RECENT UPGRADES & MAINTENANCE A metal roof was installed in 2021 and carries a transferable warranty (10-year labor, 35-year finish). The exterior was stained in August 2025, giving a new owner a well-maintained home from day one. SYSTEMS & UTILITIES A propane furnace with electric backup provides reliable heat. Summer starts on the Big Springs Water Trail, a slow, spring-fed float of about 4.5 miles from Big Springs down to Mack’s Inn, where moose, bald eagles, and sandhill cranes often line the banks. Forest roads and trails open up to hiking, horseback riding, ATVs, and UTVs, while Island Park Reservoir and Henry’s Lake draw boaters all season. Winter is the headline. Year-round access puts riders on more than 500 miles of groomed snowmobile trails, which link to another 800 miles in West Yellowstone and Wyoming, connecting three states. Two Top, Big Springs, and Mesa Falls are among the classic rides.

HUNTING | WILDLIFE The property is just inside Game Management Unit 60, part of the Island Park Elk Zone, with Caribou-Targhee National Forest at the back boundary. Elk hunters have an unlimited general archery A tag in September, plus controlled anyweapon bull hunts in early October and antlerless and either-sex draws into late November. Deer seasons include general archery and an October any-weapon hunt for mule deer and whitetail, with whitetail extending into December. Antlered moose is a limited 15-tag draw. Forest grouse, ducks, geese, and sandhill cranes round out the fall, and moose, bald eagles, and trumpeter swans frequent the river. 10

FISHING The Henry’s Fork of the Snake River runs about 250 feet beyond the back boundary, across National Forest lands, on the spring-fed upper river between Big Springs and Island Park Reservoir, holding rainbow and brook trout. Henry’s Lake, 15± minutes away, ranks among Idaho’s top trophy trout lakes, with cutthroat, brook trout, and rainbow-cutthroat hybrids averaging 18 inches. Harriman State Park’s Railroad Ranch, also 15± minutes away, opens June 15 as flyfishing-only water. Island Park Reservoir, minutes away, holds kokanee, rainbow, cutthroat, and brook trout, with Box Canyon below the dam. The Madison, Firehole, Gallatin, and Yellowstone lie beyond West Yellowstone.

AREA HISTORY Island Park owes its city limits to the bar. In 1947, lodge and resort owners along U.S. 20 incorporated a ribbon of highway, about 500 feet wide and 33 miles long, because Idaho law allowed liquor sales only inside city limits. The result is what locals call the longest Main Street in America, a fitting backdrop for a home built around a 15± foot bar. Just south, Union Pacific investors ran the Railroad Ranch from 1902 to 1977 as a cattle operation and retreat for the Harriman and Guggenheim families before the Harrimans gave it to Idaho as Harriman State Park.

Hebgen Lake

NEARBY AT TR ACTION S & ACTIVITIES Yellowstone’s West Entrance is about 30 minutes away, putting Grand Prismatic Spring, the largest hot spring in the United States, and the park’s geyser basins within an easy day trip. Over the Montana line, Wade and Cliff Lakes fill a forested canyon with spring-fed, aquamarine water, rainbow and brown trout, and a no-wake rule that keeps them calm. Earthquake Lake, formed by the 1959 Hebgen Lake earthquake, is about 10 miles from the lakes. LOCATION The property is in Island Park, in northern Fremont County, where the Henry’s Fork, the Centennial Mountains, and the Caribou-Targhee National Forest meet the western edge of Yellowstone National Park. The area lies within the Island Park Caldera and the Greater Yellowstone Ecosystem. U.S. 20 connects it to the north to West Yellowstone, Montana, and to the south to Ashton, St. Anthony, Rexburg, and Idaho Falls. AIRPORT SERVICES Yellowstone Airport (WYS) in West Yellowstone is about 29 miles away, with seasonal Delta Connection jet service to Salt Lake City from mid-May through mid-October and private aircraft services. Idaho Falls Regional Airport (IDA), about 85 miles south, is the closest yearround commercial airport, with service from several major carriers. Bozeman Yellowstone International Airport (BZN), about 120 miles north, offers the widest selection of nonstop flights in the region.
