Raglan farmer to head up Ballance Raglan farmer and businessman David Peacocke has been elected as chairman designate of fertiliser giant Ballance Agri-Nutrients Limited, and is set to succeed David Graham when he retires in September after 10 years at the helm.

Mr Peacocke, who joined the board in 2005, was elected to the new position by fellow directors at a company board meeting late last month. He and his family are based in Raglan on their beef property and he has interests in several large

family farming operations.

The Peacocke family farmed cattle up until about 20 years ago when they transitioned to a mixed operation which now includes dry stock, dairy and cropping in both the Waikato and Canterbury regions.

The family are long-standing customers and shareholders of Ballance and its predecessors, and Mr Peacocke’s father Frank also served as a director on the Bay of Plenty Fertiliser Co-operative then Ballance board from 1991 to 2005.

Ballance is one of New Zealand’s top 50 businesses. Total revenue in its last financial year exceeded $900 million, resulting

in a $77 million trading result and an average rebate and dividend payment of $44.29 per tonne to its 18,000 farmer shareholders.

As 2004 Supreme Award winner in the Ballance Farm Environment Awards for the Waikato region, Mr Peacocke is more than familiar with the challenges facing farmers and sees Ballance playing an increasingly important role in their ability to overcome them.

“Farmers are constantly juggling the need to meet rising environmental expectations with the need to increase production and do it profitably. Ballance has evolved to meet these needs with the full range of nutrient products

and advice, and will continue evolving as farming does to keep our shareholders and customers ahead of the game. We’re entering into a new era and I am looking forward to contributing in my new role as chairman,” said Mr Peacocke.

“I couldn’t think of a more exciting time to be part of the Ballance co-operative as we bring the recently acquired farm technology and animal nutrition businesses into the fold and increase the breadth of the valueadd products and services we offer to our shareholders.”

He says Ballance is the epitome of a modern co-operative,

proactively advocating on behalf of shareholders w h e n regulatory changes have the potential to impact farming, and i n v e s t i n g David Peacocke significant sums in research and development to keep farms productive, profitable and sustainable.

Mr Peacocke has a Bachelor of Commerce (Agriculture) from Lincoln University.

Ex stage manager to stars finds his ‘little niche’ here All the world was once a stage for Sven Ladewig but now he divides his hours between

professional productions and life as a family man.

And far from finding it wearying, he couldn’t be happier.

Sven, 44, used to be away from home nine months of the year as stage manager for American concert tours by the likes of Rod Stewart, Sheryl Crowe, Justin Timberlake and Christina Aguilera.

But now there’s one big difference in his life. “I get to come home in the evenings,” he explains simply –

home to Bayview Road in Raglan where he lives with wife Cheryl and their two young sons.

His job now, as technical manager for Hamilton city theatres, is not as glamorous as previous ones – either touring overseas, or freelancing for live music events which he did from Auckland for a few years.

But neither does it demand long, 18-hour days four or five times a week with scant sleep in between.

And Sven reckons he’s found a “little niche” right here in Raglan.

He’s been commuting daily for two years now to Claudelands Arena from where he manages Hamilton City Council’s three theatres – Founders, Clarence and the Meteor.

“It works for us as a family,” he told the Chronicle, pointing out the regular hours with nights and weekends at home. He can take his boys fishing and get out on the

water himself with his little sailing dinghy – he even teamed up with Phil Meek to win the recycled raft race a few weeks back – while Cheryl gets to indulge her passion for rock-climbing which has recently taken off in Raglan.

It’s a great community, the couple say, and a better lifestyle here for them than in Auckland where the commute was longer and the work not so family-friendly.

German-born Sven met Cheryl – a Kiwi – way back when he was working as stage manager for American recording artist and entertainer Britney Spears. Cheryl was cheffing on the same tour and has herself worked with other big names in the music industry.

Now she’s happy to pick up a bit of freelance work like at the Leadfoot food festival in Hahei a couple of weekends ago.

And every year about this time

they get a taste of their old touring life again by heading d o w n country to Wo m a d w h e r e Sven, for Sven Ladewig five years now, has set up and run the Gables stage – sound, lighting, artist liaison and all the technical stuff that keeps the shows running smoothly.

“I love it,” he says of the weeklong commitment.

In some ways his annual Womad stint is a little reminiscent of the touring productions he worked on in the States. But then Sven goes back to his “real job” – and gets on with life just the way he likes it in Raglan.

It Probably Won’t Heal In Time

In the latest show Aaron, like a true Raglan man, won the fish identification challenge where they had to identify 10 different species of fish including snapper, hapuka, terakihi, gurnard and flounder. The Aaron Brunet contestants had just one minute to identify as many of the species as they could. After winning the challenge Aaron was invited into the pantry to get first dibs on the day’s main challenge – to prepare and cook a cut of pork. He also got to assign cuts of pork – ranging from pigs cheek to trotters - to the other contestants.

His pork spare ribs with apple and lemon puree, date puree and coleslaw was one of the best dishes of the day with judge Simon Gault describing him as a ‘culinary rockstar’.

Board awake to all wharf alarm options

Waikato District Council staff may not be losing too much sleep over the fact the alarms in the new Raglan wharf building are still not connected up to the local fire brigade, but hopefully Raglan Community Board member Barry Ashby is prone to the odd fitful night.

Until the alarm issue’s resolved Barry, who lives on the hill above the wharf, is the designated person Raglan will be depending on should fire again break out at night when the wharf’s deserted.

But the simple temporary solution – revealed by Raglan Community Board chairman Rodger Gallagher last Monday and which seemed alarmingly like an early April Fool’s Day joke – is one that will only work if Barry isn’t caught out napping on the job.

“In the meantime I have asked Barry to leave his window open at night when the [wharf] building has no people in it,” Rodger told the Chronicle this week. “Then if he hears the local smoke alarm in the building go off he can phone the brigade.”

Meanwhile Rodger says it seems, from a series of emails he has forwarded to the Chronicle, that the council has not yet applied for a brigade connection – and that until it does Chorus, the network infrastructure division of Telecom, will not treat it as a requirement.

The emails also show that, bizarrely, not only Chorus but also Gen-I and Transfield are involved in linking up the wharf alarms to the Raglan brigade.

The flurry of emails was sparked when Rodger wrote to Chorus saying it appeared the Telecom subsidiary failed to connect additional capacity into the wharf last year, and urging it to give priority to the problem.

However Chorus replied that the community board might have been misinformed, saying that to its knowledge the council had not yet made any order, via one of its 80 retail services providers, to provide any connections to the wharf.

“We may still have to wait for a new cable lay if a single copper pair regroup is not feasible, which is why there is an estimate of four weeks to do the work, but we’ll do the work as quickly as we can once we get

Region’s pest plan signed off for public feedback Waikato Regional Council has today signed off on its 10-year plant and animal pest management plan, which is now open for public consultation.

Pest management is one of the council’s largest expenditure areas, with about $7 million to be spent on prioritised work in this coming year. The work directly benefits many ratepayers, with effective management of these pests in the Waikato supporting the environment and economy.

The proposed Regional Pest Management Plan (RPMP) describes why and how various plant and animal pests will be controlled in the Waikato region.

Submissions on the proposed RPMP, which is available to read online, close at 4pm on Friday 3 May and will help the council to prioritise its resources and work over the next decade.

Changes made by the Government last year have affected how the regional council delivers pest control and other biosecurity services. One very positive change is that the Crown must now contribute to the cost of pest control where the spread of pests from Crown land is causing damage and costs to private landowners.

The following changes are proposed: The rule for controlling

privet could change to require a positive allergy test before a privet tree could be removed on health grounds.

Tutsan is a weed that seriously threatens the economics of hill country farming. A new rule would require all tutsan on a property to be destroyed.

Velvet leaf, a new pest in the proposed RPMP, is a recent weed incursion in the Waikato having been found on one farm in North Waikato and six farms in the Waihou area. It is one of the most damaging weeds to corn and maize crops, aggressively competing with them for nutrients and water, and thereby lowering crop yield.

On the animal side, Canada goose would not be a pest, but the plan does allow the council to work collaboratively with landowners, hunters and other agencies to control them in certain circumstances.

Possum control remains a top priority and changes have been proposed to deliver more control for less money over the long term. We would not automatically fund continued possum control in all areas when the Animal Health Board decides that bovine tuberculosis (Tb) is no longer a threat. Instead, we plan to include former Tb areas in the same scoring prioritisation process as other areas in the region.

This week the Chronicle caught up with enterprising couple Tracy Brechelt and Tim Turner who know how to party. So much so that they have set up a business (TnT Creative) offering party decor, props, tent hire, lighting and creative assistance.

Tell us about TnT Creative and how it came about?

Well we got the TnT from our names, both being very creative and working with fancy dress lots of late we just started getting carried away, have both worked festies and events and thought it about time to get amongst it really.......

Draft annual plan consultation opens GARDENING - APRIL: What a big bright full moon we had over the beginning of Easter, rising early evening in the east and setting in the morning in the west. Moonlight Bay must have had glorious reflections of moonlight on the upper harbour waters. This moon and the accompanying big tides have an enormous effect on our gardens and in particular seed germination and plant growth. This month the new moon is on the 10th and the full on the 26th.

Gardening today is about the change of season and relative maintenance. The morning dews are heavy and our nights getting cooler, so more moisture from hosing is being retained in our soils. Digging, trenching over our vegetable and flower gardens as plants have finished and adding lime is now timely; surplus vegetation can be composted. Tomato and potato tops should burned or removed off site. Sow lupins, oats or mustard seeds now for winter recovery of the soil. Herbs can all be divided now.

Whilst the soil temperature is still warm for germination, seeds of parsley, carrots, broad beans, all brassicas, mesclun type lettuce, spinach and silver beet can be sown.

Prune back rose canes and fruit trees,

and feed them all with appropriate manures or fertilizers, ash or potash for the fruit trees and rotted compost around the roses.

If you saved your spring bulbs put them in the refrigerator for the next month, then plant and they will sprout immediately. All winter flower bedding plants can also go in, polyanthus, iceland poppies, pansies, violas, stock, calendulas, also sweet pea seeds. Get them started before the winter chills set in.

And other parties concerned about potential adverse effects resulting from the planned Rangitahi Peninsula development, as notified last week by Raglan Land Company via the Raglan Chronicle and information leaflet dropped to Opotoru Rd residents.

Do you realise….? ►All of Opotoru Road will be reconfigured to take all traffic for 500 sections and other enterprises via the (to be built) bridge? ►A private plan change is being prepared and is expected to be lodged with Waikato district Council in June 2013.

Waikato district ratepayers and residents can make their voice heard from today, with the opening of consultation for Year Two of the Long Term Plan (draft Annual Plan 201314).

Consultation closes Monday, 6 May 2013.

Mayor Allan Sanson says the draft plan does contain some changes from the second year of the Long Term Plan, but the changes have been brought about by events throughout the year.

“In the Long Term Plan, we set a strategic direction which was guided by firm principles which we have maintained in this plan as well. Our priorities focus on affordability and maintaining what we have, and you will see this reflected in this draft plan,” Mayor Sanson says.

“We’re keen to see people read the plan, and make submissions on it. We really want to see Waikato district residents and ratepayers get into the spirit of this consultation, to tell us their views so we can make our decisions based on informed feedback about what matters to them.

“We know that people lead busy lives and the summary which will be distributed throughout the district will help them get to the core issues within the draft plan. Of course, the full document is also available at our office in Ngaruawahia, our service centres and libraries and we would know that we’d really hit the mark if we ran out of the

main document because of demand!”

Both the summary and the full document are available on the council’s website www. waikatodistrict.govt.nz. The submission forms are also on line (http://www. waikatodistrict.govt.nz/Have-your-say. aspx.) as a way of making it easier for people to make their submissions.

Key draft Annual Plan consultation items include: • Reduction in the proposed general rate increase from 2.37 per cent in the second year of the Long Term Plan, to 1.87 per cent in the draft Annual Plan.

• The council proposes putting more money towards its Disaster Recovery Fund.

• Targeted rate increases are proposed to go up by more than identified in the LTP for some halls, Raglan recycling and districtwide refuse collection.

• A new forestry targeted rate is proposed to help fund the maintenance of rural roads affected by the heavy vehicles servicing the forestry harvest.

• A grant of up to $15,000 is proposed for the Raglan Chamber of Commerce to help fund a Sunday bus service.

• Changes are proposed to grants and donations, with $20,000 proposed to be put aside for possible Annual Plan grants.

People will be able to make submissions on the types of grants and donations that should be made and the benefit they provide to the community.

• Some fees and charges are proposed to change.

New deputy for area school A basic New Zealand education was once all about the three Rs but local students – and the wider community – will soon be hearing plenty about the two Rs if Raglan Area School’s new deputy principal has anything to do with it.

Bronwyn Haitana, who has joined the school’s leadership team this year, is a woman on a mission to create a better learning culture among students … and she believes that the starting point is building the concept of “respectful relationships” in the school and the community.

She says a big part of why she was attracted to the deputy principal’s job – vacated by Marlene Smith – was that it gave her the opportunity to lead learning through a preventative model.

Through teaching students how to build respectful relationships she hopes to create an environment where “everyone feels safe and can be safe”. Once students feel safe, their self esteem flourishes and so too does their attitude towards learning.

Bronwyn comes from an extensive teaching background which has included a period as deputy principal at Hamilton’s Aberdeen School and even a stint at Te Uku School early in her career.

Five years ago she travelled to United Arab Emirates and worked as a literacy and behavioural consultant for two years, then in the palace for the Ministry of Presidential Affairs specialising in language acquisition from native tongue to English, comparing the revitalisation of Te Reo Maori and the Arabic language.

Her work also included intensive research on educational systems throughout the world.

Prevention Group, a posting in which she helped redevelop “the role of the school community officers (formerly police education officers) and the interventions they are doing in schools”, as well as develop a clearer understanding on how important building prevention-based strategies are to restorative practices.

Bronwyn says it’s all about “the best learning style for our students in Raglan”.

She says if young people are not achieving in education then it is an educators’ job to work with whanau to help students search for the path in life that is right for them.

As part of her work Bronwyn has become involved with the local community violence group, where her message has been to “focus on the positive and empower the community to build respectful relationships so that our youth lead successful lives”.

She adds that local police have been very supportive of the new approach – “police are real fans of prevention” – and that principal Malcolm Cox and fellow deputy principal Quenten Browne are excited to be making change.

Bronwyn is from a large family and grew up on a farm in Taihape. She attended boarding school in her tribal area Atihaunuiapaprangi in Whanganui, then followed in the footsteps of her sister – Pam Quirke, principal of Te Mata School -- and attended Waikato University where she completed a Bachelor of Education. WELLINGTON WOWS WAITETUNA: 25 senior students headed off to Wellington for exciting adventures. All students responded positively to all activities they experienced. The activities included: Porirua Aquatic center, Wellington Zoo, Weta Cave, Marine education Center, Observatory, Capital E and Sound station, Westpac stadium, Parliament, Te Papa and Cable car. As you can see we had a jam packed 3 days. We experienced quality learning at its best.

Senior students

Waitetuna Waterways This term we have been looking at the ideas of Water Systems. For example, first we went to a stream visit at Waitetuna Stream and we are pleased to report that it is completely clean.

We found some good bugs that show the water is healthy, not to mention two eels, one dead and one alive. You can only find long fin eels in New Zealand and their numbers are going down so some people are working together to save them.

We also went to the raft race on Maui Dolphin Day to support the people saving them. We won a prize for the most people on one raft. We have been to the beach too. At the beach, we checked the temperature of the rock pools, saw the mouth of the river, and cleaned up.

Later in the term Kim came to teach us about inanga(Adult whitebait) Kim is Orion’s mum and is a biologist and a scientist. X Man (otherwise known as Mr X from Xtreme Waste) visited us twice. X Man taught us about the things that can pollute water and the water cycle.

We have also been to the museum, where we learnt about the Waikato River. It once had a different path and 20 000 years ago it went through the Hinuera gap to Thames.

But then Taupo erupted and it changed course.

Overall we have discovered that without water no life is possible and that every drop of water counts.

Therefore, we need to keep water safe, drinkable and healthy.

Waitetuna Touch Rugby This year Waitetuna School entered a touch competition in Hamilton. It was such a fun time even though we didn’t win many games, but that doesn’t matter.

It was our first time playing touch for our little country school. We practiced every Wednesday and our coach Matua Jason made us work hard!

Throughout the season we played at Swarbrick Park.

Our highlight of the season was winning a game 4-2 against Hamilton East. It’s been a great season, now we are looking forward to Netball and Rugby.

Q. What inspired you to illustrate books?

A. I’ve always painted and drawn, and I teach five and six year olds so I read them lots of picture books. They get so excited about the books so I thought I should make my own.

Q. Are all of these stories true?

A. Yes, they are all based on me and my family at our dairy farm in Hawkes Bay in the 1970’s.

Q. Who writes the words while you draw?

A. My sister Jennifer Somervell writes them. My Dad always told us the story of “The day Dad blew up the cowshed”. He always made us laugh, so he kind of helped write it.

Q. How long did it take you to finish one book?

A. Each book takes a year because I can only draw during the holidays.

Q. Are you planning on making another one? If so, what will it be about?

A. Yes, it will be about a pet pig called Josephine who breeds piglets. This year we are working on one called “The Eel Hunt”.

Q. How long did you live at this farm for?

A. Till I was fifteen. I was born and bred on it.

Q. Explain the process of making a book: A. Jenny writes the story first. She will e-mail it to me and I’ll story-book it. I’ll break the story into 14 captions and draw rough sketches for each page. Then I’ll start perfecting each page, starting in pencil then pen and then water colour. Then I scan the pen drawings, e-mail them to Jenny and post the originals to the graphic designer and there’s lots of e-mailing about changes.

Q. Do you enjoy making books?

A. I love it. It’s a nice balance from teaching. My class is great at helping me with new ideas and giving feedback.

Q. Where can we get this wonderful new book?

NEW BEGINNINGS The Koru Programme Waitetuna School has started up a koru programme designed to help pre-schoolers have a better transition from kindergarten to primary school, the first person to try it out is Will Parker. He is midway through his series of visits and is feeling confident and excited about starting at Waitetuna School.

Last ‘Sunday Session’ for the summer this weekend With this year’s summer being one of the hottest and driest we’ve seen in a while, the Raglan Sunday Sessions have seen some big afternoons and crowds. With daylight savings looming this Sunday, the last session to end the season will be taking place this weekend – don’t miss it!

“I think last year we had two days of sun on Sunday but this year we’ve only had one day of rain,� said Candide Reid.

Now in their fourth season, the Sunday Sessions weekly events have gained notoriety over these past few years. This year saw the crowds stretching a bit with many of the music and hospitality crowds from Hamilton making their way over the hill.

Hamilton clubs, he’s been spreading the good word to those not in the know. “We’ve had heaps of good comments from people about the whole Raglan vibe. There’s not really anything like it anywhere else.

All the hospitality and muso crowds usually have Mondays off so they like to come out for a bit of a party, � says Stephen.

This year the Sunday sessions have also been instrumental in launching some up-and-coming local artists including rapper and Rwandan Hamiltonian, Raiza Biza. “We try not to book just anyone, we’re always looking to work with artists that are passionate and on that bass culture tip,� says Stephen.

Drawing a bevy of artists and DJs both national and international over the summer, the crew is keeping the party local for their last installment.

Extending the session slot right through to one a.m., the good vibes

will kick off with some traditionalflavoured roots from Kaya Brown (Brian of Cornerstone Roots).

The local line-up will continue with B-Rex spinning some tunes from 6.30pm, King Macka & Ginja Cat at 7.30 and Jamin-I bringing a ghetto-electro balkan/swing set to the Yotty later. Hamilton promoter and DJ Bevan Nichols of Electro Static fame will also be hitting the decks, the night finishing with a freestyle jam for DJs and MCs. “Once again, without the ongoing support of the Raglan community we couldn’t have brought all the international acts here so we’d like to say thanks, it’s been great,� said Stephen.

Taking a well-deserved break over the next few months, the Sunday Sesh crew invites the community to join them for one last session!

Having been a dairy farmer for the last 20 years in the Waikato area, you could say that Richard Thomson knows a thing or two about farms. Now he has joined the Raglan Real Estate Ray White family to lend his skills as their rural sales person.

Growing up in Te Kowhai, Richard reckons he’s been coming to Raglan ever since he was old enough to drive.

A keen surfer, fisher, diver and family man, he moved to Raglan a year ago with his wife Christine and their three kids. “We’d been holidaying here for about seven years with the intention of living here one day. What better place to bring up a family than here!� Enjoying the coast and lifestyle, he adds he’s “not planning on going anywhere.�

While his wife looks after retail store Skoot, Richard has spent the last week immersing himself in the real estate business as well as spending the

last few months training for his ticket.

With a farming background and a ‘no bull’ approach, Richard can offer vendors confidence he understands what they’re selling and buyers expert advice on the types of stock that can be run on the land. “I wanted to use my experience farming to do something else and I chose rural real estate. Ray White knew what my background was and we’d bought and sold a few houses through them so the relationship developed from there,� said Richard.

Now officially part of the Ray White team, Richard will be looking for rural listings over the coming weeks. “Everybody at Ray White has been awesome, they’re a great team and everyone’s been really friendly. I feel like I’m fitting right in.�

Area Fishing Report:

by Raglan Wharf Seagull I’m feeling all fished out!

The Waikato Sports Fishing Club’s FCO One Base tournament was a brilliant three days of fishing, with most species caught and no dry draws, great sea conditions and great prizes. The sponsors would have been delighted. And then there was last weekend’s Smokem Raglan competition, so yes, we are feeling all fished out. I dare not take another smoked fish into the Raglan Club.

A lot of fish have been caught off Raglan since my last report, particularly over Easter, and the harbour is fishing well too – up in the shallows good size gurnard and snapper, at least one john dory and another off Lorenzen Bay in the channel.

Kingfish are still hunting in the harbour and a number were caught on cut baits outside.

Fishing outside is everywhere; there are great workups of baitfish and kahawai with catches of snapper underneath. Birds –gannets and mutton birds - and dolphins are working the baitfish too. We are still in the shallows up north, binning up in quick time snapper, with trevally, gurnard, kahawai and slimey mackerel in the mix.

Also noteworthy is the activity of rock fishermen and kon tikis off the beaches in that area. When doing a loop home out at 30m mark we generally pick up a couple of albacore on the way in.

We have a winner: Smokem contest Fifty eight plates of local smoked fish were entered in the Smokem Raglan competition at the Raglan Club on Easter Sunday.

So passionate were the creators of these dishes that relationships could be strained.

We had flounder, snapper , stingray flaps, eel, kahawai, rig, trevally, yellowtail kingfish, albacore, mullet. Our top judges were going to be challenged. Master Chef New Zealand has three judges, but because of local pressure and to get it right the Fishing Section of the Raglan Club obtained the services of four of the local best. Not one turned down the challenge. Judges were Julie Hanna, Colin Chung, Clint Baddeley and Ralph Blanchard.

The smoked fish were spiced or herbed, salted or saline solution dipped, sweetened with the common brown sugar, maple syrup

or nothing . In front of 200 connoisseurs the judges deliberated for one and a half hours.

The smoked fish entered were of the highest standard, all judges commented on that. Up for grabs were two trophies, Bruce Tricklebank’s 250 year old Totara Burr piece with $250.00 cash to the smoked fish adjudged the best for 2013, and Bill Edwards’ trophy for the best smoked fish submitted by a Raglan Club member.

The winners were Jan Mitchell with smoked eel, while Barbara Hubert with smoked snapper took out the best Club member award. After judging, fish were distributed to the local Trust Hospital and our local IHC home, with the remainder left for people to taste.

It was a wonderful, seriously fun evening - bring it on for next year!

Have you seen Lucca’s bike?

Flounder abound up the harbour with mullet too being netted on these big tides. A number of lights were seen off our waterfront over the Easter period as people chased a feed of flounder.

Fish are feeding up for the winter, and the next southerly storm will see the sea temperature (now21.5) drop, and then those pesky winter sharks will arrive. We have about six weeks to go. But what a great long period of summer with good sea conditions, and fish we’ve had! I love it.

It was not the happiest of Easter’s for nine-year-old Lucca Page who was devastated to learn that on Monday night his new motor bike had been stolen.

His mother Maysha contacted the Chronicle to report that the recently purchased bike, which was securely tied on to the back of a trailer, was taken during the night from outside an address on Cliff Street. Young Lucca was upset and rightly so, given that he had gone to great lengths saving up for this prize possession.

He picked plums and sold them at community markets as well as setting up roadside stalls in the weekends. Lucca spent over six months earning money to buy his bike as well as diligently saving his Christmas and birthday money.

The bike is a Yahama PW80, 2009 model (Blue colour).

Maysha and Lucca desperately want the bike back and are offering a reward of $350. If you have any information relating to the missing bike please contact 0211663683.

Surf’s up for Raglan’s newest neighbourhood An exciting new landmark in the historic growth of Raglan is being unveiled in April.

A new neighbourhood has been inspired and nurtured by one of our own, David Peacocke, who was compelled to act after watching recent growth in the town diminish the character of Raglan.

“With the last development boom of the 90’s, we saw the generic suburban house subdivisions arrive in town and these, in my opinion, are starting to undermine what makes Raglan so special” he says.

One of the key issues for David has been the continual sprawl of the town’s housing to the south along Main Road and the destruction of its entry. It pulls the town away from its foreshore.

“Raglan’s a world class surfing destination and is now being discovered by a wider audience,” he says. “People want to be closer to the surf, our coast and our town – why are we trying to grow the town away from where people want to be?”

Such was his conviction about this, David pulled together a talented and experienced design, planning and engineering team to rise to the challenge of catering for Raglan’s projected growth in a way that recognises that Raglan is a special place.

The team consider that the Rangitahi Peninsula is an ideal area to accommodate the future growth of Raglan. Team lead designer, James Lunday points out why.

“The Rangitahi Peninsula is much more closely associated to the town centre than many other areas. It is close to the school, golf course and existing residential areas. Yes, it’s separated by water, but these are small local channels and crossings with bridges and causeways have always been a feature of Raglan” he says.

Over recent months the team has shaped up an exciting development for the peninsula that would see only a third of the land area used for development while the balance is retained as a farm or is regenerated as

bush. It represents true Raglan values: community, coast and farming.

“This is much more in keeping with the Raglan I’ve known for the last 35 years” says David. “Our relative isolation meant we had to protect our environment, be innovative and embrace sustainability. This is what I wanted embodied in Rangitahi” David’s company - Raglan Land Company - is proposing to rezone approximately 100 hectares of land on the Rangitahi Peninsula by launching a Private Plan Change (Plan Change 12) that will seek the zoning of the Rangitahi Peninsula be amended from Coastal Zone to a new zone called the “Rangitahi Living Zone”.

The proposal sees the development of a master planned community based on sustainability principles.

As James points out: “We are striving for something special.

Plan Change 12 for the Rangitahi Peninsula is designed to enable Raglan to grow in a way that supports the town’s identity and uniqueness whilst also protecting the cultural, ecological and landscape values of the land, the settlement, the wider landscape and the harbour.”

“Raglan is a coastal village with highly distinctive and desirable urban qualities that underpin its reputation as a lifestyle destination. It is vital that the seaside village character is maintained.”

The proposal promotes an urban form that responds to the landscape, the harbour and way of living that set it apart from standard urban growth areas. The design team want to build on the inherent assets of the peninsula (rural/agricultural activity, estuary, beach culture and tourism) to provide the opportunity for other land uses and employment that will reinforce the existing town centre.

In starting with a ‘capacity to absorb growth’ design approach, the team have demonstrated that over the next 40years, over 500 homes can be accommodated, yet only use 1/3 of the land area.

The majority of the land is retained as an integrated farm, or restored as ecological and open space networks.

Some of the features proposed in the concepts include; • A new multi-modal causeway to Opotoru Road (already consented).

An obviously proud David points out that the approach taken delivers over 10km of integrated walkways, cycleways and bridle paths.

“Whaingaroa Harbour is Raglan’s taonga” he says. “Low impact stormwater design and minimal earthworks were a baseline requirement for me, but the team have gone above and beyond to use this constraint to create a significant recreational network. ” He and his team believe Rangitahi Peninsula can offer a lifestyle opportunity far superior to that which has occurred in recent years throughout the country. They want your input to develop the concepts further.

A public presentation of concepts to date and the opportunity for people to have direct connection with the team has been organised for the 6th of April at the Raglan Town Hall, Bow Street, Raglan.

It’s not often people to get a chance to have genuine input into development proposals at the earliest stages. Come and see what is being proposed and contribute to some fresh ideas and inspiration for Raglan.
