ADMIRAL’S ROW NEW YORK, NY

LEARNING FROM CONTEXT Admiral’s Row activates a portion of Brooklyn’s historic Navy Yard with contextually sensitive retail, commercial, and light industrial space,this corner site opens to the public for the first time. I designed three new buildings for this 295,000-SF project including a 74,000-SF Wegmans supermarket, one of Brooklyn’s largest grocery stores. The project scope also includes the rehabilitation of two historic structures, Building B and the Timber Shed, which will house retail and community facilities. To enact the project’s intended program on cityowned land. The project opened in 2019 and achieved LEED Silver certification.

By looking at surrounding industrial structures we were able to establish a design vocabulary and scale consistent with the nearby buildings. This modern industrial aesthetic is expressed in the buildings’ grid-like facades, and through materials like weathered steel, painted metal, and fiberglass. A meticulous reconstruction of the damaged Timber Shed utilizes historic materials including reclaimed bricks and wooden beams. Street-facing buildings employ translucent facades and storefronts to provide a continuous streetwall and an enhanced pedestrian experience.

THE BREEZE ADAPTIVE RE-USE | OFFICE | HOSPITALITY | RETAIL NEW YORK, NY

Located in the heart of Bushwick, 314 Scholes is a 90,000 SF former manufacturing and storage facility, renovated into a ground-floor retail complex and co-working space. The creation of permeable open space in the building’s courtyard and rooftop deck was critical in our strategy for the revitalization of the building. The design recreates a ‘SLICE’ through the existing structure to activate the ground floor and provide a direct connection to the courtyard.

MESEROLE ST THE SCULPTURAL STAIRCASE IS THE NEW STREET ART

By assigning a new staircase to the roof top bar, a strong visual link is created between all programmed open spaces. The use of industrial materials and a dynamic paint scheme makes 314 Schole’s façade fully blend in in its neighborhood, world-renowned for its examples of street art.

245 QUEEN EAST TORONTO, ON

THE URBAN ROOM 245 Queen Street East Project composed of a new construction partially wrapped with heritage brick warehouse façades and joined at street level by a series of retail and dining-lined pedestrian alleys. The surrounding urban fabric consists of two neighborhoods with different characters.

The centrepiece of project was dedicated to a public realm_ an Urban Room created to knit and link two neighbourhoods together through a north- south lane-way.

JW MARRIOTT MARQUIS HOTEL SHANGHAI, CHINA | DESIGNING,DETAILING & FACADE DOCUMENTATION Located in the south of Pudong’s Lujiazui financial district, the five-star JW Marriott Marquis hotel and conference center is the first of its kind in China. The building establishes a new landmark for the city of Shanghai. The 39-story building also harmonizes with the surrounding environment. The reception area and other public amenities surround a dramatic central atrium, which serves as the nexus of the guest experience, as well as the major organizing element for the exterior surroundings. A triangular facade at the drop-off plaza links the atrium to the adjacent public park, which opens to the riverfront. This forms an uninterrupted connection between the entrance and the river, framing views of the lobby, the park, the river, and the Bund beyond.

FACADE DESIGN RATIONALIZATION The folded curtain wall profile creates a novel exterior expression that lends the entire building a distinctive character. The podium, clad in brushed anodized aluminum panels that are subtly varied, uses a similar language of folded and tapered surfaces that gradually densify toward the ground, giving a human scale to the base of the building.

NEX TOWER MANILA, PHILIPPINES | CORE AND SHELL DESIGN

THROUGH LOBBY AND DROP-OFF AREA

FACADE CONCEPT The facade expresses an eloquent, consistent narrative of what the building “is,” serving to make the tower’s formal programmatic moves legible and memorable. In designing the facade we extended the original formal analogy of “slicing,” in this case slicing a “rough” object to create “smooth” iconic facets. The “rough” faces became Curtain Wall Type 1, a glass wall shaded by long diagonal fins.

The “smooth” faces became Curtain Wall Type 2, which is a simple glass wall technically identical to Type 1 except without fins.

NEXT TOWER is located in the Makati district of Manila in the Philippines. The site is bounded by Ayala Avenue on the North which is the major street of Makati surrounded by high-end luxury developments. The first three levels of the tower and podium are primarily given over to the soaring lobby as well as office amenity, retail, and mechanical support programs. A terrace occupies the roof of the West podium, linked by a bridge over the lobby to the fourth level of the office tower. Additional terraces inhabit the top of the tower at the twenty-sixth and twenty-seventh levels.

1&2 WOODSIDE AVENUE MANILA, PHILIPPINES | CORE AND SHELL DESIGN WOODSIDE TOWERS are located in the City of Pasig district of Manila in the Philippines. The site is bounded by Woodside Avenue, Rodriguez JR Ave and a new development on the east adjacent to the building site. This project will have approximately 164,074m2 GFA of permissible zoning floor area. The project is a part of a master plan including two identical office towers. The overall form of the building is designed to maximize leasable space, while providing ideal view opportunities for the tenants.

FACADE DESIGN APPROACH Facade design utilizes a combination of fritted glass and metal screen on all faces of buildings.

The combined frit on all elevations is based on a dynamic pattern which attempts to address the varied solar conditions on all sides. The resultant pattern adds visual movement to the twin towers.

The changing frit creates distinctive views of the buildings from various vantage points. The different solar load on a typical facade module of each of the four faces of the buildings prior to the application of shading strategies. The varied load on each face calls for a shading strategy specific to the conditions of each elevation.

RALEIGH IRONWORKS ADAPTIVE RE-USE & GROUND UP | RETAIL | OFFICE RALEIGH, NC

CONTEXT AND PROGRAM Situated at a crossroads between several growing neighborhoods, Raleigh Iron Works will expand the impact of the Iron Works District by serving as a connection to the new innovation economy, including Dock 1053, in a historic, industrial setting. The variety of buildings will deliver a diverse and dynamic office environment currently missing in Raleigh while remaining rooted in the city’s history and the surrounding environment.

Raleigh Iron Works is a mixed-use development including adaptive reuse of two historic buildings (Bow Truss and Double Gable), two ground up office and a potential hotel development. This mixed use development threads together Raleigh’s history and future through dynamic, innovative, and surprising spaces. Office, retail, restaurant, residential, and potentially a hotel create a variety of activities all within walking distance.

Industrial buildings meet the needs of their functions and are tied together first and foremost through their use, being either added to or subtracted from when needs change. This results in a layering of different buildings that nevertheless feel a part of a greater whole due to their common requirements and proximity.

This quality can already be found on the Raleigh Iron Works site in the relationship between the Double Gable, the Historic Bowtruss and the nearby Dock 1053. By celebrating the unique textures, structural forms, and exterior assemblages, the new buildings may sit alongside the existing structures, each with a unique identity yet communicate with one another. Further, by cutting, eroding, and carving into the buildings, they become linked through pedestrian exploration and green spaces that begin to infill them.

DOUBLE GABLE BUILDING

BOWTRUSS BUILDING

Originally built in 1956, the Double Gable is completely repositioned with galvanized corrugated metal and new storefronts and provides 12,000 sf of retail space, 77,000 sf of office space across two floors, and an 8,500 sf event space along its south facade. Retail is accessible along a new acade on its east face, which provides tenants on the new second floor an accessible terrace overlooking Peden Plaza. Office space opens up to a new courtyard cut into the existing building, wrapped by an accessible balcony that provides a planned connection point for a bridge to Dock 1053 across Atlantic Avenue.

Stripped of everything but its structure, the Bow Truss's new galvanized corrugated metal skin pulls back on the north and south ends to celebrate the truss and provide terraces to its two new office floors. Over 24,000 sf of retail wraps the first floor, activating both Peden Plaza and the courtyard passage between the two new buildings. Alternating windows break up its east and west facade, without sacrificing the planning flexibility of its 55,800 sf of office space. A dramatic cut in the facade provides terrace space within the building and creates a strong connection to the new buildings and courtyard beyond.

BUSHWICK is one of the most vibrant and authentic neighborhoods in New York with a deep vibrant culture of modern art , street performance and music. By looking at Bushwick architecture one can track various architectural styles which are still carrying an exuberant character.

CAMP NORTH END BLDG. 7 ADAPTIVE RE-USE | CHARLOTTE, NC

REVITALIZING A LEGEND Forged over a century, The grounds of Camp North End have been home to the legendary Ford Model-T factory that revolutionized assembely methods, and a high-tech production facility for missiles and specialized vehicles for the U.S. Army. Today Camp North End attracts industry leaders. Their businesss range in size and trade, yet share a common desire to be immersed in a creative atmosphere.

Site is fortified and cut off from context and public interaction1.3 Million sf of underutilized one story warehouse.

Create new public roads and access points to draw public through site and surrounding neighborhood. Permeate site with pedestrian cut throughs for light, frontage, and outdoor porches, and densify perimeter of site.

THE BOULVARD STATEN ISLAND, NY

CONCEPT Hylan Boulevard is a major northeast-southwest boulevard in the New York City borough of Staten Island, and the longest street in a single borough in the city. It is approximately 14 miles long,and runs from the North Shore neighborhood of Rosebank, then along the entire East Shore, to the South Shore neighborhood of Tottenville. It was renamed in 1923 for New York City mayor John F. Hylan, before which it was known as Southfield Boulevard and the northern segment as Pennsylvania Avenue. Designing the storefronts focuses on offering a distinct identity to the each tenant.

PARSIAN CIVIC CENTER TEHRAN, IRAN | COMPETITION WINNING ENTRY

OVERVIEW

TRADITIONAL URBAN HIERARCHY IN A VERTICAL ORDER

This building is located at the Vardavard Metro Station area in Tehran, It occupies 46,000 sq.m. The building footprint is 30,000 sq.m which covers 450,000 sq.m floor area in 26 -floors with mixed used functions such as Commercials and Departmnet Stores, Hyper Market, Office spaces, Hotel , Cinema complex and Wellness center.

Inspired by traditional organic city planning in hot and dry climate the massing consist of functionally articulated spaces formed around an organic central plaza. Design strategy emphasizes on intermediary spaces between indoor and outdoor places due to both climatic consideration and increasing social interactions both horizontally and vertically to engage people in social interactions within the building.

Distinct and controlled entrances provide high security and convenient circulation from parking floors to commercial, office and hotel apartment sections. In order to get this approach, intelligent automated control systems are provided in each parking floor. opportunities for the tenants.

PERMANENT CAR EXHIBITION TEHRAN, IRAN | COMPETITION WINNING ENTRY

OVERVIEW This mixed use development covers 80.000 sq.m in 18 stories. The first three levels has been dedicated to a car exhibition where exhibition spaces are connected with gentle ramps in different levels. Official spaces and an amphitheater takes up the rest of building. Amphitheater located spatally as a buffer in between two clusters of office and exhibition spaces. Designing in between of architecture and industrial design results dynamic exhibition spaces which projects and continues on the exterior appearance.

ENERGY CONSERVATION MEASURES : 1- Absorbing maximum southern light in shape of a light tunnel through official zone corridors 2- Providing natural ventilation with creating large openings in the south facade and exhusting warm weather from the northern fenestrations 3- Double layer glazing systems with low-e coating layer to minimize U-value 4- External operable louvers in west and south elevations to control SHGC factor in summer.

Louver arrangement on facade provide diffused light inside the office areas and doesn’t block good views.

Due to their variable arrangement they give a dynamic appearance to facad.
