INTRODUCTION Jackson Corner Ranch is an exceptional 772± acre working ranch in Idaho’s Lemhi Valley, just 20 ± minutes from Salmon, Idaho. The property offers a rare combination of productive agricultural ground, significant water resources, diverse wildlife habitat, conservation values, and historic character. The ranch borders thousands of acres of BLM lands that transition into the Salmon National Forest. Water is central to the ranch. It has nearly one mile of Lemhi River frontage and approximately 1.5 miles of Kenny Creek, the coldest tributary to the Lemhi River. Numerous water rights support the operation, with the most senior dating to 1877. Its stated year-round carrying capacity is 100 Animal Units (AU), plus 100 seasonal calves from April through October, with potential to increase to as much as 150 AU. Perimeter, interior, and riparian fencing, along with substantial forage production, support an efficient working ranch. Improvements include the historic 1870s home and a newer 40’ x 72’ red barn with a concrete floor and power. There is also an enclosed, heated workspace, a detached garage, a bunkhouse, and a bathhouse. Riparian corridors support deer, elk, moose, bear, waterfowl, and upland birds. The Lemhi River and Kenny Creek hold Chinook salmon, steelhead, and native trout, and a recent restoration project added a side channel and island to improve fish habitat. A conservation easement established in 2011 with the Lemhi Regional Land Trust protects approximately 583 acres. It still allows agricultural use and designated improvements to continue. ACREAGE The acreage offers a balanced mix of irrigated fields, riparian corridors, and dryland foothills, with elevations ranging from 4,600 to 5,120 feet. Approximately 270 acres are irrigated. Roughly 120 acres are under pivot, and K-Line pods cover the rest of the irrigated ground. Water rights date to 1877, 1904, and 1960, and the senior rights allow irrigation into September. An additional 54± acres at the south end, currently planted in crested wheat, has a water right that could be developed further, though it would need a pumping system. For years, the ranch ran as a fully self-contained cattle operation, with the owner growing and harvesting his own hay. It has since moved to an intensive rotational grazing program, with cattle rotated to new pastures weekly. The owner currently runs approximately 100 Animal Units, with seasonal capacity for 100 calves. The seller believes good pasture management could raise capacity to as much as 150 Animal Units. To reduce stress on the stock, the owner calves from the third week of March through April. At shipping, steer calves average 650 lbs and heifers average 600 lbs. Cattle and equipment are negotiable, except for a JCB skid steer, which the seller is keeping. The ranch also hosts an apiary through an informal agreement with Salmon Valley Honey and has a rock shale pit on the south end. The perimeter is fenced and has been surveyed, though some fence lines don’t follow the actual boundary, mainly along parts of the eastern line next to BLM lands. Fencing ranges from traditional jackleg to newer wildlife-friendly designs.

IMPROVEMENTS Originally built in the 1870s by Doctor Kenney, the home has been expanded over the years, with the original logs now covered. Modern upgrades include replacing knoband-tube wiring and updating PEX plumbing. The threebedroom, one-bathroom home features a woodstove and propane heat, a propane range, and a detached garage built in 2016. Additional structures include a small bunkhouse and a separate bathhouse, which has its own dedicated well and septic system. Built by MQS in 2018, the 40’ x 72’ red barn includes a large bay door, concrete floors, and power. While the main barn is unheated, it features an insulated, heated 20’ x 20’ hobby room in the back. 10

RECREATION The recreational aspects of the property and adjacent public lands are excellent. The BLM lands have lengthy road systems to explore via horseback, e-bike, ATVs, or snowmobiles. Just two miles from the ranch is the scenic Lewis and Clark Backcountry Byway Adventure Road, which leads to Sharkey Hot Springs, Lemhi Pass, and the Sacajawea Memorial picnic area. It’s an easy, 20± minute drive to the Salmon River for world-class whitewater rafting, fishing, hiking, mountain biking, and camping. In the winter months, skiers have Lost Trail Ski Resort just 62± miles away. Sun Valley is about three hours away.

FISHING There are exceptional fishing opportunities on and off the ranch, from the Salmon and Lemhi rivers to mountain streams and high-country lakes. Anglers can target rainbow trout, cutthroat trout, and bull trout, with seasonal salmon and steelhead runs adding another dimension to the fishery. The Salmon River extends into Idaho’s Frank Church–River of No Return Wilderness, where fishing can be combined with multi-day floats and remote wilderness travel. Guided float and jet-boat trips provide access to longer, more secluded waters. The Lemhi River produces nice trout; private ranch waters are productive, with fish up to 16” and trophies reaching 20”. 20

HUNTING | WILDLIFE The Salmon region offers a variety of hunting opportunities across its rugged mountains, river breaks, and expansive public lands. Elk, whitetail and mule deer, black bear, mountain lion, upland birds, and other game are available to pursue. The surrounding Salmon-Challis National Forest and backcountry provide remote hunting, while the varied terrain supports both high-country and lower-elevation pursuits. The current owner receives a landowner preference tag for deer, elk, and antelope. The ranch is within a draw area, but tags are frequently drawn. Large whitetail, mule deer, elk, waterfowl, and upland birds frequent the ranch, with very good on-site hunting.

AREA HISTORY The area provides unique historical significance as Sacajawea was born near, and possibly on, the ranch. There is a monument on the adjacent BLM land to the Jackson Corner Ranch’s southern border. Lewis and Clark’s journey across the western United States took place from to 1806. The Lemhi and Salmon area of present-day Idaho played an important role in their expedition because it was where they reached the Rocky Mountains and met the Lemhi Shoshone people. With the help of Sacajawea, the expedition was able to communicate with the Shoshone and obtain horses and other supplies that helped them continue their difficult journey west.
