BARBARA MOONEY’S FORMULA FOR SUCCESS IS DILIGENCE + HARD WORK top producer written by Susan Marquez photography by Abe Draper Photography

B

arbara Mooney may have grown up with little, but she is on top of her game these days. As our top producer this month, Barbara is an example of how hard work and tenacity can help anyone reach great heights. Born in Michigan City, Indiana, Barbara’s family moved to Columbus, Mississippi when she was a toddler. “I grew up very poor,” she recalls. “But being poor made me scrappy. I moved out of my parents’ home when I was only 16.”

Barbara moved in with a friend who was 17 and worked two jobs while going to school full time and playing sports. “I waited tables and worked at Auto Zone. God gave me the talent to play ball. If I missed school, I couldn’t play sports, and that wasn’t an option for me, so I stayed in school.” While it was a trying time for her, Barbara learned to manage time and responsibilities. After high school, Barbara had planned on going to college, but at the time she was managing a shoe store and made good money along with health insurance. “I wondered why I would need to go to college if I already had a good job. I was already making more than both of my parents did combined.” When her shoe store was bought out by PayLess, her salary took a dip, so she went to work for another shoe store. “I was just 18, and they gave me an opportunity to transfer to another city, but I had started dating Tim Mooney, the guy who would be my future husband. Tim worked at the Air Force base in Columbus.” At the age of 19, Barbara went to work for a law firm, and by the time she was 20, she was working at Sanders Oil. “I worked for them for six years.” While she was at Sanders, she got married to Tim. The couple moved to Pensacola, where she worked in accounting, and then to San Antonio, where she worked in

accounts receivable. “They told me I couldn’t go any higher in the company without a college degree, but by the time I left, I was second in charge in the accounting department.” The couple moved back to Columbus in 2002, and Barbara went back to work for Sanders in the same position she had before she left. She had bought a house in Columbus but had a bad experience with the REALTOR®. “After we got married, my husband and I bought another house and the REALTOR® was great. I began flipping houses. I got a call from the REALTOR® who sold us our home, and I thought she wanted me to do accounting since that’s all I had ever done. I had a 2-year-old son at the time, and I was pregnant with my daughter. The REALTOR® said she thought I’d be good at selling houses, since I was good with numbers, and I knew about real estate from buying and selling houses. She said I could sell houses part-time, so I got my license.” For seven months, Barbara didn’t sell a thing. “I spent $4,000 to $5,000 of my own money to get my name out there. I decided if I could just sell enough to get my money back, I’d get out.” One day Barbara ran into a “not very nice” REALTOR® who told her that it wasn’t as easy as she had thought. “She basically

tried to steal my confidence. I was so mad that I went and knocked on 100 doors that very day. I did an open house every weekend for a year. Within two years I was outselling her, so I sent her a thank you note!” For 10 years, Barbara has been among the top five agents and she’s had a healthy competition with a friend and co-worker for the number one spot. “You have to be diligent and work hard to make it in this business. But when you make it, it’s such a good thing!” For the past four years, Barbara has worked on references only. “When people are pleased with the job you do for them, they will tell others. That’s the key to my business.” The Mooneys moved to Madison five years ago and have a home on Lake Caroline. “We moved here at the beginning of the summer. I didn’t know anyone here, and my kids didn’t know anyone. I took three months off to get to know the area while finishing up on a few closings I had in Columbus.” Stephanie Williams sold the Mooneys their home. “She’s with McKee Realty, and I told her I was interested in selling for them.” But when Barbara was enrolling her daughter in school, a REALTOR® from another agency saw the REALTOR® tag on Barbara’s car and said “I don’t know you. Who do you sell for?” She told me to call her before I made any decisions and she wrote her name and number on a slip of paper which I stuck in my purse. A few weeks later, I ran

across the paper and called her. She told me to call her office manager, who happened to be a guy I used to call on for recruiting. I worked there for nine months but decided it wasn’t a good fit for me, so I called McKee and asked if they’d still take me. I’ve been with McKee for four years now and they are like my family.”

Michael Oswalt came to real estate organically. “I didn’t dream of selling real estate all my life,” he laughs. As a high school student at Bayou Academy in Cleveland, Michael had a talk with his guidance counselor. “I was good at numbers, but I didn’t want a job where I sat at a desk all day. My counselor suggested I look into being an appraiser.” After taking basic courses at Mississippi Delta Community College at Morehead for two years, Michael went to Delta State University where he majored in real estate and insurance. He went to work for the Mississippi Department of Transportation doing appraisals. “I did eminent domain around the state, working to acquire right-of-ways for roads. I decided I wanted to be a certified general appraiser, which was a long process with requirements for experience in both eminent domain and commercial. I did some work for Melvin Chaney to help meet my commercial requirements.” 18 • May 2020

Finds Balance in Work and Life

Michael went to work part-time as an agent with Tom Smith Land and Homes. “At the time it was called Royal Realty Group. I found them in the yellow pages!” In July 2012, he received his certification as a general appraiser. “I also got my broker’s license in 2007 and sold a couple of homes. Tom kept asking me when I was going to start selling real estate full time. In August 2014 I told him that I’d start doing some marketing, and if it gets to where I have to give up MDOT to keep up with the demands of my real estate business, I’d do it. Tom predicted it wouldn’t take more than two years for that to happen.”

As fate would have it, in October 2014, Michael and 44 of his colleagues at MDOT gathered for a meeting at the Mississippi Agriculture Museum in Jackson. “We were informed at that meeting that we were all going to be laid off, as they were going with private appraisers instead. We got three month’s severance pay.” On the way home, Michael called several appraisers he knew. “The last person I called was Tom. He said that was the best thing that could ever happen to me. He said he’d see me the next morning. I told him the next day was Saturday and he laughed and said take the weekend off and he’d see me on Monday!”

When I first started working full time in real estate, I drove all over the state chasing down listings. I didn’t want to turn anything down. The first full year I worked, I put 70,000 miles on my vehicle!”

Michael went in on Monday and sold his first piece of land in January 2015. “I haven’t looked back!” While he kept his appraiser’s license, Michael says he went inactive in December 2019. “It was such a blessing. As a Christian, I believe all things happen for a reason, even though we often have to live through some heartache. I felt like I had been pushed off a cliff, but since that time, I’ve been head down and wide open!” His biggest challenge is finding the right balance between work and family. “When I first started working full time in real estate, I drove all over the state chasing down listings. I didn’t want to turn anything down. The first full year I worked, I put 70,000 miles on my vehicle! I exceeded my own expectations, financially, making much more than I ever would have made while working at MDOT.” But as much as Michael loves working in real estate, the time away from his family became an issue. “This business can be all-consuming if you let it. It’s not unusual for me to work 80 hours a week. I’ve had to pull the reigns back a bit to focus on my family.” Michael is married to his high school sweetheart, Leisa. “We met in the seventh grade at Bayou Academy,” he says. The couple has two boys, Ben (8) and Fischer (3). “Spending time with them is very important for me.” Michael’s glad his career led him to real estate. “I absolutely love what I do,” he says. “No two days are the same, which I love. It never gets boring!” 20 • May 2020

purchase most people will make in their lives, it only makes sense to have a good home warranty to take care of unexpected situations. Melissa Harmon sees the importance of that in her job each day. As an account executive for Home Warranty of America, she loves working with REALTORS® to make sure the homes they represent are covered. “The REALTORS® are my clients, and their clients are my customers. I feel my responsibilities lie with both.” Born and raised in New Orleans, Melissa moved west after graduating high school to attend college at Arizona State University. She then did the college program at Walt Disney World and was hired after the program’s completion working there for three years. “I took a class called Cornerstone where we were assigned to do a SWOT analysis on a Fortune 500 company. I was assigned WorldCom in Jackson.” Melissa says she worked on her analysis for WorldCom and her project was graded by the WorldCom representatives. “When I was finished, they asked if I was willing to move to Jackson and work for them, which is how I got here.”

I knew I wanted to stay in real estate, but I didn’t know at what capacity. That week I saw the job opening for HWA.

After working in the corporate world for a while, Melissa got into real estate. “I was a REALTOR® for three years,” Melissa says. But with two girls who are very active in sports and a husband who has a busy event rental business, Melissa says she needed a better worklife balance. “Our girls play travel soccer and it was not unusual for my husband and me to meet in a parking lot for the girls to hop from one car to another.” Melissa realized she needed a change of pace when one weekend she had an open house scheduled on a Sunday afternoon at the same time there was a family function. “I already had the open house scheduled, so I couldn’t cancel it. It was the first time I ever had an open house where no one showed up. All I could think about was how everyone was together, and I missed all of the fun. Not to mention, I had two very upset little girls.”

”

About that same time, Home Warranty of America needed a representative in the Jackson area. “I knew I wanted to stay in real estate, but I didn’t know at what capacity. That week I saw the job opening for HWA. It was the home warranty company I used for my clients, so I was already familiar with them.” It was June 2017, and Melissa had already sold 26 homes that year. “I was crazy, my husband was crazy, something had to give! I knew I could make more money in real estate, but what I really needed was the schedule.”
