$10M Raised. 1,585 Charities Helped. Communities

MERRY CHRISTMAS & A HAPPY NEW YEAR!

As 2025 comes to an end, we have so much to be excited about and to be thankful for.

I can’t tell you just how proud I am of our team. Throughout this year across the Group we have stayed positive and maintained a focus and a commitment on being the best that we can be, providing optimistic and confident leadership to the people around us – our teammates and our clients. We have embraced all that is being the Hunter – taking every opportunity with speed and professionalism. We have grown a complete focus on how we can +5 our market share and it has paid off.

Our market share has increased in almost every marketplace we operate in recording an all-time high in both New Zealand and Australia. Our online traffic has over doubled year on year with appraisal requests up by almost 120% - our online reach and profile has increased exponentially.

Our NPS score has increased to over 80, again signalling that our clients are more satisfied with the service we deliver than ever before.

13th straight year as Most Trusted real estate brand in New Zealand and Finders.com.au Awards in Australia for Most Loved, Most Recommended and Top Value real estate brand in Australia – clear recognition of just how satisfied our clients truly are.

Not only that, but we will also add 55 new offices in Australia and 8 in New Zealand – our strongest year of footprint growth on record. More and more people are being attracted to our brand – to be a part of it as well as being a client.

And we have just reached an amazing milestone for the Harcourts Foundation - $10,000,000 raised to support the communities that support us – over 1500 different groups and organisations helped – we are truly changing lives.

So, we should be hugely proud of how, as a Group, we have stepped up, looked after each other and stayed true to who we really are.

So, what does 2026 hold?

I am really excited about the year in front of us. The market is showing strong signs of improvement across the board. There is more confidence and optimism emerging with listing and sales volumes lifting. With more interest rate reductions likely in NZ, the US and in Australia in the new year, this will without doubt spur the market confidence even further. We have seen these cycles many times – we are at the start of another recovery and strong market – and we are so beautifully positioned to take total advantage of it!

So, make sure your goals are set, strategies determined and plans in place. Let’s work together as One Team to really take our business to the next level in 2026. And nail +5 - I’m focused and hungry for just that –are you?

Thank you for all your hard work and focus again this year – you truly are an awesome team; one I am very proud to be a part of and one I am looking forward to working with next year.

Have a great Christmas and safe holiday break – enjoy, relax and recharge – we have an awesome year ahead.

UNITING INDUSTRY EXCELLENCE & NETWORK PURPOSE: BLC 2025 RECAP

The Harcourts Business Leaders Conference (BLC) brought together our business owners and leaders from across Australasia for an inspiring and future-focused experience. This year, BLC adopted a new format through our partnership with the Business of Real Estate (BizRE), which was held at The Star Gold Coast.

While BizRE curated the speaker lineup and main program, Harcourts was proud to integrate Interfirm Sessions into Day Three of the event, creating a dedicated space for meaningful collaboration and connection within our network. These sessions provided an opportunity for our leaders to align on key priorities, share experiences, and explore the strategies shaping the next phase of Harcourts’ growth.

The partnership with BizRE offered delegates the best of both worlds – access to broader industry insights and thought leadership, alongside the unique sense of belonging and shared purpose that

defines the Harcourts community. Many attendees noted the value of combining the two experiences, which provided fresh ideas, practical takeaways, and renewed motivation to lead their teams with confidence.

Throughout the conference, there was a clear sense of momentum and unity. The energy in the room reflected the strength of our network and the collective drive to continue raising the standard for leadership and performance.

This year’s BLC represented a natural evolution – one that reinforced Harcourts’ position as a trusted, innovative, and people-first brand within the real estate industry. By partnering with the Business of Real Estate and hosting our Interfirm Sessions as part of the broader event, we expanded our reach, elevated our perspective, and reaffirmed what makes Harcourts special:

One Team, The Finest Experience.

HARCOURTS PALM SPRINGS

In the world of Coachella Valley luxury real estate, few names command as much respect as Scott Palermo and James Sanak. As the principal owners of Harcourts Luxury Real Estate & Auctions, this award-winning team has earned a reputation for excellence, integrity, and results—representing some of the desert’s most extraordinary properties and clientele.

Blending Palermo’s background in finance, marketing, and West Los Angeles real estate with Sanak’s extensive experience in hospitality and development, they’ve built a dynamic consultancy built on trust strategy, and sophistication. Together, they’ve cultivated a “People First” philosophy where relationships matter as much as results, and every client receives the highest level of personalised service.

What truly sets them apart is Harcourts’ exclusive non-distressed auction platform, a modern approach that brings transparency, urgency, and global exposure to luxury listings. This distinctive model doesn’t just set Harcourts apart locally—it elevates the brand on an international stage. Through their non-distressed luxury auction platform, they’ve redefined how high-end real estate is transacted in the Coachella Valley. Their success was recently highlighted by the record-setting sale of the Domus Atticus Estate for $16,000,000, which showcased the strength of their innovative approach. This milestone firmly established Harcourts Desert Homes as a leader in the luxury real estate space, with the Palm Springs community now taking strong notice of their results.

Their success speaks for itself. In April 2025, Palermo, Sanak, and their team closed the second-largest residential real estate listing of the heart of everything in the Coachella Valley—a record-breaking $16 million sale. Their expertise extends across the region’s most prestigious private communities, including Bighorn Golf Club and The Vintage Club, where they’ve guided clients through some of the desert’s most exclusive and complex transactions.

With an unwavering commitment to excellence, deep community knowledge, and innovative marketing strategies, Scott Palermo and James Sanak continue to redefine what’s possible in luxury real estate—earning their place among the Top 1% of Realtors in the Coachella Valley and as one of the Top 85 Realtor Teams in the region.

Palm Springs is a prestigious international destination, celebrated for its lifestyle, culture, and distinctive architecture. Their downtown location has allowed them to introduce this dynamic

market to a powerful international brand—Harcourts. Their clientele includes both their agents and their buyers and sellers. Their guiding mantra states: “Scott and James only work with well-intentioned buyers and sellers who listen to our professional advice. All others are rejected.”

They believe in working exclusively with like-minded, intentional clients who value expertise and integrity. Their Blue Tribe agents serve everyone from first-time buyers to high-end luxury clientele, always maintaining the highest professional standards. Their reputation for excellence allows them to attract clients who share their values.

Opening and sustaining a real estate office for over a decade is no small feat. Over the past 10 years, they’ve learnt that success comes from teamwork, resilience, and shared vision. They’re proud to have the best Blue Tribe management team and agents who embody their culture and commitment. Together, they’ve grown the Harcourts brand throughout the Coachella Valley. A special acknowledgement goes to Mr Curtis Anderson, their first agent and a 10-year team member whose continued success has strengthened their reputation.

Their downtown Palm Springs office recently celebrated its 10th anniversary, with the goal to remain the premier boutique real estate brokerage in the Coachella Valley, a vision that continues recruiting like-minded agents who align with their Harcourts Desert Homes values. For them, quality—not quantity—is key to building a cohesive and accountable team.

They chose to purchase the Harcourts franchise because Harcourts International’s core values aligned with theirs. “People First” is at the heart of everything they do, guiding how they build and communicate within their Blue Tribe family. Every message, interaction, and initiative is centred around cultivating and strengthening their culture.

EMBRACING GROWTH MINDSETS & WELLBEING AS WE WRAP THE YEAR

As we near the end of the year, it’s tempting to press “fast-forward” and focus purely on closing deals, finalising leases, and reaching targets. But in the evolving world of work, our role as a business is shifting, particularly how we support the people and culture in our businesses. Industry research indicates that organisations are increasingly expected not just to manage performance, but to nurture purpose, growth and wellbeing.

For our sales teams, property managers, administrators, business owners and managers alike, this trend offers a timely opportunity: the close of the year is a moment not just to wrap up operations, but to refresh our connection to why we do this, and how we can support one another in doing it better and in a sustainable way.

1

Make growth and learning part of the year-end wrap.

Rather than simply focusing on “how many” deals were closed or leases renewed, invite your teams (and yourself) to reflect on “what did I learn?” and “what next?” As workplaces globally recognise growth and development as key drivers of engagement, this reflective lens helps embed a growth mindset. That might mean a short workshop where each person lists one new skill they applied this year (maybe in negotiation, digital marketing, client-care, team collaboration) and one skill they’d like to build in 2026. Check out the ‘Culture Counts’ page in the HUB for ‘Team Reflection’ resources.

3

Enable everyone to shape their next season.

Whether someone is in sales, property management or administration, each role has its own rhythm over the holiday period. Encourage each person to map out how they want to work (and recharge) over the break, and what they want to bring back into 2026. This sense of agency builds ownership and aligns with the broader trend of empowerment in modern culture.

4

Lead by example.

As Harcourts professionals, we set the tone. If you’re encouraging your team to pause, recharge and reflect, then do it yourself. Share your own end-of-year intentions. Let your team see that growth, rest and reconnecting are valued, not sacrificed.

2

Align wellbeing with results.

The year-end in real estate can feel relentless: open homes, inspections, deadlines and of course trying to generate enough future business to make sure 2026 starts strong. But the trend we’re seeing is clear: wellbeing is now integral to our business performance and must be treated as such. So build in signals of care: an early finish one day for the team, a “switch-off” guideline over the holiday period, or asking your colleagues how they’re going instead of just touching base on tasks.

In the end, the Real Estate may be about properties and transactions, but our business is fundamentally about people. As we wrap 2025, let’s lean into the trend of nurturing growth and wellbeing, recognising that when our people feel supported, empowered and recharged, that’s when we perform at our best. Let’s finish strong, well and build momentum for the year ahead.

OWN THE ANSWERS BEFORE THEY DECIDE ON SOMEONE ELSE

The future of real estate starts before the first click.

If you read the headlines, it’s reported that by 2030, baby boomers (aged 59-75 years in 2025) will pass down around $5 trillion in generational wealth to Generation X (aged 45-60 years in 2025) and that by 2050, more than one-third of Australia’s population (forecast to be between 32 and 35 million people) will be over 55 which is a significant increase when looking back on recent history (2010).

Australia is alone when it comes to such a significant demographic shift – a large number of first-world countries where the Harcourts flag is flown, are set to experience something similar. America as an example, stands at the edge of the most dramatic shift in personal finance ever measured – a generational transfer of nearly $124 trillion in assets over just 25 years.

Real estate – particularly buying and selling – has, and likely will always be one of life’s most significant decisions, emotionally, financially, and personally. These demographic changes will have profound effects across the economy and housing markets, the least of which being how sellers will arrive at a decision on who is best placed to help them make this life altering decision.

What was once a linear path – place an ad in the newspaper, open for a weekend inspection, take some calls, get an offer and exchange a handshake - has become a more complex journey given the impact of technology and the availability of information on demand at our fingertips.

Research confirms that Australia and New Zealand are within the top 20 countries globally for internet penetration rates (the percentage hovers between 96-97% penetration) and on average, people are spending more than 6.5 hours a day online, from doom-scrolling Reels, keeping connected with the news or friends to recommendations on the best new restaurant and even, which real estate agency and agent they choose to sell their property with.

Given the high stakes of real estate sales and buying, combined with the average hold time of property (around 8-9 years), people are dedicating plenty of time to the web to get the answers they need long before they make a decision.

So knowing of this shift, how can we take advantage?

From funnels to ecosystems

The traditional marketing funnel – awareness, interest, decision –is no longer a neat sequence. Today’s customer journey is “messy,” looping through search engines, social platforms, review platform aggregators and content recommendations – not to mention, actual friends and family.

People no longer simply “search and sell or buy.” They research, retract, validate, and emotionally calibrate.

In this world, the most powerful real estate brands aren’t just seen –they’re discovered. Marketing is no longer about listings or leads; it’s about orchestrating an ecosystem of influence that builds trust and authority across every digital touchpoint.

Platforms are the new gatekeepers

Facebook, Instagram, LinkedIn, YouTube and our website ecosystem are today’s storefronts of real estate. Each plays a distinct role in the decision journey:

• Facebook remains the commercial engine as it remains the largest platform player and a place to solicit and engage the passive buyer

• Instagram is the aesthetic and emotional shopfront, where lifestyle and aspiration helps build connection

• LinkedIn drives reputation and influence, especially for investors and commercial audiences

• YouTube is the chance to build emotional connection, credibility, trust and a relationship

In the absence of a large team, success in these isn’t about being everywhere, but rather, understanding and executing on the relevant value they can provide to you and your clients.

AI has well and truly entered the conversation

Now, the next disruption is already here: AI Mode in Google Search and large language models (LLMs) or conversational tools like ChatGPT, Perplexity etc. Together, they’re rewriting how discovery happens. Instead of browsing pages of links, users now get direct, AI-generated answers to complex questions:

• “What are the best family suburbs in Brisbane?”

• “What’s the best way to sell my property in a soft market?”

For brands like ours, it presents a challenge and an opportunity. The challenge: if AI assistants answer consumer questions without referencing us, we disappear from what may be a moment that matters. But the opportunity, which we are all well positioned to take advantage of, is that is we continue to focus on becoming the trusted source – producing expert, structured, high-quality content, it will go a long way to feeding the AI engines and influence the very answers people receive.

Faster, better, stronger – evolving to thrive together

We need to set ourselves up for success now – and thankfully, we are, but we’ll need you along for the ride.

We’re focused on an evolution of our approach to content creation (more of everything, more often!), amplification through owned (social, website), earned (local media, community groups, sponsor partners) and paid (google, meta, youtube) media and how we’re structurally sound to ensure that we’re cited as a brand of authority and choice within AI platforms like the fast-growing Google AI, ChaptGPT and more. This will include how we are delivering or helping you:

• Publish FAQ-rich, expert content about local markets and property processes

• Structuring our websites so information is machine-readable and AI-ready

• Training and supporting your team on creating or amplifying informative, authentic video content that matters to sellers and buyers

• Building credibility through visible, verified reviews and consistent brand presentation across digital platforms

In short, we must own the answers, not just the listings.

The future of real estate marketing won’t be won by those who shout the loudest, but by those who are found first – not by the portals, but by the intelligence around them.

The opportunity is clear: redefine digital presence not as noise, but as being valuable, relevant, helpful and credible so that we lead this next era – one where trust is built before the click, and influence begins long before singing an exclusive agreement.

Get excited, because we are.

New Zealand Business Partner Q&A with Relab

1. How does Relab help Harcourts agents win more listings?

Relab is New Zealand's leading property data platform. We started in 2020 to build what agents actually need: better CMAs, better data, and better tools to win listings.

Today, one in three Kiwi agents are Relab customers, and as a REINZ partner, we're trusted by agencies nationwide to deliver comprehensive, up-to-date property data.

“One in three Kiwi agents are switching to Relab”

2. You talk about solving "the impossible triangle" - what does that mean for CMAs?

Most CMA tools force agents to choose between data quality, brand control, or customisation. You can have great data but no control over how it looks. Or you get brand templates, but they're rigid. Or customisation freedom but the data's patchy.

We deliver all three. You get comprehensive property data refreshed daily with unconditional sales figures. Brand-controlled templates that protect your agency's look. And flexibility to personalise within brand guidelines.

3. What else can Relab help with beyond appraisals?

Our CMA tool is what most agents know us for, but we've also built prospecting features.

You can filter properties by over 50 criteria— sales history, zoning, flood overlays, ownership tenure, consent applications, and more.

Want properties in your farm area that haven't sold in 10+ years? Or homeowners who've recently lodged subdivision consents?

4. What makes Relab different from other property data platforms?

We're small, nimble, and ship product updates daily—not quarterly. When agents need something, we move fast. That's the advantage of being a Kiwi start-up built for the local market.

As a REINZ partner with a strong track record in residential, we've earned the trust of hundreds of agencies.

Ready to see what Relab can do for your branch?

If you're a branch manager looking to give your team better tools, let's have a chat.

50 OFFICES IN 2025: HARNESSING CHANGE FOR TRANSFORMATIVE GROWTH

As Harcourts opens its record-setting 50th new office in 2025a combination of new offices and rebranding, with new faces and familiar faces, new ideas, and new energy - Tina Ashton, Harcourts Australia Chief Growth Officer, reflects on the transformative power of change.

Change at work can feel unsettling. Whether it’s a new piece of software, a restructured team, or a shift in company strategy, the first question on our minds is often: “What does this mean for me?”

It’s completely natural to feel that mix of apprehension and uncertainty. Our routines are our comfort zones, and the thought of adapting to new workflows can seem overwhelming. But here’s the thing - what if we chose to see change not as a threat, but as the opportunity it truly is? What if, instead of fearing it, we learned to harness its power?

Here’s how we, as team members, can turn organisational change into a powerful catalyst for personal and professional growth:

Seek to understand the ‘why’

Before dismissing a change, get genuinely curious. Ask meaningful questions to understand the deeper reasons behind it. When we grasp the bigger picture—whether it’s to improve efficiency, serve customers better, stay competitive, or create new opportunities—it becomes so much easier to see our vital role in the success of the initiative.

Understanding the ‘why’ transforms what feels like a mandate into a shared mission that we can all rally behind. Remember, you’re not just following orders; you’re contributing to something bigger.

Voice concerns constructively

It’s absolutely okay to have reservations - in fact, it’s healthy. The key is to communicate them in a way that builds bridges rather than walls. Rather than resisting or complaining, frame your feedback as a proactive effort to ensure the smoothest possible transition. Suggest practical solutions, identify potential roadblocks from your unique perspective, and engage in genuine open dialogue. This positions you as a valuable partner in the process, not an obstacle to overcome. Your insights matter, and your voice can help shape better outcomes for everyone.

Lean into learning with enthusiasm

New processes almost always require new skills, and that’s actually exciting news for your career. See this as a golden chance to expand your expertise and add new strings to your bow. Actively participate in training sessions, seek out additional resources, and collaborate with colleagues to master the new way of working. Don’t just aim to adaptaim to excel. By embracing the learning curve wholeheartedly, you not only adapt but also significantly increase your value to the organisation

and enhance your own career prospects. Think of it as investing in yourself whilst getting paid to do it.

Find your role in the solution

Every change initiative needs champions on the ground - why not be one of them? Be the person who helps others navigate the transition, shares knowledge generously, and maintains a positive, can-do outlook even when things get tricky. Supporting your peers through the transition builds lasting trust and strengthens team cohesion in ways that extend far beyond the change itself. Your proactive involvement and leadership can make the difference between a rocky implementation and a genuinely successful transformation that everyone feels proud to have been part of.

Celebrate small wins along the way

Change can feel overwhelming when viewed as one massive shift, but it’s actually made up of countless small victories. Acknowledge when you’ve mastered a new skill, when you’ve helped a colleague, or when you’ve contributed a solution. These moments of progress are worth celebrating - they’re proof that you’re not just surviving change, you’re thriving because of it.

Change is not just something that happens to us; it’s something we can actively shape, influence, and benefit from. By approaching it with an open mind, a collaborative spirit, and genuine enthusiasm for growth, we can transform uncertainty into empowerment. We can ensure that we don’t just navigate the transition - we emerge stronger, more skilled, and more valuable than ever before.

Your career is a journey, and every change is a chance to take it in an exciting new direction.

NEW ZEALAND UPDATE

As we approach the final quarter of 2025, I have been reflecting on the incredible work happening across Harcourts New Zealand. It has been a season filled with recognition, impact and meaningful service, all grounded in the values that define us.

A highlight was being awarded Gold in the 2026 Quality Service Awards for the Real Estate sector. Voted for by New Zealanders who have personally experienced our service, this recognition speaks volumes. This award is something our entire network can be proud of, as it speaks to the quality of service we provide, not just in moments of success, but in every interaction.

We also introduced Springboard to our Q1 Awards, bringing fresh energy and inspiration. Zion Armstrong, former President of Adidas North America, shared his journey and the principle that guided every decision: do the right thing. Dr Alia Bojilova, a Resilience Focused and Peak Performance Psychologist, challenged us to rethink how we approach pressure and performance. Her insights were both practical and powerful.

Our partnership with Hospice New Zealand continues to make a real difference. Through the Harcourts Foundation, we have now contributed over $380,000 to hospices across New Zealand since 2017, helping improve care for patients and their family.

At the REINZ Awards, our teams were recognised across multiple categories. Harcourts Cooper & Co received the Community Service

Long Service Awards:

This year we also celebrated our Long Service Awards, recognising team members who have reached significant milestones in their careers with Harcourts. They reflect years of dedication, contribution and commitment to our values. It is an honour to acknowledge those who have helped shape our culture and continue to play a vital role in our success.

Jana Kivell (Harcourts Hamilton Chartwell) was recognised as Residential Rising Star Salesperson of the Year. In auctioneering, Mark McGoldrick ( Harcourts Monarch Real Estate –Hamilton) and Tama Emery (Harcourts New Age – Papakura) delivered standout performances at the Australasian Championships. These moments, whether an award, a grant or a speaker’s insight, remind us what it means to be part of Harcourts. It is about people, service and making a difference.

Property Management Update

As we head into the final stretch of 2025, it’s a great time to reflect on the incredible energy and achievements across our Property Management network. From standout events to exciting changes in how we connect, there’s a lot to celebrate.

The Harcourts Business Leaders Conference was a real highlight this year. It was fantastic to see so many of our leaders come together to share ideas, learn from each other, and be inspired. The atmosphere was buzzing, and the sessions were packed with insights and practical takeaways. For Property Management, these forums are invaluablereminding us that our work managing over 27,000 homes is central to the wider success of Harcourts.

We’ve also officially made the move from Workplace to Viva Engage, and we’re loving the new platform. Integrated with Microsoft Teams, it makes staying connected, sharing updates, and collaborating easier than ever. We have a dedicated Property Management Group, a Business Development Group and PM Leadership Group, where resources, reminders, and best practice tips are being shared daily. If you haven’t joined yet, now’s the time.

In October, a group of our Property Management leaders headed to Brisbane for a study tour focused on business growth and operational excellence. The insights shared across leadership, culture, growth, technology and innovation provided inspiration we’re now applying here in New Zealand to sharpen the way we work.

Our Harcourts Awards this financial year have been extra special for Property Management. For the first time, we recognised Customer

Auction Update

The past quarter has delivered encouraging results for our auction business. Nationally, auction listings are up 2% compared to the same period last year. Currently, 28% of exclusive listings are taken to auction, and our goal remains to lift that figure to 35%. With buyer confidence improving and interest rates easing, the conditions are right to accelerate this momentum.

Alongside these results, I’ve had the privilege of visiting several offices across the South Island to reinforce the benefits of auctions and share strategies for success. The energy and innovation coming from our regions has been impressive.

Highlights included the Grenadier Auction Club breakfast, where Andrew North and I presented and engaged in valuable discussion, and a session with Gold’s top auction listers at Cape Kidnappers, which showcased outstanding commitment to excellence.

These visits are always reciprocal. While I share insights, I consistently leave with fresh ideas and perspectives. Better never stops, and these interactions remind me of the depth of expertise across our network.

performance across the Harcourts network. Their results reflect consistent effort, strong leadership and a clear focus on doing the work well. Please join us in congratulating:

Experience at both the first and second quarter awards, powered by our new AskNicely CX programme. This initiative is giving us real-time insight into what landlords and tenants value most, and our winners are already showing how consistent service and strong relationships drive results. Congratulations to all our finalists and winners, you’re setting the standard and showing what great Property Management looks like.

With more Residential Tenancies Act amendments now in effect and the Healthy Homes compliance date behind us, our next challenge is embedding the upcoming pet liability regulations. These will bring a new level of responsibility for tenants, landlords, and property managers alike, and we’ll be supporting the network with clear policy, training, and resources to make sure Harcourts leads the way.

Thank you to everyone across the network for your continued passion and commitment. Together, we’re raising the bar for Property Management in New Zealand.

JodineHead of Property Management New Zealand jodine.clark@harcourts.net

I would also like to formally acknowledge the exceptional work of Marty and Holly from Team Group, who recently delivered an outstanding auction day across two offices with 52 properties. Wellington has traditionally been a more challenging auction market, yet their success with 60% sold or under offer demonstrates what strong leadership and commitment to process can achieve.

As we move into the next quarter, let’s keep the conversation going. Auctions remain one of the most transparent and effective methods of sale, delivering excellent outcomes for clients and our business.

AUSTRALIA UPDATE

As the year draws to a close, it’s tempting to ease off the accelerator and coast towards the holiday break. But what if I told you that the work you do in these final weeks could be the most critical of your entire year?

The most successful real estate professionals I know don’t just wind down; they power up. They understand a fundamental truth: the effort invested now is what builds momentum for the year ahead. By laying the groundwork in November, you’re not just closing out the year— you’re strategically launching your 2026.

Confronting real estate’s perennial challenges

Every agent knows the familiar hurdles of our industry. We face constantly shifting market dynamics, the relentless pressure to perform, and the struggle to maintain a semblance of work-life balance, especially during traditionally slower periods.

Market volatility: Economic forecasts can change in a heartbeat, and seasonal slowdowns often create uncertainty.

The hustle culture: The demand to be “always on” can lead to burnout, making it difficult to switch off and truly recharge.

Brand visibility: In a crowded market, standing out and building a network that consistently generates referrals requires continuous effort.

Too often, agents return from their summer break to an empty pipeline, forcing them to spend January and February in a frantic scramble to generate new business. This isn’t just stressful; it’s a completely avoidable cycle. The solution is to be proactive, not reactive.

The power of proactive planning

Imagine returning to work in January not with a sense of dread, but with a calendar already populated with appointments and a pipeline of warm leads. This isn’t a fantasy; it’s the direct result of strategic action taken now. Here’s three ‘do-ables’:

1. Solidify your pipeline for the new year

The activities you undertake in November are what secure your listings for January and February. Focus on nurturing your current relationships and strategically prospecting for future business.

Connect with your database: Don’t just send a generic holiday card. Pick up the phone. Have meaningful conversations about their plans for the new year. Are they considering a move? Do they know someone who is?

Schedule future appraisals: As you speak with potential clients, aim to lock in market appraisal appointments for January. This simple step ensures your diary is full from day one.

Follow up with intention: Revisit leads that went quiet earlier in the year. A gentle check-in now can reignite a conversation and position you as their go-to agent when they’re ready to act.

2. Build your brand while others wind down

When the competition is slowing down, your consistency will make you stand out. This is your opportunity to reinforce your personal brand and strengthen your network.

Increase your visibility: Attend local community events and networking functions. Position yourself as the knowledgeable, approachable expert who is still actively engaged in the market.

Share valuable content: Use this time to share insightful market analysis or tips for homeowners preparing to sell in the new year. This demonstrates your expertise and keeps you top-of-mind.

3. Master your time to protect your well-being

Working hard now doesn’t mean working yourself into the ground. It means working smart. Effective time management is crucial to maintaining productivity without sacrificing your well-being.

Time-block your days: Dedicate specific blocks of time for prospecting, client follow-ups, and administrative tasks. This structure creates focus and prevents the day from getting away from you.

Set clear, achievable goals: Aim for a specific number of calls or appointments each week. Breaking down your objectives into manageable tasks makes the process less daunting and more rewarding. Schedule your downtime: Just as you schedule work appointments, schedule time for yourself and your family. Committing to this balance ensures you can work diligently and enjoy the festive season guilt-free, knowing you’ve earned the break.

Auction Update

A successful auction is never the work of one person – it’s the result of a seamless partnership between the agent, the auctioneer, and the vendor. Each plays a vital role: the agent builds relationships, nurtures buyers, and positions the property; the vendor makes informed decisions based on strategy and advice; and the auctioneer brings energy, authority, and structure to the big moment. Together, they create the complete atmosphere that delivers premium results and builds long-term trust in the market.

The auctioneer’s ability to read the room, control pacing, and use tactical increments is amplified when paired with the agent’s buyer knowledge and groundwork. The agent has invested weeks in qualifying, motivating, and building rapport with prospective buyers, while the auctioneer harnesses that energy under the spotlight. This alignment ensures no opportunity is missed and every last bid is drawn out, often surpassing vendor expectations.

Buyers need clarity, fairness, and encouragement to perform at their best. When the auctioneer projects authority and transparency, and the agent supports bidders through pre-auction conversations and follow-ups post-inspection, confidence grows. This combination keeps buyers in the contest longer, helping them stretch to the limits – and often beyond what they thought they would spend.

Every auction is a public stage. A well-executed performance is not just about selling a property, but about showing the market the professionalism, organisation, and expertise of your team. Neighbours, future vendors, and community members often watch with interest. When they see a polished campaign, a professional auctioneer, and an agent working seamlessly together, they see a brand they can trust with their own property.

Plan your 2026 success today

The end of the year presents a choice: you can either ease off and face a slow start, or you can commit to a final push that guarantees a flying start to 2026.

By dedicating yourself to focused, strategic work now, you give yourself the greatest gift of all: peace of mind. You can step away for a welldeserved break, fully confident that you have a robust pipeline waiting for you upon your return.

Don’t wait for the new year to start planning for success. The groundwork for a prosperous 2026 is laid today. Do the work now, enjoy your holiday, and come back ready to capitalise on the opportunities you’ve already created.

Vendors want to feel that every detail is covered and that they are supported by a team working in unison. When the campaign strategy, buyer management, and auction execution all line up, vendors gain confidence that they made the right decision in choosing you. Even if a property passes in, this teamwork provides a foundation for decisive, well-handled post-auction negotiations, further reinforcing the vendor’s trust.

Perhaps the greatest long-term benefit of an exceptional auction is how it positions you for the next opportunity. A powerful auction result doesn’t just sell one property – it sells your future services. Locals remember the atmosphere, the professionalism, and the result. Vendors who may have been undecided suddenly see the clear advantage of working with an agent and auctioneer who can deliver under pressure. Each auction becomes a live advertisement, elevating your reputation and attracting your next listing.

When an agent and auctioneer work hand-in-hand, the result is more than just a transaction. It’s a performance that demonstrates professionalism, builds trust with buyers and vendors, and positions your brand as a market leader. Auction day is the final crescendo – but it’s the preparation, strategy, tour momentum, strengthen reputations, and open the door to tomorrow’s listings.

Property Management Update

October is a busy time of year for Harcourts property management with our PMX events across the country. We had sellout sessions and covered essential topics such as legislation, best practice, data and privacy as well as some fun and laughter!A key benefit of being part of the Harcourts network is the opportunity to meet peers, share ideas and learn from the best.

Our PM Client Experience Program is growing by the month. Since January, we have received over 2,500 survey responses from our landlords and tenants with fantastic results. Our average monthly NPS score nationally for property management sits at just over 60, which is an excellent result. What is just as important is the critical feedback we receive from customers which highlights where we can improve service delivery. The most impressive result is that to date we have received 2,118 scores of 10/10! Offices that are part of the AskNicely customer survey program are using these excellent results as a growth tool to show why we are different and that we truly do offer the finest experience in property management. If you would like to find out more about the Harcourts PM Client Experience program, please reach out to me at karmen.costigan@harcourts.net.

SOUTH AFRICA UPDATE

As 2025 draws to a close, I’m pleased to reflect on a year in which we moved the business forward in many ways – despite challenging trading conditions.

While the South African property market has remained subdued due to slower-than-expected interest rate cuts and ongoing global political and economic uncertainty (unlike our unstoppable Springbok rugby team), there’s good news to share. We’ve seen a clear improvement over 2024: written sales are up 20%, and settled sales have risen by 14%. This is certainly encouraging, even though these figures are still roughly in line with 2018–2019 levels in real terms. We’re also pleased to report growth in our agent numbers – a key focus in the final quarter of the year.

One of the real success stories of 2025 has been Harcourts Auctions. Harcourts now leads the residential property auction market among South African real estate companies. In the last quarter alone, our auction listings more than doubled compared to the first quarter. This growth stems from a renewed focus on reintroducing auctions in offices that had previously stepped away from the programme. The uptake has been excellent, and we have strong momentum heading into 2026.

Earlier this year, we completed our first corporate team restructure in 15 years. The goal was to enhance support for our network, reinvigorate the Harcourts Academy, drive innovation through The Harcourts Way, and sharpen our focus on growth. I’m pleased to say this has been highly successful, with clear improvements across all these areas. The team has embraced their new roles with great enthusiasm, and there’s a definite sense of renewed energy throughout the business.

Another highlight of the quarter has been the launch of Canva to our network. Our Marketing Team has done an outstanding job, creating around 1,400 templates tailored for South Africa. It’s been fantastic to see these designs appearing across social media and other platforms. This initiative has taken our brand presence to a new level and positions us strongly for the future.

After 15 years in this role, I’ve learned that every year brings its own challenges and opportunities. Looking back, 2025 stands out as a year in which we seized those opportunities – making Harcourts bigger, stronger, and better prepared for the year ahead.

Top Agent

Recognising hard work and exceptional performance is at the heart of the Harcourts culture – and celebrating our top sales and rentals agents is something Harcourts South Africa truly enjoys. This year, our annual “Top Agent Days” took place across four provinces, bringing together 56 outstanding agents and members of the Harcourts South Africa Corporate team for some quality time, fun, and well-deserved recognition. It’s always special to witness how much this connection and appreciation mean to our valued team members. These were unforgettable days, filled with celebration, great food, champagne, and stunning surroundings.

INDONESIA UPDATE

The Mid-Year Awards event was successfully completed in September, despite a two-week delay caused by large-scale demonstrations across several major cities. The Principal Day was able to proceed as scheduled at the corporate office, which remained outside the affected areas, though we did note a few cancellations. The event itself focused on team-building activities, resulting in a day filled with fun, laughter, and a renewed spirit of learning and cooperation among all team members.

Our Annual Travel Rewards trip to Lake Toba, North Sumatra, was an incredibly enjoyable experience. Many of us made our first visit to the area, taking in the huge, calm lake set against the cool weather and the pine forests throughout the mountains.

We are excited to announce the creation of Harcourts Care, an initiative dedicated to our social responsibility mission. Our first donation event, which benefited a local orphanage, was a great success thanks to the generous contributions from our principals and sales consultants. We are committed to holding these activities twice a year moving forward. It is a great moment to witness the Harcourts network expanding even within this challenging economic environment. Firstly, we are proud

to officially welcome Harcourts Simata Karawang to the Harcourts network. The grand opening of Harcourts 168 at Legian was a great success. This new presence provides more comprehensive coverage for Harcourts in Bali.

We also celebrate the return of Peter Hall, the principal of Harcourts Lembongan in Bali, who has finally come back from Perth, where he had been based since the COVID-19 pandemic began in 2020. The final phase of the Lembongan office renovation will be completed soon. This activation brings Harcourts’ presence in Bali to a total of three offices.

NORTH AMERICA UPDATE

The third quarter of 2025 has been full of growth, innovation, and celebration for Harcourts North America. We were proud to welcome Chris Lupton to the corporate team as our new Agent Onboarding and Products & Services Manager, strengthening our commitment to providing top-tier support and resources for our network. On a personal note, a heartfelt congratulations goes out to Josh and Emilee Procopis, who joyfully expanded the Harcourts family this June with the arrival of their baby girl, Georgie.

Our network continues to expand with three new offices joining the Harcourts North America family this quarter: Harcourts One, Harcourts Cornerstone Realty Toluca Lake, and Harcourts Cornerstone Realty Canyon Lake. Each new office adds to our dynamic presence across the region, furthering our mission to provide exceptional real estate service and leadership within local communities.

We gathered in Eugene, Oregon for our Q3 Awards Ceremony, hosted by the incredible Harcourts West Real Estate team at The Graduate Hotel. Agents from across North America came together to celebrate success, growth, and collaboration. The weekend continued with a Harcourts Social Club event at the Oregon Ducks football game, complete with a lively tailgate and team spirit that captured the fun and laughter our culture is known for.

Our Property Management division has seen tremendous growth this quarter, driven by the creation of an Internal Referral Division that empowers agents to offer full-service real estate solutions to their clients. This new initiative allows agents to strengthen long-term client relationships and continue to be their trusted advisor through every stage of property ownership.

On the technology front, Harcourts North America has made major strides in innovation to better serve our agents and clients:

Zapier Integration: Our Harcourts CRM now integrates seamlessly with Zapier, giving agents the ability to connect with hundreds of third-party platforms and automate workflows – from lead management to client communication – saving time and enhancing efficiency.

Harcourts Housemate: A brand-new Open House and showing management platform built by Harcourts, allowing agents to register attendees, track inquiries, capture notes, and instantly import contacts into the Harcourts Contact Management system. The platform also features automated email and text follow-ups, social tile creation, seller reporting, and data exports for seamless integration.

Email Marketing Reporting: Our revamped Vault email system now offers comprehensive reporting and transparency for all campaigns. Agents can view open rates, link clicks, and undeliverable emails –along with detailed insights into which contacts engaged with each message.

From celebrating milestones to launching new tools and partnerships, Q3 has been a remarkable season of progress and connection for Harcourts North America. As always, we remain focused on growth, innovation, and providing world-class support to our agents and clients across the continent.

New Zealand Update

There’s a noticeable buzz returning to New Zealand’s commercial property market. Confidence is picking up, industrial assets are leading the charge, and leasing activity is holding steady across key sectors. While the market continues to adjust to broader economic shifts, the overall mood feels more optimistic, with smart moves and long term thinking shaping what’s next.

Against this backdrop, NAI Harcourts has been busy strengthening connections across the country. Our annual NAI Harcourts NZ commercial conference brought together team members from across New Zealand for a full day of learning and connection. Hosted in Auckland, the programme featured expert speakers covering everything from digital marketing to professional development. The feedback was overwhelmingly positive, with standout presenter

Australia Update

Turning Potential into Progress

Australia’s commercial real estate market is navigating a period of cautious optimism as economic conditions begin to stabilise. Inflation remains slightly above the Reserve Bank’s 2–3% target range, with the latest data showing a 3.2% annual rise in consumer prices. The RBA cash rate is steady at 3.6%, and GDP growth sits at 1.8%, signalling moderate but steady economic activity. The unemployment rate has edged up to 4.5%, suggesting a softer landing as the economy rebalances after years of rapid change.

This combination of easing inflationary pressure, slower growth, and a more predictable interest rate outlook is giving investors and occupiers a clearer footing. The industrial sector continues to outperform, driven by logistics, warehousing, and supply-chain demand. The office market is showing early signs of stabilisation as occupiers refine hybrid work models and focus on quality, amenity, and sustainability. Meanwhile, retail remains resilient, led by service, convenience, and food-based operators despite ongoing cost-of-living pressures.

Against this backdrop, I’m absolutely thrilled to have been appointed as the Head of Commercial at NAI Harcourts Australia. Since stepping into the role recently, I’ve travelled across the country, meeting our people, reviewing operations, and identifying the enormous potential within our network.

Nathan Fa’avae proving to be a real highlight. The adventure athlete and multiple world champion shared compelling anecdotes that translated directly to how we work, but the key takeaway resonated most: “follow the process and success will follow.”

The Key Assets series continued to showcase the depth of local expertise across our network this quarter. Recent editions spotlighting Whangārei and the Central Region have reinforced the local knowledge that sets our teams apart.

Our regional cell groups also maintained strong momentum. With active groups in the Northern, Central and Christchurch regions, these forums provide ongoing professional development and peer-to-peer connection that keep our teams sharp and engaged.

A new initiative this quarter was the launch of the NAI Harcourts Commercial NZ Viva Engage community an internal digital platform designed to foster real time knowledge sharing and problem solving. Adoption has been encouraging, with team members increasingly using the space to connect and support one another.

Each of these initiatives reflects our ongoing commitment to building a resilient and forward-thinking commercial network one that’s equipped to capitalise on emerging opportunities and lead with confidence as the market evolves.

Bryan Thomson

Managing Director, Harcourts New Zealand bryan.thomson@harcourts.net

Over the next 12 months, our focus will be on turning that potential into progress. We’ll prioritise network growth, national referrals, and a revitalised marketing and brand strategy to highlight the strength of NAI Harcourts nationally. Training and capability development will remain central, supporting offices and agents to build skill, confidence, and long-term success.

Most importantly, we’ll be reigniting our partnership with NAI Global, the world’s fourth-largest commercial real estate organisation, to unlock international opportunities and strengthen cross-border collaboration.

The year ahead is about connection, growth, and delivery. By combining NAI Harcourts’ national strength with NAI Global’s global reach, we’re positioning our network – and our people –for a stronger, more connected, and exciting future in Australian commercial real estate.

THE TRUSTED NAME IN RURAL REAL ESTATE

As 2025 comes to an end, it’s the perfect time to reflect on what has been another rewarding and productive year for Nutrien Harcourts. Across Australia, our offices and agents have continued to deliver exceptional service, achieving strong results for clients and strengthening our position as the trusted name in rural and regional real estate.

This year’s HX 2025 conference was a highlight, bringing together our network to share insights, connect, and celebrate our achievements. It was fantastic to see so many of our people recognised for their hard work and dedication. Congratulations to David Russell (Cobar NSW), Rex Luers (Kellerberrin WA) and Andrew Jakins (Goondiwindi QLD) for being named among our top rural sales consultants, and to Nutrien Harcourts McCathies (Ayr QLD) for taking out Top Office. We also celebrated the energy and enthusiasm of our Rising Star, Joe Galantino (Albany WA), along with the many other award recipients.

The year also brought a mix of challenges and opportunities across the broader rural market. While variable seasonal conditions and shifting commodity prices shaped the landscape, confidence remained strong in the long-term value of rural and regional property.

As we head into 2026, our focus remains clear – to continue building on our strengths, embracing digital innovation, and supporting our teams to deliver the very best outcomes for clients and communities across Australia. Thank you to every member of our Nutrien Harcourts team for your commitment and contribution throughout 2025.

HARCOURTS FOUNDATION CELEBRATES

$10M RAISED

FOR 1,585 CHARITIES

The Harcourts Foundation has reached an impressive milestone: over $10 million raised since 2008, directly supporting 1,585 charities, community groups, and sports clubs in Australia, New Zealand, and South Africa.

For 16 years, the Foundation has relied on the generosity of Harcourts members. Most donations come from business owners and sales consultants with every property sale, along with team contributions through salary sacrifice, fundraisers, and charity auctions.

“Harcourts has proudly worked since 1888 in our communities every day to fulfil people’s dreams of achieving a home,” shared Pauline Smith, Australia’s Head of The Harcourts Foundation. “Reaching the $10 million mark is an incredible achievement, but what truly matters is the outcomes the donations have enabled the hard-working charities to achieve at a local level.”

Recent support includes a $10,000 grant to The Big Umbrella Foundation in Melbourne for food relief, collaboration with Backpack Bed for Homeless in Australia, and nearly $32,000 to Hospice

New Zealand partners for specialised equipment. In South Africa, beneficiaries include Durbanville Children’s Home, Johannesburg Children’s Home, and Mazizakhe Children’s Home.

Guided by core values—putting people first, doing the right thing, being courageous, and embracing fun—the Foundation ensures every dollar raised goes to those in need.

“Ten million dollars raised, and 1,585 charities supported is an incredible achievement, and a testament to the Harcourts spirit,” said Mike Green, Managing Director, Harcourts International. “Every single dollar raised is given to people and groups who really need it.”

The $10 million milestone represents lives changed and communities strengthened—proof of what’s possible when purpose and generosity are at the heart of a business.

AUSTRALIA FOUNDATION UPDATE

Harcourts Victoria – giving back day

Harcourts Victoria recently donated $10,000 through the Harcourts Foundation to The Big Umbrella and had the opportunity to volunteer to prepare meals and then serve to the homeless in Melbourne. Such a humbling and confronting experience.

NEW ZEALAND FOUNDATION UPDATE SOUTH AFRICA FOUNDATION UPDATE

Moeggesukkel Reconciliation Fundraiser

Harcourts Maritz recently hosted a successful fundraising event in support of Moeggesukkel Reconciliation, a dedicated non-profit organisation working to restore hope and dignity to individuals, families, and pets in crisis.

Moeggesukkel not only provides safe shelter and support to those in need, including abandoned dogs, but also delivers 200 food parcels each month to struggling families in the community.

The goal of the fundraiser was to help expand their current facilities – building more rooms to accommodate individuals in need and constructing additional kennels for rescue dogs.

Thanks to the generosity of the attendees and the support of the Harcourts Foundation, the event raised over R33,000, with a total donation of R53,558 handed over to Moeggesukkel Reconciliation.

An incredible example of how local businesses can make a real difference.

Harcourts UD Music Trivia Evening – A Night to Remember!

What an incredible evening filled with fun, laughter, and purpose! Harcourts UD recently hosted a Music Trivia Evening in support of Oosterland Child and Youth Care Centre – a safe haven for children in need, providing essentials like clothing, food, and therapy.

Thanks to the generosity of the community and the support from the Harcourts Foundation, an incredible R76,221 was raised for this truly worthy cause!

Every rand raised will go toward making a meaningful difference in the lives of the children at Oosterland. Thank you to everyone who attended, donated, and helped make the evening such a massive success.

Together, we are changing lives.

Federated Farmers Grant Recipient

One of the standout moments this quarter was a $10,000 corporate grant to support the Tasman region following the devastating floods. Slips, fallen trees and collapsed access roads left farms and communities reeling, with years of hard work and investment washed away. Our funding contributed to over 100 machine hours of clean-up, an effort that is still ongoing and deeply appreciated by those affected.

NZ Hospice Grants Programme

We also continue to stand alongside Hospice New Zealand through our long-term partnership. This year marks our ninth year supporting the Hospice NZ Grants Programme, a relationship we are incredibly proud of. Since 2017, the Harcourts Foundation has donated more than $380,000 through the programme.

Community Support

Community support has shone brightly this quarter. From recordbreaking fundraising efforts to spontaneous moments of Kiwi ingenuity, the impact has been felt far and wide.

Highlights include the Hawke’s Bay Wine Auction, which raised $370,000 for Cranford Hospice; the Elephant Hill Gala Dinner, where a single block of butter sold for $2,200 in support of Women’s Refuge; and Harcourts Vegas Showtime in Rotorua, which raised $70,000 for local hospice care.

These are just a few examples of the many ways our people have made a difference this quarter. Every week Harcourts teams are quietly and passionately supporting their communities, whether through local events, charity partnerships or grassroots initiatives.

Thank you for being part of this journey. Together, we’re building stronger, more compassionate communities across New Zealand.

INSPIRATIONAL WOMEN: STORIES OF STRENGTH, RESILIENCE & AUTHENTICITY

Across our Harcourts network, the Inspirational Women events continue to shine a light on the remarkable stories of courage, resilience, and compassion within our own teams. These events remind us that inspiration doesn’t always come from headline achievements, but often from the quiet determination to keep moving forward even when the path is challenging.

Recently, two of our own, Jo Phelps and Kiarni Hall, took to the stage to share their journeys, leaving guests across the country moved, inspired, and reflecting on what it truly means to lead with authenticity and humanity.

A Journey of Resilience and Kindness Kiarni Hall – Harcourts Queensland

In Queensland, Kiarni Hall, Business Operations Manager at Harcourts Queensland, led an unforgettable session filled with courage, vulnerability, and connection. With her trademark humour, she began: “For those of you who don’t know me, you obviously haven’t done enough Vault training…”.

Kiarni’s story explored the power of perseverance through adversity and the transformative impact of kindness. “Adversity is something none of us escape,” she said. “What we choose to do with it, though, is what defines us.”

Through her words, she highlighted how challenges can be reframed as opportunities for growth, and how small acts of empathy can create lasting change. “The beautiful thing about kindness is that it doesn’t discriminate. It knows nothing of wealth, status, education, gender, or religion. It is free to give, free to receive and it can change everything,” Kiarni explained.

Her journey from a young professional navigating early challenges to a leader, mentor, and advocate for others demonstrates the enduring power of resilience, selfacceptance, and leading with purpose. “You nearly lose yourself a thousand times,” she reflected. “But in the end, you make it because your heart didn’t know how to quit.”

Finding Strength Through Growth Jo Phelps – Harcourts South Australia

At our recent Inspirational Women event in South Australia, Jo Phelps took to the stage with warmth and humility, guiding the audience through a story of resilience and personal growth.

When first invited to speak, Jo wasn’t sure she had a story worth telling. She hesitated, uncertain that her journey would resonate. Yet what she shared was deeply inspiring. A reflection on growth, forgiveness, and creating positive change. She spoke of the courage required to break generational patterns and build a home grounded in kindness, laughter, and love.

“I wanted to create a space where people feel safe, celebrated, and supported,” Jo shared, reflecting on her journey of self-discovery and transformation. Her story was a heartfelt reminder that true strength often comes from embracing change and showing compassion both to others and ourselves.

Celebrating Courage Across the Network

Both Jo and Kiarni’s stories left a lasting impression on all who attended, highlighting that inspiration often comes from the people sitting beside us – colleagues, mentors, and friends who face life’s challenges with quiet strength and grace. These events not only celebrate achievements, but also the human stories behind them.

If you have a story to share, we would love to hear from you. Reach out to us as we’d be honoured to help you bring your journey to life at a future Inspirational Women event. Your experience could be the spark of inspiration someone else needs.

Finally, we’d like to extend our thanks to our Inspirational Women Ambassadors in both states, Heather Edwards and Jacqui Bartholomeusz, for their ongoing dedication and support in making these events possible.
