A Time to Reset A Time to Read the Signals Easter often marks a moment of reflection, and this year the timing feels especially fitting.

Beyond Australia, the conflict involving the United States and Iran has become more than a geopolitical headline. It has pushed oil prices sharply higher, disrupted energy markets, and introduced fresh uncertainty into the global economic outlook. For Australia, those pressures matter because they flow into inflation, transport costs, business sentiment, and household confidence. Treasury’s latest analysis suggests that if oil prices stay elevated, inflation could rise further while economic growth slows.

At home, the Reserve Bank has already raised the cash rate to 4.10%, reinforcing the message that policy is still focused on inflation control. At the same time, labour market data is becoming more mixed, with unemployment rising to 4.3% in February even as total employment increased.

For property, this creates a market that is not retreating, but recalibrating.

Buyers remain active, though more selective. Sellers still have opportunity, though stronger strategy is now essential.

Economic Signals to Watch 1. Oil has become the market’s first warning sign The sharp rise in oil prices is now one of the clearest economic signals of the month.

Brent crude has moved above US$110, and the broader concern is no longer just fuel cost, but what that means for inflation, consumer sentiment, and business confidence. Australia has already moved to ease fuel standards temporarily and release reserves to support supply, showing how seriously the pressure is being taken.

2. Inflation risk has returned to the centre of the conversation Treasury’s new modelling shows that a prolonged oil shock could push inflation materially higher and trim GDP growth. That shifts the economic mood. Instead of asking when pressure will ease, markets are beginning to ask how persistent this new cost cycle may become. For households and investors alike, that means more caution in spending and more discipline in decision-making.

3. Higher rates are changing behaviour, not ending activity With the cash rate now at 4.10%, borrowing remains expensive and confidence more conditional. The property market has not stopped, but it is becoming less forgiving.

Buyers are more price-sensitive, and campaigns that are not well-positioned are meeting greater resistance. In this environment, execution matters more than momentum alone.

4. The labour market is still holding, but signs of slowdown are emerging Australia’s latest jobs figures showed strong headline employment growth, but the details were softer. Full-time jobs fell, hours worked declined, and unemployment edged up. That combination suggests the economy is still moving, but with less certainty beneath the surface. It is a reminder that resilience and fragility can exist at the same time.

5. What this means for property The market is not freezing. It is becoming more selective.

Well-priced, well-presented homes can still perform strongly, but buyers now expect sharper alignment between value and expectation. Sellers still have opportunity this season, but the advantage is shifting toward those who act with clarity, timing, and realistic strategy.
