With Gratitude & Cheer Written by Dana Keegan

November brings an awareness to the importance that gratitude plays in your world, even as life delivers tart flavors to your plate. Your mindset plays a huge role in turning lemons into lemonade, or better yet…changes into opportunity. Freshly off the Realty Executives International conference, I am more grateful than ever to the team at Realty Executives International. Having virtually grown up in the Realty Executives brand, it’s invigorating to see the vision and collaborative efforts of this group in action. col·lab·o·ra·tion: the action of working with someone to produce or create something [insert AMAZING] The style and direction this team of experts has is nothing short of spectacular. The commitment and influence they possess to deliver awareness, relevance and execution to our business is second to none. One of the quotes from the event that resonated with most with me was “we are YOU and YOU are us.” I feel that at every level. In the next 60 days, you are going to, once again, feel the commitment we have for your SUCCESS, as a new wave of opportunities hit Prime Agent. The enhancements were born out of your voices, your needs, and your suggestions. This is a team that listens, adopts, and delivers. I am thrilled to be a part of this brand, and I’m inspired by the people who surround my working day. While I could go on and on about the upcoming enhancements, please watch for future communications about the exciting changes coming to Prime Agent. Another takeaway from my time at the RE-International conference was the impact our industry has on a large scale. To listen to Broker Owners and Sales Executives from all over the globe speak to their passions and efforts for community involvement was humbling. A highlight was listening to the President of RE-International, Patrick Van den Bossche, specifically mention what is happening in the Wisconsin Region and how our Region and its Sales Executives set the bar for community outreach. I am forever grateful to be a part of an organization and a team of individuals who embrace the bigger picture. Thank you for making your support team at the conference proud to serve your business. #WeMoveWI With Gratitude & Cheer, Dana

Tips for Winterizing Your Home By Elizabeth Weintraub for thebalance.com

You can take many steps to winterize your home and help ward against personal injury and financial disaster. As temperatures begin to dip, your home will require maintenance to keep it in optimum shape throughout the season. From the furnace to the gutters to the landscaping and many places in between, winterizing helps protect your investment while keeping you comfortable. Furnace Inspection Your first order of business is to call an HVAC professional to inspect your furnace and clean ducts. It's also a good idea to stock up on furnace filters and change them monthly. Consider switching out your thermostat for a programmable one. If you do, you'll want to make sure you purchase one you will use. Updating it accordingly will help you remain comfortable in your home and potentially slash your energy bill by a significant amount. Its benefit is that you can set this type of thermostat by season. If your home is heated by a hot-water radiator, bleed the valves by opening them slightly and when water appears, close them. Remember to remove all flammable material from the area surrounding your furnace. Get the Fireplace Ready If your chimney hasn't been cleaned for a while, call a chimney sweep to remove soot and other undesirable accumulations, like creosote. It's best to cap or screen the top of the chimney to keep out rodents and birds. Buy firewood or chop your own. Whatever choice you make, store it in a dry place away from the exterior of your home. Inspect the fireplace damper for proper opening and closing. Also check the mortar between bricks and tuckpoint, if necessary. Check the Exterior, Doors, and Windows This step is critical for your health and safety. Inspect the exterior for crevice cracks and exposed entry points around pipes; seal them. Use weatherstripping around doors to prevent cold air from entering the home and caulk windows. Replace cracked glass in windows; if you end up replacing the entire window, prime and paint any exposed wood. If your home has a basement, consider protecting its window wells by covering them with plastic shields. Switch out summer screens with glass replacements from storage. If you have storm windows, install them. Inspect Roof, Gutters, and Downspouts If your local temperature will fall below 32 degrees in the winter, adding extra insulation to the attic will prevent warm air from creeping to your roof and causing ice dams. Check flashing to ensure water can't enter your home. Consider replacing worn roof shingles or tiles. Clean out the gutters and use a hose to spray water down the downspouts to clear away debris. You may also want to install leaf guards on the gutters or extensions on the downspouts to direct water away from the home. continued on pg. 5

Service Weather-Specific Equipment These measures help you keep tools ready when you will inevitably need them. Service or tune-up snow blowers. Replace worn rakes and snow shovels. Sharpen ice choppers and buy bags of ice-melt or sand. For equipment that you use in the other seasons, like a lawn mower, make sure to drain the gas to avoid rust. Clean, dry, and store summer gardening equipment. Check Foundations Rake away all debris and edible vegetation from the foundation. Seal up entry points or cracks to keep small animals from crawling under and into the house. Mice can slip through space as thin as a dime. Inspect sill plates for dry rot or pest infestation. Secure crawlspace entrances. Install Smoke and Carbon Monoxide Detectors Some cities require a smoke detector in every room. Buy extra smoke detector batteries and change them when Daylight Saving Time ends. Install a carbon monoxide detector near your furnace or water heater, or both. Make sure you test smoke and carbon monoxide detectors to ensure they are working properly. Buy a fire extinguisher or replace an extinguisher older than 10 years. Prevent Plumbing Freezes Locate your water main in the event you need to shut it off in an emergency. Drain all garden hoses. Insulate exposed plumbing pipes. Drain air conditioner pipes, and if your AC has a water shut-off valve, turn it off. If you go on vacation, leave the heat on, set to at least 55 degrees. Prepare Landscaping and Outdoor Surfaces A winter storm can ravage the outdoors to such an extent that you can experience devastating effects in your surrounding area and while you're in your home. Trim trees if branches hang too close to the house or electrical wires. Ask a gardener when your trees should be pruned to prevent winter injury. Seal driveways, brick patios, and wood decks. This is more for the aesthetics if it's to your liking, but don't automatically remove dead vegetation from gardens as it sometimes provides attractive scenery in an otherwise dreary, snow-drenched yard. And remember to move sensitive potted plants indoors or to a sheltered area. You can also plan ahead for spring. Plant spring flower bulbs and lift bulbs that cannot winter over, such as dahlias, in areas where the ground freezes. Prepare an Emergency Kit Buy indoor candles and matches or a lighter for use during a power outage. Find the phone numbers for your utility companies and put them in the Contacts section of your cell phone. Buy a battery backup to protect your computer and sensitive electronic equipment. Store extra bottled water and nonperishable food supplies (including pet food, if you have a pet), blankets, and a firstaid kit in a dry and easy-to-access location. Often overlooked, it's smart to prepare an evacuation plan in the event of an emergency.

November Real Estate Marketing Strategies Don’t Leave Your Listings Abandoned Even though Halloween has come and gone, there is still time to take advantage of the holiday. This is an awesome occasion for real estate marketing professionals. No matter what niche of the market you are working in, Halloween – and the weeks book-ending it – is one of the easiest times to generate extra buzz. It is a great time to actually get people to your properties. Even if you don’t have any listings for sale (or rent), there are plenty of other events to get involved in. Don’t miss the opportunity to host your own fall themed event. It’s an incredible opportunity for warm networking, building relationships, and setting up sales. Don’t hesitate to hand out branded marketing materials and expand your exposure. Thanksgiving Thanksgiving is often overlooked when it comes to real estate marketing. It is normally overshadowed and drowned out by what is to come in the next month. At the same time, that’s what makes Thanksgiving such a powerful tool for real estate pros, landlords, and regular home sellers that recognize the opportunity. Quality time with family is extremely important. Don’t neglect it. However, it is also important to give back to those who are less fortunate. Reach out to the community and your efforts will be rewarded accordingly. It’s also a fantastic time to show your thanks to past clients and referral partners, and remind them you are still there to help them. Black Friday Last year, 133 million U.S. shoppers spent over $50 billion on Black Friday weekend. In spite of the big sales banners and alluring ‘door busters’ at Walmart, real estate is clearly a better buy than more consumer goods. Real estate professionals shouldn’t miss this opportunity to both get in on the action, and to better serve consumers. Small Business Saturday Before the dust settles from the Black Friday sales, it is Small Business Saturday. The beautiful thing about this day is the massive amount of help coming from the wider community and small business support organizations. Millions are being spent to promote shopping within the small business community, but there is very little direct local competition in relation to that. Work with others to ride the buzz, and win together. How about bundling deals with local furniture stores, interior designers, spas, concierge services and more to create compelling real estate promotions? Cyber Monday This is the online version, or extension of Black Friday. Again, online shoppers will be set to flood the web. This is an even easier occasion for real estate pros and small businesses to master. Between social media, blogging, Google ads, and digital press releases, there are plenty of low cost, high ROI real estate marketing opportunities. Getting Ready for the End of Year Holiday Rush Savvy real estate marketers will use the additional boost in attention they get in November to launch into the end of year holiday surge. It’s critical to get the early advantage. Generate attention early, and lock consumers in when they visit your online assets in November so that you are the obvious choice to do business with when they need something around Christmas. The key is getting started on your marketing strategy early. Written By: Paul Esajian for FortuneBuilders

A Reason to be T h a n k f u l Many years ago, my mentor challenged me to write five notes of appreciation as part of my working day. With a focus on growing my fledging business, I accepted his challenge and thought it would be an easy task. It was NOT! At first, I found the assignment to be difficult, because it was unusual for me to identify five people to be thankful for each day. I know, that’s sounds really sad, and it was – but I doubt you would do any better. It took some time, but eventually I began to go through the day with new eyes of appreciation to see all the wonderful things about the people around me. I began to ask good questions, not just “Hi, how are you?” but “What’s happening in your life right now?” and “How can I walk that walk with you?” And over time, showing my gratitude by writing five thank-you-notes each day became a routine or, you could say, a healthy habit. My mentor was very wise. He knew the assignment would do much more than boost my business; in fact, it has changed my life. Since that time, I have written thousands of thank-you-notes, but more importantly, in the process, I strengthened my ability to see the good in people, and help unleash the potential they have inside. We often overlook or don’t see clearly our own potential. Instead, we believe something less based upon demeaning words someone of significance has told us in the past. One of my greatest joys is calling out the potential in others by not only providing opportunities for them to become all they were created to be, but actually helping them identify aptitudes which allow them to excel in ways they never imagined possible. Many times, all they needed was someone to believe in them. And so, in this beautiful season of Thanksgiving, I challenge you to consider writing five notes of appreciation as part of your working day. Let me know if you’re up for the challenge by writing me at Dale@RealtyExecutives.com and saying, “I ACCEPT!” When you do, I’ll send my gift of appreciation to you!

100% Yours,

INTEGRITY

What is one habit you are planning to implement or get back to doing consistently in your business for 2019?

“One habit I am planning to implement for 2019 is a Power Hour every morning (that I just learned about in the Peak Producer class). Every weekday morning, I plan to spend an hour calling just to check in with some people in my database to see if they have any questions on anything home related - for example, contractor referral needs, home maintenance issues, mortgage or market questions, etc. By doing this, I hope to become my past and future clients' #1 go-to real estate expert.”

Eve Bilden |Brookfield Office 262.894.6664 evebilden@realtyexecutives.com

“In 2019 I will continue to use the e-newsletter. But in 2019, I will also make sure I increase my efforts in the following ways. 1.) To increase the scope of my distribution by adding not only current and recent clients, but by also adding clients from 5 to 7 years ago. It is possible that the people in the 5-7 year category might now be looking to sell. 2.) I will make a more concerted effort to add a personal message at the top of the letter. I want to make sure it has a personal feel, vs "another canned" email letter. 3.) I will also make sure to reply quickly to the people that respond with a question related to the newsletter. I think this is a valuable tool provided by REI and I want make sure I am making the best use of it.” Dave Krebs | Lake Country Office 262.212.2152 homesbydavekrebs@gmail.com

INSIGHTS “I love fall! Autumn to me is a time for reflecting back on the year as another year gets closer and closer. Looking at the beautiful colors of the landscape around me reminds me to think back on the people and moments in my life during the past year. I make stretch goals that are both personal and professional for the upcoming year at this time and start the implementation of the action items that will help me achieve those goals well before the New Year begins. This upcoming year, I want to incorporate a daily journal practice as a post-work reflection time. An account to myself of what I’ve done that day and what needs to be moved to tomorrow and also to write about things I’ve learned and experienced that day. Included in my journaling will be items of gratitude for that day as it is all too often that my focus can be on what I don’t have or that I have not accomplished both personally and professionally. My hope is that it will also aid in detaching me from the work day and focusing in on being more present with the people I care about most in my life-my family and closest friends.”

Brand name and recognition has so much to do with my decision when it comes to the market.

•

Dale and the REI team come highly recommended by everyone that I had spoke with the community.

•

From the very first meeting with Dale and every other person in the office I felt nothing but the highest level of respect and optimism.

•

Dale was able to quickly assess my desire for success and talents. He responded immediately with creating a game plan to get things in motion with excitement. Where as with others I did not receive that same response.

•

With other companies I left like they were trying to squeeze me in in-between their busy schedules. Where as Dale made me a priority. Never rushed. Integrity is the perfect word to describe what I have experienced in my journey. I was very impressed with the training, time, and willingness to help that the company has to offered me verses others.

If you ever want to learn about a company management style it is always the best to speak with those who actually work with them. And EVERY person that I was able to interview had nothing but amazing things to say about Dale Schaechterle.

A word from your c o a c h ... Adam Zastrow | Performance Coach | Realty Executives - Integrity

Communicating with Clients When it comes to serving your clients with excellence, you can’t underestimate the importance of good, consistent communication practices. Whether your clients are selling a home, buying a home, or both, staying in contact with them throughout the transaction process is essential. In addition to keeping your clients informed, communicating lets them know that they are priorities to you and that you are working hard to help them achieve their goals. When clients feel that you’ve communicated frequently and effectively with them, they are more likely to be satisfied with your service AND, (this is important), they’ll also be more eager to refer you and to use your services again for their future real estate needs. Here are five key things you can do to enhance client communication:

1. Ask your clients for their preferred method of communication. When you first meet with clients,

find out what avenue works best for them. Would they rather be contacted by text, email, phone call or in person? Is there a certain time of day when they can be reached more easily? If you are dealing with a couple, will one person be the primary contact, or do they both want to be included in messages and conversations? If your company uses an automated appointment system for showings, explain how it works and ask if they would like to use it. Finding out your clients’ communication preferences at the beginning of your relationship will help set you up for communication success.

2. Set expectations on the front end, then follow through. After you’ve established how your clients

like to communicate, let them know what to expect from you. Tell them how often they will likely hear from you, and under what circumstances. For example, if you have clients who are selling a home, let them know how soon you will be in contact after showings with feedback. Or, if you have clients who are looking for a house, let them know how often they can expect to receive listing notices from you. It’s also important to give your clients an idea of how quickly you return your own text, voicemail and email messages.

3. Set alarms on your phone to remind you to touch base with clients. It’s easy to get busy and let

communication slide, especially if you don’t have any new information to share. Setting a reminder to contact each client on a regular basis will help you remember to check in. Even if there’s nothing new to report, you can recap what you are doing behind the scenes on their behalf. For example, if there haven’t been any showings that week, you can tell sellers how you are advertising their listing and what plans you have to generate some interest. If you have buyers but there haven’t been any fresh listings to show them, you can remind them that you are continuing to search for their best home and will let them know right away if something interesting pops up on the market.

4. Designate a certain time each day for client communication. Be proactive with your

communication by planning ahead and having a period of time each day that is dedicated to staying in touch with your clients. Ideally, it should be a time of day when you usually aren’t distracted with other phone calls, meetings or family obligations. In addition to helping to remind you to stay in touch with your clients, having a designated communication time can also help you work more efficiently by returning calls and messages all at once, instead of being interrupted continually.

5. Listen to your clients. It takes at least two people to have a conversation, and one of the keys to a

successful conversation is listening. Being a good listener creates trust and confidence. It is a helpful skill in both personal and business relationships. For example, if clients say things to you like “We haven’t heard from you in a while” or “I was just wondering what was happening with our listing/home search,” those are clues that they’d like to hear from you more often. Make listening part of the culture of your company.
