ESTABLISHED IN EARLY 2016, CARLOW BUILD IS A DYNAMIC, INNOVATIVE, SPECIALIST OFFSITE MANUFACTURER OF LIGHT GAUGE STEEL MODULAR BUILDINGS WHOSE CORE BUSINESS IS DESIGNING, MANUFACTURING AND INSTALLING MODULAR BUILDING STRUCTURES FOR THE UK AND IRISH CONSTRUCTION SECTOR.

The company is owned and managed by Enda Byrne and MJ Lomax, both highly experienced in the industry, bringing a combined wealth of knowledge spanning 50 years. The founders became acutely aware of a gap in the construction services market for initially modular residential building systems, seemingly as a direct result of several modular building companies experiencing significant growth and moving onto larger projects in the commercial and healthcare sectors. In 2016, Byrne and Lomax founded a highly focused building system business to maximise the opportunities within the residential sector. At that time, only a handful of modular companies were semi-active in this arena, offering various volumetric and panelised

systems with bespoke designs, eventually deemed non-compliant with then-current standards. The key to success for new entrants to penetrate the market was to develop a product range fully compliant with current design codes and building regulations. Carlow Build designs and manufactures all modular systems at its state-ofthe-art facility in Southeast Ireland for direct supply and installation by market affiliates and trade partners. They are currently making progress on setting up a UK-based production facility for later this year/Q1 2023. The company is well on course to establish itself as a market leader in the provision of modular building systems in the delivery of large-scale residential, commercial and departmental buildings.

MJ Lomax has 25 years in the manufacturing industry, and Enda Byrne, a qualified structural engineer, has spent 20 years in the construction and consultancy sectors. Their extensive market knowledge and trade connections are reflected in the innovative modular design and service processes, supported by a lean and efficient production model, which together define a sustainable competitive position. Over the last 24 months the emphasis has moved to new product design and increased productisation of solutions for residential applications where the potential scope to scale business is significant and sustainable. The current housing deficit in the market presents real challenges at the government, local authority, and private sector levels.

The Carlow Build system provides developers and, ultimately, construction clients with assurances of quality, programme, and ease of installation due to the innovative design, factory production techniques, and simple connection details for site assembly. The design and detailing of this system are critical to its success on every project. A blend of structural steel design, finite element analysis, and 3D Building Information Modelling (BIM) is required on all schemes. This high level of in-house technical skill provides a truly unique customer experience. The company’s research and product development team was initially successful in obtaining Irish Agreement Approval and more recently achieved SCI/NHBC approval for up to five-storey residential construction. The system has also reached the patent-pending stage in both UK and Ireland. Effectiveness and Efficiency The business is highly design and innovation lead. At first glance, offsite construction seems ideally suited to the house building industry. Given the high level of site and building regulations, together with ensuing costs and extensions to

04 construction programmes it seems logical to move as much work as possible to the factory floor. Industry Best Practice The fully integrated operation in Carlow is accessible to Dublin and Rosslare ports. Production buildings of over 7,500m2 are ideal for largescale production and graduated expansion. Core functions include design, estimating, NPD, technical assistance and QA together with LGS-design, production, and logistics. All production is made to relevant British Standards and EuroNorms and industry best practices. At the design stage, each project undergoes rigorous structural design using cutting-edge analysis software and the option of 3D BIM modelling at both approval and construction stages. The production cycle from design approval to factory and delivery averages seven days. The current plant capacity is approximately 900 residential units per annum. Future Expansion Expanding into larger markets other than the UK is a logical step and forms part of Carlow Build’s long-term strategy. Research has confirmed that, similar to the UK and Irish markets, significant technical expertise, accreditations, and quality control are essential for new entrants to the Northern European markets.

FUSION STEEL FRAMING SNAPPED UP BY LEADING HOUSE-BUILDER HILL

Fusion Steel Framing Limited has announced it has been acquired by leading housebuilder, The Hill Group. Following the acquisition, Fusion will remain at its 80,000 sq foot advanced manufacturing facility in Northampton, retaining a large proportion of the company’s experienced design and manufacturing team who will now support Hill in enhancing the award-winning housebuilder’s capabilities in modern methods of construction (MMC). Mike Fairey, Managing Director at Fusion Steel Framing comments: “As a newly acquired part of Hill, we look forward to continuing our marketleading innovations in advanced structural light steel framing and delivery of high-quality manufacturing. DUDLEY’S SUCCESS ON SWEET STREET PROJECT Works on a new £34million light steel frame residential development have been completed in Leeds city centre. Managing the project for client Oakapple Group, Structural and Civil Engineering consultancy Dudleys were delighted to deliver the significant scheme on Sweet Street, comprising 216 units. Pin Yard is a 12-storey build to rent (BTR) offering a mix of studio, one, two and three-bedroom apartments alongside a private gym, lounge, co-use working spaces, gardens and a basement car park. The project is on a former warehouse site in the South Bank area. Grainger PLC, the UK’s largest listed private landlord, provided forward funding with planning consent for the site gained in 2019. Grainger will handle the scheme and will operate rentals within its BTR Portfolio.

Following completion of the project, Paul Brownlow, Dudley’s Director, said: “We are delighted to complete this significant scheme on behalf of Oakapple Group. As a local consultancy we are very familiar with the regional landscape and built environment. The project was not without its challenges, due to the tight site constrained by two main roads and delays caused by the pandemic. We have worked closely with the delivery team to complete a scheme of exacting standards, using advanced techniques that we are very proud of.”

Speaking for Oakapple Group, Chairman Phil Taylor congratulated the team on the projects successful completion saying: “It’s certainly not been easy for us but despite everything we have all had to face over the last 12 months, we continue to work together as a team. EOS FRAMING GAIN BOPAS ACCREDITATION Leading steel framing innovators EOS have reported that the company has been awarded Buildoffsite Property Assurance Scheme (BOPAS) Accreditation. BOPAS Accreditation is recognised by principal mortgage lenders as providing the necessary assurance underpinned by a warranty provision that the property will be readily mortgageable for at least 60 years. For funders and lenders BOPAS provides assurances that EOS Framing’s light steel systems are fit for purpose and eliminates the uncertainty surrounding the construction for valuation purposes. It also removes the risk for developers of mortgages being declined on construction grounds and improves business opportunities for EOS as a manufacturer of offsite systems. AMBITIOUS PLANS FOR MCCARTHY STONE RETIREMENT COMMUNITY SITE PROJECT Beginning construction this year, McCarthy Stone has announced they will be developing 40 new retirement community sites utilising modern methods of construction (MMC). The ambitious plan will see the first sites in Warminster, West Bridgford, Stratford-UponAvon, and Broadstairs under construction this year, with the remaining sites scheduled for completion by 2024. MMC will use an eco-friendly and dynamic light steel framing (LSF), offsite structural solution provided in partnership with Sigmat. The utilisation of MMC will enable fast-tracking of the delivery of high-quality, energy-efficient and cost-friendly retirement homes for the elderly. The partnership recently achieved NHBC Accreditation for their unique apartment system using LSF. The company is one of the first UK retirement community developers to begin delivering offsite built housing and the only one to provide it on a nationwide scale. A recent McCarthy Stone project, an MMC retirement community in Hexham, reduced build times by 15%, and the company aims to cut future build times by 25%. The retirement home scheme will also aid the government’s Heat and Building Strategy, designed to reduce carbon emissions.

MIDDLESBROUGH-BASED TEKGROUP TRANSFORM NATURE SITE The TekConstruct branch of TekGroup has been working closely with leading UK construction and engineering firm Tilbury Douglas to deliver a much-needed school for youngsters with special educational needs. The project, built on a former Nature’s World site on Sandy Flatts Lane has seen a speedy turnaround thanks to the partnership. Working collaboratively since the start of the project, through to manufacture and delivery to site, the two companies were able to deliver an install time of 12-13 weeks. The local and wider community welcomed the project following the Middlesbrough Council voting unanimously for the construction of the purpose-built Discovery Special Academy. TekGroup Managing Director Andy Scholes spoke about the project: “For us it’s been brilliant because it has meant we have worked alongside a tier one main contractor on this project and local work, which is fantastic, even though we work nationwide. “We haven’t done much in the area recently so to get another job here for our locally-based workforce has been nice. To be the first choice for Tilbury Douglas is perfect too. It has represented repeat business for us and that is the best type of work because it highlights the good job you do. Tilbury

Douglas has been brilliant to work with and are extremely professional.” Since the 2017 founding of TekGroup by Paul Hutchinson, the company has gone from strength to strength. Based at their 30,000-sq ft factory and office complex on Sotheby Road, Middlesbrough, the company added TekConstruct to their various strands in November 2021, adding to the existing TekBuild, TekFrame and TekDesign. TekGroup business development manager Anthony Pepper said: “It is going to be a special academy and one we are delighted to have played a huge part in constructing. We have installed light steel wall panels with Y-wall render boards to the external face and OSB boards to the roof. “We received architect drawings and the engineering information before setting out the design programme to reflect the intended design, also attending a number of weekly meetings. It has been fantastic to see it develop and take shape.

the lower ground and ground floor alongside 60 residential flats. There will be associated public realm developments and landscaping throughout the area, including a courtyard, disabled parking and cycling parking. It will also provide a mix of communal roof terraces, inset balconies and gardens.

Design and installation company Intelligent Steel Solutions is partnering with Henley Construct to deliver the Beamhouse Yard, a mixed-use development in Croydon. Intelligent Steel will provide the light weight steel frame above the first-floor slab on the eightstorey development.

The scheme will use modern methods of construction while materials used will be in keeping with the local environment and the area’s historical context. A vertical rhythm using a variety of brickwork textures will use recessed shadow gaps, decorative spandrels and continuous vertical reveals to provide a finer grain and modulation to the façade.

Designed by Maccreanor Lavington Architects, the project will include building a variety of one, two and three-storey homes. Located at the entrance to a weekly street market that has been in operation since the 13th century, the design will create an architecturally robust building that fuses with the existing character and aesthetic of the area. Following the demolition of the existing building, redevelopment will include commercial units on

MORRISON CONSTRUCTION PROVIDE STEEL GUIDANCE FOR PASSIVHAUS TRUST Utilising their expertise in the commercial steel framing environment, Morrison Construction has been helping develop and adapt carbon-reducing principles as part of a steering group working with Passivhaus Trust. In line with the Galliford Try Group's Sustainable Growth Strategy, Morrison Construction has set an ambitious goal of achieving net-zero carbon across its operations by 2030 and all activities by 2045. Working with the trust as a patron member since delivering Blackridge Early Years Centre in 2021, the first public early years building in Scotland constructed and certified to Passivhaus standard, Morrison has continued to expand their knowledge of this area. Now their partnership has seen Morrison contribute to new guidance documents that highlight the use of Passivhaus Principles in steel construction projects. The project forms a precursor to a full white paper document due for publication later this year. With the construction industry bringing the energy efficiency of buildings under scrutiny, Passivhaus

has long been a recognised system of principles designed to help homes meet the zero carbon agenda. The system is one of the preferred methods used by the Scottish government in creating a lowcarbon built environment. Talking about their contribution to the project, Morrison Construction Low Carbon Manager Allan Smith said, “we have learned so much since adopting the Passivhaus principles into our low

carbon thinking a few years ago. NEW DEVELOPMENTS TO REPLACE CORK’S OUT DATED BEDSITS

A. PROCTOR GROUPS STEERS FOCUS ON SUSTAINABILITY

An increased focus on sustainability and recognition of the social and environmental responsibilities of the construction industry has prompted A. Proctor Group to set up a dedicated Sustainability Focus Group demonstrating the commitment of the company to achieving positive impact through action. The group led by A. Proctor Managing Director Keira Proctor brings together a fourteen-strong collective of specialists covering technical, operations, manufacturing, IT, marketing, sales, and accounts. The group is a new initiative however the company has already been instrumental in driving improvements in energy efficiency, waste reduction and recycling.

A project to improve education accommodation in Cork is on track to welcome students ready for the 2022 academic year. The large-scale effort to replace the outdated and unsanitary flats is ongoing. The 53m Euro Ashlin House, the biggest development, is set to receive its first intake in the next academic year. Work has already begun on the 16,430sqm complex with five independent blocks providing 554- beds across 77 apartments with sweeping panoramic city views.

The complex will offer six-bed to 8-bed modular clusters with communal living spaces across four to six storey blocks. Floor-to-ceiling windows will enhance natural light and space for unrivalled cityscape views. Internal courtyards will provide outdoor space, while Walker Modular assembled ensuite bedrooms offsite. Light steel elements were manufactured offsite before delivery for installation. Tipperary-based firm Horizon Offsite supplied the framing. Reducing the amount of work done on-site helped mitigate the risk of Covid, with work beginning in May 2020.

Asset management firm Round Hill Capital named Clancy Construction as the main contractor for the project after securing funding. Also joining the venture are NBK Capital and O'Mahony Pike Architects. Des Riordan, Associate Director at Clancy Construction, confirmed the scheme was on track to successfully deliver on budget, on time and to a Class A quality finish. The project will set the standard for student accommodation in the city.

UK-based student accommodation provider Nido will take charge of the development management.

LSFA LIGHT STEEL TECHNOLOGY VALIDATION GUIDE PROVIDES VALUABLE INSIGHT

Developed by the Light Steel Frame Association (LSFA) – the Technology Validation Guide outlines accreditations that certify system performance together with robust testing protocols and informative guidelines to support those manufacturing and specifying light steel framing (LSF) systems. As a proven and well-established offsite manufactured technology, light steel frame is trusted and widely used throughout the UK across all construction sectors however, this document covers residential and commercial bedspace only. LSFA members have demonstrated that light steel frame systems are innovative, extremely durable and a highly efficient alternative to traditional construction methods – backed by rigorous testing and high levels of certification.

Open-Source Freely available to download from the LSFA’s website, the Technology Validation Guide covers light steel frame infill and oversail together with panelised and volumetric modular systems. The accreditation pathway is determined by the type of system, the construction sector, and design parameters of the structure. Validation is provided by a variety of organisations who carry out assessments of the build system and supporting data.

Efficiently Engineered for Safety, Sustainability and Performance The versatility of steel offers architects the freedom to achieve their most ambitious visions and specifiers value its predictability, quality and safety assurances. As the construction industry looks to raise the safety bar since the banning of combustible materials in external walls above 18 metres, the light steel frame sector is witnessing unprecedented demand.

Testing is required for the structural elements along with building physics data for fire, thermal, acoustic, and structural perfomance, for example. The types of testing along with the organisations who can carry out this work are highlighted in the document along with the relevant test standards.

The amount of combustible material in a light steel framed building is much lower, therefore the fire risk during construction and when in use is vastly reduced. Steel is non-combustible and does not add to the fire load of a building – reducing the fuel for the fire, limiting risk of damage and injury. Sustainability is a key driving force in the specification of light steel framing systems. Steel can be recycled or reused endlessly without detriment to its properties. This unique characteristic gives steel a high value at all stages of its lifecycle. The recovery

infrastructure for steel recycling is highly developed with current recovery rates from demolition sites in the UK at 99% for structural steelwork and 96% for all steel construction products – figures that far exceed those for any other construction material. Offering the best strength-to-weight ratio improves efficiencies – you get a lot of structure for relatively little weight which reduces embodied carbon. This is where steel cannot be beaten. Lighter structures not only reduce material consumption but also concrete in the ground. This means that foundation loads and sizes are reduced by over 70% relative to concrete and block-work construction. Steel is a robust, rigid and dimensionally stable material that does not suffer from movement created by moisture related issues. The inherent benefits of steel construction are why this innovative material is dominant in shaping our city skylines. COREHAUS DELIVER FIRST LIGHT STEEL FRAME MODULAR HOMES CoreHaus light steel framed modular homes manufactured in their Murton-based factory have been delivered to regional housebuilders Homes by Carlton at the Thorpe Paddocks site in Tees Valley. Fully certified to BS EN 1090-4:2018 the light steel frame systems are backed by residential warranty provider – SCI/NHBC Stage 1 for up to 10 storey construction. The successful delivery of the first four houses is a significant achievement for the company who only opened the doors to its factory in early 2021. The installation of the three-bedroom homes forms part of an ambitious five-year plan by CoreHaus to deliver around 1,000 modular homes per year. As the national housing agency Homes England continues to increase its focus on the delivery of local authority housing schemes, the use of modern methods of construction enables providers to create high-quality homes built faster, with engineered precision and less waste and energy use than alternative methods.

CoreHaus Managing Director Scott Bibby said: “What has been achieved since then has been nothing short of amazing. From fit-out and completion of the first factory-built home through to the completion of houses on site at Thorpe Thewles. This project has allowed us to demonstrate the flexibility of our product by matching traditional aesthetics and finishes on these four homes while still offering a high level of pre-manufactured value.” Talking about the project so far, Simon Walker, Managing Director of Homes by Carlton, said:

The light steel frame structure upholds and embraces this philosophy - no compromise was required in terms of space, usage or efficiency of the build or its subsequent use as a home with a multi-use upper storey area. FINALIST – FUSION STEEL FRAMING Holburne Park is an ambitious £26 million high-end residential development, offering villas, terraced houses, and apartments designed to combine classical aesthetics with the benefit of modern methods of construction and interior design. Located in the World Heritage city of Bath, the site provided 198 residences over a three-phase construction period. Fusion Steel Framing delivered the cold-rolled light steel framing system for the site, working alongside lead construction contractor Bect. FINALIST – EOS FRAMING Leading provider of construction and infrastructure services Kier was commissioned to construct new border control buildings for Portsmouth International Port. EOS Framing was appointed to design, engineer and offsite manufacture an advanced Thrubuild® light steel loadbearing system for the project. This is not the first time the Thrubuild® system has been used to create ‘a building within a building’ but this type of highly sustainable approach does throw up some unusual challenges. FINALIST – R G CARTER Canary Quay is a four-phased light steel framed development of 323 high specification riverside apartments on the River Wensum near the centre of Norwich. Phases 1-3 comprise 222 one and two-bedroom apartments in three separate developments which were completed in May 2021. The remaining 101 apartments of Phase 4 are planned to complete in December 2022. The development will contribute significantly to easing the pressure on housing waiting lists and will help those needing housing. FINALIST – MJH STRUCTURAL ENGINEERS AND VISION MODULAR SYSTEMS Lewisham Exchange is a pair of towers 20 and 35 floors tall, constructed using 18 and 33 storeys of volumetric modules over a concrete transfer structure located adjacent to Lewisham DLR Station. 1,251 modules were used in the construction of the buildings installed on site over a 23-week period. FINALIST – ZED PODS Working with the Bromley Council, ZED PODS has designed and built an innovative, zero-carbon, social housing scheme in Bromley using steel framed modules. These self-contained high-quality homes are built above steel podiums and preserve 80% of existing parking. It is a pioneering, environmental and socially focused development providing 25 homes for vulnerable households. It is the first development in the borough after 40 years, and the first-of-its-kind in London. DIAPHRAGM ACTION OF SHEATHING BOARDS IN LIGHT STEEL FRAMING

MARK LAWSON CONSULTANT TO THE STEEL CONSTRUCTION INSTITUTE (SCI) WRITES ABOUT THE STABILITY OF LIGHT STEEL FRAMING AND THEIR WORK ON THE DIAPHRAGM ACTION OF BOARDS.

Sheathing boards of various types are widely used in timber framing and light steel framing. In timber framing woodbased boards such as OSB/3 are used to provide diaphragm action and shear resistance to stabilise the structure, but this is not currently the case in light steel framing (LSF). In LSF the global stability of the structure is typically provided by X and K bracing that are built into the wall panels as part of the manufacturing process. The forthcoming SCI publication P437 will provide guidance on stability systems in LSF using conventional bracing systems to Eurocodes and

importantly it permits the use of various types of sheathing board such as cement particle board, cement fibre boards and calcium silicate boards to deliver diaphragm action, provided this is supported by test data on wall panels. Wood-based boards such as OSB3 may also be used subject to constraints of fire resistance to the new Part B of the Building Regulations. The proposed method of test of 2.4m square wall panels is the same as in BS EN 594: Timber Structures – Test Methods – Racking Strength of Timber Wall Panels. A typical test is shown in image 2 with an applied vertical

load of 5 kN per stud to represent the minimum load that would be used in practice in medium-rise buildings. To avoid risk of the ratcheting effect of repeated loading on the screws to the boards, the limiting deflection used to determine the shear stiffness of the panel is taken as panel height/500 and this same displacement is used in determining the shear force that may be resisted at serviceability loading. This is compatible with the shear deflection of braced light steel walls and so in principle, the use of boarded and braced panels may be combined in one structure based on their relative stiffness.

02 In addition, SCI-P437 will propose the use of small-scale push tests to supplement the larger wall panel tests, which allows for more parametric testing of different types of boards, steel thicknesses, diameter of screws, edge distances of screws etc. A typical push test using 200 x 200 mm square boards with four screws per side, is shown in image 3. SCI proposes that the test protocol for these push tests should involve 10 cycles of load to 40% of the failure load of the first test in order to observe if there is any loss of stiffness under repeated load to serviceability load levels. This implies that the failure load of a particular test should exceed 2.5 x design resistance at the serviceability limit state (SLS). A design method has been developed to determine the shear stiffness of any geometry of wall panel based on test results, the stiffness of the screws and the elastic modulus of the board. This allows the shear stiffness of any size of wall panel and fixing spacing to be determined and correlated with a standard wall test to be able to extend

the wall test to other geometries within the limits of the materials and screw type tested. Typical values of the screw shear stiffness range from 1.0 kN/mm for OSB/3 board to 1.3 kN/m for a calcium silicate board, and 0.5 kN/mm for Type F plasterboards. Currently the use of plasterboard is not accepted for diaphragm action unlike in the USA where it is widely used, albeit with relatively low shear resistance. The allowable shear loads that may be resisted at the SLS are expressed in kN/m length of the wall and are typically in the range of 2 to 3 kN/m for most suitable sheathing boards. These resistances may be increased by a partial factor of x 1.5 for loading at the ultimate limit state, although the design criterion is based on the SLS. Other factors that should be taken into consideration when evaluating diaphragm action, are the long-term durability of the boards and their fixings, potential for damage and replacement (i.e. due to flooding) and the effect of large openings, partially in façade panels.

ENSURING BEST PRACTISE PRESENTS CHALLENGES AND OBSTACLES, NOT ONLY IN LIGHT OF CHANGES TO REGULATIONS AND REQUIREMENTS BUT AS PART OF THE FOCUS ON THE GLOBAL ENVIRONMENTAL IMPACT OF THE CLIMATE EMERGENCY.

With most countries pledging to meet targets for net zero by 2050, the subject of sustainability is not only one of how we can immediately begin to mitigate energy and carbon output but how construction practises and material usage might improve over the longterm. Reports from 2019 showed that steel is responsible for between 7% and 9% of all direct fossil fuel emissions globally, with steel and iron collectively accounting for 24% of industry CO2 emissions. With further revisions to the National Structural Steelwork Specification for Building Construction (NSSS) in the form of a new annex document coming into effect on 01 June, the time for professionals in the steel

construction sector to assess and reinforce environmental best practise is now. To make navigating these changes as smooth and straight forward as possible, the British Constructional Steelwork Association (BCSA) has published the Sustainability Specification for structural steelwork in building construction. Supporting Sustainability from Concept to Construction The purpose of the specification is to offer guidance on the principles of sustainable steelwork. Offering the combined expertise of a steering group comprised those involved in the supply, design, contracting and environmental ramifications of material use, the guide is supported by sustainability experts

from both the BCSA and the Steel Construction Institute and Institute of Structural Engineers. From concept to construct, adhering to the principles the guide provides will ensure that structures meet all requirements for sustainability while maintaining intended function and performance. While using light steel as a primary material offers an opportunity to reduce carbon emissions and meet green targets, focusing on tracking the sustainability journey must translate across the full scope of the construction process. The application of practical steps to reduce emissions throughout the supply chain is particularly important. Designs and specifications for projects should be

calculated and delivered to minimise the amount of material needed. Furthermore, considerations should take into account material storage, transport and delivery from supplier as well as safety during fabrication, transportation, handling and erection onto site. As part of the principles laid out, it is also vital to ensure efficient use is made of scrap material available, with decisions reflecting the nature of steel as a limited resource. Tracking Through the Supply Chain The key to retaining control over sustainability practises is to ensure early engagement with supply chain members. The specification recommends the appointment of the key subcontractors during the initial planning phases from the earliest point to mitigate any site operations or material supply risks. Resource use and material efficiency can be improved through the optimisation of spans and grids, minimisation of complex load paths and vigilance about over-specification of loads. Further enhancing the growth of new circular economy business models, many companies are becoming increasingly aware of the importance of tracking reused steel through the supply chain. The David Attenborough Building University of Cambridge

Groups such as the Alliance for Sustainable Building Products are leading the way in exploring innovative uses for reused steel in construction. The DISRUPT project (Delivering Innovative Steel ReUse Project), initiated by Cleveland Steel and Tube, ISG, and the National Federation of Demolition Contractors has already secured funding for further feasibility studies, aiming to provide valuable data across a number of different sizes and types of project. The group will be focusing on real life case studies which track the material journey from start to finish. Despite its reputation as one of the most recyclable components on earth, the reuse of steel is less common.

EOS Framing

The DISRUPT project aims to widen the interest in reused steel as a sustainable option and provide business models for use by other companies. Funding for the venture was provided by Innovate UK’s Circular Economy for SMEs competition, in collaboration with the NICER programme. Shifting Focus to Reuse This prioritisation of reuse over scrap for recycling features prominently in the new specification. With the focus being on reducing material waste. In addition to this, all structural

components should contain pertinent information regarding their origins and properties to enable further reuse in the future. The specification accounts for common concerns regarding cost, design flexibility, and practicality to help businesses mitigate any obstacles or risks. In terms of fabrication, the specification encourages the use of steel producers who have stated a public commitment to meeting decarbonisation targets and who present a well-defined strategy for sustainable practise.

The Sustainability Specification for structural steelwork in building construction is now available freely on www.steelconstruction.info and will stand as a new annex J to the National Structural Steelwork Specification for Building Construction (NSSS) 8th edition revision. Users can also incorporate the specification into contract documentation by adding the following: Fabrication in accordance with (i) National Structural Steelwork Specification for Building Construction (NSSS), 7th edition and (ii) NSSS, Annex J – Sustainability Specification.

Making the Building Process Inherently Safer In her report ‘Building a Safer Future’, Dame Judith Hackitt recommends: “More effective testing regimes with clearer labelling and product traceability, in order to drive continuous improvement, higher performance and encourage innovative product and system design under better quality control.” Current regulations typically deal with individual products and how they perform in laboratory tests. However, we believe material providers should have full-scale testing regimes that study the performance of products working together to see how they interact in ‘real’ circumstances, like under fire conditions or when exposed to wind and rain.

The government are discouraging the use of flammable materials in external walls. The delay in responding to its 2020 consultation proposing to extend the combustibles ban currently at 18 metres added uncertainty to specification decisions. According to a poll of the industry undertaken by the NHBC last year, fewer than three in 10 housebuilders expect to use timber frames.

A key advantage of light steel frame is fire performance. The amount of combustible material in a light steel framed building is much lower, therefore the fire risk during construction and when in use is vastly reduced. Steel is non-combustible and does not add to the fire load – reducing the ‘fuel for the fire’ and limiting risk of damage and injury. This risk is further decreased by replacing some combustible materials with a concrete or screed deck on a steel frame.

Fragmented supply chains also result in components being offered by a multitude of manufacturers, therefore warranties are complex, for very limited timescales or simply non-existent. This uncertainty also extends to the costs involved, the speed of build and the quality of the final outcome. EOS as part of Etex are continually looking at ways to make the building process not only inherently safer and sustainable but also to offer performance assurances to architects, housebuilders and specifiers to ensure they can provide sufficient levels of protection to occupants. Improving levels of occupants’ safety and increasing the quality of the build need to be controlled and managed. But how can this be achieved without substantial and reliable test evidence? Our research and perspective interviews with sector experts have equipped us with a deep understanding of the challenges faced by housing specifiers. A lack of performance testing is a major concern. When disparate building elements are brought together it is left to the specifier to assess whether the chosen combination of materials (boards, metals, insulation) will deliver the required levels of performance. A lack of test evidence and data creates real challenges for specifiers having to achieve precise safety and performance requirements.

Minimising Risks Fire protection for light steel framing is typically provided by the use of non-combustible boards for internal linings and fire protection systems such as those manufactured by our Etex group partners – passive fire protection specialists, Promat and FSi who develop and manufacture a full range of built-in fire systems to protect infrastructure and assets. Fire resistance periods of up to 120 minutes are readily achievable. Developed in collaboration with our Etex partners, Siniat, a leading expert in plasterboard and drylining, together with Promat and FSi – our complete loadbearing and non-loadbearing walling and flooring systems combine the technical and manufacturing expertise of the group to deliver a comprehensive range of tested and certified solutions for light steel frame construction – all from one supplier.

Our components and products are rigorously tested together to ensure compatibility and system performance. When walling and flooring systems are built entirely with Etex components and materials in line with our latest standards, after a validation process— we award a 30-year Etex warranty. This approach mitigates risk because these integrated solutions have been tested as complete systems and assessed for compliance with the latest regulations and standards, to ensure robust and reliable performance. Design performance is achieved using combinations of boarding and insulation and only tested configurations are available for selection. Currently in research and development, we are taking factory prefabrication and preassembly to the next level - adding windows, doors and cladding to our light steel frame panelised solutions. These unitised systems will have to go through our stringent testing protocols before being released to the market. Technical Competence The Hackitt report highlights failings within the construction industry and sets out recommendations for a major shakeup of the current regulatory

METSTRUCTURES AND BUILD TO RENT Build to Rent (BTR) now accounts for 1 in 4 new build residential units in the UK. By all accounts the sector looks set for continued growth and the long-term investment models driving BTR provide shelter from current economic headwinds. However, there are real challenges for the Construction Industry in delivering the ‘B’ of BTR. Rising material prices are an obvious issue, but of equal importance is the challenge of meeting the environment, social and governance (ESG) requirements of investors. Cold rolled steel (CRS) building systems, such as offered by MetStructures, are well placed to provide solutions. However, this depends on working in collaboration from the earliest possible

stage with the BTR operators, and the key elements of the supply chain required to deliver a CRS structure. CRS systems provide structures of up to 15 storeys with concrete floors, satisfying the demands for long-term robustness of BTR operators. Working collaboratively, it is possible to reduce time to practical completion by as much as 24 weeks, providing savings in prelim costs, as well as reduced finance costs, plus earlier rental income. Taken together these speed benefits provide some mitigation against rising material prices. Perhaps the biggest benefit of CRS will be in meeting the ESG demands of investors. Finding ways to reduce the weight of structures is one of the most important tools in reducing embodied CO2. CRS structures are half the weight

There were several challenges on this project, not least the ever-rising costs and limited availability of products. Ayrshire metals were able to work alongside both Kenward Groundworks and E&C Engineering to make sure the build was a cost-effective as possible by designing the complete building as light steel with the exception of a pitched timber roof. Another challenge in the design was that it included a child swing in the therapy unit, meaning there was a significant loading concentrated to a single point in the joist. Together with

Looking to the Future of Framing Following the success of his presentation, ‘The Changing Prominence of Technical Support within Construction’ as part of the speaker programme at the seminar, Stephen Hall, Principal Engineer at Hadley Group, said of Focus on Framing: “The 2022 event was my first ‘Focus on Framing’ as both attendee and speaker, and I’m happy to say I thoroughly enjoyed the day. It was a privilege to present and represent Hadley Group, and great to hear what the other speakers had to say. I was particularly pleased to hear so much on the subject of sustainability, which received positive attention throughout the day." Talking about the benefits of such events to the steel sector, Mr Hall added: "Looking to the future, it would be interesting to see these events evolve into an opportunity to further enhance

the light steel industry. Round table discussions with a panel of industry experts would be a fantastic way to use these forums as even more of an opportunity to challenge the future of steel framing and offer guidance to architects, specifiers, and developers in the industry.” The programme was interspersed with Q&A panel discussions, providing the opportunity to deep dive into new and current industry changes and innovations. During her visit the Minister took a tour of the innovative project which has a gross development value of £11.1m. She was able to see how MMC is helping to fast-track the delivery of high-quality housing for the UK’s increasingly ageing population which despite the demand is currently undersupplied.

LOCATED IN THE WORLD HERITAGE CITY OF BATH, HOLBURNE PARK IS AN AMBITIOUS £26M HIGH-END RESIDENTIAL DEVELOPMENT, OFFERING VILLAS, TERRACED HOUSES, AND APARTMENTS COMBINING CLASSICAL AESTHETICS WITH MODERN METHODS OF CONSTRUCTION. INDUSTRY EXPERTS WITH OVER 20 YEARS OF EXPERIENCE IN DELIVERING HIGHQUALITY LIGHT STEEL FRAMING SYSTEMS, FUSION STEEL FRAMING WAS PROUD TO CONTRIBUTE TO THE SUCCESSFUL DELIVERY OF THE PROJECT ALONGSIDE THE KEY CONTRACTORS.

The project was rolled out over a threephase construction period, with Fusion Steel Framing delivering the cold-rolled light steel framing system for the site. The Fusion light steel systems offered the benefit of complete control over design, allowing the provision of accurate cost, time and delivery calculations from start to finish.

Where Aesthetics Meets Sustainability Steel is widely recognised as one of the most sustainable construction materials, meaning that Fusion’s contribution to the overall project has substantially lessened the potential whole-life environmental impact of the development. Sustainability was especially paramount to the project due to the development's location in a green area. Meaning structures were required to be aesthetically in keeping with the world heritage status of the surrounding environment.

Construction offsite allowed faster production and reduced turnaround times while BOPAS Accredited steel framing systems developed based on the principles of adding value by embracing a DfMA (Designed for Manufacture and Assembly) approach. Manufacturing components offsite reduced overall project costs and offered faster production times, reducing time spent on site. 02 accurately predict, assess, and negate potential risks, ensuring buildings remained in keeping with the classical architecture of the area and providing high standards of structural integrity and performance. By utilising offsite factory facilities, Fusion manufactured all individual components to the exact quantities required; meaning the amount of waste generated in the production and onsite was extremely low. Enhancing Safety and Performance Utilising the Fusion steel frame system in the superstructure for the Holburne Park buildings allows the site to benefit from reduced embodied carbon in building fabric. Not only this, but this system offers enhanced occupant safety. Fusion systems, when combined with ancillary LGSF products, result in exceptional fire safety performance which, depending on the components used with the steel frame, can provide fire resistance at 60, 90, and 120 minutes. In addition, as steel does not warp or shrink, unlike alternative materials, and carries an expected lifespan of up to 250 years in warm frame applications, further reducing the risk to structural integrity.

The Holburne Park project, which includes a mix of three and fourbedroom houses and five-bedroom luxury villas, utilised precision engineering, delivered through a fivestep digitally enabled process, with all elements tried, tested, and approved before use. The delivery system was planned to minimise the number of vehicles required, with storage for optimising human resources, and transport organised to mirror the build process for more efficient just-in-time installation. All of which contributed significantly to improving health and safety onsite. Showcasing Collaborative Construction Practices Holburne Park offers a notable showcase of collaborative construction practises, with the Fusion team working alongside lead developers and lead construction contractor Bect to ensure each stage of planning and delivery worked to promote site safety, best practice, and material optimisation. The project was approached with high respect for the integrity of the surrounding natural area.

TIME TO TALK ABOUT CLIMATE CHANGE

THE UK IS LEADING THE WORLD IN AFFECTING CARBON REDUCTIONS AND HAS RECENTLY PLEDGED TO MOVE TO A NET ZERO EMISSIONS TARGET BY 2050. YET WE STILL HAVE SIGNIFICANT STEPS TO TAKE TO MEET THE AMBITIOUS OBJECTIVES SET BY THE UK GOVERNMENT. TREVOR RICHARDS, DIRECTOR OF COGENT CONSULTING, SAT DOWN WITH LEADERS IN SUSTAINABILITY AND ENVIRONMENTAL PRACTICES TO TALK ABOUT THE CHALLENGES OF THE CLIMATE CHANGE EMERGENCY FACING CONSTRUCTION PROFESSIONALS. Barriers to Carbon Neutral Recognising and finding ways to meet the requirements of changing regulations and policy demands is crucial in reshaping our approach to sustainability. But these changes may not come easily or quickly. The ecological clock is ticking, and we must take urgent action to mitigate the impact of global warming. So, what exactly are the obstacles holding back progress? “I think the biggest barrier is political. It is not the only obstacle, but it is slowing us down the most.” Carla Denyer, CoLeader of the Green Party of England and Wales, explains: “There was an interesting piece of research last year

which was the largest study of its kind – a representative sample of thousands of Brits sharing opinions on different climate policies. It was remarkable how radical some of the policies at the top of the list were with a carbon tax on polluting products and services receiving 94% support. We have to be realistic, brand-new technologies will not make an immediate impact. So, it is about rolling out existing proven technologies as fast as we can. The innovation is around doing this quickly and affordably rather than inventing something new.” It is clear from consumer research that there is a significant upturn in demand for sustainable materials and

building practises. David Leversha, Director and Net Zero Lead for Property and Buildings at WSP focused on the opportunity. “What I find really interesting is that there is a real opportunity here to be seen as leaders. I think the polling was really fascinating because people want to be informed – so they can do the right thing. Some areas are moving ahead faster than others, so it is cultural change as well as strong leadership that is missing.” Understanding Net Zero “It is all well in good setting targets and having regulations in place, but unless we have a solution that can address it, we are not going to achieve the objective with the amount of

educating we do, even within the industry on the difference between embodied and operational carbon,” added Chloe Donovan, Chief Executive for Material Research. “New graduates in architecture and subjects where you would think they would have a really good grasp of this do not necessarily understand the impact material choices have on the ultimate carbon footprint of the building.” Misunderstanding surrounding terms like the carbon agenda and net zero may also contribute to difficulties in creating uniformity in education and training across the sector. Clarification and a better understanding of these goals and how to achieve them are becoming increasingly vital, explains Rodrigo Fernandes, Director, ES(D)G at Bentley Systems. “One of the points is the confusion surrounding net zero. We keep talking about it, but I wonder if senior managers at construction related companies can actually define what net zero is and what they are trying to achieve? I see some businesses putting a lot of effort into communicating what they do around sustainability but without bringing that into the product, corporate, or business strategy they will be at risk. The challenges that we have in front of us in terms of sustainability also create business opportunities. So, the regulation and policies that are important should define some standardisation in terms of reporting and disclosure.” Driving Innovation and New Skills Circling back to the barriers to achieving sustainable goals, Carla Denyer, Green Party of England and Wales, believes part of the answer lies in the skill sets available in the workforce.

Something that both government and businesses have a significant role to play. “I think the skills gap is another challenge. Finding enough people in the construction industry who know how to deliver low carbon building or retrofitting is tough, and this is an area where government has a responsibility. But the industry also has a role to play. Those businesses in a position to invest can help make training happen. We can have the technology, but if we do not have the skills to build it at scale, then we are not going to get there in time.” So, does the answer lie in new innovation or improving existing systems? Certainly long-term, the solution must be found in both. Investment in the strategic planning and development of greener initiatives is paramount, but for rapid and immediate change, knowledge sharing remains vital. Kate Dougherty, Head of Sustainability and Net Zero for Building Services, WSP said: “I think the UK Green Building Council, RIBA and especially the London Energy Transformation Initiative are fundamental in terms of information share, the resources they are putting out there for free are excellent. When we are talking about design and design related opportunities, it is how we filter

this knowledge down into the industry. But then it is up to us as construction professionals to disseminate and make sure there is a level of understanding right throughout our organisations.” Oliver Novakovic, Technical and Innovation Director for Barratt Developments, supports this point. “We all have to make clear our criteria, objectives and drivers, so we can find the right products to meet our collective needs. I do think a lot of it is about open sourcing. We have to pool and share valuable information – government, industry consultants, advisors, universities – to really make this work, because without doubt this is an unprecedented challenge.” The roadmap to net zero construction or even the terminology involved is yet to be clearly defined and without strong direction and leadership supported by product innovation and education to overcome the barriers, there may be deviations along the way.

The design of a steel frame for Passivhaus brings unique challenges which construction teams may not have encountered when aiming for less ambitious fabric performance standards. Steel framing systems can also be designed without a primary structure, with the structural loading capacity being provided within the SFS itself. This will typically rely on a thicker gauge than the infill option. Steel framing systems comprise smaller gauge cold rolled steel sections, typically in the range of 1.2-3mm thick, assembled on or offsite to create the opaque fabric elements of the building. These will be lined with a sheathing board to provide additional racking strength. The SFS elements may or may not sit within the insulation zone. Steel framing systems may consist of a range of different stud and beam sizes, even within the same wall depth. Whilst all the beam depths will be the same, the widths and gauges may vary to meet the structural requirements, especially at glazing apertures. Passivhaus Trust The Passivhaus Trust is an independent industry leading organisation that promotes the adoption of Passivhaus in the UK and is part of the global Passivhaus movement. The Trust is now working on a more detailed technical position paper on steel in Passivhaus construction for publication later in 2022.
