County. Open since 2001, the bustling winery offers an expansive tasting room and retail space. Visitors can also enjoy live music and food truck fare on many weekends.

The couple recently gutted a low-ceilinged, three-bedroom ranch house in the middle of this 45-acre site. Today, the onebedroom Vineyard House reflects both Californian and Kansan design aesthetics, influenced by interior designer and California transplant Dana Rydehard. Natural light floods the house thanks to two walls full of glass doors that offer vineyard and patio views. The spacious deck can accommodate up to 80 people. A vaulted and beamed ceiling overlooks the open-concept living room and kitchen. Handmade tiles feature irregular edges and textures. There are streamlined light fixtures, recycled material countertops with waterfall edges, and a flush-mount LED fireplace. Adding subtle glamor, brushed brass accentuates the lighting, hardware and fixtures. Vineyard House events are primarily for wine club members. A designated prep room adjacent to the garage facilitates food and beverage deliveries. In a private wing of the property, the new bedroom and a spacious new bathroom create the perfect place for Cindy and Dennis to stay overnight on busy winery weekends. Cindy says the winery benefits from several favorable environmental factors. For starters, it operates near the Ozark Plateau, which averages 40 inches of rain per year. “We are in a very important place for growing grapes, with wonderful soil,” Cindy says. “To be high on a hill, there’s great drainage, too. We built the lake, and we have ample water.” Turn the page

hether you want a primary home on several acres or a rural sanctuary for brief getaways, there’s a different kind of freedom associated with creating a custom property from the ground up. But there are also many things to consider when purchasing acreage beyond an established or prepped community ReeceNichols real estate agent Dana Benjamin’s family ran the former Benjamin Ranch stable, so she knows a thing or two about acreage. Most of her clients want fewer than 20 acres, with 10 acres being the most popular choice. Dana always recommends bringing in a land planner to assess

potential properties and checking online maps to see what is built around them. Brenda Sanders, with the Gateway Real Estate Team from Weichert Realtors, found that, during the pandemic, she was receiving many more calls about finding room to spread out. People are getting into gardening. They want to hunt for recreation, to play outdoor games and to stargaze. Some clients want horses or hobby space, a swimming pool, a trampoline or entertaining space. “They’re coming from an emotional state of wanting sharpened focus on family,” Brenda says. Dana finds that her clients from the coasts are used to driving up to an hour or more to work each day. “We determine the number of miles, or minutes, that works best for them,” she says. Some buyers want their home to face in a certain direction. “It’s not uncommon to buy a wooded area that’s really hilly, and it’s like an ice-skating rink in the wintertime,” Jim says. “Pay attention to where the sun rises and sets and how that may affect how you live in your home,” Bruce adds.

When buying acreage, homeowners must ensure they meet any applicable regulations—city, state, county or otherwise—though developer restrictions are usually minimal. Living on acreage provides much more creative freedom, but that also applies to existing and future homes nearby, Sarah says. Despite neighbors living farther away, it’s important to know what they do on their property, too, such as parking multiple cars. “Opportunities for more family activities are abundant in rural settings,” Bruce says. “You may want an outbuilding for sporting needs, or a place to store your toys, or a shop for your car hobby. Living on acreage offers many things that you cannot get on a city lot.” Dana agrees. As a child, “All my friends lived in neighborhoods, but they wanted to come to our house because we had all the fun ‘toys.’”

Kelly Porter, an established painter, and Bridgett Cochran, a former interior designer, have certainly seen trends come and go. Still, they have avoided the stress of needlessly shifting styles in the direction of the mainstream, staying true to their artistic vision and continuing to create some of the same patterns and colorways they began with. Blacks and grays made with India ink have a true longevity factor in their repertoire, but that isn’t to say that they shy away from color. “We always try to invent new ways of combining colors for fresh colorations that are not already saturating the marketplace,” Kelly says. “By offering something new and unique, we can bring something truly beautiful into the world. Sometimes we introduce bizarre

If we feel it is groundbreaking, then we go for it.” Although their patterns are abstract, fluid and organic, their process is rather regimented, which allows for the quality and consistency their clients expect. “Translating the artwork is not only a training session but a philosophical conversation—a series of aesthetic rules to learn and follow, an exercise in composition, and an art tutorial each time we introduce a new pattern,” Kelly explains. Their beautiful, hand-painted papers take time and skill to create, and they don’t fit into every budget. ally Linville has been creating bespoke chicken footstools for more than a decade. If anyone questioned whether there was a market for these fanciful, farm-inspired footstools when she launched the

business during her final year in architecture school, they should rest assured that there most certainly is. What began as a social endeavor— friends helping Sally stitch one night a week—has evolved into a tailored team of prolific stitchers, seasoned spinners and knowledgeable knitters who have enabled Sally to streamline her process and grow The City Girl Farm quietly with care.

CGF proved to be nimble and profitable through the pandemic. While custom orders and repeat clients kept the business going strong, Sally tested her footing with an artist collaboration, inviting local fashion designer Whitney Manney to guestdesign a flock—and released creative control for the first time. Sally asked Whitney, “How would you dress a chicken?” Her response, Barbie pink, black frills and bows. Sally and their clients gobbled them up. Riding high from the successful collaboration with Whitney, CGF decided to take on an even broader collaboration, this time one that spanned the globe. While admiring the handiwork of female artists in Argentina on Instagram, Sally wished she could dress her ladies in their beautiful pleated felt. Her business partner, Carly Pumphrey, helped Sally’s dream come true, and together they hatched a plan. They invited six artists from around the world (including women from Buenos

In June, CGF will launch its annual Flower Flock, which is inspired by beauty, color and playfulness found in nature. In the past, CGF has directly expressed the qualities of flowers onto the birds, but this year Sally expects the articulation of the theme to come through a color story rather than a literal translation. In addition to its cohesive collections, CGF releases a flock of “Free Birds” for sale on its website each month. “Our audience is growing,” Sally says. “People are waiting patiently to snatch up the chickens.” The best way to acquire one of the happy hens? Joe’s team came up with a novel solution to that issue. “We actually hid the projector behind the wall,” Joe explains. “You can’t see the projector at all within the theater itself.” The team cut a small hole for the projector light to shine through and framed it with the baffle trim from a can light, painted black. It’s completely hidden behind a wall in the back of the room. “It fits with the whole design aesthetic of making it clean and modern,” Joe explains. “A lot of times, projectors are very intrusive. But since this one is hidden in the back, you can’t even touch it.” Beyond the room’s home theater elements, Mindi also came up with a bar counter idea, which adds a multi-use element to the space. For the technical aspects, the Griffins sat down with Shawn Harrison, account manager

13 speakers, but Shawn pivoted from that based on the size and layout of the Griffins’ space. “We installed ceiling speakers that have the ability to aim the sound back toward where you sit versus shooting the sound straight down from the speaker,” Shawn explains. The end result was a 5.1 speaker setup, meaning the space has one subwoofer and five speakers in total. All of this planning was done at the onset of the project. “Oftentimes, people will start finishing a space and then bring in the interior design element, and then the design lags behind,” Joe says. With this project, the design and the technical elements worked hand in hand. And the result is a cohesive, unique space that flows well. When baby number four came along, everyone in the household had to adjust. She kicked her older brother out of his room and spread out in his former space. Designer Jami Meek added trim molding to the walls for an elegant nursery backdrop. “I’ve been obsessed with this shape forever,” Jami says. “Obviously I couldn’t interview the baby to find out what she wanted, so this fits the mom.” A starburst mirror affixed behind the crib mimics the golden glow of stars on the wallpapered ceiling. “We had to add a liner underneath so no texture would show through,” Jami notes. This seven-year-old boy might have the stereotypical blue walls as a base color, but the bold painted stripes were selected for a very personalized reason: Each color represents the child’s favorite Pokémon characters. “I had to meet with a teenager to help me understand the characters and find their exact shades!” says designer Twyla Elmore of Bleu Grace Designs. She was willing to go to such lengths because kids’ rooms are special to her. “Every child needs a space they can identify with, that makes them feel safe in the world,” Twyla says. “They internalize so much, and their own space is where they can be expressive and encouraged.” The inspirational quote Twyla stenciled on the wall is the same one that was in her own son’s room. The wood stars affixed to the wall wrap around the corner to the other side, where a camper tent offers a private hiding space for the avid reader. Kids grow up fast, so when it comes to their rooms, designs that can evolve and furnishings that will last are top of mind for designer Twyla Elmore. “Timeless and classic are my foundation always, but I like to put a bit of Twyla on it,” she says. “We won’t have to look for furniture again until she leaves for college!” Fortunately, her nine-year-old client offered her the chance to create a design that’s both pretty and purposeful. The walls are painted in neutral Fleur de Sel from Sherwin-Williams, with mixed metals sprinkled throughout—most prominently the stenciled accent wall behind the bed, which Twyla did herself. “I’m passionate about the details,” she says. “What you might not notice makes my heart beat.” The mini Versailles chair is a definitive statement piece, while a child-sized sofa doubles as a bed for the family’s French bulldog. A framed dog photo adds whimsy, and fuzzy pillows add texture.

The force is strong with this one. For a little boy who loves all things related to outer space, there was a single franchise that stood out in his mind when it was time to decorate his room. Designer Jami Meek describes the new look as “preppy Star Wars,” all the colors of the room tied together with a blocky rug. Death Star–themed wallpaper forms an accent wall behind the bed, while a neon movie sign found on Etsy takes it over the top. Globes, hanging planets and a telescopic light fixture round out the astronomy theme. Jami designed built-in shelves to display his LEGO collection and placed an old trunk at the foot of the bed to hide away other toys.

Not many elementary-age kids have a room as sophisticated as their parents—but this nine-year-old does! Designer Jami Meek’s young client told her she wanted something older than herself. Oh, and also “a house for my kitties,” when she didn’t even have cats yet! Wish granted on both fronts. Jami created a feature wall using molding behind the fourposter bed. She also used that effect on a window seat, which she then cozied up with a large-scale floral mural on the inset. Teal curtains on the outset create privacy. Teenage boys aren’t known to care about decorating their rooms, but a few simple details upgraded this young man’s new room in the basement after he gave up his upstairs room for his baby sister’s nursery. The most impactful part of the design is the palm tree mural behind his bed. Its California vibe complements his love for skateboarding. Designer Jami Meek painted the other half of the wall black to make a display of his skateboards pop when they are hung, ready to be pulled off the wall with ease when he wants to use them. The light fixture and furniture also pull in the black with their industrial style. Part of a musical family, the young man needed space for his guitar, sound equipment and record player. irstream founder Wally Byam wanted to take his first wife, Marion James, camping—but she didn’t like sleeping on the ground. In 1929, Wally created a travel trailer, a tent-like contraption on a Ford Model T chassis. The next iteration featured a teardrop-shaped shelter on the car’s frame, with a sleeping space, a stove and an ice chest. And it was easy to tow. Due to growing demand, in 1931 Wally opened a small factory in California to build more of these “Airstreams,” described as moving along the road “like a stream of air.” The demand hasn’t stopped since, continuing today with a new era of comfort and technology.

When Buffalo Mane Barber Shop owners Krystal and Phil Leitner purchased a 1968 Airstream in 2019, the trailer had already been gutted and renovated as a barbershop, so they just needed to make it their own. “I’ve always wanted an Airstream,” Krystal, a hair stylist, says. “And we had this idea to, you know, put a barbershop inside of one. It’s a shop on wheels.” Phil, a metal artist who runs Wheat & Waves, also designed the interiors for Buffalo Mane’s brick-and-mortar boutique barbershops, one in downtown Kansas City, Missouri, and two in Lenexa, Kansas. The Airstream was envisioned as an additional Buffalo Mane location. But in early 2020, the COVID-19 pandemic put those plans on hold. For now, the trailer stays parked on the couple’s seven-acre property in Spring Hill, Kansas— something their three kids (aged 11, 8 and almost 5) enjoy. “Our youngest, especially, likes to bring her dolls in there,” says Krystal, “and pretend like she’s running the shop.” There are plans to share the Airstream with other people, to market it as a location for photo shoots and commercials or to offer it as a mobile hair salon. “It’s an extension of our company,” Krystal says. “So even if you don’t rent me out (as a stylist) for the day for hair and makeup, you can rent my trailer.” In the future, she hopes they’ll be able to staff it as a hair salon and find the right place to park it.

Their 10-month-old son crawling in the mud at a campsite first inspired Lisa and Chuck Schmitz to purchase a sleek Airstream trailer. That was some 20 years ago. “My husband loves anything old and vintage, and I’ve always just loved the Airstream,” says Lisa. “Being a designer, I’m a little particular about campers. And the Airstream has just always been appealing with its very classic design.” Lisa is the founder of Lisa Schmitz Interior Design. Chuck, a contractor, works closely with her on projects–and plays the banjo in a band. Their 1959 Airstream trailer, with its curved aluminum exterior, she says, fits their aesthetic. The couple refinished the original mahogany cabinets and refreshed the upholstery in shades of turquoise and teal. The Airstream, measuring only 14 feet by seven feet inside, does offer a few essential amenities, such as a refrigerator and a gas stove and oven. But there’s often no cell service during extended family summer vacations. “We all just end up being more creative,” says Lisa, “We do a lot of painting. The boys fly fish. We do a lot of hiking. My daughter and I knit and crochet. We do tons of reading.” She adds, “This is our cabin. It just happens to be on wheels.”

It’s not just stationary. The Schmitz family, including son, Grady, now 21, and daughter, Avery, 19, take their camper cross-country on family vacations.

The 1959 model remains largely unchanged, with a few interior updates.

what they wanted and they made decisions easily but were open to ideas,” she says. They managed to extend the vanity and enlarge the small shower to accommodate a state-of-the-art steam shower. Kara noted a few extra considerations were needed for the shower: A generator required for the steam element had to be incorporated in the framing stage. It was placed under the shower seat to keep it hidden yet accessible. The ceiling needed to be slightly graded toward one wall, allowing condensation to run appropriately instead of dripping down, and a high-quality exhaust fan was essential. Porcelain tiles were best suited for this project, as they are not as porous. Dark, large-format 24-by-24-inch backsplash tiles offer a dramatic counterpoint to the light tones used elsewhere in the room. The black sconces were chosen to blend in with the tiles, almost disappearing into the walls. “I try to balance warm and cool tones, as well as masculine vs. feminine,” Kara says. “We also mixed metals, using glass knobs, black metal handles on the drawers and nickel plumbing fixtures. Mixing metals— you won’t get tired of them as trends come and go.”

“We did splurge a little on the Nemo tile by the soaker tub. I love using tile to have fun and be unique,” Kara says.

esigner Amy Krause recently assisted past clients to create a primary bathroom that felt like a relaxing retreat, offering

restorative benefits and a space for the homeowners to reconnect. The homeowners lead busy lives and wanted their en suite to be a calming place to enjoy each other’s company. Amy started by devising a new layout and reconfiguring the space to add a sauna, a two-person shower and a two-person soaking tub. “I love reworking the plan—it’s like fitting a puzzle together,” Amy says. With the new efficient layout, the shower and tub were combined into one wet area, enabling them both to be larger. “We really had to think through the placement of the tub so the working parts could be accessible yet hidden,” she says. The custom infrared sauna was built plank by plank by a very detail-oriented craftsman, incorporating the latest technologies (such as the healing powers of chromatherapy—colored light options for health benefits) to create the ultimate spa experience. Radiant heating in the floor keeps it warm when stepping out of the sauna. The new getaway is tied into the home’s smart system, allowing the shower and sauna to be controlled digitally. The couple’s style leans from transitional to contemporary in their Overland Park home, so Amy continued the muted, neutral colors from their bedroom for a cohesive feel. Walnut finishes complement the cool grays for a streamlined and refined look. Custom quartz countertops flow through the space. Storage had been an issue previously, so towers were added with electrical outlets and the drawers also include hidden charging stations. The bathroom has proven to be the ultimate sanctuary, and the couple appreciates their new luxurious space. “I love what I do and am energized by my clients’ excitement when it comes to transforming their space,” Amy says.

“The emphasis needed to be on indoor/outdoor living, complementing the couple’s lifestyle,” she says. Indeed, the reimagined space emerged as a transportive, zen-like getaway, equally enticing for enjoying dinner off the grill, sipping cocktails under the stars, watching sports on the big-screen television inside the pool house or simply spending an afternoon with a book poolside. Easy access from the home’s kitchen to the outdoors was mandatory. “‘Inside out, outside in’ was our mantra,” Stephanie says. All together, the couple and Stephanie embarked on the renovation project beginning in 2019, hiring Michael Given Environments to design the pool and landscape. They tore out the existing pool, pool house, surrounding black iron fence and brick patio in favor of a 720-square-foot structure, including an adjacent outdoor kitchen.

A gated side entry and meditative path lead guests to the backyard.

A well-stocked wet bar, accompanied by a Perlick beverage center and ice maker, custom-stained cabinets and a big-screen television, primes the pool house for sports fans. Custom-covered Lane Venture swivel chairs and a sofa extend an invitation to sit by the fire. The new 46-foot-long, 20-foot-wide zeroentry pool—featuring a linear fire pit and a spa waterfall—was filled in May 2020 as finishing touches were put on the distinctive outdoor living area remodel. “The design achieves the homeowner’s vision of reinforcing the connection to the landscape, maximizing the once ho-hum outdoor space into a tranquil environment,” Stephanie says. “They’re now able to enjoy this year-round, regardless of weather.” The relaxed pool house has Andersen sliding glass doors that open to the pool area or close to make a private space. Inside, a bathroom features a striking shower with Italian Carrara marble wall tiles and Mediterranean blue hexagon limestone on the shower floor. A connected outdoor kitchen combines culinary creativity with a love for nature. Highend appliances and a front-row seat to the pool and adjoining dining table creates a haven for the homeowners to cook, dine and host outdoors all season long.

“What we’ve accomplished is an extension of a much-loved home that truly reflects the owners’ personalities,” Stephanie says. “It exudes a calm and welcoming vibe—nothing fussy—a special place you’d like to take a swim, read a book, have a drink, enjoy time with friends and family. And the best part is that there’s truly no disconnect from the main house—it all interconnects.”

The covered outdoor kitchen comprises a suite of kitchen appliances, stainless steel cabinets and a full-size sink with Kohler fixtures. A silver travertine herringbone backsplash adds design interest, and limestone countertops accommodate cooking activities—extending to the handsome bar with four stools.

A gas fire pit at the west end of the property anchors the view. Aesthetics of the pool are clean and functional, a theme repeated in each area of the outdoor hardscape. e’ve all done it: looked everywhere for something we needed, only to find that it’s been right in front of us the whole time. Of course, when searching for your perfect location for your forever home, there’s a bit more at stake than, say, searching for ketchup in the fridge. But still, we tend to overlook what’s familiar for the sake of an enticing ideal. For a while, Caril Duncan and Bryan Weatherman were looking to move from Overland Park to Southern California. For a climate less temperamental than the Midwest. For a lifestyle more oriented around the outdoors. They made several trips to scout neighborhoods and looked at a lot of houses. As the parents of two teenage sons, they even toured schools with their sights set on a big family move across the country. But then, while out for a drive back home, they happened upon a wooded lot only a block from their house at the time. And there it was, right in front of them.

The view across the family’s living room includes the spiraling, work-of-art staircase off the front entry. While the main floor is essentially an open plan, the unique oval coffered ceiling sets the living room apart from the kitchen and dining areas. Caril explains that she and Bryan intentionally chose a lower ceiling here, instead of having a two-story open space above it. “There’s a coziness to it, while still feeling elegant,” she explains.

Caril’s “ladies lounge” with its feminine speakeasy vibe almost didn't happen. She had to stand up for her vision, as the space was almost axed for a different plan for the driveway. “I couldn’t give up this one space. I have two boys and a husband, and I needed my own room where I could gather with my friends and have a glass together,” Caril says.

The lower-level bar is headquarters for poker nights with friends, with the shine off the mirrored tile backsplash and underlit top of leathered granite keeping the space elevated. Caril and Bryan installed the copper penny tile on the bar’s front themselves, both enjoying having a hand in the building of their home. Beyond the bar, the back wall of the wine cooler features a sentimental surprise. Caril had wanted a cork wallpaper for it. And while helping at her parents’ home, she just happened to find the perfect amount of unopened cork paper, complete with copper flecks, stored away in the closet of her own childhood bedroom.

“We were really thinking that California was where we wanted to be,” Caril says. “But in the end, we just didn’t want to leave this community, family, friends or school system.” Having found an amazing spot to build, Caril and Bryan interviewed several custom home builders and found “the perfect fit” in Todd Hill. The couple appreciated the way he embraced their custom design process. Todd adds that he was excited to work with homeowners who were looking to do something fresh and unique. The couple then turned to architect Scott Bickford to help sculpt their ideas into a plan that would make the most of the special lot. Caril herself is the home’s interior designer. Though not in the design business at the outset of the project, Caril is now with Stephanie Stroud Interiors, offering clients her own timeless taste and determined spirit. “I wanted to be a designer when I started college … but I went into business instead,” Caril recalls. “So all these years later, we’re building a house, and I’m

From the gracious arched ceiling to the heated marble floors, the entire primary bathroom conveys an easygoing elegance. The inspiration for the mercury-glass wall behind the soaker tub came to Caril during the build process when another idea didn’t work. Todd explains: “It’s so helpful when a homeowner like Caril can keep at it, working through the reiterative process when a design isn’t working. In the end, something really creative comes from the willingness to do that.”

like, ‘Why didn’t I do this? It’s really what I love.’ And designing this home gave me the confidence to think I could maybe give it another shot. In my retirement, I decided to start a second career.” Caril’s aesthetic adds personality to every inch of the home, where a warm hint of French classic blends with a chill SoCal vibe. The home itself is nestled in an established neighborhood of stately custom homes, just out of view of southern Johnson County swirling around it. Blink, and you’d drive right by the main entrance. But in 2018, Bryan saw the lot at exactly the right time. “I saw a ‘coming soon’ sign lying in the dirt but had no idea how long it’d been there like that,” Bryan explains.

“Calm and serene” is the undercurrent of Caril’s design in the primary bedroom. Rather than bright colors, the room’s energy comes from the various textures of velvet, jute, cotton and rattan harmonizing in a soft neutral palette. And the glass-beaded ceiling fixture is grand enough for the size of a primary suite but not overpowering. 142 | mydesignkc.com | Summer 2022

“I thought I should at least call. The realtor said, ‘Yeah, it’s going live tomorrow.’ And I said, ‘No, it’s not.’” When you know, you know. They closed on the lot two weeks later. Then the couple took their time getting the house plans just right. They’d seen many concepts in the Southern California houses that they wanted to incorporate in their new build, including flooding the home’s interior with natural light and designing effortless indooroutdoor living. Many homes in Johnson County have a walk-out basement that leads to a pool. Or stairs leading down from the deck. But Caril and Bryan insisted that their new main living area should open directly to (and to sit level with) the patio and pool. It’s a detail that’s key to creating the California feel. And it required an extra dose of determination to make it work within the lot. “From having to build an extra wall, to dealing with the floodplain, there was a lot of ‘we won’t give up on this idea,’” Caril says. “If you

were to compare the house plan to this lot with trees on it— you would’ve thought that there’s no way in hell that house is going to fit,” Todd laughs. But far from just making it work, Todd and his team built a house that is completely at home in its situation. The house is tucked against a protected wooded area with a city trail running through it. Caril and Bryan are thankful that this greenspace is protected from being gobbled up by another subdivision in the future. This is their forever home, after all. The couple who’d seriously considered the call of the West Coast now has the best of both worlds right here in the Midwest. “I love to look at all the beautiful, super stylish houses on Instagram,” Caril says. “But this is home and I want to really live in it, for it to be a comfortable space for us to relax.”

he dazzling, sleek black house on the hill that commands a slice of Kansas City’s skyline on I-35, approaching downtown, reveals a glimpse of the vibrantly artistic mind

of Troy Moore, owner, designer and “creative captain” of Madi Mali Homes (MMH). The acclaimed design/build/interiors company that Troy launched in 2003 now boasts an eye-popping showhouse— the MMH Experience—intended to inspire potential clients, existing clients, the Madi Mali team and Troy himself.

Even at 10 years old, Troy was a curious, reflective youngster. Growing up in small-town Illinois, he started reading issues of Architectural Digest, poring over the glossy magazine’s pages of spectacular homes and interiors, letting unfettered design appeal guide him. Anything but fortuitous, Troy’s path to pursuing architecture and construction management at Indiana State University was an intentional journey, fueled by his dreams. “I was definitely a dreamer as a kid,” Troy says. “From an early age, homes of all kinds fascinated me—big, small, old, new, modern, traditional, eclectic. I was drawn to a home’s unique story—how do design and function intersect to help a family live, while meaningfully contributing to enhancing their lifestyle?” Clearly, dreaming has profoundly shaped Troy’s personal and professional life. Today, his awardwinning company specializes in custom homes, total home redesigns and now furnishings.

“We are fortunate to collaborate with exceptional clients,” says Troy, who relishes full, turnkey involvement with every project, regardless of size or budget. This time, Troy got to be his own client—an opportunity to define and personify the company’s mindful approach to working with clients. Before he and Angela were empty-nesters, they spied an empty lot during a downtown excursion, and their imagination was activated, full throttle. The burgeoning Westside neighborhood they landed upon is characterized by makers, doers, creatives, restaurants and shops. “We both laughed and asked each other, ‘Why not be young and fun again and sell our Johnson County home and put down new roots in an urban setting?’” Troy recalls.

MMH rented off ice space for years until Troy made the decision to build a four-story, 5,800-square-foot structure to accommodate an off ice and inspirationexperience home, replete with a rooftop deck that affords a stunning 180-degree view from the downtown Marriott to KU Medical Center. Teaming up with architect BRH Design, Troy embarked on this most ambitious design-build project. Since the home’s completion in August 2021, Troy and Angela have used the space as a family retreat. The community-minded couple also enjoys sharing the space with multiple philanthropies and arts organizations to give back to Kansas City. Most important to Troy, the MMH team—comprising Brenda Horn as director of operations and two full-time project managers, Steven Grow and Justin Barney—is truly represented by the space—a living, breathing muse for clients seeking authentic design inspiration. Different from a typical subdivision model home, the home acts as an ever-evolving creative muscle that

addresses a home’s dynamic, showing clients what’s possible. “Our vendor partners appreciate showcasing innovations, too,” Troy says. “None of this would have been possible without each one of them. They, too, saw the value in creating an immersive experience where we could highlight their talents and skills. From Gillpatrick Woodworks to Carthage Stoneworks and Brent Thompson, now at Noble Designs, the collaboration was incredible.” One of Troy’s favorite places in the house is the firstfloor powder room, which features a shadow box art niche with a painting of Ruth Bader Ginsburg. “It’s a symbolic reminder of the powerful, amazing women in my family who influence me on a daily basis,” Troy says. Another dramatic design element is the marquee

Situated off the great room is the lounge, featuring an art niche and a glass wine cellar with the corks facing out. “We change the bottle orientation for different parties to become part of the decor,” Troy explains. “We created the number 50 for Angela’s birthday.” Four RH swivel chairs surround an eye-catching coffee table designed by Troy. “Each person has their own lily pad. Off the dining room and kitchen is the great room, anchored by a spectacular 21-foot-tall fireplace chase with 15 lightbulb scones. A trompe l'oeil three-dimensional sculpture graces the mantle and concrete tile surrounds a linear fireplace from Midwest Fireplace. 154 | mydesignkc.com | Summer 2022

lighting, incorporating 15 lightbulb sconces on the jaw-dropping 21-foot-tall fireplace chase in the great room, which can be seen from the Kauffman Center for the Performing Arts, a neighbor across the interstate. “The first two floors of the home are dark, moody, even sexy,” Troy says. “Once you arrive on the roof, it’s bright white. Really a sensational Sky Bar above the clouds.” MMH guests also encounter another unexpected feature—a four-floor art installation. A 37-foot-tall, 8-foot-wide wall on the backside of the staircase extending from the basement level to the rooftop deck initially presented a design conundrum that quickly transformed into a design opportunity.

MMH initiated a design competition on social media, offering a cash prize for the winner. “We received digital entries from across the country,” Troy says. “John Burns, a freelance artist in his early 20s from Topeka, won. His design highlights iconic KC landmarks—it’s a mural printed on four panels and tells a story as you traverse the stairs. He signed it with a sharpie at our grand opening party—it was a cool moment.” For Troy, the contemporary Westside home is a “signature project,” allowing him to channel complete design freedom. And for this lifelong dreamer, snippets of the next project are already on his verdant imagination’s drawing board.

hen style blogger Becky Hillyard of Cella Jane fame knocked on her neighbors’ door one afternoon, she

had a vision in mind. She had just taken a liking to a pre-built house, and she and husband, Michael, wanted to build their own version—without leaving their school district or even their street. Her neighborly inquiry: Did they happen to be in the market to sell? The answer, to Becky’s delighted surprise, was yes. Two weeks later, the Hillyards were under contract and on a mission to rebuild on the expansive lot of more than an acre—an elusive find in that nook of Leawood. The couple then sat down with owner Gerry Starr of Starr Homes, the custom home builder who created the house that had originally caught Becky’s eye. As they started the design process, Gerry mentioned that the build included 40 complimentary hours with an interior designer. That’s when Becky met designer Laura McCroskey of McCroskey Interiors. At the time, neither woman realized how closely or smoothly they would work together. “I thought I would use her for maybe a couple questions,” Becky recalls. Then they began talking and quickly realized they had almost identical taste in interiors. The vision was a French modern style with soft neutrals, herringbone floors and European-style molding. “That 40 hours—I burned through it practically in the first week,” Becky says. With her veteran designer knowledge and discerning eye, Laura guided Becky through the

many design decisions. She helped Becky define and refine each space, adding greater depth and detail to her already-solid ideas. The home’s color palette is based on the Cella Jane brand, with tones of ivory, Champagne and gray. The home’s structure is also meant to have that neutral, timeless quality. “In 25 years, it will still look good,” Laura explains. “When you watch Pride & Prejudice, they have paneled walls. They have herringbone floors. There are a lot of elements that will never date.” This sense of timelessness led to a major design call early on. Originally, the kitchen had a massive vaulted ceiling. “When I got to know Becky’s style and how she absolutely loved that French look, I realized we had to bring the ceiling down and do a coffered ceiling,” Laura explains. “And she was 100% on board with that. After that, we were partners on everything.” When considering the kitchen, the pair started with a walk-through followed by a detailed twodimensional rendering. They stood in the space while Laura asked Becky to envision the flow of the kitchen. “We talked through the details,” Becky explains. “What do you want your cabinets to hold? Where do you want your garbage disposal? What do you want out of sight?” From there, they zeroed in on materials. “She knows her style,” Laura says. “Becky was never wishy-washy. She absolutely has a style, and I just needed to keep bringing that out of her, helping her verbalize it.” Becky knew she wanted the kitchen to look seamless, and Laura created a built-in spice rack 162 | mydesignkc.com | Summer 2022

with sliding Calacatta Vagli marble panels. She also wanted to hide most of the appliances, so Laura elevated the pantry to a fully equipped back kitchen as beautiful as the main kitchen. “Having that kind of expertise day in, day out was really helpful,” Becky says. “A builder will build it for you, but you need to know what you want. Yes, there’s Pinterest to help you, but it gets very overwhelming.” Twin doors lead from the main kitchen to the back kitchen, with Neolith porcelain prep areas and a full beverage bar. In addition to the white oak open shelving, closed cabinets store messier items. “We tricked the eye by using mirrored doors on one side to hide the kid snacks,” Laura says. This end of the pantry leads straight outside,

allowing the children to run in and out easily. Beyond the kitchen, the second hub of the home is the living room. The space features custom windows with extra height, courtesy of Laura’s design eye. It’s another example of the home benefiting from a designer’s expertise, in Becky’s opinion. “I would have just gone with the standard windows,” she says. “But it opened up the room and it’s beautiful.” Another finishing element of the house that has garnered attention is the artwork. Continuing their sense of partnership, Becky entrusted Laura to bring in some interesting art pieces hand-selected from a small group of desired artists, many local to Kansas City. These special touches bring the home to life. Every detail works together to culminate in a whole masterpiece, and in every decision, the magic of their partnership shines through.

urrounded by walnut trees and native grasses, and with an expansive pond as its front yard, Jeremy and Nicki Fry’s modern-masterpiece home is a tribute to its environment.

“We wanted the house to feel like it really belonged, as if it grew up from the ground,” Jeremy says. “It’s a bit of a Frank Lloyd Wright idea, and we came in with that as a broad brushstroke … to respect the land as much as we could and try to maintain the natural beauty of the property.”

The connection to site and use of stone on the main house and in-law house clearly reference Prairie style, but the architectural lines and mixed materials lean modern. One detail not to overlook: the skylights in the driveway that stream light to a pool under the garage. Summer 2022 | mydesignkc.com | 167

Sara says that the salmon-hued leather couch was a “design risk,” but it pays off brilliantly against the green of the ottoman, which is repeated from the kitchen and draws the eye to art by Mike Savage in the background. Even the white oak trim between kitchen and sunroom has a special feature: the centered racing stripe of inlaid walnut.

Introducing the home’s visual statement in the dining room off the front entry, the hand-painted wallpaper is from Kansas City-based Porter Teleo (see page 77 for more). Wherever possible, Jeremy and Nicki wanted to use local companies, artisans and materials throughout the home. “We wanted to highlight the people in our community; it’s the main reason why we chose what we chose,” Jeremy says.

Jeremy’s parents had owned it for 30 years, part of the property that included the home he grew up in. His father always had a vision for using the rest of the land for something family-related. About 10 years ago, they started seriously considering what that dream could look like. There were the inevitable starts and stops along the way, as happens with a project this large and meaningful. But with house plans from Wolfgang Trost Architects, Jeremy and Nicki found partners in Sara Noble and Jessica Gordon of Noble Designs and in Ryan Ray of Cecil & Ray Homes, who made the plans come to life. With building completed in spring 2021, the result is a pair of homes now poised naturally among their landscape. Jeremy, Nicki and their three children live in the main house, while Jeremy’s parents use the smaller of the two as their second home. The elevation of Jeremy and Nicki’s home is a variation on the lauded Prairie style, pioneered by architects like Wright and his contemporaries. But where more traditional homes in this vein are low-slung, with

An 18-foot live-edge table is a showstopper in the lower-level entertaining area. The wood used to make it came from a walnut tree on Jeremy’s family farm. Eighteen custom velvet chairs surround it and include an interesting twist, literally: they swivel so guests can watch a chef at work in the kitchen at one end or turn to hear from the sommelier at the bar at the other. 170 | mydesignkc.com | Summer 2022

Looking across to the soaring stairwell, which measures more than 28 feet tall, there’s a commissioned blown-glass installation by Dierk Van Keppel. A lofted library nook is a creative use of space and frames the entry to Jeremy’s office. The barnwood on the ceiling is from the family farm—a design connection made more meaningful as Jeremy runs the family business. Along with the fireplace’s natural Kansas stone, the barnwood plays off the high-sheen lacquered walls to create a rustic-modern sanctuary.

The natural beauty of the walnut waterfall top, cabinets and floating shelves is a counterpoint to the Laminate Works feature wall of the main floor bar. The custom light fixture against the wall was envisioned by Noble Designs and executed by Cecil & Ray using simple gas piping. It’s one of many collaborations from the design and build teams that helped create unique pieces for the Fry home.

The undulating concrete tile of the lower-level bar is something Sara saw at a New York showroom, shortly after meeting with Jeremy and Nicki the first time to discuss design vision for the house. She said the new unexpected look was perfect and sourced it immediately. Ryan and his team added the lighting

their flat roofs sprawling to celebrate the Midwest landscape, Jeremy and Nicki’s home incorporates soaring ceilings in the entry and main living area. The vertical space allows for windows with generous views of the surrounding woods and water. The style is continued through the interior of their home with refreshingly clean lines and a marriage of locally sourced rustic materials with artisan metalwork. Sara and Jessica worked in a palette of creamy white, watercolor blues, natural-stone beige and a bit of foundational black, with pops of brighter hues here and there. “Jeremy and Nicki were daring,” Sara says. “And they trusted us, which made it a really fun process, where we could be creative and try some new things.” From the building aspect, Ryan and his team tackled the typical challenges of homebuilding but also the elements that add to the speciality—and complexity—of a home of this size and style. As is often the case in modern design, the simplicity of the

look belies the complexity of the work invested in details. Right down to the sleek wide white oak on the casing trim. “We flat-taped all the drywall to blend the trim and give it that modern feel,” Ryan says. “There's a lot of extra work involved—believe it or not—in doing that, instead of putting wood trim around it, but it gives it a very clean look.” In a nod to one specific element of the Prairie style, a cantilevered portion of the main floor juts toward the water and creates a roof for a patio below. Supported by angled steel beams, it’s a stunning piece of architecture. And it required Cecil & Ray’s utmost expertise in understanding structure and building science. Jeremy and Nicki’s home is connected underground to his parents’ home by a basementlevel corridor that’s full of surprises. A pool sprawls beneath the garage and, in another feat of building ingenuity, Ryan and his team installed skylights along the ceiling at the back of it. They draw sunlight down through speciality glass and precast-concrete pavers at street level to reflect off the pool’s water below. “You actually drive over the skylights as you go into the garage,” Ryan explains. “I think I can guarantee there’s not another house in Kansas City with this feature.” On the basement’s walkout side, glass sliders can open fully to a patio that also overlooks the pond.

Past the natatorium, there’s a full exercise gym, complete with a commercial water fountain. These amenities are not only enjoyed by the family but also by employees of the family business, Fry Orthodontic Specialists, and they can come and go via a private back entrance. It’s this spirit of generosity that is the bedrock of the home. “One of the biggest testaments to the Frys and what they stand for is that they hosted a party for everybody that worked on the house—electricians, plumbers, anybody who had their hands on it—they invited them and their families here to a barbecue so the trades could show off their work,” Jessica says. For Jeremy and Nicki, this comes from an open-hearted desire to share the enjoyment of their dream home with others around them. “At the end of the day, we’re just extremely grateful, especially for this team of Noble Designs and Cecil & Ray, and everyone who has done such a phenomenal job,” Jeremy says. Rooted in nature and designed for gathering, the home is a reflection of a family with deepseated ties to their land. An extension of its environment, an extension of the family who loves it.

Poppies, cosmos, coneflowers, coreopsis, Indian blanket, Mexican hat, bachelor’s button, black-eyed Susans, zinnias and larkspur emerge quite readily on their own in this half-acre volunteer garden behind a Merriam industrial park. “We bought the original seeds right around ’94-’95,” recalls Dierk Van Keppel, a glassblower who commutes to work past this little slice of nature via a foot trail from his home to his warehouse. The property was homesteaded in 1898 by the

Due to a bad back and arthritis, Dierk has had to give up some activities he loves—including gardening—but the garden hasn’t given up on him. The flowers return year after year, and so do the monarch butterflies. “It’s absolutely beautiful; I’m happy to be in my own world here,” Dierk says.
