1. Make sure you have all the correct documentation Ensure you have a list of what documents you will need, specifically what 100 points you will need to produce.

Such as; ● Application completed in full ● Photo ID - current passport or licence ● Copies of current pay slips (2-3) ● Self employed clients will need bank statements, tax documents ● Rental ledgers or proof of ownership of current property ● Pet references if applicable

2. Rental History Having a good rental history is one of the most important factors for property managers and landlords.

This is why your property manager will always request to view their current rental ledger, as viewing your payment history to see if your rent is being paid on time, which is a crucial factor in your landlords decision making.

It is best for them to find out your history in advance and clear up any nasty surprises or rental discrepancies before applying, to improve your chances.

3. Reference Letters Any evidence from past landlords or an employer saying that you are trustworthy is gold on a rental application. Please provide positive, relevant and credible character references.

4. Apply Online in Advance It would be a good idea for you to be prepared and to complete your application in advance of viewing.

5. Clearing Up Debt or Poor Database History One of our requirements in approving an application, is to search for your contact details through a national tenants database and it is important for you to ensure that you are not listed on this database for any previous matters.

If you are concerned or are aware of any matters, it is in your best interest for you to clear up, rectify any outstanding debt and have your name removed from this database.

6. Pre-qualify Tenants Oftenly when you enquire, you may not realise that the property you are enquiring about may actually not be suited to your needs. In order to not waste your time, provide a brief understanding of your requirements i.e.location/internal specifications/parking etc.

Once we have this information, we will direct you to properties which could be more suitable or be honest and inform you that the one you are enquiring about, will not be suitable for you.
