Bronx Point represents a transformative mixed-use development of approximately 600,000 square feet that will bring dynamic commercial/retail and community facility uses, permanently affordable housing, and engaging new open space to the Harlem River waterfront in the South Bronx.

The development provides an opportunity to create substantial high-quality open space for the community, including an extension to the existing, adjacent Mill Pond Park to the north, an esplanade along the Harlem River shoreline with a landscaped public walkway and seating areas, and a plaza on Exterior Street beginning underneath the Major Deegan Expressway and extending along a newly activated streetscape and retail corridor.

Bronx Point includes dynamic uses that encourage community interaction such as a dedicated home to the Universal Hip Hop Museum, a state of the art cinema and over 500 affordable housing for low-, moderate-, and middle-income families and individuals.

DESIGN INTENT Movement surrounds and permeates the site. The design of Bronx Point was inspired by the movement of urban rhythms - those created by surrounding vehicular traffic on highways and bridges, the nearby freight train, the tidal river flowing by, and pedestrians in a walkable neighborhood. Supplementing this rhythm is the movement created by Hip Hop culture, born of this same environment.

The proposed design and materials echo this movement through varying façade shifts, terraced building massing, setbacks, and framed cutouts.

TERRACING TOWARDS THE PARK

MASSING To address the Major Deegan Expressway’s negative impact on residential uses, a larger podium was designed to lift the residential spaces above the Major Deegan elevation. The tower was then shaped and stepped to respond to Mill Pond Park by incorporating a U-shaped design facing north. This creates a more open view terminus for the park and maximizes residents’ views of the park as well as the unending Harlem River. The podium and tower gracefully terrace away from the park as the building’s height increases. The tower was also carved and stepped to give the sense of multiple and varied building masses.

FAÇADE DESIGN The building design is organized to address the design challenges and opportunities immediately surrounding the site while treating each of the most prominent podium facades as an extension of the public spaces to which they adjoin. The Mill Pond Park and upland connectionfacing façade is stepped away from the park and terraced at various levels, from the podium to the tower, to engage and connect the open spaces. The base of the residential tower above opens toward the park creating opportunities to continue the activity, energy, and greenery from the ground level up through the residential terrace above.

ADMIRAL’S ROW NEW YORK, NY

Admiral’s Row activates a portion of Brooklyn’s historic Navy Yard with contextually sensitive retail, commercial, and light industrial space,this corner site opens to the public for the first time. I designed three new buildings for this 295,000-SF project including a 74,000-SF Wegmans supermarket, one of Brooklyn’s largest grocery stores. The project scope also includes the rehabilitation of two historic structures, Building B and the Timber Shed, which will house retail and community facilities. To enact the project’s intended program on cityowned land. The project opened in 2019 and achieved LEED Silver certification.

LEARNING FROM CONTEXT By looking at surrounding industrial structures we were able to establish a design vocabulary and scale consistent with the nearby buildings. This modern industrial aesthetic is expressed in the buildings’ grid-like facades, and through materials like weathered steel, painted metal, and fiberglass. A meticulous reconstruction of the damaged Timber Shed utilizes historic materials including reclaimed bricks and wooden beams. Street-facing buildings employ translucent facades and storefronts to provide a continuous streetwall and an enhanced pedestrian experience.

930 Monroe is located at intersection of city of Hoboken and the Palisade. We saw Palisade as an organic flow which grows inside the city fabric. The major objective of this site is finding a decent ways of breaking down the massing along 1200’ long Monroe St. By looking at the historic context of Hoboken the way residential blocks with various height and color coexist in a harmonious way was very inspiring in designing the podium.

In contrast with a rigid contextual podium (THE CITY) an organic transparent flow (THE PALISADE) slips on top of it and breaks down the massing by using various height and materiality .

RESIDENTS AND PEDESTRIAN EXPERIENCE In order to making the massing more apealing for pedestrian experience along Monroe street it is angled away at each of the three buildings from Monroe street and terraced at various levels - from the podium to the tower. The building design engage and connect the open spaces and provide the residence at open outdoor amenities level with Manhattan views and creates opportunities to continue the activity, energy, and greenery from the ground level up through the residential terrace above.

THE BREEZE NEW YORK, NY Located in the heart of Bushwick, 314 Scholes is a 90,000 SF former manufacturing and storage facility, renovated into a ground-floor retail complex and co-working space. The creation of permeable open space in the building’s courtyard and rooftop deck was critical in our strategy for the revitalization of the building. The design recreates a ‘SLICE’ through the existing structure to activate the ground floor and provide a direct connection to the courtyard.

MESEROLE ST THE SCULPTURAL STAIRCASE IS THE NEW STREET ART

By assigning a new staircase to the roof top bar, a strong visual link is created between all programmed open spaces. The use of industrial materials and a dynamic paint scheme makes 314 Schole’s façade fully blend in in its neighborhood, world-renowned for its examples of street art.

201 125TH STREET NEW YORK, NY - UNDER CONSTRUCTION

REVITALIZING EAST HARLEM 201 East 125th street sets in motion one of the largest urban redevelopment projects currently underway in new york city. This 19-story, 480,000 SF mixed-use building is the first phase of a full-block revitalization effort along a portion of 125th street in east harlem. Programmatic elements include 404 mixed-income residential units ,a commercial real estate with an anchor tenant, and 10,000 sf of publically-accessible open space. The building is designed to meet environmental standards for leed gold certification.

A BUILDING THAT DANCES The design of 201 East 125th Street takes inspiration from Harlem’s rich tradition of dance and performance, from the famed stage of the Apollo Theater, to the salsa dancing that originated with the area’s diverse Latin American community. The building celebrates the neighborhood’s dynamism with a gradient fenestration pattern that appears to ‘Dance’ across its facade.

RESPECTING THE PAST, LOOKING AHEAD As the neighborhood undergoes redevelopment, this animated facade honors East Harlem’s cultural heritage, and challenges the flat, unarticulated appearance of many affordable housing developments.

Residents of this high-profile new building will enjoy access to a library, game room, demonstration kitchen, fitness room, and rooftop amenity terrace, with private terraces available to residents of the 5th floor.

JW MARRIOTT MARQUIS HOTEL SHANGHAI, CHINA | DETAILING & FACADE DOCUMENTATION Located in the south of Pudong’s Lujiazui financial district, the five-star JW Marriott Marquis hotel and conference center is the first of its kind in China. The building establishes a new landmark for the city of Shanghai. The 39-story building also harmonizes with the surrounding environment. The reception area and other public amenities surround a dramatic central atrium, which serves as the nexus of the guest experience, as well as the major organizing element for the exterior surroundings. A triangular facade at the drop-off plaza links the atrium to the adjacent public park, which opens to the riverfront. This forms an uninterrupted connection between the entrance and the river, framing views of the lobby, the park, the river, and the Bund beyond.

FACADE DESIGN RATIONALIZATION The folded curtain wall profile creates a novel exterior expression that lends the entire building a distinctive character. The podium, clad in brushed anodized aluminum panels that are subtly varied, uses a similar language of folded and tapered surfaces that gradually densify toward the ground, giving a human scale to the base of the building.

245 QUEEN EAST TORONTO, ON

THE URBAN ROOM 245 Queen Street East Project composed of a new construction partially wrapped with heritage brick warehouse façades and joined at street level by a series of retail and dining-lined pedestrian alleys. The surrounding urban fabric consists of two neighborhoods with different characters.

Queen street town. The centrepiece of project was dedicated to a public realm_ an Urban Room created to knit and link two neighbourhoods together through a north- south lane-way.

RALEIGH IRONWORKS RALEIGH, NC

CONTEXT AND PROGRAM Situated at a crossroads between several growing neighborhoods, Raleigh Iron Works will expand the impact of the Iron Works District by serving as a connection to the new innovation economy, including Dock 1053, in a historic, industrial setting. The variety of buildings will deliver a diverse and dynamic office environment currently missing in Raleigh while remaining rooted in the city’s history and the surrounding environment.

Raleigh Iron Works is a mixed-use development including adaptive reuse of two historic buildings (Bow Truss and Double Gable), two ground up office and a potential hotel development. This mixed use development threads together Raleigh’s history and future through dynamic, innovative, and surprising spaces. Office, retail, restaurant, residential, and potentially a hotel create a variety of activities all within walking distance.

Industrial buildings meet the needs of their functions and are tied together first and foremost through their use, being either added to or subtracted from when needs change. This results in a layering of different buildings that nevertheless feel a part of a greater whole due to their common requirements and proximity.

This quality can already be found on the Raleigh Iron Works site in the relationship between the Double Gable, the Historic Bowtruss and the nearby Dock 1053. By celebrating the unique textures, structural forms, and exterior assemblages, the new buildings may sit alongside the existing structures, each with a unique identity yet communicate with one another. Further, by cutting, eroding, and carving into the buildings, they become linked through pedestrian exploration and green spaces that begin to infill them.

NEX TOWER MANILA, PHILIPPINES | CORE AND SHELL DESIGN

NEXT TOWER is located in the Makati district of Manila in the Philippines. The site is bounded by Ayala Avenue on the North which is the major street of Makati surrounded by high-end luxury developments. The first three levels of the tower and podium are primarily given over to the soaring lobby as well as office amenity, retail, and mechanical support programs. A terrace occupies the roof of the West podium, linked by a bridge over the lobby to the fourth level of the office tower. Additional terraces inhabit the top of the tower at the twenty-sixth and twenty-seventh levels.

THROUGH LOBBY AND DROP-OFF AREA

FACADE CONCEPT The facade expresses an eloquent, consistent narrative of what the building “is,” serving to make the tower’s formal programmatic moves legible and memorable. In designing the facade we extended the original formal analogy of “slicing,” in this case slicing a “rough” object to create “smooth” iconic facets. The “rough” faces became Curtain Wall Type 1, a glass wall shaded by long diagonal fins.

The “smooth” faces became Curtain Wall Type 2, which is a simple glass wall technically identical to Type 1 except without fins.

1&2 WOODSIDE AVENUE MANILA, PHILIPPINES | CORE AND SHELL DESIGN WOODSIDE TOWERS are located in the City of Pasig district of Manila in the Philippines. The site is bounded by Woodside Avenue, Rodriguez JR Ave and a new development on the east adjacent to the building site. This project will have approximately 164,074m2 GFA of permissible zoning floor area. The project is a part of a master plan including two identical office towers. The overall form of the building is designed to maximize leasable space, while providing ideal view opportunities for the tenants.

FACADE DESIGN APPROACH Facade design utilizes a combination of fritted glass and metal screen on all faces of buildings.

The combined frit on all elevations is based on a dynamic pattern which attempts to address the varied solar conditions on all sides. The resultant pattern adds visual movement to the twin towers.

The changing frit creates distinctive views of the buildings from various vantage points. The different solar load on a typical facade module of each of the four faces of the buildings prior to the application of shading strategies. The varied load on each face calls for a shading strategy specific to the conditions of each elevation.
