PUBLISHERS’ NOTES

W

e welcome you to our 16th dedicated Special Edition of Capital Region Building & Design for the Saratoga Showcase of Homes. You will find all the information you need in this official guide to tour the record-breaking 20 beautiful homes featured in this 21st anniversary year. The event supports two great local charities: Rebuilding Together Saratoga County and Habitat of Humanity of Northern Saratoga, Warren and Washington Counties. Be sure to read the article on page 6 by RTSC’s Executive Director, Michelle Larkin, on great projects they completed this year. And check out Habitat’s article on page 22. As a special treat we have one more showhouse to take you through in this issue. It’s the 2016 Vanguard Designer Showhouse, the 36th annual! We believe it was the original showhouse tour in the Capital Region and it never fails to please. We are sure you will enjoy reading how two of the designers at this beautiful Sage Estate home in Menands prepared their spaces as you view the before and after photos of the room by our favorite photographer Randall Perry. We hope you enjoy this 20-home Saratoga Showcase tour and also the pictoral tour of the Vanguard Showhouse! Rita & Craig Stevens Publishers

Changing the lives of people in need Rebuilding Together Saratoga County

T

his year’s Saratoga Showcase of Homes promises to be better than ever, and we are excited to mark the 21st anniversary of this special event. Thank you to everyone who buys a ticket to visit the 20 fabulous homes on the Showcase of Homes tour! By participating in this event, you are supporting the work of two charities – Rebuilding Together Saratoga County and Habitat for Humanity of Northern Saratoga, Warren and Washington Counties And your support is vital to our work. Thank you! Together we transform the lives of low-income homeowners by improving the safety and health of their homes and revitalizing our communities. Rebuilding Together Saratoga County brings volunteers and communities together to provide critical repairs and accessibility modifications for low-income Saratoga County homeowners, particularly those who are older adults, individuals living with a disability, families with children or veterans. These services are provided at no cost to the homeowners we help. We focus our efforts on ensuring that the family can live independently in a home that is safe, healthy, warm and dry. One home at a time, we are rebuilding lives and stabilizing neighborhoods in need. We recently helped Sandy and Joe, both seniors who live with disabilities. Sandy and Joe are proud of their home and have done their best to maintain it, but inside the home, they were struggling to be able to continue live independently and safely. Sandy has had Multiple Sclerosis for nearly 40 years. Sandy had to sit on her behind to navigate her interior stairs and could not independently go up and down her exterior stairs. Our volunteers and contractors installed a stair glide on the inside of the home and built a ramp inside her garage. She was able to go out and get the mail for the first time in years. She wrote us a thank you note that said, “I am so happy. ... I love my home but there were so many things that had to be repaired and updated and also made accessible that I had no idea what to do. Saratoga Rebuilding Together has definitely been an answer to my prayers. You have made my heart happy. Thank you!” Homeowners like Sandy and Joe are the reason that our sponsors and volunteers return year after year.

WELCOME W

elcome to the 2016 Saratoga Showcase of Homes, now celebrating 21 years of exceptional homes! I’m sure you will agree that this spectacular annual event is a not-to-be missed tradition and is truly an important part of the fabric in our fall season. On behalf of the Saratoga Builders Association and the Showcase Committee, I’d like to thank all the generous sponsors and countless volunteers for their support. Special thanks to all our amazing and talented builders for their commitment to this show and for making the area’s premiere new home tour so popular. Lastly, we are grateful for the tremendous public support through ticket sales each and every year. We are especially excited and proud to present 20 new homes in Saratoga County from 16 awardwinning builders for your enjoyment over three weekends. In fact, this is a record-breaking year with the largest number of locations ever on tour! As always, you’ll see the most innovative products, beautiful décor, professional craftsmanship and impeccable construction of each of these magnificent homes, inviting you through their doors. In addition, we’ve cooked up a special “Taste of Showcase Preview” event kicking off the festivities on Friday evening for five hours at six selected showcase homes. You’ll enjoy touring the homes while snacking on food samplings from our area chefs plus beverage tastings of local beer and wine. Best of all, the proceeds from this event go back into

The Magic of the Showcase … September 17-18, 24-25 & October 1-2 our community. The Saratoga Builders Association has now contributed over $900,000 to our local charities from this community event, and this year will be no different. Proceeds from this year’s Showcase of Homes will benefit two local worthwhile organizations: Rebuilding Together, Saratoga County and Habitat for Humanity of Northern Saratoga, Warren and Washington Counties. Both of these groups help give back to the community through improving the homes and lives of those in need. Many families in our area would never realize their dreams of home ownership or improvement of their living conditions without the efforts of these two incredible organizations. Please take a moment to explore the pages of this official guide for lots of great information on each builder and their homes, details about the event and to see what’s waiting for you this year at the 21st edition of the 2016 Saratoga Showcase of Homes. Where else can you visit 20 brand new homes over three beautiful autumn weekends for just $20? Enjoy the show . . . and thank you for your continued support! Spotlight on …

Columbia Cabinets

F

or Columbia Cabinets it all began by bringing together an award-winning group of designers determined to create the perfect combination of beauty, technology, form and function. These designers handle the entire process from initial client interview through installation. Columbia Cabinets serves clients from Lake George and Saratoga Springs to East Hampton, working with individual homeowners as well as builders, architects, developers and interior designers. While concentrating in the tristate area, Columbia Cabinets will work anywhere on the East Coast. They offer a wide range of products for high-end dream kitchens to multi-unit galley kitchens – from fully custom lines like Wood Mode and Brookhaven to semi-custom lines like Kitchen Craft. Company CEO Evan Levey says: “Project-wise we are very comfortable with our products and with our design team so that we can handle everything that comes across our plate. We will always make you a beautiful kitchen. I really do mean that. But we always start with making it a functional kitchen depending on who the cook is, how many people are in the home, we are going to first design a kitchen that works for that spectrum of need. Then on top of that we are going to make sure it is beautiful.”

elegance. Columbia Cabinets design many, using an array of shades and finishes. But to add another layer of interest, their clients have been moving towards mixing and matching – perhaps a white perimeter with a darker wood island or dark base cabinets with white uppers. “There was a short time that the kitchen was white, white, white everywhere you looked,” Levey notes. “I personally love that, but now we are starting to integrate those pops of color – whether it is an island or a perimeter. People are finding that it simplifies tying the rest of the room together. The kitchen is the heart of the home, it is bigger and

Mix and Match There is something beautifully pristine about a white kitchen and something fresh to its monochromatic

16

CAPITAL REGION BUILDING & DESIGN

people are spending more time there. By having a large block of color it helps on a design front to tie the whole room together. Using that pop color gives people the feeling that they have their white kitchen, but it’s not quite as sterile as a full white kitchen.” Natural Elements Columbia Cabinets tries to take advantage of the natural elements outside, redesigning a kitchen to take advantage of that. For homeowners it adds an overall cohesion to a project. “The natural element is very much customer driven,” Levey emphasizes. They either want the white kitchen that is a focal point of the home or something that integrates to the home. We are seeing a lot more wood on the countertop. I caution our customers as to how they use their kitchen. Young children doing art projects on porous wood isn’t always the best.”

Make every inch count The biggest challenge for many clients is getting everything they want in the space they have. That’s where creative product and design come into play. From rollout cutting boards to creatively designed drawers and cabinets, storage can be customized for maximum efficiency and organization. Never say no because of space. Scale it back, slim it down. A good designer should be able to make it work and carry its maximum functional weight. (continued on page 18) AUTUMN 2016

Columbia Cabinets (continued from page 16) “The design isn’t just what the overall look is,” Levey says. “We don’t just want to make the cabinets line up and call it a day. We want to make sure everything fits. It’s a big deal for us to make sure we understand how the customer wants to use the kitchen. The cutting board, for example. If you have a wood countertop you may not want a cutting board that pulls out from a drawer. You may rather have a spice rack. So understanding customer use is crucial and is one of the things that sets Columbia Cabinets apart.” Budget levels Levey says that the biggest mistakes people make when they come into a cabinet shop is not stating their budget. “They think we are going to have the magic formula and then sometimes we come in too high and they are upset or we come in too low and they are offended. There isn’t a budget we can’t work within. The more straightforward the customer can be with us the faster and more efficiently we can get them to where they want to be. Then we work with them within their budget. Glass doors may be an upgrade that is not within their budget,

but maybe we do a glass door accent. So instead of making all the doors glass we make the doors over the sink glass.” Design trends What does Evan Levey see as kitchen design trends this year? “Mix and match is a big design trend that will stay around. I think white kitchens are still popular and are not going to go away, but I do think adding that pop of color is important. We are seeing a mix and match with countertops rather than granite from sink to island. Sometimes you are seeing the island countertop being a different surface. Another trend is people wanting to eat in their kitchen. Whether it’s eating at the island or having room for a table, families or couples want be together and make it as easy as possible with clean up as fast as possible. We can help with that. The other thing we continue to see and that will stay popular is the stacked cabinet look, which make your rooms look huge. Wider drawers rather than two side-by-side, which gives more storage, is also popular.” To learn more about Columbia Cabinets visit their website: www.ccabinet.com

DESIGNER TIPS

It’s all in the details By Denise Palumbo

A

s once said by Charles Eames, designer of the classic Eames chair, “The details are not the details. They make the design.” This is a year where the details are, as always, very important. We are seeing a lot of mid-century modern influences in furniture case goods as well as upholstery, where the simplest of lines is oh so appealing. Interesting color combinations, textures and shine are showing up in fabrics, ceramic tile, cabinet hardware and light fixtures. Blues are the go-to color this year, all shades of blue and often in combination with rose. Typical of Pantone’s color prediction of the year, the combination of Rose Quartz and Serenity. Fabrics with woven textures, velvets, fur and embroideries are adding to the interest and details of the home spaces. These colors and textures go beautifully with the mixed metals that are very on trend. We are seeing golds, rose golds, copper and silver all used in the same space and in combination with each other. The metals are being used in wallpaper, tile, fabrics and cabinet hardware. Modern lines are showing up in light fixtures and decorative accessories. Oversized light fixtures and light fixtures that are so interesting they can set the tone of a whole room are being shown everywhere. Textured walls with flocked wallpapers and papers with metallic shine are back in style! Large geometric prints that set

26

the whole feel of the space and pair with the clean simple lines of furnishings and new home selections are something to notice this year. Greys are still in for cabinets and flooring. Ceramic tile in grey tones, often with the look of hardwood planks, installed in retro-chevron patterns are being shown in all the latest showrooms. Hardwoods with grey undertones pair nicely with the painted grey cabinetry is popular. These greys for the more permanent selections in the home pair nicely with this year’s blues and roses and will be easily pair with other colors in the future. Stay true to what you love and what inspires you, regardless of the trends. A great design is all about what makes you feel and live comfortably in your home. Don’t forget the details! Stately showhouse reborn Two interior designers share their creative thoughts in transforming family living spaces into exquisite rooms at a spacious Sage Estate home as part of the 2016 Vanguard Designer Showhouse The Sitting Room By Kim Kronau, Cross River, Inc.

W

e all long to have a space where we can close the door and recharge. The owners were open to the idea of transforming this space, originally their son’s bedroom, into a sitting room, a sophisticated private getaway place. The furniture, with strong silhouettes, provides beautiful support for writing a letter, reading a novel or relaxing with the Sunday paper. The soft neutral walls and floor are layered with textures, pops of color, and gilding to provide interest and comfort. Placement of the furniture invites enjoyment of the lovely views just outside the window. The contemporary upholstery was selected for beauty, comfort and versatility. For instance, the sofa effortlessly converts to a full chaise for lounging, napping or the occasional overnight guest. The one-of-a-kind antiques and vintage accessories are soulful pieces procured with an eye toward a timeless, curated look.

Creating harmony and relaxation from the heart of the home to the pathway out By Kristina Ellis, KD Ellis Interiors THE KITCHEN he kitchen is the heart of the home. It is usually where you start your day with a morning coffee or tea. It is the place to which everyone seems to gravitate, whether you are preparing a small dinner or having a celebration. This kitchen is large and open with plenty of cabinet space. The open glass displays beautiful dishes and glassware. The island

T

is substantial, a great place to set up for serving family and guests. There is a separate area next to the dining room that is set up as a bar with even more space for entertaining. The cabinets in this room did not need replacing. They were instead updated with a color change. The upper cabinets were previously cream and were re-glazed to a crisp white. The wood

cabinetry was darkened to a richer tone, enhancing the beauty of the wood. The effect is a more modern look while still keeping the traditional feel of the space. The chandelier chosen picks up the pewter details in the kitchen, as do the pewter dishes and serving pieces from Match, an Italian-made line. Simon Pierce glassware is displayed to add to the elegance. THE FAMILY ROOM his beautiful family space is perfectly situated within the home. The room has a view to the manicured backyard through large windows with direct access to the covered veranda as well. The room is open to the kitchen, which makes it an ideal area to gather with family and friends. The homeowners wanted this room to function as a relaxed seating area. I think this has been accomplished! To accentuate the windows, Roman shades were hung along with French pleated draperies. Comfortable seating has been strategically placed within two area rugs to separate the room without losing a cohesive feel to the space. A chair rail and picture molding were installed for architectural appeal and to bring a light feeling to the room. Modern touches including mirrored side tables, lighting, and metal-based coffee tables were added for a sense of flare. Barstools flank the kitchen side of this room creating even more seating for guests. The color scheme of this space is neutral and blends nicely with the tones chosen for the kitchen. Texture is evident in this room. The linens and wool sisal area rugs, even the Roman shades have a burlap trim creating a natural feel.

T

THE HALLWAY / MUDROOM his area leading from the garage was originally set up as a typical hallway. All it needed was a little detail and added function. The walls have been finished with recessed paneling. The height of the panels, which are painted white, not only adds dimension but brightens and enlarges the appearance of the space. Coat hooks were installed for added function as well as an indoor-outdoor rug to soften the floor. The paint color was chosen to flow into the kitchen area and not compete with the adjoining rooms.

IN FOCUS

T

It’s truly amazing

wenty-one years! It’s hard to believe. That’s how long the Saratoga Showcase of Homes has been around and how long I’ve been involved with them. As a sponsor of the event and a contributor, I see what a great organization it is. To date they have raised nearly $1million dollars for Habitat for Humanity and Rebuild Together Saratoga County. It’s a winwin for everyone. Local residents look forward to this awesome annual event and the proceeds that help the local organizations is a great byproduct of the event. This year there are 20 homes, which is a record-breaking year. I am sure it will be a one to remember. I look forward to seeing the skills of the many builders, interior designers, landscape companies and other service providers in this year’s Showcase. I look forward to judging day as well because I get a sneak peek at all the homes. Twenty-five years, as long as I am counting, is how long I’ve been involved in the Vanguard Designer Showhouse. I remember the first Vanguard home I photographed and how impressed I was with all the new trends in furnishings, interior design and styling techniques. That was back in 1991. Wow, have those trends changed over the years. It’s truly amazing to me to be part of these two great industries I enjoy so much. We have such talented people in this area – from builders, interior design firms, landscape designers, woodworking and carpentry professionals, and painters and decorative artists. Not to mention the huge array of local eating establishments and restauranteurs I have worked with as well. Between my work locally, on Cape Cod and in Naples, Florida this is truly home for me, born and raised. While I value working in other geographic areas, upstate New York truly is a special place to live, work and play. And while I am counting, this year also marked a milestone for me as well. Thirty years of providing award-winning architectural and building photography to many of the local and regional builders, architects, designers and hospitality establishments. I am so grateful to each and every one of my clients who trust us to represent their work through our lens and lighting techniques. It’s an honor when one of these companies, some of whom we have worked with for 30 years, call and tell me they have just completed a project after a year or two or more. To know that I am representing that project is really an honor. I now have the opportunity – and the pressure – of portraying their vision of it from the design stage through construction. The icing

on the cake for me is when these photographs are used for all of their marketing, advertising and collaterals materials and for design award submissions. And when they win the award that is the ultimate for me. It’s when it all comes together. If you or someone you know is looking for an awardwinning photographer with more than 38 years of experience, one who is committed to excellence and attention to detail, look no further. We would love the opportunity to work with you. I can personally guarantee your satisfaction. In the meantime enjoy the show and good luck getting around to all twenty homes in the 2016 Saratoga Showcase of Homes.

For thirty years Randall Perry Photography has provided award-winning architectural photography services to the area’s top builders, designers, architects, construction firms and hospitality properties.
