BUCK CREEK RANCH

Brush, Colorado $5,000,000 3,127± Acres

INTRODUCTION Buck Creek Ranch offers a rare opportunity to own a large-scale, drought-tested cattle operation in the heart of northeastern Colorado’s high plains. The ranch spans approximately 3,127± deeded acres across Morgan and Washington Counties, bordered on three sides by an additional 640± acres of state lease land, further extending its grazing capacity. The ranch has been built for consistency, carrying a stocking rate of about 375 head for the grazing season even through the worst drought the region has seen since the early 1950s. Its productivity comes from careful range management. 1,380± acres of introduced tall grass prairie complement the native shortgrass range, extending the grazing season well beyond what’s typical for the area. A 12-pasture rotational grazing system, enclosed by extensive perimeter and cross fencing, keeps the range in top condition. Cattle graze year-round, with the bulk of grazing from May through November and supplemental feeding largely limited to December through mid-March. Historic spring calving beginning April 10th to align with spring grasses and keep feed costs down. Water is a standout feature: ten wells, a mix of electric, solar, and windmill, deliver strong, reliable flow across the range, supplemented by piped water systems and numerous ponds throughout the creek bottoms. Working facilities include two sets of steel gathering corrals, a working chute, alley, and tub, with backup generators to keep operations running during any outage. Two improved residences, a 2,112± square foot home with a 3,200± square foot heated shop and livestock pens, and a 2,046± square foot second home, round out this true cattleman’s ranch, built to perform through good years and varying conditions.

3,127± Deeded acres 640± State Land lease 3,767± Total acreage

Buck Creek Ranch spans 3,127± deeded acres across Morgan and Washington Counties, with an additional 640± acres of state lease land bringing the working footprint to roughly 3,767± acres. The land is predominantly grass and pasture, set across the gently rolling high plains of northeastern Colorado. Of that acreage, 1,380± acres have been improved with introduced cooland intermediate-season grasses, giving the ranch a longer, more resilient grazing window than the native shortgrass typical of the region. Multiple pastures are enclosed by perimeter and cross-fencing, each served by livestock wells and piped water, enabling the ranch’s rotational grazing program.

IMPROVEMENTS Two home sites anchor Buck Creek Ranch, each set up for year-round living and day to-day ranch operations. The larger of the two, includes a 2,112± square foot residence along with a heated shop and multiple livestock pens, giving the operation a dedicated working center close to the cattle. The second, offers a 2,046± square foot residence. Each property is self-sufficient, with its own domestic/stock well and septic system. Each building site is self-sufficient, with its own domestic/stock well and septic system. Buried propane tanks serve both homes, and electrical service extends throughout the property, backed up by generator systems to keep water, power, and heat running during outages or severe weather, an important consideration on a ranch of this scale and remoteness. Beyond the two residences, the ranch’s working infrastructure extends across the land itself: perimeter and cross fencing divide the acreage into multiple pastures to support the rotational grazing program, while a network of livestock wells and piped water systems keeps stock watered across the range. Together, the improvements reflect an operation built and maintained for practical, sustained cattle production rather than for show.

RECREATION HUNTING | WILDLIFE The open grassland and cropland mosaic across Morgan and Washington Counties makes for excellent wildlife habitat. Upland bird hunting, particularly pheasant, is a regional draw, and the area’s rivers and wetlands attract waterfowl during migration. Mule deer and pronghorn antelope range across the surrounding plains, offering big game hunting opportunities typical of eastern Colorado’s rangeland. The mix of native and improved grasses, shelterbelts, and water sources across the ranch and neighboring land supports year-round wildlife activity. Prospective buyers interested in hunting should confirm the presence of specific game and any licensing or access requirements applicable to the property itself.

AREA HISTORY Long before cattle ranching took root, Fort Morgan got its start as a lonely military outpost in 1864, watching over Overland Trail travelers heading west. Its unlikely garrison included ‘Galvanized Yankees’: former Confederate soldiers who’d switched sides for a shot at freedom. By 1868, the transcontinental railroad made the fort obsolete, and it was auctioned off piece by piece; today, the site is home to the town’s skate park. The area’s best-known claim to fame came later, when a Fort Morgan High School kid named Glenn Miller left home to become one of America’s biggest bandleaders, honored each year with an annual SwingFest.
