Project Description:

Achievements & Added Values

Project objective to expand the main cargo stations for SAL (SAUDIA Airlines Logistic Arm) by doubling the capacity to reach 820 K Tons/Year in Jeddah Airport (KAIA) and 520 K Tons/Year in Riyadh Airport (KKIA).

During Design Phase:

The proposed facilities are state-of-the-art cargo station to serve SAL growing business plans for the comming 25 to 30 years. Role & Responsibilities: Design Phase: Lead Design Architect – Consultant Team (ZFP) Leading the planning and design process of both projects from conceptual to final tender. Responsible for coordinating with all stakeholders and present project design aspects to obtain all required approvals. Execution Phase: TQM - Technical Design Division – PMO Team (SAL) Managing and controlling the execution of both projects technical aspects and following up with the consultants, contractors and suppliers to ensure the efficiency of the design and the fulfilment of the operational requirement. Change the owner mindset and his vision for the construction phase by introducing a more efficient and practical proposal for execution. Ramy's execution proposal demonstrated savings of 30 M SAR and 14 months of construction cost and time. Client impressed by the proposed concept and appreciated ZFP value by expanding the consultancy scope during the design phase. During the Execution Phase: Ramy's hands-on execution process has gained SAL's CEO and executives appreciations on several occasions. In Jeddah project, he generated several solutions to enhance the contractor's technical proposals and to solve on-site challenges. During COVID-19 pandemic, his early risk assessment and mitigation plans considered as a primary reason to maintain the program timeline with a minimum possible delay

Project Description: A liner development along King Khaled road, the eastern side of King Saud University. The project consists if two phases; the first is a business administrative zone composes of 12 admin buildings, one hotel and two towers of 20 & 16 floors. While the second phase is mainly an commercial retail and entertainment zone gathering several retail concepts at the same area to serve various customers’ expectations. Role & Responsibilities: Design Manager As a co-founder of CAP who undertake the planning and design phase responsibility, Ramy was leading and managing the whole process and activities required to get this scope executed. Achievements & Added Values While, from business owner point of view, the project was executed with a considerable profitability, it also, maintain the design quality level. Client is satisfied and appreciate the project outcomes.

Al-Riyadh, Saudi Arabia 700,000 m2 - Total site area, 160,000 m2 - BUA (Phase I), 1.63 Billion SR - Estimated construction value Type/Scope: Masterplan - Urban planning - Commercial buildings Client: Saudi Telecom Company - STC Year: 2018 - 2019 Firm: Zuhair Fayez Partnership Project Description: March 2018, the Saudi Telecom Company STC invited limited number of International and renowned local A&E firms to study and propose a new vision for the existing company facilities campus located at the heart of Riyadh City. The vision to be presented as a conceptual masterplan (three alternatives) supported by urban and architectural schemes for the buildings and open spaces. The facilities are varied including commercial and administrative functions which are the main, technical supportive functions and ancillary and common facilities. Winning competitor to be awarded the first development phase of the masterplan. Role & Responsibilities: Lead Design Architect Assigned lead group of architects to develop masterplan proposals, urban fabrics, design the open spaces and the public realm, finally generate architectural schemes of different buildings. The role extended throughout the competition stage up to wining the competition and awarding the project bid. Achievements & Added Values Forming and leading a team of planners and architects to develop the winning proposals which gained client satisfaction and appreciation. They invited limited number of International and renowned local A&E firms to design a state of art project which considered as the community window to SABIC world. The proposed project includes company museum and exhibition functions combined with a convention and media center. The Winning competitor to be awarded the first development phase of the masterplan. Role & Responsibilities: Lead Design Architect Assigned lead group of architects to generate and develop the competition entry. The role extended throughout the competition stage up to wining the proposal. In addition to the growing traffic, the new airport will serve Hajj and Umrah traffic to reach 5.76 mppa by 2047. The public private partnership (PPP) proposal floated by GACA for bidders to design-build and operate the airport has been tendered as a competition between consortium of developers, consultants, contractors and airport operators. ZFP participated as the planning and design consultant of ASYAD Group Consortium formed by the Consolidated Contractors CCC “main contractor” and Munich Airport “operator”. Role & Responsibilities: Lead Design Architect Assigned to lead and manage design team of planners and architects to generate and develop airport masterplan ,terminal and ancillary buildings. Additionally, deep coordination with engineering disciplines and estimator to define systems and to figure the CAPEX and OPEX to support the financial proposal. Achievements & Added Values Ramy’s great value demonstrated by highly ability to work under pressure and within complicated work environment to meet business goals, solve technical challenges and meet operator requirements. The objective of this project is to expand the capacity of MENA accommodation facilities by developing a masterplan for the northern mountains based on prototype buildings. The scope is limited to the schematic level for further development and implementation by private sectors “design-build based on masterplan and defined building models”. Role & Responsibilities: Lead Design Architect Leading the project design team to generate and develop intelligent but yet economical planning and design solutions. Dealing with high level of governmental decision makers to define project vision, goals and mission. Coordinating with different stakeholders to ensure the consideration of all parties requirements. Ishbiliah CC was planned to be the lead by example of retail developments in Saudi Arabia. MAF formulated team of Callision-RTKL and ZFP to develop the mall concept to tender. Role & Responsibilities: Senior Design Architect While Callison team was responsible to develop the retail planning, Ramy and his team was developing the architectural design of the mall, parking and other various functions to obtain approvals from MAF development team, operators, and local authorities. The cost program was vital aspect should be monitored regularly and controlled by specialities and the design team cooperative efforts. Achievements & Added Values The efficient and productive efforts of the design team resulted a high performance project gained MAF upper management satisfaction. MAF decided to call ZFP for more opportunities. Moreover, Callison as well, called ZFP to join-venture proposals. Business development is a harvest of successful technical progress.

The program include new terminal building, apron, ATC and other landside support facilities. Role & Responsibilities: Senior Design Architect Leading design team of planners and architects to identify the demand, propose airport masterplan concepts, generate plans of the expansion approach, create architectural schemes and cooperate with engineers to develop engineering solutions. Presenting the design team with client and stakeholders to obtain approvals and get feedbacks. Achievements & Added Values YNB Airport Project present the valuable business relation built with GACA throughout years of hard-work and high profession of consultancy advice. ZFP has been awarded five contracts to design and develop airports after Ramy’s “and his team” hard-work to build a trust bridge with GACA management.

Al Qassim, Central Region, Saudi Arabia 330,000 m2 Site area, 143,000 m2 BUA, 1.45 Billion SR “Estimated construction value” Type/Scope: Infrastructure - Airport Masterplan - Transportation Buildings Client: General Authority of Civil Aviation - Al Muhadib Contractors Year: 2013 - 2014 Firm: Zuhair Fayez Partnership Project Description: This design & build project for a new airport development was to increase the airport capacity from 0.5 MAP (Million Annual Passengers) to 4 mppa – Ramy’s main role was the provision of Consultancy services for the study and design which included air traffic forecasting, airport physical planning, new design for 16 ancillary building facilities, and the preparation of the construction operation plan for the Construction Phase. The project faced a lot of challenges like new terminal location selection and applying different construction scenarios. Role & Responsibilities: Senior Design Architect As the project senior designer and IDP leader; Ramy was the project key player. His duties started from the preparation of the project work plan, the physical planning and up to the facilities conceptual design. During the design development, final design and tender stages; his role was basically to provide technical coordination among all architectural and engineering disciplines to achieve a high performance project. His responsibilities also included project charratee, meetings and coordination with different airport stakeholders, clients and making presentations to the client’s upper management. Leading the project design team for preparing concept design drawings, perspectives in addition to the preparation of project design documents and reports.

The project faced a lot of challenges like new terminal location selection and applying different construction scenarios. Role & Responsibilities: Senior Design Architect As the project senior designer and IDP leader; Ramy was the project key player. His duties started from the preparation of the project work plan, the physical planning and up to the facilities conceptual design. During the design development, final design and tender stages; his role was basically to provide technical coordination among all architectural and engineering disciplines to achieve a high performance project. His responsibilities also included project charratee, meetings and coordination with different airport stakeholders, clients and making presentations to the client’s upper management. The development opportunity derives from the urgent market demand in greater Madinah for quality and convenient accommodation for large numbers of pilgrims to the Haram in the centre of Madinah, which is the second most holy site in Islam. Under the development intensity permitted within the KEC Master Plan, the 11 Ha site will be able to accommodate up to 27,000 pilgrims and 3,500 supporting staff on 12 hotels during peak periods. Role & Responsibilities: Lead Design Architect As a senior architect reported to the design manager, Ramy’s duties was to achieve project goals according to client vision, project work plan and our design team strategy. these - briefly - started from the preparation of the project work plan, reviewing master plan, verify the basic assumptions, and preparing the project brief, developing the goals and objectives and launching the hotels concept design with deep considering to the construction and operation requirements. The luxuries hotel aims to serve the complex and to establish a new bench mark in the hospitality, events and conferences facilities in the capital of Saudi Kingdom. The hotel capacity is 330 keys served by super luxuries lobby hall and various food and beverage facilities, GYM, large swimming pool and other guests amenities. The conventional center capacity reaches 2,500 visitors in more than 12,000 m² of exhibition and conference spaces including three-levels circular conference centre, a ballroom, large pre-functional areas and 12 flexible daylighted meeting rooms. The center is considered as the largest in Riyadh city and one of the best in the region. Role & Responsibilities: Design Architect Responsible to develop architectural plans, visualize the 3D concept and generate architectural solutions for the horizonatl and vertical circulations of the project different components. The program include “3” greenfield airports are Qunfudah, Najran and Farasan; whilst the other “9” brownfield airports are Wedjh, Baha, Wadi Al Dawaser, Sharurah, Qaisumah, Rafha, Turaif, Al Jouf, and Gurayat. Airports Development Program Planning and Design of “12” Saudi Airports “Prototype Program” Role & Responsibilities: Project Design Manager In this particular case, Ramy has been assigned to act the role of Project Design Manager. Responsible for all technical design issues, lead and manage team of planners, architects and engineers to develop the 12 airport masterplan in and to design the required facilities covered at phase 1 of this development. Moreover, Ramy was responsible to coordinate and manage the discussions with all external parties; e.g. GACA upper management, airport operators, GACA end-users, governmental agencies, stakeholders, and sub-consultancies. Throughout The Project: > First Step: Due to the project course, GACA management has consulted Ramy in the preparation stage of the development program. “How business goals influenced by technical consultation” is a proven successful approach by this case. The concept of Prototyping. The Airports Development subjected in this development inspired from Ramy’s valuable technical advice to save cost of billions. The awarded contract to ZFP has been adapted to cover the new scope with variation order before starting. Both Client (GACA) and Ramy's employer (ZFP) gained a valuable brilliant benefit from his strategic technical/business advice. > Project Brief and Programming: Defining the project program was a key step to ensure the final results of the development. This task includes determine the planning key parameters and the design criteria (annual traffic, peak hour…etc.). Airports Development Program Planning and Design of “12” Saudi Airports “Prototype Program” Design main outcomes were terminal buildings of area around 24,000 m ²are designed based on a prototype design approach proposing 2 different sizes allocated to each airport according to potential traffic development, so-called small and medium models. The design concept adapt highly flexible criteria to allow the two models to convert into either smaller or larger models. Which means the small one could be sized into x-small version to meet lower traffic capacity. On other hand, the medium size could be enlarged to meet higher traffic capacity as well. > Design Development Leading the technical team to develop the engineering design of the project considering cost effective solutions was the main role for Ramy during this stage. Proposed systems now have to be designed and engineered to ensure the effectiveness of the final product. Moreover, the overall monitoring of the process and the work quality was a real challenge due to project size and the involved number of staff. To achieve that, high leadership managerial skills are required. Both client and organizational satisfactions are demonstrating the success of the process. > Tendering the Design Finally, mission accomplished. "12" construction tender packages have been prepared to meet each airport development requirement on bases of the prototype design of the adaptable terminal building, support/ancillary facilities, airside and landside scopes have been accomplished and delivered. GACA and its third party review and feedback gave clear indicator of the brilliant success. Achievements & Added Values "Due to start and after the end"… building a strategic relationship with a valuable client. A proven added value along the path. Brief 2017, Ramy was responsible to develop the design of the Saudi Arabian Airlines Logistics Company SAL's new Cargo Stations in Riyadh and Jeddah. I had the pleasure of managing directly Architect Ramy Mosa during my two years with Zuhair Fayez Partnership Consultants (ZFP) in Jeddah, Saudi Arabia.
