Bottleworks Hotel + District

Perched on an 11-acre site at the east end of Indianapolis’ historic Massachusetts Avenue, the former Coca-Cola bottling factory is an Art Deco showpiece. Clad in thousands of white terra cotta tiles and accented with gold-leaf hand lettering, the design extends to intricate balustrades, glazed tile mosaics, and vaulted ceilings throughout the main building and garages.

RATIO embraced the opportunity to reinvent the site, connect it to the community, and create a boutique hotel. The client had a strong vision — this would be a district, highly integrated into the surrounding neighborhoods and instrumental to the future of Indianapolis. Surrounding streets and sidewalks were rejoined to the city grid, improving vehicle circulation and pedestrian access. The streetscape has been finished in brick pavers and granite curbs flanked with trees.

As a factory, the sprawling building’s forest of concrete columns created a generally open plan. The original spaces considered room-like were few: the filler room and lobby rotunda along Massachusetts Avenue and a suite of offices on the second floor. RATIO placed these historic spaces at the heart of the new hotel.

Convention Center Hotel and Ballroom

Rising from the southwest corner of downtown, a new convention center hotel and ballroom will change the Indianapolis skyline. When complete, the 40-story tower will cater to convention-goers and create an anchor in the highly walkable Wholesale District.

The hotel will activate an entire city block and define a new business-traveler experience, all while reinforcing the city’s position as a convention capital. Thanks to the hotel’s three ballrooms, including the largest in the state at 50,000 SF, Indianapolis will have the infrastructure to host two major conventions at the same time, keeping the city competitive as a first-tier convention destination.

The hotel’s sophistication also elevates Indianapolis to a new level for global business travelers. The scale of the lobby and grand staircase are unmatched in the city, creating the energetic environment that frequent travelers experience in world capitals. The swanky style flows all the way up to the Sky Lounge bar and lounge. The feeling of ambition is balanced by approachable human-scale engagement on the street level uninterrupted by the hotel’s vehicular tra c, which is routed into the middle of the block.

InterContinental Hotel, Indianapolis

Located in the heart of downtown Indianapolis, just steps from historic Monument Circle, the Illinois Building is now home to a 180-room InterContinental luxury hotel. The building’s storied past, timeless design, and prime location led Keystone Realty Group to partner with RATIO to reimagine and revitalize this once-grand property.

The 11-story hotel features thoughtfully designed guest rooms and leasable space for two ground-floor restaurants. Enhancements include a striking contemporary entrance canopy, a grand staircase, lobby bar, and an eight-story atrium. Meeting spaces and a ballroom support business and event needs, while one of the city’s first rooftop bars offers sweeping views of Monument Circle and the Indiana Statehouse.

Hyatt House / Hyatt Place Hotel and Garage

Located in the heart of downtown Indianapolis’ historic Wholesale District, this mixed-use development includes a 15-story, 316key dual branded hotel and retail space, an eight-story parking garage with 382 spaces and ground floor retail, and a complete restoration of the deteriorating Holland & Ostemeyer building. The development includes space for several restaurants and retail stores, a two-story hotel lobby, retail or commercial o ce space in the restored historic building and a fifteenth floor amenity deck with an open-air terrace and indoor pool.

The architectural form of the terra cotta-clad hotel and garage, with upper floors that step back from a two-story podium base, echoes the surrounding historic buildings while increasing the distance between its west face and neighboring housing and allowing space for an outdoor restaurant terrace at the second level.

Ironworks Hotel Indianapolis

RATIO partnered with Hendricks Commercial Properties to design the 120-key Ironworks Hotel, the first boutique hotel on Indianapolis’ north side. Adjacent to the successful Ironworks mixed-use development, the five-story hotel offers an elevated hospitality experience with high-end dining, spa amenities, and luxury retail.

The design challenge was to create a contemporary, upscale environment that aligns with the historic industrial character of the Ironworks brand. The architecture draws inspiration from 1920s American industry, featuring salvaged World War II-era crane structures, floor-to-ceiling glass walls in top-floor rooms, and refined, modern finishes throughout.

A monumental steel staircase in the lobby pays tribute to skilled craftsmanship, while custom glass tiles—formed by casting chicken wire into molten glass—add a unique artistic detail at the reception.

Blending historical reverence with modern elegance, Ironworks Hotel offers guests a distinctive stay that celebrates innovation, legacy, and the craft of making.

Graduate Hotel Bloomington

Graduate Bloomington, nestled within Bloomington’s Entertainment & Arts District, is situated along the town’s popular Kirkwood Avenue within walking distance of both the Indiana University and downtown Bloomington. The hotel’s terraces afford views along Kirkwood Avenue east toward the University’s famed Sample Gates and west to the Beaux Arts-styled Monroe County Courthouse.

Every detail of the building reinforces this connectivity between university and community. The building massing steps up and away from Kirkwood Avenue, respecting the scale and quality of the street, while the exterior aesthetics blend the heritage of Bloomington’s historic limestone industry with the brick-and-steel image of the Graduate brand.

The carefully curated interior combines local charm with modern amenities. First floor hotel lobby, boutique retail and café spaces give way to upper level guest rooms and amenities including conference and meeting spaces, outdoor rooftop event decks, and a health center.

Printing House Hotel, a Tapestry by Hilton

Printer’s Alley, tucked between downtown Nashville’s Third and Fourth Avenues, earned its name as home to a thriving publishing industry—two large newspapers, ten print shops, and a multitude of publishers—through the early 20th century. The city, much like the printing industry, is adapting and changing to shifting markets and emerging technologies. While the iconic Printer’s Alley sign is the only remaining vestige of that bygone era, Nashville continues to boast an incredibly rich tapestry of storytelling and creative enterprise.

The Printing House Hotel, a Tapestry Collection by Hilton, offers a decidedly modern take on Music City’s charm and tradition, offering an homage to the visual language of typography, and delighting in the history and evolution of the city’s publishing industry. A stay in the Printing House Hotel invites guests to celebrate of the age-old art of storytelling, the legacy of print, and the heritage and evolution of a city.

Fairfield Inn & Suites Madison Historic Eagle Cotton Mill

On the banks of the Ohio River, the historic yet abandoned Eagle Cotton Mill has now been transformed into the modern and inviting Fairfield Inn & Suites by Marriott, bringing new energy and attention to Madison, Indiana, and creating an important amenity for the region. From the start, RATIO worked closely with the client to assess the 1884 waterfront mill and confirm its viability as a boutique hotel, helping to secure Industrial Recovery Tax Credits that target reuse of abandoned industrial buildings.

Eagle Cotton Mill, part of the Madison Historic District and a National Historic Landmark, showcases Madison’s industrial waterfront legacy. RATIO preserved historic features like exposed timber floors and brick walls, honoring the building’s past. Repurposed materials were used for first-floor amenities, with spaces opening to the river to reflect its industrial heritage.

Hotel Indy, a Tribute Portfolio Hotel

Situated in downtown Indianapolis at the intersection of East Washington and Delaware Streets, this 1969 office building underwent a transformation to provide a more refined and inviting experience while retaining its original charm. RATIO replaced the granite cladding on the lower floors with glazing, infusing a softer aesthetic. The fortress-like parapet wall crowning the five-story structure was removed and replaced with a sixth floor featuring a rooftop bar. Meanwhile, the upper floors’ exterior remained untouched as a testament to the building’s original design, seamlessly integrating with the modern urban fabric of downtown Indianapolis.

RATIO also repositioned the main entrance and realigned the primary circulation to optimize the space and create ample street frontage for the ground floor restaurant at Hotel Indy. Additionally, a tall brick wall originally erected at the property line now serves as a backdrop for a delightful courtyard, allowing Hotel Indy to leverage it for outdoor dining, events, and meetings while enabling abundant natural light through the building’s large windows on all four sides.

Commission Row

Commission Row is a three-level hospitality venue in downtown Indianapolis that blends dining, entertainment, and community. Located next to Gainbridge Fieldhouse and opening onto Bicentennial Unity Plaza, the design encourages connection through layered, immersive experiences.

The ground floor restaurant pairs an open kitchen and raw bar with warm, elevated finishes—rich wood floors, limewashed walls, brass accents, and a blackened steel stair with an integrated wine display. Below, a moody speakeasy evokes the City Market Catacombs through vaulted entries, copper details, and plush velvet drapery. Above, a flexible event venue opens to the plaza with full-height glazing, an all-season terrace, and interiors featuring a wood ceiling, sparkling pendants, and a soft neutral palette.

Rooted in the site’s Wholesale District history, Commission Row reinterprets its past while creating a vibrant destination for gathering, storytelling, and Hoosier pride.

Journeyman Distillery

Journeyman Distillery decided to expand its successful Michiganbased business in Valparaiso, selecting RATIO to design its new campus on the former Anco Factory site. Located south of downtown, the property includes four buildings and an open courtyard, providing enough space for Journeyman’s distillery and brewery operations as well as a future hotel expansion.

The mixed-use redevelopment features a distillery, brewery, restaurant, tasting room, movie theater, game room, outdoor plazas, and office space. The original water tower was repainted to reflect the Journeyman Distillery brand, and a new transit center for the Valparaiso/Chicago commuter bus service is on the office space’s lower level. This distillery has become a family-friendly tourist destination for Valparaiso residents and fans of unique dining and beverages.

RATIO provided architecture, interiors, landscape, and preservation services, including Historic Tax Credit applications, coordination with state and federal agencies, and nomination of the property to the National Register of Historic Places.

The Cantio, a Tapestry by Hilton

As the third phase of a five-site development in Ball State’s Campus Village, this mixed-use project and hotel anchor the district’s west entrance. Designed to complement the campus, the buildings integrate brick, masonry, metal panels, and glass.

The Cantio Hotel, paired with a new Performing Arts Center, will help create a vibrant arts district. The 97-room boutique hotel features an upscale restaurant, rooftop bar, and ground-floor café, along with meeting and private dining space, a fitness room, and a lobby gift shop, offering a connected and engaging hospitality experience.

Republic Airways Campus Hotel

The three-building campus—a training center and hotel in phase one and a corporate headquarters in phase two— addresses an entire organization’s recruiting, training, and retention needs. While each building has a distinct purpose, there is a consistent design dialog among them.

Trainees are on-site for one to three months, and they need to disconnect from work during their downtime. In the 274room hotel, Republic’s corporate identity is muted to create a mental separation through the environmental cues while tying all spaces together through materials.

SNOWMASS, CO

This renovation transformed a former Best Western into a distinctive destination in Snowmass. The hotel’s stairstep floor design creates a variety of guestroom types, contributing to a unique experience across its 254 rooms.

Updates balance a midcentury character with alpine charm, using nature-inspired textures and subtle patterns. Design details reference cross-country ski tracks and frame expansive mountain views. Select guestrooms were removed to expand the lobby, conference, and outdoor event spaces. The first floor now features enhanced dining options and a modernized lobby that anchors the guest experience.

CairoHouse, Marriott Autograph Collection

CAIRO, EGYPT

With Egypt’s government relocating, redevelopment is reshaping Cairo’s historic core. CairoHouse reimagines the iconic Mogamma el Tahrir as a luxury lifestyle hotel, celebrating Egyptian culture while catalyzing revitalization across Central Cairo.

Part of Marriott’s Autograph Collection, the project includes 400 hotel keys, 100 serviced apartments, rooftop dining, a garden venue, and large meeting spaces. Interiors reflect Egypt’s heritage, while signature elements like the Lotus Pavilion position the hotel as a premier events destination, helping reactivate Tahrir Square for locals and visitors alike.

Four Points by Sheraton Suwon

The Four Points by Sheraton Suwon balances urban presence with approachable hospitality through a refined architectural identity. Its clean massing and layered façade of glass, metal, and textured panels respond to changing light, creating a dynamic yet restrained skyline presence. A transparent ground level activates the street and draws guests into an open, welcoming lobby.

Inside, the design emphasizes warmth and clarity. Natural materials, soft lighting, and a neutral palette are paired with subtle local influences. Public spaces flow from lounge to dining, while guestrooms feature efficient layouts, panoramic views, and tactile finishes that elevate the guest experience.

Four Points by Sheraton Gangnam

Rising 21 stories over Sinsa-dong in Gangnam-gu, Seoul, this Four Points by Sheraton hotel brings high-end luxury to a prime corner with views of the Han River and Namsan Tower, and direct access to one of the city’s most active districts.

Inspired by the form of gold bullion, the hotel sits atop retail space and a public plaza at a major intersection. Its 206 rooms are crowned by penthouses with open-air terraces.

The prismatic form enhances its presence, while a glass curtain-wall façade shifts in color throughout the day, reflecting the energy of Gangnam.

Louisville Marriott Downtown Hotel

LOUISVILLE, KY

RATIO served as Executive Architect for the 617-room Louisville Marriott Downtown, one of the city’s largest hotels. The project includes a 22,000 SF grand ballroom, 9,000 SF junior ballroom, 10 meeting rooms, and two boardrooms. Amenities feature a full-service restaurant with exhibition cooking, private dining, and a Tuscaninspired atmosphere, along with a Champions sports bar, Starbucks, spa, pool, and fitness center. A threelevel underground garage provides 485 parking spaces. The Champions exterior incorporates façades from the 100-year-old Coleman Building. The hotel connects to the Kentucky Convention Center and State Parking Garage via pedestrian bridges designed by RATIO.

Indainapolis Marriott Downtown Hotel

INDIANAPOLIS, IN

The 616-room Downtown Marriott hotel is conveniently connected to the Indiana Convention Center and within two blocks of Lucas Oil Stadium. Each guest suite features the latest technology necessary for the business traveler, movable task lighting, and fully adjustable desk chairs. The hotel also features 38,000 SF of meeting rooms, along with the city’s largest ballroom which exceeds 20,500 SF. The Ficklen Tribute

GREENVILLE, NC

RATIO was selected to convert the former E.B. Ficklen Tobacco Warehouse, built in 1896, into a 72-room boutique hotel in Greenville’s uptown district. The heavy timber and steel structure will also include a 10,000 SF event space and a chef-driven restaurant and bar.

Listed as a contributing resource within the Greenville Tobacco Warehouse District, the project honors the city’s tobacco heritage while celebrating its evolution. The preservation-focused design retains the building’s historic character, highlighting its authentic industrial materials and distinctive architectural features.

Omni-Severin Hotel Renovation + Addition INDIANAPOLIS, IN

Designed by Indianapolis architect Vonnegut & Bohn and completed in 1913, the Hotel Severin was developed by investors including Carl G. Fisher, founder of the Indianapolis Motor Speedway and developer of Miami Beach. RATIO led the renovation and expansion of the building, now the Omni Severin Hotel.

The project includes 423 guest rooms, street-level retail, a health club, and 16,000 square feet of event space.

Two new glass and brick towers frame a grand entry and lobby. Historic character was carefully preserved, including restoration of original storefronts. A new two-story lobby with skylights complements the rehabilitated original lobby, highlighting the building’s historic architectural detail.

Grand Gardner Hotel

VALPARAISO, IN

RATIO is transforming a historic 1899 Romanesque schoolhouse in Valparaiso, Indiana into the Grand Gardner Hotel. This adaptive reuse project combines restoration with two modern additions to create a 67,000 SF boutique hotel with 58 guest rooms.

The revitalized building will feature a lobby, spa, boardroom, meeting spaces, offices, and artisan retail, with the attic converted into a speakeasy and six suites. New east and west wings add 52 rooms, a banquet space for 100 guests, kitchen, fitness center, and a third-level restaurant opening to a rooftop deck.

Charley Creek Inn

Constructed in 1920 as the Hotel Indiana, the Charley Creek Inn is a four-story building with three floors of hotel space above street-level commercial uses. Listed on the National Register of Historic Places in 1986 as part of the Downtown Wabash Historic District, it has been carefully restored to its original purpose.

RATIO rehabilitated the building, enlarging rooms and modernizing amenities while restoring historic features, including cast stone details and wood windows. Updates include a green roof, rooftop event space, redesigned parking, and new building systems. RATIO also provided historic rehabilitation tax credit services.
