MAKING T H E M O ST OUT OF YO U R S M A L L YA R D With the warmer months almost upon us, now is the time to start planning and making improvements to your yard or outdoor space. But if you have a smaller yard, you might feel there isn’t much that can be done with it. This isn’t true! There are lots of things that can be done with a smaller space. But keep in mind, when designing a small space, it is important to focus your ideas and plan. This plan should include which elements you’d like to incorporate into your yard. Functional furniture A backyard is going to need furniture. Utilizing built-in furniture will accomplish that need, while also saving space. You can even dress up your built-in furniture with colorful cushions that can be tied to decor inside your home, as an attempt to expand your space. Set the tone Create the vibe you are craving in your yard with well thought-out zones. This can be done with well-placed benches to create hard angles or other accent furniture to give the appearance of different rooms. The strategic placement of your outdoor furniture, and in turn, outdoor rooms, will transform your small backyard into an intimate retreat. Choose one large focal point A small space will not be able to accommodate multiple large objects. Be selective in your design plans and decide on one large item to include in your design. Once you decide on that larger item, whether that be a small pool, fire pit or dining table, the rest of the planning will fall into place. If you choose a pool, draw guest’s attention with a luxurious pool liner or wow them with your creative poolside seating arrangement. It’s important to know your credit score and correct any errors on the report before you start the mortgage process. Your credit score and report will directly influence the terms of your mortgage and could affect which house you’re able to buy.

Keep your emotions in check. Even with limited supply, there are a lot of houses out there. Be careful not to blow through your budget, get caught in a bidding war, or buy more home than you need. Home Inspections: ARE THESE DEAL BREAKERS?


After making an offer on a home, you’ll enter a contract, part of which should always include getting a home inspection from a licensed professional. It is recommended that any homebuyer make an offer to purchase contingent upon a home inspection that allows you to withdraw your offer if there are any major issues discovered during an inspection. More than likely, the home inspector will find problems that need to be fixed before closing. Major foundation issues and significant water damage are at the top of the list of signs to walk away from. On the other hand, there are some home defects found during an inspection that don’t have to be deal-breakers. Many of them can be fixed, and they can be used to negotiate with the seller for a lower price point or additional help with the closing costs.

Lead-Based Paint

Mold

Lead-based paint was banned in 1978, but it’s still possible that you could purchase a home that contains it if it was built before the ban. The sellers should disclose this, but the home inspector may find it, as well. It doesn’t have to be a deal-breaker: you can hire a contractor who is certified to remove lead-based paint, and the home will be completely safe.

Mold is something that no one ever wants to see in a home you put an offer on, but a little bit of mold by the shower doesn’t mean you need to back out of your offer—at least not immediately. If mold is found during the home inspection, have a qualified mold inspector look at it to determine if it is a deal breaker.

Concrete Floor Cracks Cracks in a concrete basement floor may seem like a structural problem, but this is natural and not indicative of significant damage. Small cracks occur in concrete because it’s a porous substance. These cracks can be fixed at a relatively low cost and shouldn’t be a reason for you to back out of a contract. Cracks in concrete walls, however, should give pause for concern.

When problems arise during home inspections, it doesn’t always mean you have to back out of your contract. Home inspectors will often find problems outside of their scope of expertise, so always get a second opinion from a specialist before making a final decision. In many instances, these problems are opportunities to negotiate with the seller. You can request that the seller do the repairs or ask for money to put towards repairs. Either way, hiring a licensed home inspector will put your mind at ease and help you make your final decision on a home.

Lastly, think about any potential changes to your income you may face in the next 5-10 years, how they could affect your ability to make payments, and whether there are any safeguards you can put in place.

WHAT LOCATION? It’s not uncommon for buyers to find their perfect home, only to discover too late that the area it’s in is far from ideal. Take note of what you like about your current neighborhood and what you would change and keep this in mind. Take the time to explore the two-mile radius surrounding the property. Drive around in the daytime and at night to get a feel for it. Test out your rush hour commute to work as well. And even if you don’t have children, the school district is important for a future sale.

HAVE YOU DONE HOMEWORK? Carrying out thorough research on a property and area before you buy can take time and money, but the benefits far outweigh the cost. Look at general property values in the local area and study how they have changed recently. This will help you decide whether the asking price is fair. A professional home inspection will cost a few hundred dollars but could end up saving you thousands in the long run. If they find any potential issues with the home, you can request the seller makes repairs on the property or use it as a bargaining tool to lower the price.

ARE YOU BUYING FOR TOMORROW? A perfect home isn’t just for now, so visualize whether you can see yourself living and growing there. You also need to look for the potential in the property if you decide to expand or refurbish parts of it. You might not be planning to do this anytime soon, but it’s important to know you’ll have the option later. Ask yourself these questions, and remember, the perfect home is one you build yourself. Don’t worry about minor issues or details, there are always things that can be changed or different. And working on these things will really make your house a home.
