One Year of Rabbitree
Deeper roots. Greater possibilities.

One Year. Every Moment Mattered.
A year ago we made a choice
We chose to step beyond the familiar and build something new a new name a new identity and a new promise to every client partner and community we serve
On 1 July 2025, Rabbitree was born With it came a commitment to approach real estate differently: with greater care, clearer strategy and a genuine focus on long-term relationships
Twelve months on I want to say something simple: thank you
Thank you to every vendor who trusted us with the sale of their home every buyer who chose to work with our team, and every property owner and investor who placed their property in our care None of what we have built this year would exist without that trust
Our first year has not been without its challenges The market has faced renewed interest rate pressure shifting buyer confidence and major policy changes that continue to reshape the property investment landscape
But challenge also brings clarity It has reinforced the importance of what we do best: thoughtful strategy genuine care and results supported by disciplined execution
What we built in Year One was more than a brand
Year Two starts now
If our first year has taught us anything it is that momentum once built can become a powerful force
We are not slowing down
We are not standing still
We are moving forward with you

The End of the Financial Year.
The
Start of a New Signal.
The end of the financial year is never just a date on the calendar. It is a signal for investors to review, for buyers to recalibrate and for the market to reset.

As we step into FY2026–27, these are the six signals shaping the property conversation
1. The RBA Pauses — But the Pressure Remains
The Reserve Bank left the cash rate unchanged at 4 35% at its June meeting, marking the first pause after three rate increases and a cumulative 75-basis-point rise since the beginning of 2026
The pause offers borrowers a degree of short-term stability, but it should not be mistaken for the beginning of a rate-cutting cycle Inflation remains elevated, and the RBA has made clear that future decisions will depend on how inflation, demand and the broader economy evolve
For buyers and borrowers, the signal is not that financing conditions are becoming easier It is that the pace of change has temporarily slowed
This may be the right time to review borrowing capacity, update loan approvals and prepare to act when the right opportunity appears

2. Melbourne Values: Resilience at a Slower Pace
Melbourne dwelling values have entered a softer phase, with annual growth remaining modest and recent monthly results showing renewed price pressure
That moderation should be viewed in context
Higher borrowing costs, weaker buyer confidence and changes to the property investment landscape have reduced competition, particularly for properties that are poorly presented, incorrectly priced or highly dependent on investor demand
For buyers, slower growth may create greater choice and stronger negotiating conditions For vendors, the market is placing a greater premium on realistic pricing, presentation and campaign strategy
Melbourne’s long-term fundamentals remain important, but in the current market, property selection matters more than broad-market assumptions

3. Clearance Rates Are Shifting in the Buyer’s Favour
Melbourne auction clearance rates weakened during June, with several major data providers reporting results in the low-50% range
Different organisations calculate clearance rates using different reporting methods, so individual figures should not be compared in isolation
However, the broader direction is clear: buyer competition has eased, more properties are passing in or being withdrawn, and negotiations are increasingly taking place before or after auction
This does not mean well-positioned properties are failing to sell It means buyers have become more selective and vendors need to meet the market with disciplined pricing
For those who have been waiting for less competitive conditions, this may be a more considered market in which to negotiate

4. The Budget Changed the
Investment Rules
Australia’s rental market remains undersupplied, with the national residential vacancy rate recently recorded at approximately 11% Melbourne’s vacancy rate is higher than the national figure but remains below the level generally associated with a balanced rental market
Rental income continues to provide support for many investors, although growth is becoming more uneven across locations and property types
For property owners, the strongest strategy is not necessarily to pursue the highest possible weekly rent
Pricing must be balanced against presentation, competing supply, tenant retention and vacancy risk
For renters, preparation remains important Well-presented and appropriately priced properties can still attract strong demand, particularly in well-connected suburbs
For investors, the signal is clear: rental conditions remain supportive, but asset quality and management strategy increasingly determine performance

5. Housing Undersupply Remains Structural
Australia continues to face a substantial gap between the number of homes required and the number being delivered
The national ambition to deliver 12 million new homes over five years implies an average of 240,000 homes annually Actual delivery remains constrained by planning delays, construction costs, labour shortages, infrastructure requirements and project feasibility
This shortfall is structural rather than temporary
For buyers and investors, undersupply remains an important long-term consideration, particularly in established urban areas with strong transport, employment, education and lifestyle connections
However, undersupply alone does not guarantee investment performance Location, product quality, purchase price and future competing supply remain critical

6. Rental Demand Remains Tight
Australia’s rental market remains undersupplied, with the national residential vacancy rate recently recorded at approximately 11%
Melbourne’s vacancy rate is higher than the national figure but remains below the level generally associated with a balanced rental market
Rental income continues to provide support for many investors, although growth is becoming more uneven across locations and property types
For property owners, the strongest strategy is not necessarily to pursue the highest possible weekly rent Pricing must be balanced against presentation, competing supply, tenant retention and vacancy risk
For renters, preparation remains important
Well-presented and appropriately priced properties can still attract strong demand, particularly in well-connected suburbs
For investors, the signal is clear: rental conditions remain supportive, but asset quality and management strategy increasingly determine performance

What the Signals Mean
The market entering FY2026–27 is neither uniformly weak nor universally strong
Borrowing costs are high Buyer competition has eased Tax settings are changing Rental demand remains tight, while new housing supply continues to fall short of underlying need
This is a market that rewards preparation over prediction
For buyers, that means understanding finance and negotiating with discipline
For vendors, it means pricing for the market that exists today
For investors, it means reviewing cash flow, tax settings, property quality and long-term strategy before making the next move
The financial year has ended. The next market signal has already begun.

SELL NOW HOLD ON OR
The New Financial Year Tax Questions Every Property Owner Should Consider
The beginning of a new financial year often brings investment decisions into sharper focus For property owners considering whether to sell retain or restructure an investment tax can materially affect the outcome but it should never be considered in isolation
Here are four important areas to review before deciding what comes next
1 The Contract Date Matters Not Just the Settlement Date
For most property sales the capital gain or loss is generally recognised in the financial year in which the sale contract is entered into rather than the year in which settlement occurs
A contract signed on or before 30 June will generally fall within the financial year that has just ended A contract entered into from 1 July will generally form part of the following financial year
This timing may influence the year in which the gain is reported and the applicable taxable income position However, bringing a sale forward or delaying it solely for tax reasons may create broader financial or commercial consequences
Before setting a campaign or contract timeline property owners should confirm the likely tax treatment with their accountant
2 The 12-Month Holding Period Can Make a Significant Difference
Under the current rules eligible Australian resident individuals who have held a property for at least 12 months may generally apply the 50% Capital Gains Tax discount after calculating the capital gain and applying any relevant capital losses
This does not mean that half of the sale profit is automatically tax-free The taxable capital gain depends on factors including the property s cost base ownership structure capital losses residency status and eligibility for any exemptions or concessions
For owners approaching the 12-month holding threshold, the proposed contract date should be discussed with a qualified tax adviser before the property is placed on the market
Property owners should also be aware that the Federal Government has announced changes to the CGT framework from 1 July 2027 subject to transitional arrangements

3 Existing Negative Gearing Arrangements Remain Relevant
Under the current system, where eligible deductible expenses associated with a rental property exceed its assessable rental income, the resulting net rental loss can generally be applied against other assessable income
The 2026 Federal Budget announced that from 1 July 2027 losses associated with established residential investment properties acquired from 7:30pm AEST on 12 May 2026 will generally be restricted to residential property income and gains
Unused losses may be carried forward, while properties held before the Budget announcement are intended to remain under the existing arrangements Eligible newly built residential properties will also receive different treatments
For current owners the relevant questions include when the property was acquired whether it is established or newly built and whether retaining it continues to make sense after financing costs rental income and operating expenses are considered
4. The Real Decision Is About Strategy Not Tax Alone
Tax efficiency matters but it is only one component of a property decision
The choice to sell or hold should also consider:
The property’s current and potential rental return;
Net cash flow after interest and operating costs;
· Maintenance and future capital expenditure;
Local supply, demand and growth prospects;
Borrowing capacity and portfolio concentration;
The opportunity cost of retaining the property;
· The owner’s broader financial objectives
A tax benefit does not necessarily make an underperforming property worth holding Equally, a potential tax liability does not automatically mean that selling is the wrong decision
The new financial year provides a valuable opportunity to review the complete position and make a decision based on the asset’s future potential rather than the calendar alone

The question is not simply whether to sell now or hold on. It is whether the property still supports where you want to go next.
