There are many important decisions to make when you decide to place your home on the market. The first question is “what method of sale am I going to use to sell my home?”. There are several ways you can choose to take your home to the market, the most common are Auction or Private Treaty.
AUCTION
Many people are apprehensive about auctioning their property but it can be a very powerful marketing tool particularly if the property is likely to be in high demand or is unusual in some way and therefore difficult to price. An Auction is recognised as an effective way of creating strong interest from buyers often coupled with achieving prices in excess of your expectations.
Marketing programmes are individually tailored for each property to achieve maximum exposure when we present the home to the market place. An Auction is an effective method with determining the value of a property by removing the price and allowing the buyers to become emotionally attached and see the true value of the home.

An Auction is usually a four week campaign with no set price disclosed for the property. During this time an aggressive marketing campaign will be conducted with the objectives of generating a flood of buyers in a short time period which can generate an early sale at a high price.
PRIVATE TREATY
Private Treaty is an authority with your agent and an individually tailored marketing programme to market the property with a set list price for a defined period of time. Working closely with your agent, past comparative sale and properties currently on the market, you determine the price to list the property for. Private Treaty may suit buyers that are not looking for a defined time to purchase their new home, they may be happier knowing they have a cooling off period and for buyers that are not keen on buying under Auction conditions may feel less pressured.
