• The number of closed sales in the 12 months ending May 31st, 2025 for the Naples and Bonita Springs Area decreased 11% year-over-year (5,563 vs 6,244).

• There were 76 closed sales priced above two million in May 2025 compared to 99 in May 2024; a 23% decrease. During the 12 months ending May 31st, 2025, sales in this category decreased 2% over the same time period in 2024 (704 vs 718 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending May 31st, 2025, a total of 10,748 new listings were added to the market, this is a 6% increase vs the same time period 12 months ending May 31st, 2024.

• Available inventory as of May 31st, 2025 consisted of 5,013 units, an increase of 20% vs the same time period in 2024. Current inventory represents 11 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,284,670, a 9% increase vs the same time period in 2024.

• The median sales price for the area in May 2025 decreased 11% to $678,700 vs May 2024.
