The Niobrara River Refuge offers multiple diverse landscapes. From dryland hay parcels to range land encompassing treed ridges, draws, and open hillsides to the lush pine-covered river bottom along the Niobrara River. Outdoor activities are plentiful in the area around the ranch. Valentine, Nebraska, is a hub for golf enthusiasts, with both public and semi-private venues to choose from. The Niobrara River is well-known in the area for its float trips. Turkeys, whitetail and mule deer, and elk can all be found on the ranch. The ranch resides in Elk Area 10, a deer unit at Sandhills, and Sandhills AOSC. The ranch will qualify for a resident landowner to apply for landowner elk permits and will also qualify for a resident or nonresident landowner to qualify for landowner deer permits. Upland bird hunting opportunities include both sharptailed grouse and prairie chickens on the ranch and throughout the area. Spring and fall turkey season can be pursued on the ranch as there is a healthy population of Meriam Turkeys to be found. AREA HISTORY

The ranch has been in the family for over 80 years. Originally known as the Blahoveck Ranch, it was coupled with a National Forest grazing permit, and the deeded land was used mainly as winter ground for the cattle. Over those 80 years, the ranch has changed with the times; the Forest Service permit was sold off, outlying parcels of ground have been sold, and now the heart of the Niobrara River Refuge is being offered. The stewardship of this land has passed from generation to generation with the knowledge that, for it to provide, it must be cared for.

CLIMATE

The area in which the ranch resides has a true four-season climate. Summer highs are typically around 87 degrees, while January lows hover in the low teens. Yearly precipitation averages are snowfall of 39 inches and rainfall of 21 inches. The area sees approximately 231 days of sunshine annually, and on average, the nighttime temperature drops below zero at least sixteen times per year.

LOCATION

Located on the northern edge of the Sandhills region of Nebraska, the Niobrara River Refuge resides in one of the most unique environments in the northwest. Located in Cherry County, the largest county in the state of Nebraska, the ranch lies on the northern edge of Nebraska. Beneath this region lies the famed Ogallala Aquifer, which stretches from southern South Dakota to Texas. The aquifer is the lifeblood of this country, providing access to shallow ground water for domestic and ag wells. Springs are abundant in this country and ebb and flow with the aquifer’s level. From US-20, at Nenzel, Nebraska, turn south on Highway 16F, a paved two-lane road. Travel south for 7 miles to the property entrance.

AIRPORT SERVICES

Commercial air travel is provided by North Platte-Lee Bird Regional Airport, approximately 167± miles to the south in North Platte. United Airlines offers daily flights to Denver, Colorado, which allows access to the United States and beyond.

WATER RIGHTS

Five wells on the ranch provide stock water and domestic water. The wells’ depths range from 42 feet to 168 feet. Four stock tanks are spread out across the land; stock water is also available at the improvements.
