Flinders Square Shopping Centre is a well-established neighbourhood shopping centre in Yokine, anchored by major retailers and a diverse specialty mix. In 2024, the centre faced significant leasing challenges following the default of a major café tenant and a critical gap in the food and beverage offering.
Background
The 284.0m² tenancy, previously occupied by Stellarosa Café, became vacant after a lease default. The size and location made it a challenging space to re-lease.
The owner, APIL, also identified an urgent need to secure a new coffee operator, as the centre’s customers had no on-site coffee option, and the nearest alternative was in a competing centre adjacent to Flinders Square. Flinders was losing customers as a result.
The incumbent managing agent had relied on their tenant database, Real Commercial listings, and leasing signage, but these passive marketing methods failed to generate suitable tenant interest or leasing results.
RWC Strategy
Telephone Canvassing and Cold Calling: Recognising the limitations of passive marketing, RWC WA implemented a proactive leasing strategy. We conducted targeted telephone canvassing and cold calling to directly approach operators in retail classifications suited to the centre. This allowed us to engage with quality prospects who were not actively searching through public listings, significantly expanding the pool of potential tenants.
Tailored Targeting:
By identifying and reaching out to operators with the right business profile and brand alignment, we ensured that the new tenants would add value to the centre’s offering and meet customer needs.
Negotiation Discipline:
We maintained a focus on achieving above-market rental levels and minimising incentives, even in a challenging leasing environment.
Results
The 284.0m² tenancy was leased at a rate above prevailing market levels for comparable spaces, with minimum incentives.
A new coffee operator was secured, fulfilling the owner’s requirements and restoring a critical amenity for customers. This lease was also agreed at a rental above budget, with minimal incentives.
Both tenancies were leased as a direct result of telephone canvassing and cold calling, demonstrating the effectiveness of proactive engagement over traditional passive methods.
