RECREATION Hunting & Wildlife The farm is located in the heart of what many consider to be some of the best deer, antelope, and upland bird hunting in the state. Mud Creek flows year-round in the southwest corner of the property and creates a wetland area that is a magnet to vast numbers of waterfowl. The rest of the property is also well watered via springs and several reservoirs, and the varied terrain provides lots of good cover and food that attract the rest of the wildlife. The farm is located just south of the Milk River, which is world-famous for both the number and size of whitetail deer and the high density of pheasants produced along the river’s corridor.

The CMR National Wildlife Refuge is located 60± miles south of the ranch. It extends 125 airline miles down the Missouri River from its western edge just upriver from the Fred Robertson Bridge located on highway191. The refuge contains approximately 1,100,000 acres, including the 245,000 acres Fort Peck Reservoir, Montana’s largest water body. It is 134 miles long, has over 1520 miles of shoreline, and has a maximum depth of 220 feet when full. Fort Peck provides world-class fishing for many different species of fish, including but not limited to walleye, northern pike, lake trout, smallmouth bass, and crappie. A person could spend a lifetime on the lake and not discover all it has to offer. The Slippery Ann Viewing Area near the Fred Robinson Bridge is open each fall so people can view the hundreds of elk that congregate there for the elk rut.

The rest of the refuge can be enjoyed by sportsmen and women to chase the world-class bull elk and mule deer that call the refuge home. This part of Montana is often referred to as the Missouri River Breaks, and they stretch from the dam at the east end of Fort Peck Lake up the river to Great Falls, Montana. With very few exceptions, the land on both sides of the Missouri River remains the same as when the Lewis and Clark Expedition headed up the river over 200 years ago.

The Little Rocky Mountains that rise out of the plains to the south of the ranch are home to large populations of both deer and elk as well as Big Horn Sheep and are just one of many of the beautiful island mountain ranges this area is known for.

RELATIONSHIPS IN REAL ESTATE As required by Montana law, a broker or salesperson shall disclose the existence and nature of relevant agency or other relationships to the parties to a real estate transaction. In a dual agency relationship, the dual agent is equally obligated to both the seller and the buyer. These obligations may prohibit the dual agent from advocating exclusively on behalf of the seller or buyer and may limit the depth and degree of representation that you receive. A broker or a salesperson may not act as a dual agent without the signed, written consent of both the seller and the buyer.

A “Dual Agent” is obligated to a Seller in the same manner as a seller agent and is obligated to a Buyer in the same manner as a buyer agent, except a

dual agent:

5. IN-HOUSE SELLER AGENT DESIGNATE
