The Importance of the Conference Connection With our annual Regional Conference right around the corner, I thought it prudent to share with you the value of attending this morning event. Sure, you can do online webinars and workshops, but there is a tangible value to attending an in-person conference, because you grow by engaging all of your senses. “Sharpen the Saw.” For those Stephen Covey disciples, that phrase will be familiar to you. The concept centers around that idea that you must take a break from work to sharpen your skills. A dull blade will not be nearly as effective in cutting a tree as a sharp one would. How does that relate to me? Good question, and here is the answer. Don’t swing away at your business with a dull axe. Attending a conference will fuel the think-tank and provide an opportunity for new ideas and approaches that benefit you as a person, your business, and the lives of those around you. “Expand Your Knowledge Base in a New Space.“ There is actual science behind the power of space in relation to learning. Sitting in the “norm” tends to keep you focused in on what has been working. This carves out a ginormous rut for you to continue to do the things you’ve been doing instead of the actions you should be taking. Take advantage of speakers brought in from all over the country just for you. Engage the creative juices that a conference provides and breath new possibilities into your business. “The Power of an Industry Think-Tank.” There is nothing more contagious than the energy and synergy created when a group of people passionate about the same industry come together in a room. Honestly, the clarity I’ve gained from every conference I have attended has been from the interaction with individuals who are making a difference in this business. It challenges me to set the bar higher and to find ways to do it better. You cannot harness that kind of energy from an online session; it is IMPOSSIBLE. “It’s Fun. Yes, it’s that Simple of a Reason.” Gathering with your peers is fun…plain and simple. It’s a time to enjoy what we do day in and day out with those who love to do it, too. It’s an opportunity to meet new people and create new relationships that will strengthen your business. It is a no-pressure day spent engaging in the industry we each play in. Did I mention the food is usually off the charts, conferences always have giveaways, and an after-the-conference BONUS is that you can embrace your inner child and explore the zoo at no cost? #CountMeIn With Cheer, Dana Keegan danakeegan@realtyexecutives.com

Prepping For the Future Innovation continues to alter the real estate’s operating landscape. NAR President Elizabeth Mendenhall shares best practices for an evolving industry.

How is NAR helping REALTORS® stay in front of technology trends? Rapid transformation within the real estate industry parallels changes occurring at the National Association of REALTORS®. When Bob Goldberg became NAR’s CEO last August, working alongside our Leadership Team, we immediately introduced changes to make NAR a more radically membercentric organization. As part of the internal restructuring, the Strategic Business, Innovation, & Technology Group was created to focus on engaging world-class innovators and keeping NAR ahead of industry disruption. Our early-stage technology fund, Second Century Ventures, invests in leading tech companies in which we leverage resources to help members keep pace with rapid tech changes. Providing a window into cutting edge of technology, NAR will host the iOi (Innovation, Opportunity, and Investment) Summit in San Francisco, August 28–30. This inaugural event will show REALTORS® how to capitalize on the possibilities ahead. What technology trend should REALTORS® be most attuned to? Some of the biggest changes in the industry focus on how we access and record data—and do so securely. Blockchain technology, which provides an instantly verifiable public record, has tremendous potential for transforming real estate transactions by streamlining and safeguarding the title and mortgage process and tracking insurance claims and other essential data. Be assured that no segments of the industry will be dismantled in the process. An NAR Presidential Advisory Group has been assembled to focus on the state of the electronic transaction, including blockchain, to ensure our members are prepared.

How else is NAR preparing for the future? Future-focused planning will keep our association relevant and strong. NAR’s committee structure, in which more than 2,500 REALTORS® participate, establishes the groundwork for long-term success. The Board of Directors approved a 2019 operating budget in May that includes NAR’s S.M.A.R.T. Initiatives, including $35 million in new programming. One highlight: the Commitment to Excellence professionalism program to assess and strengthen members’ expertise in core competencies, including data privacy, ethics, and advocacy. How should real estate pros plan for the future? Education is key. Practitioners must stay on top of industry trends and new technologies—our clients are more knowledgeable than ever, so the onus is on us to show our value to consumers. REALTORS® are always busy, but making time for professional development is a top priority. Take advantage of the ongoing education that NAR provides. The ‘To Do List’ for Moving into Your New Home Article written by Ray Boss Jr. for realestate.usnews.com.

Having completed the incredibly overwhelming process of buying a home, you probably feel those same emotions as you encounter the move-in process. You most likely had an inspection for your new home, which illuminated the items your house specifically needs fixed. That said, every house will face many of the same challenges to ensure it functions at peak efficiency. To set yourself and your family up for a smooth, safe transition, you will want to tackle this checklist of items before or during your move. Change the locks. The reason for doing this is simple and obvious: You don’t know who has a copy of the key to your house. Regardless of whether the previous owners said they gave you every key at closing or if the house was a foreclosure, there may have been contractors or inspectors who needed access and forgot to give the key back. You don’t always need to buy an entirely new lock, as this can be very expensive depending on the number of doors in the house. It may make more sense to have a locksmith come out to rekey each of the cylinders. This typically comes with an up-front fee of $50 to $100, and then $20 to $40 per lock. Contact utility companies. Depending on where you live and state laws, you may be required by the title company to contact your utility companies and switch ownership prior to settlement, or the title company may do it for you. That said, be sure to call all those that apply whether you’re required to or not to make sure there is no lapse in service, as you may be required to pay an additional reconnection fee should this occur. This is also a great time to contact cable, internet and phone services because everyone knows the first thing you’ll want to do after a long day of moving boxes is sit on your couch (if you can find it) and watch some TV. Clean your dryer vent. According to the U.S. Fire Administration, 2,900 home clothes dryer fires are reported each year. There is no telling the last time your dryer vents were professionally cleaned and it’s a safety hazard not to deal with this immediately. Check with local air duct and fireplace cleaning companies, as they often clean dryer vents as well and may offer deals if multiple services are purchased at the same time. Replace filters. The most important filter you need to replace is the one in the heating and cooling system, or HVAC. Hopefully, your inspector showed you the proper way to insert it and which way the arrows should be facing. Depending on the type of filter used, it should be cleaned or replaced every one to three months. Regardless of whether it appears clean, establish the schedule by changing it on a day you will remember, typically the first of the month. Check the rest of your utilities and appliances for filters of different sorts. For example, many refrigerators with water dispensers have filters in dire need of changing.

If you Replace smoke detector batteries. The U.S. Fire Administration recommends changing batteries in smoke and carbon monoxide detectors twice a year. Many people use the daylight saving time changes to remember when to make the changes. As you move in, it’s best to replace them until the next time change, when you’ll be able to get back on a normal schedule. Make sure there is a minimum of one smoke detector per floor and This is a paid advertisement. in every bedroom. Install fire extinguishers. Have fire extinguishers installed near any hazardous area including your kitchen, garage and workshop or laundry room. Many homeowners have at least one extinguisher per floor in an easily accessible location. Be sure to consult the owners manual to determine how often you will need to replace the extinguisher, but you can plan on anywhere between every five and 15 years. Childproof. Moving, as everyone who has done it before knows, is not a one-day process. From the time you unload the truck, it may be months before you get everything sorted and put away. During the transition, it may be easy to overlook potentially dangerous areas or situations your child could encounter in their new surroundings. Take the time before you move in to childproof the house while you can still clearly see areas to be addressed, like cabinets for storing cleaning products and medicines, or unpacking choking hazards directly into out-of-reach areas. Deep clean. Let’s be honest, people are gross. Even if those who lived in the house before you seemed like complete neat-freaks, it is doubtful they held every aspect of the house to the same standards as you. Look into cleaning services, as many have move-in specials offering deep cleans from top to bottom. And while they may not require the same attention, new homes should also be cleaned, as there will still be leftover dust and construction dirt from the building process. Clean carpets. Along with painting, this is one task you will want to complete prior to moving in and setting up each room. After a professional clean, your carpets will need to dry for 24 to 48 hours before moving furniture in. Rushing the process will cause rust or stains to appear on the carpet from the furniture, completely negating all the money you invested. Toilet paper. The last thing you want is to be moving into your dream home and have to start rifling through a million boxes to find toilet paper because nature is calling. If that needs any more explanation, I don’t know what to tell you.

What is the most fun/creative way you market yourself a Realtor®? “I market myself as Santa. My website is SantaSoldMyHome.com. I was in the Hales Corners 4th of July parade dressed as Santa, and we handed out 1000 can Koozies and 2000 candy canes. I also have t-shirts made up with my logo on them. The parade was magical… watching the children freak out seeing Santa in July. I get approached all the time while wearing my tees. I am Santa for charities, and will be participating in breakfast with Santa for Trees of Hope.

A word from your c o a c h ... Adam Zastrow | Performance Coach | Realty Executives - Integrity

Work ON Your Business - Not IN It: Do you really want to grow your organization? If so, do you know where to focus your energy, and are you doing it? By default, most business owners and leaders will answer yes to that first question, but come up with a variety of answers for the second one. And while the desire may truly be for growth, many people’s actions lead them in a different direction. That’s because if you truly want to grow then you have to spend more time working on your business than in it. If you get caught in the woods, it’s easy to miss the forest for the trees. The same is true with every company. You can spend so much time trying to generate sales or adopt the latest and greatest technology, but if you can’t get out of the muck and mire of the day-to-day grind to grab hold of a higher vision and strategy, you’ll find yourself continually hacking your way through branches rather than cultivating the pristine vista of a flourishing forest you’d like your company to become. With that in mind, here are three simple, strategic lenses and questions by which to analyze your business from a different perspective – one that will hopefully help you spend more time working on the business and take you to greater heights in the process. 1. Are your offerings simple? Ken Segall writes about simplicity as the core of Apple’s success in his book Insanely Simple. He states that Simplicity’s enemy is Complexity and Complexity robs companies of influence and profits, because it makes things too hard for all involved, especially for customers. Therefore, keeping things simple is actually the art and science of making things clear and concise, which are the recipes of customer interaction and employee engagement. Therefore, the question for every leader boils down to, “Are you constantly making things simple or have you given into the laziness of complexity?” It is much easier to wallow in complexity and inefficiency than to fight for clarity and focus, but my challenge for you today is to do the extra work of making your offerings as simple as you possibly can. 2. Is your business scalable? What I’m asking here is this: Does your organization have the potential to eclipse you? Can it scale without you at the center of everything? If you were removed from the business tomorrow, could it survive and go on without you? Perhaps you don’t want it to or perhaps you simply don’t know how. For those considering this question for the first time, you would do well to find someone who has scaled their business before and talk with them about the best way to help your organization become more scalable. Most of you will fall prey to the tyranny of the urgent and put this on the back burner, but if you take this advice and work to scale systems, processes, offerings, etc. past what you can do yourself, you’ll never regret it. 3. Is your business sustainable? Does your business have the potential to sustain its growth or are all your eggs in one basket? To be sustainable means that your business is self-sufficient and doesn’t rely on some one-hitwonder client or single, big sale to operate, but rather has its own ability to pay for itself. A self-sustaining model is worthy of the hard work it takes to get it there. At the end of the day, three facts hold true for any business:

Simplicity wins over complexity. Scalability expands your impact. Sustainability keeps the engine running.

Fight for these in your business and you’ll see a world of difference in the results. Once you make time to address these questions on a weekly basis, you’ll be on the road to truly working on your business rather than just working in it. If you’re interested in learning more about how you can grow your business, I’m happy to schedule a meeting to discuss. Quoted from GiANT Worldwide

BEST PRACTICES Are you in the know? HELP PREVENT BUYERS’ REMORSE Transactions have innumerable moving parts. Buyer’s agents can help ensure mistakes don’t derail a deal. The REAL ESTATE BUYER’S AGENT COUNCIL (REBAC) offers a designation and courses that can give agents tools and insights to help clients reach their goal. Here are some common hitches and misperceptions that can threaten sales, as well as ideas on how you can counter them.

BUYERS WHO THINK THEY KNOW IT ALL “Buyer’s come to the table with a lot of information nowadays, but only a fraction is usually accurate,” says Adorna Carroll, a REBAC instructor and business coach. “Buyer’s agents help to filter the maze of information for what is relevant and position buyers to move forward confidently.” A buyer’s agent - with the extra credentials to back it up - can give home shoppers more knowledge to proceed with success.

FINANCIAL CHANGES The number ONE reason closings get delayed: issues related to obtaining financing, according to the REALTORS ® Confidence Index, a survey of real estate professionals’ transactions. This caused 38 percent of closing delays in March of this year. Some issues are easily avoided. Remember the time when a client’s mortgage was cancelled after he financed a car purchase right before closing? A financial counseling session for buyers would cover the importance for shopping around a mortgage, getting prequalified (rather than preapproved), and keeping your credit picture STABLE throughout the purchase process. Buyers who make a large purchase on a credit card - like new furniture - or even pay off certain debt can change their debt-to-income ratio and put their settlement at risk.

FIXTURE FUEDS In this business, you’ve seen everything. Seller’s who have removed every single lightbulb, taken wall-to-wall carpeting, or even uprooted rose bushes just before moving out. Conflicts over what stays and what goes in a home can threaten closings. Have buyers compile their wish list well in advance and put everything they seek in writing, says Carroll. “If it’s not in the contract, don’t expect it,” she says. “Be VERY detailed in all inclusions, otherwise, light fixtures, appliances or even the mirror over the vanity could derail a transaction. And, don’t forget about the kitchen island, how is it attached? Also, offer perspective buyers: 'What are we really fighting for? The house or the dining room light?’”

LETTING EMOTIONS WIN OVER LOGIC The homebuying process is “stressful” (42%), “complicated (32%), and intimidating (21%), according to 1,500 homeowners in NerdWallet’s 2017 Home Buyer Reality Report. Current housing shortages, rising prices, and bidding wars may spark more tension. Buyer’s can get caught up in “winning” and offer to overpay or waive contingencies they will later regret. Help buyers assess comps carefully when they’re considering a property, and set a firm price up front in the event of a bidding war. As a buyer’s agent, “our function is to manage expectations,” Carroll says. We have to put things into perspective for them. We may not be able to eliminate the stress, but we certainly can help manage it.”

T h e 8 - i n - 8 A p p ro a c h t o B u i l d i n g YO U R B u s i n e s s What Is the 8-in-8 Approach? The 8-in-8 approach to establishing your Brand Name in a particular marketplace is a proven approach that works very well. A major marketing firm researched this approach over 20 years ago, and has helped many Realtors launch their careers using this technique. The concept is very simple, yet profound: you “touch” someone 8 times in 8 weeks - which burns your Brand into their mind - and then continue with 1 “touch” each month for thereafter - for life. Follow this plan for 2 years and you will capture 80% of all sales from your contact list – it’s proven!

Personal vs. Farming? The Personal 8-in-8 approach is making a simple plan to connect with 8 people over the course of 8 weeks to build a relationship of trust and ask for referrals to build your business. This personal approach is sure to build a lasting connection and create advocates for your business to build a steady, secure stream of income for years to come! Here is a simple example of a personal, 8-in-8 plan:

Week 1: Phone call letting them know that you’d like them to be part of the select group of people on this 8 in 8 Week 2: Handwritten note with a couple of business cards Week 3: Something of value - Top 10 restaurants in the area in a handwritten note or recent community news Week 4: Face to Face – cup of coffee & chat Week 5: Call and ask to see if they got the mailing they sent & it if was helpful to them? Week 6: Phone call to get back in touch Week 7: Personal note inviting them to the gathering where all people on the campaign get together- dinner or a pot luck style get together (on their own or with their families) Week 8: Face to face gathering with everyone together! The geographical farming approach to the 8-in-8 is where you choose a specific area, using Every Door Direct Mailing, and blanket that area with large pre-designed postcards which include items of value for those you are reaching. Our CME team will customize these large EDDM postcards to you and your business from one of our options available. Here are just a few samples of postcards that we have pre-designed for YOU:
