About 2 hours and 51 minutes from Prineville is Portland, Oregon’s largest metropolitan area, along with its international airport (PDX).

ACREAGE Per a recent survey, Gateway to the Magnificent Ochocos consists of 406.17± deeded acres. Of this acreage, approximately 87.62± acres are riparian and meadow areas with 82.2± acres of certified water rights, flood irrigated with water diverted from Ochoco Creek via a system of dirt ditches. Approximately 2± acres are utilized as the farmstead area, leaving about 316.55± acres of primarily timbered landscape, with a few open areas of native vegetation. Ochoco Creek meanders through the ranch for 1± miles.

The timbered uplands provide excellent habitat for area wildlife, providing excellent viewing and hunting opportunities. The meadow and riparian areas also provide excellent habitat for the wildlife, as well as for waterfowl.

The ranch headquarters are conveniently located near the North-Central area of the ranch. A good dirt/ gravel road leads from the headquarters South, crossing Ochoco Creek via a stout bridge, and provides access across the ranch meadows to the timbered lands, which comprise much of the Southern area of the ranch. With the exception of about 4,400 feet of a new fence that needs to be installed along the ranch’s eastern boundary, the ranch is well fenced. The meadow grazing areas are completely fenced and crossfenced. Elevation ranges from approximately 3,500 feet near the ranch headquarters to approximately 4,060 feet at the top of one of the ranch buttes.

TIMBERLAND The ranch’s timberlands range in topography from gently undulating to steep, with some rim or rock outcroppings near the higher elevations. There are two main draws that transect this area. The predominant tree species is Ponderosa Pine, interspersed with some juniper and fir. The timberlands have historically been logged, leaving a good stand of younger trees with good accessibility, yet provides cover for game. The native and perennial grasses of the forest floor provide good early and late stock grazing opportunities. WATER SOURCES | WATER RIGHTS Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners, and other users must obtain a permit or water right from the Water Resources Department to use water from any source, whether it is underground or from lakes or streams. Landowners with water flowing past, thru, or under their property do not automatically have the right to use that water without the Department’s permit. The State of Oregon administers Oregon’s waters under a “prior appropriation” doctrine; first in time, first in the right.

RECREATION The Gateway to the Magnificent Ochocos offers year-round recreation right out the door. Rocky Mountain elk, mule deer, bear, cougar, turkey, upland birds, and trout streams can be seen on or within the immediate vicinity of the ranch. The creek on the ranch also attracts duck and geese, offering hunting or viewing opportunities.

With more than 300 days of sunshine in Central Oregon and an outdoor playground with endless activities, there are plenty of things to keep busy. Hiking in dense forest and open meadows while viewing rushing streams and mixed conifer forests is one option. Recreation on several bodies of water is another option. Boating, rafting, and fishing are all within easy reach.

The Ochoco National Forest is just a few minutes from the ranch and has more than 850,000± acres of public land, including more than 36,200± acres designated wilderness with a mature stream system winding throughout the wooded foothills. Walton Lake is within the forest and is stocked with trout, plus it is a great swimming and camping venue. Ochoco Lake, with its County boat launch, is just minutes away and is a favorite amongst area fishermen.

The Bowman Dam was built on the Crooked River in 1961 to store water that irrigates 20,000± acres and created Prineville Reservoir, a favorite fishing and waterskiing venue for Central Oregonians. The dam also created an incredible opportunity for trout to grow in the cold water released from the bottom of the reservoir and flowing through the bottom of the dam. Just below the dam are fishing holes favored by those that love to fly fish for native Redband rainbow trout.
