DEMPSEY LAKES CATTLE RANCH
Deer Lodge, Montana $27,250,000 5,284± Acres
INTRODUCTION Located approximately 14± miles southwest of Deer Lodge, Dempsey Lakes encompasses 5,284± contiguous deeded acres extending from irrigated meadows and riparian bottoms through productive native range and timbered habitat rising toward the Flint Creek Range. The ranch directly adjoins U.S. Forest Service lands along its western boundary, offering a rare combination of meaningful agricultural production, exceptional water resources, a legitimate wild trout fishery, strong elk habitat, and nearly 5,300± acres of diverse deeded land under one ownership. At its foundation, Dempsey Lakes is a legitimate working cattle ranch. The owner reports carrying approximately 500 cow/calf pairs, plus bulls, supported by 425± acres under two center pivots, approximately 400± additional acres of flood- and sub-irrigated ground, native range, timbered grazing country, and an associated U.S. Forest Service grazing allotment directly out the ranch’s back gate. In normal years, the ranch has historically produced enough hay to materially support the resident cattle operation without reliance on outside purchases. Existing residences, corrals, calving facilities, and operational improvements are clustered in the Northeast corner of the ranch and are practical and appropriately scaled to the ranch. Water is one of Dempsey Lakes’ defining assets. Approximately 30 filed irrigation rights include rights dating to the 1860s. More unusually, the ranch holds storage rights associated with three high-mountain lakes solely listed to the ranch, together with an interest in a fourth. This high-elevation storage provides water-management flexibility that is difficult to replicate on ranches dependent solely on direct-flow irrigation. The recreational component is equally compelling. Approximately 4.5± miles of Racetrack Creek flow through the deeded ranch, with another mile associated with adjoining State land. The upper 3.5± miles support a productive cold-water fishery for westslope cutthroat, brown, rainbow, and brook trout. Recent fishing in late summer and early fall has showcased both the strength of the fishery and the abundance of cold, clear water. A 5± acre stillwater fishery supporting trophy-sized brown trout adds another dimension. Dempsey Lakes Cattle Ranch | Deer Lodge, Montana

The elk story is equally legitimate. On the ground experience has shown how the combination of irrigated feed, dependable water, timbered security habitat, and direct Forest Service connectivity consistently attracts elk. The current family has built decades of hunting memories here, with regular success on elk, mule deer, and whitetail deer. FWP counted approximately 2,520± elk in HD 213 in 2025, well above the district objective. What distinguishes Dempsey Lakes is the breadth of the asset. It is neither a cattle ranch with incidental recreation nor a sporting property with a limited agricultural component. It combines substantial production, exceptional water, trout fishing, strong wildlife habitat, and significant scale. The ranch has no conservation easement and consists of 11 parcels, preserving meaningful flexibility for the next owner.

AGRICULTURE & R ANCH OPER ATION S Dempsey Lakes Cattle Ranch is first and foremost a substantial working ranch. The owner reports a carrying capacity of approximately 500 cow/calf pairs, plus bulls, supported by productive irrigated ground, native pasture, timbered grazing country, and seasonal use of an adjoining U.S. Forest Service grazing allotment. This operating scale distinguishes Dempsey Lakes from recreational properties where agriculture is largely incidental. Approximately 425± acres are under center-pivot irrigation, with approximately 400± additional acres under flood irrigation and sub-irrigated ground. According to the owner, in normal years the ranch has historically produced enough hay to support the resident cattle operation without reliance on outside hay purchases, with surplus hay produced in favorable years. Livestock improvements are functional rather than extravagant and include working corrals, feedlot infrastructure, calving facilities, and supporting ranch buildings. The combination of deeded forage, irrigated production, public-land grazing, stock-water resources, and established handling facilities provides the foundation for a legitimate year-round cattle enterprise.

WATER RIGHTS & MOUNTAIN L AKE STOR AGE Water is central to the agricultural value of Dempsey Lakes. Current information indicates approximately 30 filed irrigation rights associated with the ranch, with the most senior rights dating to the 1860s. Beyond conventional direct-flow irrigation, the ranch also benefits from an unusually rare and difficultto-replicate high-elevation storage component within the Dempsey Creek watershed. DNRC records reviewed to date identify storage rights associated with three mountain lakes that are solely listed to the ranch, together with an interest in storage associated with a fourth mountain lake. High-elevation lake storage of this nature is simply not a resource found on most Western ranches and represents a significant component of the ranch’s overall water portfolio.
10
www.fayranches.com | 800.238.8616 | info@fayranches.com
The practical significance of storage is timing. A conventional direct-flow irrigation right depends upon water being naturally available in the creek and the user being legally entitled to divert it at that time. Authorized storage provides an additional layer of water management, allowing water to be captured or impounded when available and later released for authorized downstream use. In a Western ranch environment, where water available later in the irrigation season can be considerably more valuable than abundant spring flows, this storage component can meaningfully enhance operational flexibility and the overall strength of the ranch’s water resources. The water-right information presented herein is based on DNRC records and information available to the Seller and Broker and is provided for informational purposes only. Prospective buyers should independently verify all water rights, storage rights, volumes, priorities, historic use, operating authorities, conveyance and release infrastructure, and other associated matters as part of their due diligence. R ACETR ACK CREEK & FISHING Racetrack Creek is one of the defining assets of Dempsey Lakes and a significant component of the ranch’s recreational value. This is not simply a small seasonal creek crossing a ranch. Racetrack is a substantial mountain tributary, with approximately 4.5 miles flowing through deeded ranch land and approximately one additional mile associated with adjoining State land, creating more than five miles of total creek influence. The upper approximately 3.5 miles through the ranch possess the characteristics of a legitimate Western trout fishery: clear, cold water; strong summer flows; well-defined riffles, runs, and pools; undercut and vegetated banks; woody structure; and a naturally meandering channel that creates varied holding water throughout the system. The quality of the water and habitat is immediately apparent on the ground and provides the physical and biological foundation necessary to support a meaningful cold-water fishery. Recent broker fishing during August and September 2026 confirmed the quality of the fishery, producing excellent results, particularly for westslope cutthroat and brown trout. Rainbow and brook trout are also present in the drainage. Importantly, these observations were made during late summer, a period when water temperature and flow can become limiting factors on many Western streams. Racetrack continued
14
www.fayranches.com | 800.238.8616 | info@fayranches.com
to carry clear, cold water and maintain quality trout habitat during those visits. Historical fisheries work in the upper Racetrack watershed provides additional support for what is evident on the ground today. Past surveys documented strong riparian condition, stable banks, healthy woody vegetation, riffles, pools, large woody debris, and diverse trout populations within the upper watershed. These historical findings are consistent with the quality of the habitat and fishing recently observed on the ranch. The ranch also occupies an advantageous position within the watershed. Racetrack Creek enters the upper ranch directly from U.S. Forest Service lands, providing continuity with miles of largely undeveloped mountain watershed above the property. A significant irrigation diversion occurs farther downstream near the lower end of the ranch and adjoining State land, leaving much of the ranch’s primary fishing water upstream of that diversion. Taken together, the size and character of the stream, quality and diversity of its habitat, cold and clear water, Forest Service watershed above, historical fisheries documentation, and recent firsthand fishing distinguish Racetrack Creek from the smaller or more seasonal streams commonly encountered on Western ranches. It is a substantial private-water resource capable of providing a genuine troutfishing experience within the boundaries of a working cattle ranch. Complementing Racetrack Creek is a 5± acre irrigation reservoir that supports large brown trout, providing an additional stillwater fishing opportunity and further broadening the ranch’s fishing resources. WILDLIFE & HUNTING The same landscape diversity that supports the cattle operation creates high-quality wildlife habitat. Irrigated meadows and riparian corridors provide productive feeding areas, while native range, sagebrush steppe, timbered draws, and higher-elevation country provide cover and security. The ranch rolls directly toward adjoining Forest Service lands, expanding the broader habitat complex. Elk are a particularly important component of the property, with significant numbers using the ranch and surrounding country. The property also supports mule deer, whitetail deer, moose, black bear, Hungarian partridge, and a broad range of other wildlife. Occasional grizzly bear use has also been reported. Dempsey Lakes Cattle Ranch lies within Montana Hunting District 213 in the Flint Creek Mountains, an area Montana Fish, Wildlife & Parks identifies as quality year-round elk habitat. FWP describes the district as a mix of forest and grassland habitat where some elk migrate seasonally, but many remain resident in relatively small subherds throughout the year. FWP also notes that elk frequently concentrate on larger private properties where feed, security, and limited hunting pressure can make those lands particularly important to herd distribution. Current population data reinforce that strength. FWP’s 2025 elk count for HD 213 recorded approximately 2,520 elk, compared with a recent average of 2,259, against an objective range of 920 to 1,380 animals. FWP classifies the district as 18
www.fayranches.com | 800.238.8616 | info@fayranches.com
above objective, and its management plan notes that elk numbers have remained relatively stable and elevated despite efforts to reduce the herd. For Dempsey Lakes, the significance is not simply that the ranch lies within a strong elk district. The property itself contains the habitat elements elk consistently seek: productive irrigated meadows and native range for feed, riparian corridors and reliable water, timbered cover for security, and direct connectivity to adjoining Forest Service country. That diversity gives the ranch the ability to function as more than a travel corridor; it provides the mix of forage, cover, water, and sanctuary that can encourage elk to remain on or repeatedly use the property. That habitat quality is reflected in the ranch’s hunting history. Family and friends of the current ownership have enjoyed annual success harvesting elk, whitetail deer, and mule deer on the ranch, creating some of the family’s most memorable experiences at Dempsey Lakes. Dempsey Lakes offers meaningful general-license opportunities for elk and deer, including brow-tined bull elk under a General Elk License during the general season. For nonresident ownership, the ranch has historically qualified for Montana’s Nonresident Combination License Priority Pool. Under current FWP rules, qualifying landowners receive one priority-pool opportunity for each 2,500 contiguous deeded acres owned. Dempsey Lakes Cattle Ranch | Deer Lodge, Montana
19
L AND & ACREAGE The ranch encompasses approximately 5,284± contiguous deeded acres with an unusually diverse mix of productive and recreational land types. One of Dempsey Lakes’ strongest attributes is the balance of those land types. While the ranch includes a healthy component of native grassland, it is not dominated by open range in the way many large Western ranches are. Instead, the property combines irrigated meadows, productive riparian corridors, native pasture, sagebrush country, and timbered high country into a more varied and well-balanced landscape. That diversity strengthens both the agricultural operation and recreational appeal, creating a ranch that feels more dynamic, visually interesting, and versatile than properties where a single land type makes up the majority of the acreage. Beginning at approximately 5,500 feet in elevation, the ranch offers dramatic mountain views throughout and is readily navigable by side-by-side, horseback, or foot. The ranch is not encumbered by a conservation easement and is comprised of 11 parcels, providing meaningful optionality for a future owner with respect to estate planning, conservation strategy, residential improvements, habitat enhancement, or other long-term objectives, subject to applicable law.

IMPROVEMENTS Dempsey Lakes is sensibly improved for its current use. The residential and agricultural improvements, clustered in the Northeast corner of the ranch, support the operation without dominating the value proposition or dictating how the next owner must use the ranch. The owner’s residence was reportedly built in approximately 2004 and contains approximately 1,200± square feet. An original residence, suitable for guest or ranch use, dates to approximately 1950 and contains approximately 2,273± square feet. Agricultural improvements include corrals, feedlot and calving facilities together with other supporting ranch infrastructure. For a buyer who values land and natural resources over elaborate residential improvements, the current improvement profile can be an advantage. A future owner can direct capital toward the residence, lodge, equestrian facilities, agricultural infrastructure, habitat work, or recreational amenities most aligned with his or her objectives.

R ANCH HISTORY & LEGACY The property has been operated by the same family for approximately 30 years and carries a longstanding Black Angus tradition. The family brought a Texas ranching background to Montana and has been involved in the Black Angus business for decades. During its ownership, the family continued to develop the property as a working cattle and hay ranch while maintaining its agricultural identity. Physical reminders of an earlier era remain on the ranch. The historic Quinlan Schoolhouse recalls the period when rural schools were integral to Montana’s agricultural communities. An original slaughterhouse building also remains on the property; according to the ranch’s history, it became a local gathering place during Prohibition, where area residents played cards and drank moonshine. These elements add authenticity to a property whose value is rooted in working land. Dempsey Lakes is part of a longstanding agricultural landscape in the Deer Lodge Valley, with an opportunity for the next owner to continue that stewardship.

FOREST SERVICE & PUBLIC-L AND CONNECTION The ranch directly adjoins U.S. Forest Service lands along approximately 1.5 miles of its western boundary and benefits from an associated Forest Service grazing allotment located immediately out the ranch’s back gate. This direct public-land connection enhances both the agricultural operation and the recreational setting, while providing continuity with a much larger block of higher-elevation habitat in the Flint Creek Range. Immediately west of the ranch, the eastern face of the Flint Creek Range is characterized by numerous high-elevation lakes, cold-water tributaries, and extensive Forest Service country. Racetrack Creek originates within this lake-rich headwater system, with Racetrack Lake, North Fork Racetrack Lake, and a number of smaller alpine and subalpine lakes located in the mountain country above the property. Together with the Dempsey Creek lake system, including the lakes associated with the ranch’s historic storage rights, this creates an unusually deep backcountry recreation setting for fishing, hiking, horseback riding, hunting, camping, and exploring the surrounding mountains. Few ranches combine a productive private trout stream on deeded land with direct Forest Service adjacency and a concentration of mountain lakes immediately upstream in the surrounding range.

WATER RIGHTS Montana waters, in all their varied forms and locations, belong to the State for the benefit of its people. A water right is the right to use the water within state-established guidelines, and not any ownership of the water itself. Since water rights in Montana are guided by the prior appropriation doctrine, a person’s right to use a specific quantity of water depends on when the use of water began, establishing the relative priority date of use on the water source. The first person to use water from a source established the first right, the second person could establish a right to the water that was left, and so on. Additionally, water users are limited to the amount of water that can be beneficially used. Beneficial use includes, but is not limited to, agricultural, recreational, fish, wildlife and domestic purposes. Montana is currently conducting a statewide adjudication of all water rights with priority dates prior to July 1, 1973. The statewide adjudication is a court process that prioritizes and quantifies all existing water rights in each Montana drainage basin. With 85 basins in Montana, and over 219,000 water right claims, the statewide adjudication is a massive undertaking that is expected to stretch well into the future. Until the adjudication process is complete, the status of any particular water right claim cannot be guaranteed. Fay Ranches, Inc., its brokers and salespersons do not warrant or make any representation concerning the quantity or quality of any water rights, nor any legal entitlement to use of water rights, permits to appropriate water, exempt existing rights, determination of existing water rights, nor any ditches, ditch rights, or ditch easements appurtenant to or constituting a burden on the property. Water rights claims appurtenant to the property may or may not have been fully or finally adjudicated, and any buyer is advised to make any offer to purchase contingent upon and subject to such independent inspections, evaluations, and advice concerning the water rights and adjudication process as a buyer might deem prudent. All buyers should be aware that Fay Ranches, Inc., its brokers and salespersons involved in this offering have not conducted an expert inspection or analysis of the water rights for this property.

SUMMARY Dempsey Lakes Cattle Ranch is distinguished by the breadth of resources contained within one ownership. Approximately 5,284± deeded acres support a legitimate cattle and hay operation, with approximately 825± irrigated and sub-irrigated acres, owner-reported capacity for roughly 500 cow/calf pairs, functional ranch infrastructure, and an associated Forest Service grazing allotment. Its water portfolio adds another level of significance. In addition to conventional irrigation rights, the ranch holds documented high-mountain storage rights associated with the Dempsey Creek system. Racetrack Creek provides a productive private trout fishery, while a 5± acre trout pond, significant elk use, diverse habitat, and direct Forest Service adjacency create a sporting component capable of standing on its own. The property is not over-improved and is not encumbered by a conservation easement. Eleven parcels and a practical existing improvement package preserve flexibility for the next owner to determine the ranch’s future, whether the emphasis remains agricultural, expands toward recreation and habitat, or combines all three. Dempsey Lakes Cattle Ranch offers something increasingly difficult to assemble in western Montana: scale, productive agriculture, meaningful water, legitimate trout fishing, elk habitat, adjoining public lands, and long-term ownership flexibility in a single contiguous ranch.

If a seller agent is also representing a buyer, or a buyer agent is also representing a seller with regard to a property,
then a dual agency relationship may be established. In a dual agency relationship, the dual agent is equally obligated to both the seller and the buyer. These obligations may prohibit the dual agent from advocating exclusively on behalf of the seller or buyer and may limit the depth and degree of representation that you receive. A broker or a salesperson may not act as a dual agent without the signed, written consent of both the seller and the buyer. A “Dual Agent” is obligated to a Seller in the same manner as a seller agent and is obligated to a Buyer in the same manner as a buyer
agent, except a dual agent: Has a duty to disclose to a buyer or seller any adverse material facts that are known to the dual agent regardless of any confidentiality considerations; and May not disclose the following information without the written consent of the person to whom t h e information is confidential; The fact that the buyer is willing to pay more than the offered purchase price; The fact that the seller is willing to accept less than the purchase price that the seller is asking for the property; Factors motivating either party to buy or sell; and Any information that a party indicates in writing to the dual agent is to be kept confidential. 4. STATUTORY BROKER A “Statutory Broker” is not the agent of the Buyer or Seller but nevertheless is obligated to them to: Disclose to: i. a buyer or buyer agent any adverse material facts that concern the property and that are known to the statutory broker, except that the statutory broker is not required to inspect the property or verify any statements made by the seller; and ii. a seller or a seller agent any adverse material facts that are known to the statutory broker and that concern the ability of the buyer to perform on any purchase offer; Exercise reasonable care, skill, and diligence in putting together a real estate transaction, and Comply with all applicable federal and state laws, rules and regulations. 5. IN-HOUSE SELLER AGENT DESIGNATE
Created when the agency holds both the listing on a property from the seller and a
buyer broker agreement with the buyer, an in-house seller agent designate is a broker or salesperson employed by or associated as an independent contractor with a broker and designated by the broker as the exclusive agent for a seller for a designated transaction and who may not be considered to be acting for other than the seller with respect to the designated transaction. 6. IN-HOUSE BUYER AGENT DESIGNATE
Created when the agency holds both the listing on a property from the seller and a
buyer broker agreement with the buyer, an in-house buyer agent designate is a broker or salesperson employed by or associated as an independent contractor with a broker and designated by the broker as the exclusive agent for a buyer for a designated transaction and who may not be considered to be acting for other than the buyer with respect to the designated transaction. BUYER AGENT A “Buyer Agent” is obligated to the Buyer to: Act solely in the best interests of the buyer; Obey promptly and efficiently all lawful instructions of the buyer; Disclose all relevant and material information that concerns the real estate transaction and that is known to the buyer agent and not known or discoverable by the buyer, unless the information is subject to confidentiality arising from a prior or existing agency relationship
on the part of the buyer agent; Safeguard the buyer’s confidences; Exercise reasonable care, skill, and
diligence in pursuing the buyer’s objectives and in complying with the terms established in the listing agreement; Fully account to the buyer for any funds or property of the buyer that comes into the buyer agent’s possession; and Comply with all applicable federal and state laws, rules and regulations. Montana law permits a real estate agent, after providing written disclosure to a buyer and obtaining a buyer’s written consent, to represent multiple buyers interested in buying the same property or similar properties to properties in which a buyer is interested and to show properties in which a buyer is interested to other prospective buyers, without breaching any obligation to the buyer.
