IN THE FAMILY

WELCOME TO THE HARCOURTS FAMILY OFFICES New Zealand (new ownership)

Harcourts Property Centre Cleveland & Harcourts Property Centre Wynnum/ Manly, Queensland Harcourts Property Centre goes from strength to strength with the opening of not one, but two new offices - Harcourts Property Centre Cleveland, and Harcourts Property Centre Wynnum/Manly. With their current four branches about to grow to six, Harcourts Property Centre is now recognised throughout Australia as having one of the fastest growing businesses within the industry with over 100 team members, and in excess of 1.5 billion worth of SEQ real estate transacted. Excited about the opportunity to grow the Harcourts Property Centre business from the City to the Bay, Director Aaron Brooks says, “It really is an amazing marketplace, full of opportunity, future development and wonderful lifestyle options. We see this region as one of the fastest growing and most diverse markets within Southeast Queensland.”

Harcourts Landed - East Auckland

For Sam Devlin, Director Harcourts Property Centre, it is another opportunity for him to continue to expand the business into an area he is so passionate about.

Harcourts Landed has already established itself in the heart of Lunn Ave in Mt. Wellington, but now, it has touched down in the ever-evolving East Auckland market after acquiring both the People First Real Estate branches in Pakuranga and Howick on 2 October. Shane Prasad, the new business owner of these two offices is excited to ‘spread the wings’ of Harcourts Landed and deliver a first-class real estate experience to the local community.

Harcourts Palmview, Queensland

Shane would like to extend a huge thanks to Peter Sund, for his ‘phenomenal’ leadership and hard work. Shane has a longstanding relationship with Peter and having already been involved in bringing him on board to become the business owner of People First back in 2018. Shane’s determination to continue Peter’s legacy and bring the franchise to new heights, looks very promising. When asked what his plans are for the future of People First, Shane spoke in the way which reflects his true, pioneering spirit, saying, ‘Let the growth era begin!’

Harcourts Mt. Eden – Metro Award Harcourts Mt. Eden has undergone a change in business ownership. Ian Yu who is already based in the Mt. Eden business and business owners Todd Murray and Diego Traglia of Northwest Realty have joined forces with Todd Sherley, as the new business co-owners. Murray and Traglia have long desired to enter the lucrative Central Auckland market, and Sherley shared their interest, making it the perfect collaboration with Yu. “Taking on business ownership was a big step,” explains Sherley, “but I had to take it, when the opportunity arose.” The team see this new phase as a fantastic opportunity for new agents to elevate their careers. Their ultimate goal is to establish the Mt. Eden office as a dominant force in the Central Auckland region.

Patras & Co. expand their business When Samantha Chaudhry joined her husband Patras at Harcourts Patras & Co. in April 2023, big changes were underway. The dynamic duo and their exceptional team have expanded their property management services to include sales. Patras emphasises that property sales and management is all about collaboration between owners and the professionals in his growing team. They bring a wealth of experience and practical solutions to the table. Patras firmly believes that success is the result of hard work and integrity – principles that have guided his work with clients and continue to drive his business growth.

Well known Buderim brother / sister real estate duo, Jarrad McCarthy and Lauren McCarthy, have worked together for over 14 years. Jarrad is Harcourts Buderim Director and owner, while little sister Lauren has always worked alongside him, having joined the real estate game straight out of high school. The siblings are set to start a new joint venture and the first real estate agency in one of the most sought after locations on the coast: Harcourts Palmview. Being in business together since 2008, the siblings decided that now was the right time to open a new office in this emerging Palmview community. Lauren is the market leader in the Palmview area and her boundless energy, depth of knowledge and commitment to excellence are just a few things that her clients say about her service. With Harcourts Palmview joining big brother Harcourts Buderim, this family-friendly and specialist Sunshine Coast organisation is set to continue focusing on what it does best: providing its community with the finest family experience in real estate.

Harcourts Inspire, Queensland Arriving from Tasmania 17 years ago, and building up, and running successful franchises in Oxenford and Helensvale, Greg and Sally Hynes have now joined the blue team as Harcourts Inspire. This husband-and-wife powerhouse also built a large team of proactive agents with extensive combined experience. Inspired by Harcourts’ achievements on the Gold Coast, the move to blue just made sense. From a run-down office in Oxenford to today, the latest chapter in their real estate story, Greg and Sally, have relished becoming Harcourts Inspire. “We feel that being Harcourts Inspire will give us a point of difference in our core northern Gold Coast suburbs.”

Harcourts Ignite Maryborough, Queensland

Australia Harcourts Judd White Wantirna, Victoria Harcourts Judd White proudly expands its presence into the vibrant suburb of Wantirna. Situated in a prime location at the heart of Wantirna, the state-of-the-art office serves as a hub for a dynamic team of experienced sales, auctioneering, and property management professionals who are dedicated to innovative and transformative real estate. The Harcourts Judd White story is one of triumph and continuous growth. From Director Dexter Prack’s pioneering achievements in a leading Noble Park agency in the late ‘90s, to the acquisition of NR Reid Glen Waverley in 2000, the rebranding to Harcourts Glen Waverley in 2008, and the subsequent acquisition of the highly acclaimed Judd White in 2012, the Harcourts Judd White success story is a testament to the power of a dedicated and skilled team. 4 INSIDE Harcourts

Priding themselves on being a multi-cultural office, able to service a wide range of vendors and able to communicate with many different nationalities. The name ‘Asap’ was decided upon as not only as does it represents the drive and determination of the team, but it was also the name of a company where Ashleigh and Chris used to work.

Harcourts Rata & Co, Victoria The acquisition of Ray White Epping is not only the culmination of a long-term friendship between the owners of that business and the Directors of Harcourts Rata & Co, but marks a significant point in the Harcourts Rata & Co growth story. JO CLIFFORD CELEBRATES 40 YEARS WITH HARCOURTS Jo-Anne Clifford, Chief Operations Office Harcourts New Zealand, is celebrating 40 years with our network. Jo is credited with playing a crucial role in Harcourts’ success, both domestically and internationally. Harcourts International Managing Director, Mike Green, praises Jo for her unwavering commitment to Harcourts’ values and her embodiment of them in her daily life, saying “with a career spanning 40 years, Jo’s dedication and passion for the company is unparalleled.” Jo first joined Harcourts 40 years ago as an Accounts Clerk and has been instrumental in many significant milestones in the company’s history. She was pivotal in the establishment of Harcourts’ head office in Wellington and played a key role in the management buyout that saved Harcourts from being absorbed by larger corporations. Throughout her career, Jo has been a driving force behind Harcourts’ strategic growth, including the development of our real estate systems and processes and the expansion of Harcourts’ operations to Australia. Her leadership has helped establish Harcourts as a leader in the industry and provided many individuals with career and business growth opportunities that have changed lives. In addition to her professional achievements, Jo has made significant contributions to the community through her involvement with the Harcourts Foundation, the charitable arm of Harcourts that supports local communities. She has also been influential in shaping the real estate industry by championing the implementation of new regulations and requirements. Bryan Thomson, Managing Director, Harcourts New Zealand, recognised Jo for her exceptional work ethic and passion for Harcourts’ people, no matter if a question or challenge is work related or personal, Jo is the first point of call for so many of our team. Harcourts International Chairman, Paul Wright, describes Jo as an exceptionally talented individual who has brought immense passion, energy, and spirit to the company. In 2013, Jo-Anne Clifford was honoured with her induction into the Harcourts Hall of Fame, a well-deserved recognition of her significant contributions to the company. In Jo’s own words, she expresses her genuine care for every member of the Harcourts family and her joy in witnessing their success and growth within the company. She takes pride in helping individuals discover their potential and achieve their dreams. Each day, Jo wakes up excited to be a part of the real estate industry and the impact it has on people’s lives. She says, “Being able to contribute to the growth and success of a company that makes dreams come true is immensely satisfying and rewarding.” Thank you for everything you have done and continue to do, Jo. 10 INSIDE Harcourts

Phil Rotherham and John Morrison We are sadly saying farewell to two long-serving members of our team. Phil Rotherham, and John Morrison, both from Christchurch, sadly passed away this quarter.

Thomas Massam The industry has lost one of it’s greats. Thomas Massam, The Mallee Bull, as he was fondly known to the Harcourts Alliance Team, when ever he was asked about his well-being he would reply with ‘I’m fit as a Mallee Bull’, a true reflection of his energy and resilience. A proud and well-respected man with a passion for his work, particularly in the northern rural/semirural properties of Perth’s northern suburbs. He was dedicated to providing valuable information and knowledge, you could always find him at his desk engaged in conversations, serving his longstanding clients. Celebrating and sharing in the success of others was important to him, and his commitment to his clients and colleagues made him an invaluable member of the team at Harcourts Alliance. The fact that he was there from the beginning, dating back to 1996, speaks to his loyalty and long-standing contribution. As we reach the end of the year, not only are we taking time to reflect on what we have achieved in 2023, it is the time of year when we all look forward to gathering with family and friends, many of which we may not have seen for some time. It is also a time of year when our actions and focus will set the tone for the year we are in, and the one to come.

Lynne Cawthorn, Harcourts Holmwood Property Management Residential Property Manager of the Year – Business Development Manager

A highlight for many of our business leaders was the New Zealand Leadership Conference (also known as NZLC) which was held in Auckland on 22 and 23 August. The event was an opportunity to bring together our business leaders to connect, learn, and network. It enabled attendees to gain a deeper understanding of our business and identify ways to excel in any market conditions. Given the market challenges we have faced over the past year, now is the perfect time to review lessons learned and plan for future success. Our leaders take their responsibility to create an environment for growth and success seriously, and NZLC is an opportunity to look ahead with optimism.

The general consensus is that 2024 will be better than 2023 for so many reasons. We were delighted to have won the top prize in six categories at this year’s 2023 REINZ Awards for Excellence.’. This impressive achievement is made more significant in that our team also clinched four of the same awards as last year, three of which were awarded to the same contenders.

2023 has also been a year where we have done even more for our communities and people in need across New Zealand. Alongside celebrating 15 years of the Harcourts Foundation, we have continued our commitment to the Hospice Grants Programme for the seventh year with the grants total now sitting at a staggering $325,000. I cannot forget to mention Gumboot Friday 2023. This year’s event took place on 3 November, and this is the second time we have supported this amazing initiative. To kickstart efforts, the Harcourts Foundation donated $24,000 and with the help of our dedicated team from offices across New Zealand, we hope to bring you final figures of how much more we have raised soon.

Our property management team secured two Property Management Awards, which is an incredible achievement.

On the auction circuit, our Harcourts team have continued in their winning ways. In the REINZ National Real Estate Auctioneering Championships in June, five of Harcourts’ own took home top honours amidst tough competition. “Over 25 years ago, a visionary by the name of Max Martin embarked on a journey that would forever change the real estate landscape in the Bay of Plenty”....”Through their business, Advantage Realty, the Martin Family has left an indelible mark on the industry”....”Their passion for real estate, combined with their community-oriented approach, has earned them the respect & admiration of clients, colleagues, & competitors alike.” Dallas & John Hodge and the entire team, Riverlands Real Estate for achieving 30 years on 1 August. Sometimes the biggest changes in life can come from a simple conversation. Back in 1993, local Huntly businessman Stan Hickford had the opportunity to purchase a Harcourts office and his wife Maureen asked, “Well, how much would it cost?”, a question that led to the purchase of a small office that would become Harcourts Riverlands – Huntly. Now, 30 years since the doors first opened, the Harcourts Riverlands family has grown, with a much larger team and additions to the franchise in Te Aroha in 1998, Te Kauwhata in 2008 and Ngaruawahia in 2012. Current business owner Dallas Hodge agrees that the most credit for the success of Riverlands goes to the people involved throughout the years. “With all the developments and tools we now have at our fingertips,” says Dallas, “it is a really exciting time to be in the industry and we can’t wait to see what the future holds.” Congratulations Dallas and John, and the entire Riverlands team on your 30-year anniversary for the Huntly office, 25-year anniversary for the Te Aroha office and 15-year anniversary for the Te Kauwhata office! Property Management Update The property management team in New Zealand has had a busy and promising quarter. On 19 July, we dedicated a day to honour and appreciate the commitment and dedication of property managers nationwide. What an exciting few months it has been for auctions here in New Zealand! I am bursting with pride with every honour and accolade which our Harcourts network has achieved but I am equally as proud of the hard work, determination and especially camaraderie which has been displayed.

At the Harcourts New Zealand Leadership Conference (NZLC) on 22 and 23 August, our property management business leaders joined us to learn, network, and strategise for the year ahead. This event provided an invaluable opportunity to gain a deeper understanding of our industry and discover ways to excel in the ever-evolving world of property management. To conclude a successful quarter, we hosted the Property Managers Leadership Conference in Auckland on 21 September. It was a day of networking, learning, and skill-building for property management leaders across our business. The feedback from attendees was overwhelmingly positive, and we are proud to have such intelligent and engaged leaders in our company. In the industry, progress is being made with the Residential Property Managers Bill (aimed at improving residential property management services) moving through parliament. At Harcourts, we not only support positive change but also recognise and celebrate the hard work of our team in delivering quality homes to New Zealanders.

Back in June, five talented individuals from our team achieved remarkable success among tough competition at the 2023 REINZ National Real Estate Auctioneering Championships. Leading the pack was Mark McGoldrick from Harcourts Holmwood Ilam 2, who was crowned the Premier Division Champion. In the same division, Ned Allison from Harcourts Grenadier Christchurch City took out second place, and I personally made it to the finals, which I am absolutely thrilled about. The hard work put in by all participants across all divisions was truly impressive, but the Premier Division is where the real excitement lies. Daniel Pengelly from Harcourts Gold - Parklands earned the runner-up title in the Open Division, while Scott Cousins, our Northern Regional Manager, and Kyle Siebert from Harcourts Holmwood - Ilam 2, were finalists. It’s inspiring to see these young men pushing themselves to excel in their craft. We also want to give a special shoutout to Nathan Canton from Harcourts Cooper & Co., who was awarded as the runner-up for the Rising Star competition. This division is a crucial stepping stone in the world of auctioneering, and Nathan has a bright future ahead. The success of all our Harcourts entrants in this prestigious event is a testament to the expertise and commitment to excellence that our team embodies. It’s truly exciting to witness established and up-and-coming auctioneering talents shine, showcasing the incredible potential and skills within our organisation. Congratulations to everyone who participated! And now, for the biggest news from our side of the business. In

September, Ned Allison from Harcourts Grenadier - Christchurch City was crowned the 2023 Australasian Auctioneering Champion! This was undoubtedly the best auction competition I have had the privilege of being part of in my entire career. Ned displayed exceptional talent and skill, outperforming top auctioneers from across Australia and our own Kiwi contender, Mark McGoldrick. Both of them showed incredible resilience during the fastpaced and challenging heats on day one, securing their spots in the finals on day two. In the end, Ned’s impressive performance earned him the well-deserved title of Australasian Auctioneering Champion. This achievement is a testament to Ned’s unwavering commitment, drive, and focus on his goals. I want to extend my congratulations to both Ned and Mark for their outstanding performances in this prestigious competition. This championship event has not only showcased the strength of Harcourts auctions, but it has also solidified our reputation as a top-notch real estate brand. I am incredibly proud of the dedication and hard work demonstrated by everyone involved. At Harcourts, we recognise the power of auctions when it comes to selling property. Our nationwide auction success rates reflect the positive trends in the market, giving us confidence that we are heading towards a brighter future. As we head into the summer season, the auction circuit is heating up, bringing even more excitement our way. Get ready for thrilling times ahead!

The Australian Leaders Conference occurred next, and within this special two days there certainly was fun and laughter, but also doing the right thing, shown by the sharing of what works and what doesn’t, and the support and encouragement, the leading and learning. Concentrating on growth stories, ALC was there to help principals ensure that team members and businesses can thrive in all conditions. For me, ALC is the most important conference in the calendar, with the biggest impact on the following year. At the beginning of 2023 I spoke of our vision for the Harcourts experience: to be recognised as the finest in real estate by our team, our business partners, and our clients. A collaborative journey with The Ritz-Carlton Leadership Center has helped us identify and apply more ways that we can deliver the finest experience. It is my opinion that we are not done with the finest experience. We will take these 2023 learnings into 2024 and beyond. 24 INSIDE Harcourts

Never more so than in 2023. Here, now at the end of 2023, I’m reminded of a Stoic quote. “Wherever there is a human being, there is an opportunity for a kindness.” – Seneca Thank you for your kindnesses this year and wishing you fun and laughter this holiday season. After being so courageous in 2023 and doing the right thing by each other by putting people first, here’s myself and Harcourts hoping you have the best of festive times.

in New Zealand. The sense of camaraderie was palpable, and our Harcourts values, particularly Fun & Laughter, were on full display throughout our journey. Our journey began as we arrived in Christchurch, where we were warmly welcomed by Jim Davis from Harcourts Corporate NZ. He shared insights into Christchurch’s history and operation, setting the stage for an enriching experience. Throughout our time here, we had the privilege of connecting with our New Zealand counterparts and gaining valuable insights into their outstanding businesses. The atmosphere was one of collaboration, shared knowledge, and a strong sense of unity within the Harcourts family. The spirit of Fun and laughter was ever-present, reminding us that while we take our work seriously, we should also enjoy the journey. Laughter echoed through our conversations, making every moment memorable. We left Christchurch with hearts full of gratitude and inspiration. This journey has been a remarkable opportunity to learn, grow, and strengthen the bonds that tie us together as part of the Harcourts community. We extend our sincere thanks to our New Zealand colleagues for their warm hospitality and willingness to share their expertise. This experience has left an indelible mark on us all and reaffirmed our commitment to the principles that make Harcourts a truly exceptional organisation.

STRONGER & BETTER TOGETHER Over the past 3 years, the Real Estate Industry Partners (REIP) has taken some smart and strategic steps forward to strengthen the Australian real estate industry.

• Key industry partnerships including our recent MOU with the REIA to ensure two national industry bodies join forces to advocate for the future of our industry.

As a membership-based advocacy organisation we firmly believe that by working together as an industry, we are stronger and better able to take control of our long-term future success instead of being dependent on third party vendors. Being part of REIP means we can all work together so we as an industry can control the narrative to our market.

Our newly formed board including Michael Sheargold and Leanne Pilkington, plus our new Head of Partnerships, Andrew Friebe, means that we have a wide range of experience to ensure our members get the best possible experiences with our CMA and insights products, partnerships and membership benefits.

Since inception, we’ve collaborated with our membership of real estate professionals and listened to what they have to say about their challenges to adopt a collaborative industry approach to delivering fit for purpose solutions across legislation, products and services. To date we’ve created some very exciting partnerships to bring the best possible solutions for our members, including; • REIP Nexus - The first industry owned CMA that features not just current data, but also more diverse data sets than other CMAs. • A diverse ecosystem of ‘tried and tested’ industry products and services designed to bring the best of breed products to our members at the best price, including a recent integration with VaultRE.

REIP membership is free, and if you haven’t already, we encourage you to become a member. You’ll be able to access a wide range of free resources and educational content - plus you’ll get the opportunity to help shape our strategic priorities. To find out more about REIP, visit www.reip.com.au or get in touch with myself or Andrew Friebe andrew.friebe@reipnexus.com.au.

NORTH AMERICA UPDATE

SOUTH AFRICA UPDATE

As we reflect on the remarkable journey of Harcourts North America throughout the past year, I am thrilled to share our tremendous achievements and growth in the real estate industry. It has been a year filled with remarkable accomplishments, and I am immensely proud of the dedication and hard work of our exceptional team. At Harcourts, we believe in recognizing excellence, and our quarterly awards events have been a testament to the outstanding efforts of our agents and offices. One of the highlights of our year was witnessing many of our esteemed business owners attend the prestigious international conference, East London

Gauteng

Kwa-Zulu Natal

As 2023 starts winding down, most of the South African real estate industry will be hoping that it ends soon. With interest rates being at their highest levels in 15 years and consumers being under massive pressure with high utility, local services and fuel costs the market has slowed down considerably. This year has seen a swing from a strong seller’s market to one that favours buyers, who are rather scarce in most areas. Having said that, sales volumes are still above the level’s experiences in 2018 and 2019, which was not regarded as particularly bad. The promising news is that interest rates have remained stable for 2 quarters now and there is optimism that they will start dropping in 2024. Harcourts has proven time and again that we do better in a tough market than our competitors. This year is no different. Our agent numbers have been stable despite the poor conditions and in most areas, we are growing market share. The quality of our people, the strong Harcourts brand and our size allows us to weather these storms comparatively well. We are also finding that Auction is a great differentiator in many markets and is stoking some of the growth. 2023 has seen the massive task of moving our offices off H1 onto Prop Data. There are significant challenges with any change of this magnitude especially when moving off a platform that our network was very comfortable with and used extensively. It has been very heartening to see how the team has pulled together and worked through the very low moments to get us to where we are. The migration is nearly done and will be completed by the end of November. It is also a great testament to the Harcourts values and 32 INSIDE Harcourts

culture which have meant that most of our people have accepted some of the teething issues and worked with us to get through them. There will always be some exceptions to the rule in a network of our size, but the support for each other has been amazing. So, between the very difficult market and technology platform change, we have had our hands full in 2023! As we now start looking to 2024 there are many exciting opportunities. These include some Growth initiatives to ensure that we get the most out of a turning market. We will also continue to grow Auction and cement our place as the leading residential property Auction experts. Once everyone has migrated from H1 we will be able to take advantage of some of the opportunities afforded to us by our new Technology platform. As always, we believe that our people are our greatest and most precious asset. Next year we will continue to take our Events to new levels, transform our Academy and find better ways to recognise our top achievers. And of course, everything we do will be with a firm eye on creating the finest experience in real estate!

where they had the opportunity to network, gain insights, and collaborate with real estate professionals from around the world. Our business owners were also fortunate enough to tour some of the top performing offices within the Harcourts network as well as be part of a panel discussing their business and success within the North American marketplace. This event showcased the global reach of the Harcourts brand and the immense potential for growth and success that exists within our network. In addition to our business achievements, we also know the importance of building a vibrant community within our organization. In September, we hosted a memorable social club event at the Oregon Ducks vs. Hawaii game, bringing our Harcourts family together for a day of camaraderie and fun. Moreover, we are excited to announce the opening of three new offices, Harcourts Encino, Harcourts Blue Water and Harcourts Palm Desert, which mark a significant step in our expansion journey. As we move into 2024, we are filled with enthusiasm and anticipation for the opportunities ahead. With the dedication of our incredible team and the unwavering support of our clients and partners, we are confident that the coming year will bring even greater success and achievements for Harcourts North America. Thank you for being a part of our journey, and we look forward to reaching new heights together.

New Zealand Gumboot Friday – we’re doing it all again!

Hospice New Zealand Harcourts Foundation and Hospice New Zealand have renewed their national partnership of the Hospice New Zealand Grants Programme for the 7th year in a row. Established in 2017, the Hospice New Zealand Grants Programme has seen more than $275,000 granted to hospices throughout the country, increasing to $325,000 this year. The goal of this unique programme is to provide hospices with an opportunity to apply for grants to fund key items that directly benefit people using their services.

This year, due to the overwhelming success and positive feedback from you, our valued business owners, we are thrilled to continue our support. We are grateful for the support of the business owners who have already made a $12,000 donation through the Harcourts Foundation and in recognition of your generosity, I’m thrilled to let you know that Harcourts are matching your donation, so the total amount donated as we launch Gumboot Friday is $24,000. In the next issue, we are looking forward to bringing you the total amount raised by the Harcourts network through their fun series of events, initiatives and auctions. 36 INSIDE Harcourts

Hospice New Zealand is incredibly grateful for the longstanding partnership with The Harcourts Foundation. In recognition of the contributions that The Harcourts Foundation have made to the hospice movement in New Zealand, they are delighted to gift Harcourts a Silver Partner medal. This franchise understand that by working with charities such as The Cancer Society, the impact they can make on kiwis is phenomenal and in the case of this organisation – life saving. This quarter they have generously given an astonishing $20,000 as an annual donation towards of The Cancer Society Shuttle. Simply incredible.

This award recognises a franchise who started supporting the Harcourts Foundation 15 years ago and have made significant donations to local charities and organisations since then. Many wāhine/whānau in situations of domestic violence do not have access to their own mobile phone and this poses an increased risk to their safety - as they do not have the ability to make a call for help when they are in danger. The funds donated through the Harcourts Foundation will be used to purchase 60 mobile phones for wāhine/ whānau accessing services for domestic violence support from Te Whakaruruhau Incorporated. Thank you to Trent Finlay, Campbell Scott and the entire team at Monarch Real Estate Ltd for helping your community to thrive. You should be incredibly proud of all that you do for your community.

This quarter The Brook Waimarama Sanctuary Trust were the recipients of support which will enable children to interact with nature and learn about the importance of maintaining the environment in a hands-on way and instill conservation values that they take away with them through the use of a Nature Passport. Making the environment fun is one way it is hoped that the kids will look after our planet into adulthood. We would like to congratulate and thank Chris Harvey, Toby Randall, Mike Rollo, Chris Davies and everyone at Platinum Blue Ltd for their contribution and commitment to making their community a better place. South Africa Several Harcourts South Africa offices recently contributed to the Mandela Day Initiative. Take a look at all that was accomplished…

New Zealand Update

Harcourts Winelands Harcourts Winelands spent their 67 minutes for Mandela Day at two different charities, the one being Breughel Trauma Room, which provides a safe room for victims of domestic violence. They painted the room and made it more homely for the victims. The other was spent at L’Abrie de Dieu Safe House, which provides a safe haven for women who have survived domestic violence. They did general maintenance around the house and treated the ladies to a high tea, making them feel very special.

Harcourts Beachfront The Harcourts Beachfront team in Eastern Cape, South Africa, courtesy of the Harcourts Foundation, handed over 57 fleece blankets to the children at ACVV Kamvelethu Drop-in Centre on Mandela Day. The children were treated to a hearty home-cooked meal and malva pudding and custard afterwards. ACVV is a child protection, non-profit organization and drop-in centre for vulnerable children residing in the Schauderville / Korsten area.

Our recent activity at NAI Harcourts in New Zealand has been thriving this quarter. The success of the recent Trophy Auction Selection has generated numerous discussions and increased business for NAI Harcourts. Led by Tim Turner from NAI Harcourts North Shore, our team worked tirelessly to reach every potential buyer for this diverse portfolio. The campaign reached its peak on 25 August, with champion auctioneer Andrew North conducting a successful auction in front of a full room of buyers, professionals, and interested individuals. Despite the challenges in the market, our team’s efforts paid off as two properties were sold, bringing satisfaction to both our team and the seller. As we go to print all bar one of the properties offered have received unconditional offers for the vendors consideration. The NAI Harcourts Commercial Conference 2023, held on 4 October in Auckland, was a day filled with insightful conversations, networking opportunities, and exceptional business insights from engaging guest speakers. This gathering of industry leaders and forward-thinking individuals aims to foster collaboration and pave the way for future success within the NAI Harcourts network and beyond. Our regions have also been actively involved in valuable cellgroup activities. Most recently, the northern and central regions visited the Harcourts Optimize - Bream Bay office in Marsden Cove Marina, Northland. The day included informative speeches from representatives of KiwiRail, Marsden Maritime Limited, and Northport, as well as a site visit to Northport itself. This provided our team with invaluable networking and learning experiences.

38 INSIDE Harcourts

Harcourts UD The team at Harcourts UD in the Eastern Cape, South Africa, held a Fun Trivia Night to raise funds for the Uitenhage Child and Family Welfare Society. Together with the Harcourts Foundation a whopping R 40 660.00 was raised and handed over to this worthy cause.

There has been plenty going on in commercial markets, and not all of it has been easy with many delays in the construction market, slow approvals due to staffing issues in both private and public sectors, and the big one – bank appetites that have changed even faster than interest rates. Despite these challenges productivity has kept up momentum, albeit with lighter stock levels than we have seen in quite some time. The great thing about our market is the will for people to create a deal in any set of conditions, and this has seen a pivot to a more lease driven transactional market in the immediate short term. Expectations of yield normalcy have already started to kick in and the desire for sales transactions to return to the fore are seeing some decent written business (which will see some nice GCI back in play for Christmas). Growth in Commercial Property Management continues to play a role in controlling our local markets and remains a focus point for many of our businesses.

A huge well done and thank you to all of our other NAI team members across the network.

This explanatory backdrop fed into the first combined Australian/ NZ NAI Harcourts conference over in Auckland at the start of October where some of these great learnings were shared between sales, leasing and Property Management teams. Enthusiastically, participants have called for this collaboration to continue next year, with a focus on attracting participants from across the Asia Pacific NAI network. Please keep an eye out for next years event as it is only bound to get better.

Bryan

Jason

Looking ahead, we have high hopes for the launch of the National Auction Portfolio on 29 November, and we anticipate excellent results for our network.

Harcourts Newcastle Harcourts Newcastle, South Africa, spent their 67 minutes for the Mandela Day Initiative with the residents of Nil Desperandum, a home for the physically disabled. The team provided the home with some much need supplies and groceries.

ACADEMY UPDATE As 2023 comes to a close, it’s the perfect moment to look back on what we’ve accomplished in the Learning & Development space at Harcourts.

We’re excited to share that this year we conducted 169 in-class training sessions and 58 webinars, with total attendance reaching over 5,300 Harcourts team members. In showing our dedication to providing the finest experience, we received student feedback scores averaging 9.6 out of 10.

p i h s r e d Lea

Our year has also been marked by the launch of three pivotal leadership initiatives, each designed to enhance different areas of leadership within Harcourts:

Leadership. The Harcourts Way. This foundational program empowers our Business Owners and Managers to excel in recruiting, retaining, and developing their teams.

Leading Edge A 12-month journey for aspiring leaders, designed to cultivate the skills they’ll need as the future leaders of Harcourts.

One Team Leadership A comprehensive three-day leadership development course focusing on personal leadership, business acumen, and people management skills. 42 INSIDE Harcourts

We’ve also sought inspiration beyond our industry. The insights from last quarter’s Ritz-Carlton webinar on ‘Creating a Culture of Excellence’ have not only informed our leadership initiatives but will also play a key role in the 2024 launch of our revamped onboarding program. Our aim is to deliver nothing short of the finest experience for new team members joining Harcourts.

Don’t miss our full compilation of key Ritz-Carlton learnings and insights, available now on the Harcourts Hub.

By incorporating these principles, we’re elevating our service delivery, crafting a world-class experience for our team, and setting Harcourts apart in the real estate industry.
