficiency.

32 Fine Homes of WNC | Spring 2014

In 2007 a writer and his architect wife purchased the Haney house and undertook a complete green renovation and addition, maintaining all of the passive solar characteristics of the original design and adding features like salvaged heart wood details, mineral plasters, a new kitchen and bathrooms. They even improved on the energy efficiency with materials like foam insulation and new windows. Haney and White subdivided and sold a few tracts to other like-minded environmental educators and committed long-time locals who over the years have assured the pristine environment of Jones Cove was preserved, some of it in perpetuity in environmental easements given to the Southern Appalachian Highlands Association. Among the other neighbors in this unique community were Roger McGuire, a former executive for Southern Living Magazine, and founder of Public Interest Projects which protected much of the historic architecture in downtown Asheville and others who have lived in the Cove for over sixty years. Jones Cove is truly a secret treasure in East Asheville and those who get to call it home win the prize!

Relax in Yancey County You probably already know that Yancey County is known as the “Heart of the Blue Ridge” and the “Gateway to Mt. Mitchell”, but we thought we would let you in on a few other reasons why you should visit or relocate. Yancey County is home to six of the tallest peaks east of the Mississippi, including the highest, Mount Mitchell and bordered by the Blue Ridge Parkway to the southeast, and the Appalachian Trail to the northwest. Along with the highest elevation come cooler summer temperatures & astonishing views. It really is a retreat for all seasons! We are also considered a natural spot for outdoor enthusiasts for hiking, mountain biking, camping, fly fishing, and rafting on the Toe River. Take a relaxing drive through the country and enjoy the Quilt Trails of Western North Carolina with so many amazing quilt design blocks to view. Some will be on old rustic barns, some are located on businesses, but they all have a story to tell. After your drive, stop and have lunch at one of the quaint little restaurants with that southern hospitality that we enjoy on a daily basis. Mark your calendar for the first weekend in August as we will be hosting the 58th Mt. Mitchell Crafts Fair. The streets are lined with over 200 artists sharing their beautiful talent with us. There is something for everyone! You will find blown glass, handmade jewelry, candles, soaps, carved wood furniture, and of course pottery. Did we mention the food & local entertainment? Just be sure to bring a chair to sit under the shade tree and enjoy fresh BBQ, homemade ice cream, & cold lemonade. Need more reasons to visit? A short drive and you can also enjoy the N.C. Museum at Emerald Village in Little Switzerland. Home to 7 real mines, you can take an underground tour of a historic mine. You can even do gold panning or there is a variety of gem buckets available to purchase. Experience the excitement of finding beautiful gem stones that you keep or can have made into unique, one of a kind piece of jewelry. Visitors are always welcomed at the famous Penland School of Crafts where you can view and purchase some of the amazing work created by artists and instructors. Tours are available at the gallery and studios. It doesn’t take long to notice the unhurried atmosphere and the friendly neighborhoods throughout the community. We are only a short distance from major airports, approximately 45 minutes from the Asheville airport, 2 hours from the Charlotte airport, & 4 hours from the Atlanta airport. Allegiant Air now offers nonstop flights from Asheville to Florida at great rates. Premier Mountain Properties Inc. is a full service Real Estate Agency founded in 1999 & currently has a team of 12 experienced agents that are mostly native to the area with extreme knowledge about the community and surrounding area. Premier Mountain Properties has grown tremendously over the past several years to become the largest independent real estate company in the area and a leader in residential, acreage, and commercial real estate. Located directly off 19E when entering west side of Burnsville and approximately 10 miles from I-26. This is Premier Mountain Properties 3rd expansion. So remember, if you are looking for your primary home, vacation home, acreage, or any commercial property, let the experienced team have the pleasure of making your dream a reality.

riving into the green and rolling 1500 acres that comprise The Cliffs at Walnut Cove can be a jaw-dropping experience. From the signature Jack Nicklaus golf course to the forested nature trails to the scenic splendor of the surrounding mountains, visitors will discover a rare gem of a community just ifteen minutes from sheville. With the dramatic vistas of the Blue Ridge serving as a backdrop, the Cliffs at Walnut Cove offers potential buyers a diversity of luxurious options to suit every lifestyle, from expansive estates homes to the low-maintenance ease of a European-style townhouse. The elegant townhomes of Club Village and Fairway Commons offer pedestrian-friendly access to the 19,700 square foot Golf House and both ine and casual contemporary merican dining at The Tavern. In a wooded knoll hemmed by very and Powder Creeks, the Millstream enclave offers low-maintenance, single-family homes for fans of long forest strolls and regular matches on the nearby Har-Tru lighted tennis courts. Close by are the Cove Park Homes, similarly low-maintenance and just a hop, skip and a jump from a irst-class itness facility itted with indoor and outdoor pools and a highly trained staff to help residents achieve all of their itness goals.

The beautiful surroundings encourage The Cliffs’ residents to enjoy a myriad of recreational opportunities. Six miles of nature trails wind through various woodland habitats, where hikers can use trail guides from the Dubose Nature Center to identify lora and fauna. Interesting people from all over the country are moving to the Cliffs, and almost twenty new custom homes are currently under construction. I spoke to Walnut Cove resident and Cliffs Preferred Builder Nancy Thompson who said “Thompson Properties has been building for nine years. 2014 will be our best year yet! Helping people build their dream homes is so very rewarding. I love welcoming my new neighbors to such a warm, friendly community.” No matter how many times I visit, I’m always struck by the magni icent landscape and the graciousness of the community. The Cliffs at Walnut Cove will always feel like home to me. nd I’d be so happy to help you ind yours.

Wolf Laurel Resort ... a mountain treasure by Jane Wallin Founded in 1965, Wolf Laurel has evolved from a family owned mountain – into an active community minded resort. With approximately 5,000 acres, 600 homes and 1300 property owners, Wolf Laurel is larger than some mountain town. Our 24 hour gated resort is located 4 1/2 miles from I-26 at exit #3, and approximately 30 minutes from Asheville, NC, making it convenient to participate in the culture venues offered in nearby Asheville. Wolf Laurel boasts an elevation over 5,000’ with most homes at elevations between 3800-4800’. Our elevation offers special appeal during the summer months with a welcomed relief from the heat for our southern neighbors. Wolf Laurel Country Club (WLCC) is home to 10,000 sq ft of elegant country dining, a full service bar, and pro-shop. Ladies enjoy “Bridge” day every Tuesday. WLCC hosts a Golf Tournament & Dinner for our local Hospice of Madison County generating approximately $50,000 each year. Other activities include a Fashion show, July 4th vendors participating with crafts and home baked goods. The putting green and country club have been the beautiful venue for weddings, with several surprise proposals under our belts! The William Lewis designed golf course is a challenging 18 hole course with some of the most breathtaking and dramatic mountain vistas in the country. It is a 6,300 yard golf course from the blue tees with a USGA slope rating of 132, and fairways that wrap around our mountainsides for awe-

some scenery. Our signature hole drops more than 150’ from tee to green. With our scenery it may be a challenge to concentrate on golf! One very unique feature is our direct access to the Appalachian Trail. The AT runs along the northern boundary of Wolf Laurel making hiking a very popular pastime. There are three access points in the resort to the Trail. The Trail runs across “Big Bald Mountain” where NC and TN boundaries meet. Several acres surrounding the AT have been sold to The National Forest to protect this pristine treasure. In summer months, horseback riding is a favorite pastime. With Wolf Laurel having three boundaries joining protected lands, there are many trails to ride “back into the woods”. Many properties in the resort are secluded and join the protected lands giving the privacy a lot of folks seek. The Village Amenity Program offers many activities for your enjoyment. Activities include: Community center with library and Wi-Fi, Tai Chi, Yoga, Summer kids camp, Water aerobics, Swimming & Tennis. Fitness classes including strength, balance, & stretching, Craft & Cooking classes, Tours of the area, Fishing in our Stocked trout pond, and Friday nighters with entertainment from local musicians and storytellers. Choose one or all. With all there is to do here, you may never leave. Being a gated community, you must have an appointment to see the resort. Call today to preview this special place. Whether you come to vacation with us, or become the proud owner of a home, you have the assurance of knowing that we will be here for you tomorrow should you need us… after all, these mountains are our home too!
