Selling your home is a complex procedure and can be very confusing. Whether it’s your first time, or you’re experienced, it’s very easy to forget things and feel overwhelmed. While you should always feel comfortable asking questions, the following might help keep you on track.

STEP 1: PRIOR TO LISTING • Select an agent • Sign a listing agreement with your agent • Select a method of sale • Select a marketing campaign to suit your needs

PRIVATE TREATY

Many people are apprehensive about auctioning their property, but it can be a very powerful marketing tool, particularly if the property is likely to be in high demand or is unusual in some way and therefore difficult to price. An Auction is recognized as an effective way of creating strong interest from buyers, often coupled with achieving prices in excess of your expectations.

Private treaty is an agreement with an individually tailored marketing program between you and your agent to market your property with a set list price for a defined period of time.

Working closely with your agent, looking at past comparative sales and properties currently on the market will determine the best price to list your property. Private treaty may suit buyers that are not looking for a defined time to purchase their new home, they may be happier knowing they have a cooling off period. Buyers that are not keen on buying under Auction conditions may feel less pressured.

An auction is an effective method to determine the value of a property by removing the price and allowing the buyers to become emotionally attached and see the true value of your home.

Usually set over a 4 week period, an aggressive marketing campaign will be conducted, with the objectives of generating a flood of buyers in a short time period which can result in an early sale at a high price.
