Top 10 Tips for Selling Your Home During the Holidays By Kara Wahlgren for hgtv.com It’s the time of year that calendars are packed with holiday parties, budgets are strained by giftgiving and the roads are covered in freshly fallen snow. Alas, 'tis not the season for real estate. But the good news is that the few brave house-hunters who do venture out are serious about buying a house and stylish trimmings will make them want to ring in the new year in your home. “Holidays can be personal on a lot of levels, but you want to make sure your decor is neutral,” advises Amy Powers, owner of Accent Home Staging & Interiors of Atlanta. “You want to romance your buyer, not invite them to your Christmas party.” Try these tips to get buyers in the right spirit: Clean and stage. “Before you decorate, your house needs to be staged,” Powers says. If your living room is already piled high with clutter and tchotchkes, your ceramic reindeer collection is only going to add to the sense of overcrowding. Create a cozy vibe. The less-is-more mantra of home staging may tempt you to forgo holiday cheer this year. But a few subtle touches like a bowl of pinecones, an evergreen wreath, or a pot of cider simmering on the stove can create a warm and festive feeling in your home. Complement your palette. Before you start untangling your tinsel, make sure your holiday collection matches your current decor. If your living room is painted a soothing ocean-blue hue, skip the clashing red garland and opt for white snowflakes or a silver glass-ball wreath. If you’ve got an earthy color scheme, accent with rich tones like cranberries, forest greens and gold. Accentuate the positive. Too many trimmings may distract buyers, but the right accessories can draw attention to your home’s best features. Dangle mistletoe in an arched doorway, or display your menorah on the ledge of a bay window; just don’t block a beautiful view with stick-on snowflake decals or clutter an elegant fireplace with personalized stockings. Go light on lights. Step away from the inflatable snowman, Clark Griswold. One man’s “merry” is another man’s “tacky,” so tone down any garish light displays while your home is on the market. (No, your neighbors didn’t pay us to say that.) Instead, use simple string lighting to play up your home’s architecture or draw attention to the gorgeous fir tree in your front yard. Be an equal-opportunity decorator. Leave the life-sized Nativity scene in storage this year, because overtly religious flourishes may be off-putting to some buyers. continued on pg. 6

“You want to keep neutrality throughout, so you can attract any type of buyer,” Powers says. Not sure what qualifies? Powers adds, “No matter what your religion is, you’re not going to feel offended by a nutcracker.” Mind the tree. A tall Christmas tree can help you show off your two-story great room, but make sure the wide base won’t overwhelm the floor space. If your living area is on the small side, save space with a skinny tree. Swap the gaudy heirloom ornaments and trim your tree in a cohesive theme such as icicle lights and silver tinsel, for example, or blue and gold glass balls.

Clear the clutter. A few decorations can stir the holiday spirit, but don’t feel obliged to hang every last ornament. “A lot of people, when they decorate, tend to use all the extra space in their house,” Powers says. “You still want each space to look as spacious as possible.” Limit yourself to a few hints of holiday flair, but stash the rest in the basement for now. If you start to miss your Santa figurines, just remember that with a little luck, you’ll be celebrating next year’s holidays in a new home. And you can decorate that place any way you please. * * *

H o n o r Yo u r P r i o r i t i e s ! This month is a very special time of celebration for all of us at Realty Executives Integrity. It is also the month when Realtors® are most likely to complain about business being “slow”. First, don’t ever use that four-letter word around me! The market always adjusts during seasons, so rather than fight it, enjoy it! Here are my top five suggestions for enjoying the month of December, and the extra time you may have to invest: 1. Visit an elderly person and take them a special Holiday gift - take a friend or your family with you. 2. Volunteer or donate to the Milwaukee Rescue Mission, and help care for homeless and less privileged neighbors in our community. 3. Read a good book! If you have not read The Compound Effect, let me know and I’ll purchase a copy for you. If you already finished that book, let me know - there are many other great options. 4. Spend a day planning your vision for 2019, include your business, personal, and charitable goals - and include your significant other in the process. Put your vision in writing, keep it with you daily, and be inspired as you watch your dreams become reality. If you need help, ask me! 5. Express your gratitude daily. I’m serious; try this! For the month of December, write one note of appreciation each day. For sure include family members, coworkers, and the clients you serve. But, also include others you otherwise may overlook. For example, the server at your favorite restaurant, a friend from church, a teacher, or the barista at your favorite coffee shop. Mainly, enjoy the Holiday Season, and use it as an opportunity to recharge and prepare for a very busy and successful 2019!

I’d Rather Be Crazy Than Boring On Sunday nights, Claire and I regularly host about 30 people in our house for a shared meal—a weekly tradition in our family. There’s always an overwhelming amount of joy and familial affection in our home on these nights. On this most recent Sunday evening together, one of the kids, (a bright and passionate 9year-old girl), started dancing in our living room for no apparent reason, other than the fact that she LOVES to dance. Everyone else in the house was sitting down, enjoying good food and great conversation. No music was being played, except for the music inside this young girl’s own soul. The joy on her face was contagious, causing me to immediately want to join in the dance. While I’m not anywhere near as graceful as my young friend, we both began to jump and spin and twirl and laugh. Most of our other guests that night did NOT join us in this wild dance—except Claire; she jumped right in! Everyone else stayed in their chairs, gawking at us. Some were even laughing! I like to think that, deep down, they were just intimidated by our awesome moves. But, we didn’t stop dancing due to all the awkward looks, and we didn’t say anything to justify our dancing, either. Instead, we just let our crazy moves flow freely. You know what we decided in that moment? It’s okay if everyone thinks we’re a little crazy once in a while. I’d rather be crazy. I’d rather be crazy and vulnerable than be the kind of person that can’t dance when the situation calls for it. I’ve been that guy, and I don’t miss him. I’ve spent too much of my life waiting, playing it safe. I don’t want to be that guy anymore—that bored, timid guy. I’d rather be this guy. I’d rather dance with children in my living room for no apparent reason. I’d rather push forward and take chances. I’d rather swing for the fences. I’d rather give too much than too little. Too much joy, too much money, too much of my time, and sometimes…even too much dancing. I’ve spent most of my life trying to make sure that people didn’t think I was crazy. Recently, though, that has been changing. I’m now beginning think to myself, while dancing in my living room with some friends, who cares what other people think anyway? This next year, how can you swing for the fences? Is it in your goal setting, is it in having radical joy, is it in being incredibly generous with your time or money? Whatever it may be, may 2019 be your year to swing for the fences!
