RWC Northern Corridor Sunshine Coast’s Listing Activity

As we wrap up the financial year, the development sector across our region has showcased a fascinating paradox: a market characterized by lighter foot traffic but vastly superior buying power. Over the past 12 months, RWC Northern Corridor Sunshine Coast’s listing performance metrics revealed a more targeted buyer pool, with enquiries softening by 18% (from 568 to 464) and physical inspections dropping 58% (from 26 down to 11). However, this reduction in raw volume has not translated into fewer deals. In fact, serious buyers are acting with immense intent, pushing formal offers up by 4% to reach 55 for the year. This shift demonstrates that while casual interest has thinned out, high-intent developers and capital syndicates are stepping up to the plate completely prepared to transact.

Sunshine Coast Market Activity

This "quality over quantity" mindset is perfectly reflected beyond RWC’s own dataset in the broader marketwide sales data Even though total sales volume dipped slightly by 10% (moving from 69 down to 62 transactions), the actual financial value injected into the region has surged dramatically. Total sales value skyrocketed by a massive 44%, climbing from $196.67 million in FY24-25 to an incredible $283,337,112 in FY25-26. This influx of capital has driven the average sales price up by 60%, pushing it from $2.85 million to an impressive $4,569,953 This exponential growth in transaction size underscores the premium value being placed on strategic, high-yielding development sites

Crucially, this surge in asset values is happening alongside a massive unlocking of supply, giving buyers more options than they have seen in years Total sales listings added to the market jumped by 133% (from 30 to 70), which in turn expanded total on-market sales stock by 96% to finish the financial year at 92 properties. Heading into the new financial year, this influx of newly available stock paired with record-high average sales prices and unwavering offer volumes positions our development sector as a highly dynamic, resilient marketplace where premium assets continue to command premium dollars.

NEWS: STOCKLAND UNVEIL REFRESHED BIRTINYA CENTRAL VISION

In May, Stockland unveiled a refreshed vision for the Birtinya Central upgrades, marking a major step in the ongoing evolution of this key Sunshine Coast growth area With the potential delivery of up to 2,600 new homes alongside retail, commercial and community infrastructure, the project is set to significantly support the expansion of the adjoining Sunshine Coast Health Precinct. Increased residential density within close proximity to the precinct will be critical in housing the growing medical, allied health and research workforce, improving accessibility for shift workers and strengthening the precinct’s function as a leading health and innovation hub. This scale of population growth will also drive sustained demand for local services, retail and hospitality, stimulating business investment, job creation and broader economic activity across the Northern Corridor Overall, the integration of housing and employment uses will reinforce Birtinya’s role as a highly connected, self-sustaining urban centre and a key contributor to the region’s future economic growth.
