The development market experienced a significant rise in buyer enquiry throughout April, with enquiries reaching 107, an increase of 215% compared to April 2025. The strong uplift in enquiry activity highlights continued demand for development opportunities across the region, driven by ongoing population growth, infrastructure investment, and sustained interest from developers and land investors
Offers softened slightly during the month, with three offers recorded, representing a 25% decrease compared to the same period last year. Sales volume also eased, with two transactions throughout April, down 80% year-on-year. While deal numbers were lower, enquiry levels indicate active engagement remains present within the market despite more cautious purchasing conditions
Importantly, total sales value remained relatively resilient at $14.2 million, declining by just 4% compared to April 2025 despite the reduction in overall transaction numbers. This suggests that while fewer deals were completed, larger-scale development opportunities continue to attract strong buyer interest and maintain solid transaction values across the market
