Front-end listing performance data recorded by RWC Northern Corridor Sunshine Coast reveals a healthy 15% increase in enquiries, rising to 1,099. Interestingly, while physical inspections pulled back significantly by 28% to 126, formal offers actually surged by 35% to reach 58. This uncommon divergence indicates that modern retail operators and investors are doing extensive due diligence online before engaging physically; they are walking through the door pre-qualified, highly motivated, and ready to submit a contract rather than casually browsing.

Sunshine Coast Market Activity Beyond RWC’s data, the leasing sector recorded a substantial influx of fresh stock that has given retail tenants considerable leverage, though absorption has remained highly stable. Total lease listings added grew by 46% to 213, which expanded the total available lease stock on-market by 39% to 320 properties. Despite this massive jump in choice, total finalized lease volume held remarkably firm, dipping by a negligible 1% to 152 deals. The steady absorption rate demonstrates resilient underlying demand for retail shopfronts on the Sunshine Coast, though the growing pool of available stock suggests that landlords will need to focus on strategic fit-outs and competitive incentives to capture active tenants in the coming year.

The retail sales data reveals capital is concentrating heavily into larger or premium-grade retail assets. While the overall number of transactions contracted by 23% to 131 deals, the total sales value modestly increased by 1% to $212.3 million. This divergence is driven by a stellar 31% surge in the average sales price, jumping from $1.23 million to $1,620,608. With total on-market sales stock rising by 18% and new listings up 14%, the numbers indicate that while smaller, secondary retail investments are seeing longer days on market, high-exposure, strongly-tenanted premium retail assets are commanding premium prices and successfully driving the market's value forward.
