A B arn and M ore The horse barn is four stall barn with secondary stall doors to a dry lot paddock; and tack room/tool room. The stall fronts are Prefiert brand with sliding doors and feed doors. The horse component of the barn is of good quality and a fine place for your equine friend. However, your family, friends, or perhaps caretaker will enjoy the two-story “barndominium,” a clean and spacious living space. The ground level consists of two rooms; a living room with a pellet stove and views to the outside with a sliding glass door into the barn interior and two glass doors to the outside of the barnyard. There is ample room to sit and lounge around the pellet stove, a sink and fridge with counter space, and a full bathroom.

Most paddocks are watered by 18 large sprinkler guns, 15 automatic permanent guns on time, and three mobile guns. One paddock at the entrance is watered via flood irrigation. AREA HISTORY Bend is a city in central Oregon, United States. The area was initially inhabited by the Klamath, Molalla, and Northern Paiute tribes. European-American settlement in the area began in the early 1900s, following the arrival of pioneers and homesteaders.

WATER SOURCES | WATER RIGHTS Domestic water is serviced via the property’s first well, which was drilled and hooked up to the domestic system in September 2023. The well has a flow of 15 gallons per minute of cool Central Oregon water.

Red Hawk Ranch has 36± acres of Central Oregon Irrigation District (COID) rights. The water rights came with a $1,838.60 assessment fee in 2023. Established in 1918, the COID is a Municipal Corporation of the State of Oregon and the second oldest district in the area. The system consists of two main canals: the Pilot Butte Canal, which runs north through Bend, Redmond, and Terrebonne, and the Central Oregon Canal, which runs east through Bend, Alfalfa, and Powell Butte. Both canals divert water from the Deschutes River. Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners, and other users must obtain a permit or water right from the Water Resources Department to use water from any source, whether it is underground or from lakes or streams. Landowners with water flowing past, through, or under their property do not automatically have the right to use that water without a permit from the department. The waters of Oregon are administered by the State of Oregon under a “prior appropriation” doctrine, “first in time, first in right.”
