Summer is officially here and as we enter this new holiday season, Unique Magazine is back with a completely new look and a refreshed editorial style. The first edition of Unique was launched 18 years ago, and whilst the look of the magazine has undergone various changes, we have always kept true to our philosophy of bringing you that special combination of nature and luxury living that makes Quinta do Lago so unique. The natural beauty of the Ria Formosa lagoon right here on our doorstep has featured in many past editions, but this time we take a look underwater to discover the majestic seahorses that flourish in the lagoon. An endangered species in many parts of the world, the conditions are ideal for these fragile creatures, and even we were surprised to learn that the lagoon is home to the world’s largest colony.

Within the resort, we reveal the newly-released San Lorenzo North plots, one of the last opportunities to buy a building plot within the Quinta do Lago estate, and elsewhere we look back on the work of the late architect Armando Dos Reis, who is fondly remembered both as a dear friend of the resort and a man who left his mark on Quinta do Lago as few others ever have.

But as we know our readers love to travel, we spotlight two truly unique destinations starting with Lisbon, where we offer an insider’s perspective on how to enjoy the ultimate luxury break in the city. A good deal further afield, we visit the Seychelles to experience some of the most exclusive hideaways on the islands in a stunning natural environment that, much like our beloved Quinta do Lago, is a showcase for ecologically sensitive resort development the world over.

O Verão chegou finalmente e, à medida que entramos nesta nova estação, a revista Unique está de volta com um design completamente novo e com um estilo editorial actualizado. A primeira edição da Unique foi lançada há 18 anos atrás, e, se por um lado o design da revista sofreu várias alterações, por outro, mantivemo-nos sempre fiéis à nossa filosofia de proporcionar ao leitor uma combinação especial entre a natureza e a vida de luxo que faz da Quinta do Lago um local tão único.

A beleza natural da lagoa da Ria Formosa, mesmo aqui à porta, foi mencionada em muitas edições passadas, mas desta vez olhámos para o que se passa debaixo de água para descobrir os majestosos cavalos-marinhos que florescem na lagoa. Uma espécie ameaçada em muitas partes do mundo, as condições para estas frágeis criaturas são ideais na lagoa, que, surpreendentemente, abriga a maior colónia de cavalos-marinhos do mundo.

Dentro do resort, revelamos os recentemente lançados lotes de terreno San Lorenzo North, uma das últimas oportunidades para comprar um lote para construção dentro da Quinta do Lago. Olhamos também para o trabalho do falecido arquitecto Armando Dos Reis, que é lembrado como um querido amigo do resort e como um homem que deixou, como poucos, a sua marca na Quinta do Lago.

Stretching for some 170sq.km and home to one of Europe’s richest ecosystems, the tidal lagoon of the Ria Formosa Natural Park is home to around two million seahorses – a fact unbeknown to most but one that has attracted international attention.

Marine biologists who have been studying the habitat over recent years put the success of the species down to the reduction in pollution and the almost total banning of fishing in the lagoon since it was declared a natural park in 1987, along with the idyllic conditions provided by the gentle currents, salinity and underwater vegetation.

When netting used to be permitted in the lagoon, seahorses would often be dragged in with the catch and usually disregarded as they have no commercial value to fisherman, unlike in the Far East where their capture for drying as a traditional medicine and a seafood delicacy has resulted in their near extinction.

Estendendo-se ao longo de 170 quilómetros quadrados e casa de um dos ecossistemas mais ricos da Europa, a lagoa de água salgada do Parque Natural da Ria Formosa abriga cerca de dois milhões de cavalos-marinhos – um facto desconhecido para a maioria mas que já atraiu a atenção internacional.

Os biólogos marinhos que têm estudado este habitat ao longo dos últimos anos dizem que o sucesso da espécie se deve à redução da poluição e à proibição quase total da pesca na lagoa desde que a zona foi declarada como parque natural em 1987, em conjunto com as condições idílicas provocadas pelas correntes moderadas, salinidade e vegetação aquática.

Quando a pesca de rede era permitida na lagoa, os cavalos-marinhos eram frequentemente arrastados na apanha e normalmente postos de lado, já que não têm qualquer valor comercial para os pescadores, ao

Seahorses are poor swimmers and their only protection from predators is their chameleon-like ability to change colour and blend with their surroundings, something that also makes them difficult to spot for divers such as underwater photographer José Augusto Silva, who captured the magnificent images shown on these pages. José explained to us just how difficult it is to photograph them. “They are particularly uncooperative subjects, spending most of their time either hiding amidst vegetation or upside down sifting the seabed for nourishment,” said José.

But an advantage for the teams studying the species is that, perhaps by their very nature of being such poor swimmers, they tend to remain in the same small patch of seabed their whole lives.

Watching the seahorse mate is to witness one of the most unusual and sensual acts of the underwater world. The male and the female hover graciously in mid water face to face, and only when the female makes a symbolic nod of her head does the act begin. Intertwining their tales and rubbing their bellies together, the female fertilises her eggs and finally transfers them to the male before they finally turn their backs on each other, signalling the end of the session.

There are two species of seahorse living in the Ria Formosa and elsewhere in other tidal lagoons along the Portuguese coast, although in much smaller numbers: Hippocampus Guttulatus, the long-snouted seahorse that measures up to 10cm from top to tail is the most common, outnumbering the short-snouted seahorse Hippocampus Hippocampus by around 10 to 1 in these waters.

Scuba divers hoping to get a glimpse of them, however, are very unlikely to get the chance, as diving in the lagoon is strictly regulated by the park authority and usually limited to scientific research.

José explicou-nos o quão difícil é fotografá-los. “São sujeitos particularmente difíceis, pois passam a maioria do seu tempo escondidos na vegetação ou de pernas para baixo, vasculhando o fundo marítimo por alimento,” disse José.

Mas, uma vantagem para as equipas que os estudam é que, talvez por serem maus nadadores, tendem a permanecer no mesmo espaço do leito marítimo ao longo de toda a vida.

Observar o acasalamento dos cavalos-marinhos é um dos actos mais invulgares e sensuais do mundo subaquático. O macho e a fêmea pairam graciosamente um ao lado do outro e só quando a fêmea faz um simbólico aceno com a cabeça é que o acto começa. Interligam as caudas e esfregam as barrigas até que a fêmea fertiliza os seus ovos e os transfere, finalmente, para o macho. Depois, viram as costas um ao outro, sinal de que a sessão chegou ao fim.

Existem duas espécies de cavalos-marinhos na Ria Formosa e também noutras lagoas de água salgada ao longo da costa portuguesa, mas em números muito mais reduzidos: a Hippocampus Guttulatus, o cavalo-marinho de focinho longo, que mede cerca de dez centímetros, é o mais comum, superando o de focinho curto, o Hippocampus Hippocampus, numa proporção de 10 para 1.

Contudo, os mergulhadores que queiram vislumbrar estes animais dificilmente o irão conseguir, já que os mergulhos na lagoa são regulados rigorosamente pelas autoridades do parque e estão geralmente limitados à pesquisa científica.

The grand exterior of the Ritz Four Seasons Hotel, a dominating building located on one of Lisbon’s highest points, seems to want to communicate with passers-by, as if to accentuate its historical significance. Today, just like in 1959 when it was inaugurated under the regime of Salazar, it remains the most refined hotel in the capital.

A symbolic piece of architecture, it emerged as two renowned businessmen joined forces to fulfil the need to endow Lisbon with a luxury hotel that could suitably receive prominent figures that came to visit.

And this is how it has remained over the decades: politicians, royalty, celebrities and chiefs of industry continue to choose the Ritz. At the time, the urban trademark of excellence gave the city new standing, gracing it with a grand space within the Portuguese Modern Movement, of which its architect Porfírio Pardal Monteiro is a legitimate representative.

But it’s not until you open the doors of the exquisite lobby bedecked with works of Portuguese modern art ranging from original paintings to sculpture and tapestry that you realise why the interior is often referred to as museum-like. Some of the most prestigious Portuguese artists have contributed to give an extra attraction to these public areas – visitors stroll through in silence or in a whisper, emphasised by the soft carpets that muffle the sound of footsteps over the marble floor. But it is the huge tapestries, made in the traditional factory in Portalegre and with designs from some of the biggest names in Portuguese art that take centre stage. Almada Negreiros, Sarah Afonso and Pedro Leitão in the tapestry designs, as well as Jorge Barradas in tile making, and Lagoa Henriques and Martins Correia in the sculptures, are the leading names in Portuguese art that are 14

Mas, antes de franquear as portas do requintado lobby, não se imagina porque é que a decoração interior tem sido referida como de categoria museológica. Obras de arte moderna portuguesa, entre pintura e escultura originais, são a explicação. Alguns dos mais prestigiados artistas portugueses contribuem para conferir um interesse acrescido às zonas públicas que se percorrem tal qual uma visita a um museu, isto é, em silêncio ou num sussurro, reforçados pelas fofas carpetes que abafam o som dos passos, sobre o chão de mármore. Mas são as tapeçarias de grande dimensão, manufacturadas na tradicional fábrica de Portalegre, a partir de “cartões” com desenhos de nomes fortes da arte portuguesa, que saltam desde logo à vista.

BERARDO MUSEUM On the European artistic circuit No circuito artístico europeu

Established since 2007 in galleries of the Belém Cultural Centre, the Colecção Berardo Museum was responsible for extending the European museum route to the Atlantic (up until then, it stopped in Madrid in neighbouring Spain) and for enhancing Lisbon’s importance as a tourism destination.

Considered one of the most prestigious in the world, the museum is based on the private collection of Madeiran businessman José Berardo, a heritage made up of more than 800 works of modern and contemporary art which, at the time, was valued at €316million by the auction house Christie’s.The object of unparalleled admiration, it gives visitors the opportunity to dive into the history of 20th and 21st-century art, whether it is through the permanent exhibition or the temporary displays that circle the museum’s rooms following the criteria of the artistic movements that they belong to.

The Collection’s variety provides a dynamic programme, the result of numerous interdisciplinary initiatives to target all the different kinds of people that visit the Belém Cultural Centre.

The building that houses the collection is a notable project by the Italian architect Vittorio Gregotti and the Portuguese architect Manuel Salgado which, under the appearance of a fortified pyramid bubbling with activity inside, mingles and communicates with relevant landmarks of historical and architectural national heritage nearby: the Jerónimos Monastery and Belém Tower.

The eclectic sizeable collection is the source of endless interpretations, and by covering various artistic movements, it takes on an educational dimension, constantly enriched by new acquisitions.

Mainly comprising European and American art, the collection follows important movements such as surrealism, pop art, hyperrealism, minimalism and conceptual art, displayed in various forms, and provides a unique opportunity of coming into contact with Portuguese art and discovering its importance and originality compared to the art of other countries.

Amongst the artists seen here are the Portuguese creators José de Guimarães, Paula Rego, Mário Cesariny, Amadeo de Souza Cardoso,

57-year-old chef Joachim Koerper – 40 years of which have been devoted to his career – was seduced by the traditional flavours and smells of southern Europe and his cooking is regarded as both sophisticated and “aesthetic”. Just a year or so after it opened its doors in November 2004, Eleven was awarded a Michelin star and the high standard of cuisine is matched by an excellent wine service.

Awarded it Michelin star in this year’s guide is Tavares Restaurant, with an air reminiscent of the historic splendour of Lisbon restaurants and an aristocratic touch.The oldest restaurant in the country, opened in 1784, and the second oldest in the Iberian Peninsula behind Madrid’s acclaimed Botín, it has a long and rich history to share. Two events mark the existence of this restaurant that was and still is the meeting place for intellectuals and politicians. This was the venue of Sidónio Pais’ meal before becoming President of Portugal in 1917, and a favourite spot of Prime Minister Francisco Sá Carneiro.

The Salão Nobre (noble room) at Tavares is classed as a location of cultural interest and was immortalised in the pages of celebrated novelist Eça de Queirós, who held social gatherings here noted intellectuals in the 1800s. The management still keeps the memory of its famous customers alive, and visitors can see exactly who sat where at Tavares. Inside, gilded finishes,Venetian mirrors and crystal chandeliers recreate an enchanting 18th-century atmosphere, enhancing an unusual contrast with the contemporary dishes served.

Outside, the building deserves special mention, with its Pombaline façade and hefty balconies.

A visit to A Vida Portuguesa is like travelling through time and takes us back to a more honest and innocent era, when chil-

dren played with hand-painted wood toys, whipping tops, drew with Viarco colouring pencils, made in an old factory that still exists in Viana do Castelo, and when housewives made metals shine using Coração polish and made the floor gleam with Encerite. A project by Catarina Portas, it brings together the fragrant soaps by Ach. Brito, the faience swallows created by ceramist Rafael Bordalo Pinheiro or the honey cake of the Santo António da Madeira Factory, all of which bring an irresistible taste of Portuguese nostalgia.

The list of exclusive stores doesn’t stop here, but it would be far too exhausting to name them all, and that isn’t the purpose of this guide.

The wine region of Douro is the oldest demarcated area in the world, and today, its man-made landscape, sculpted with steps and filled with vineyards, is a UNESCO World Heritage Site.The magnificent surroundings take your breath away, from the play of light and shadow to the green backdrops, vine terraces and the river below. It’s a realm where wine is gold, the birthplace of the noblest wine of all – Port wine –, but it is also the origin of Douro’s other gastronomic nectars.

This is the world of Luís Soares Duarte, the oenologist behind numerous winemaking houses, as well as his own “solo” professional projects. He is currently embracing three challenges as winemaker, in which he is working alongside a number of friends: Kolheita de Ideias (solo), Bago de Touriga (with João Roseira) and the new Luís Soares Duarte Vinhos (with Domingos Silva, Humberto de Sousa, Luis Baptista and the Reis family).

The latter project, a company named after the owner himself, is the winemaker’s most recent venture in which he introduces two whites and three reds, each one bearing the Douro name. The range starts with the white, Perfil Branco, with vegetable and citrus notes, whilst the red Perfil Tinto is smooth with a full body. On the level above comes the Perfil Reserva Branco that, according to critics, demands more from those that drink it. Top of the range is Momentos, a red with a hint of ripe fruits, chemical and cocoa, whilst above that still is Soares Duarte, also a red, made from extremely old vines in Vale Mendiz. This extremely concentrated wine, with black plum, cherry and blackberry characteristics, is in a league of its own.

Born in Nampula, Mozambique, in 1969, Luís moved to Douro many years ago to create exceptional wines. He set up his headquarters in the small village of Vila Seca de Poiares, just outside Peso da Régua, which will combine wine production and tourism, and it’s from here that Luís manages his portfolio as winemaker.

His relationship with nature is decisive in the way he makes his wines, labels he has established as extremely natural and non-manipulated. Luís describes his wines as “earthly”: they come from the depths of the earth and “are somewhat rustic, something that isn’t forced but rather intrinsic. They are born from the relationship between the grapes and the place; there’s no interference from the winemaker.”

His passion for wine developed quite late in his life, he says, and that “it was down to circumstances”. “I’d been taking part in the harvests from a very young age. It really was the life: I’d earn some coppers, I was with my friends and close to all the girls.” Luís studied at a school of agriculture and undertook a placement at the Casa do Douro laboratory, the central organisation of Douro’s agricultural industry. He enrolled in university as a working student, and his love of wine

Ali nasce o mais nobre de todos, o Vinho do Porto. Mas por lá se fazem também os néctares gastronómicos do Douro. É nesse mundo que se mexe Luís Soares Duarte. Enólogo responsável por diversas casas produtoras, é também homem de projectos profissionais a “solo”, abraçando três desafios como produtor, ligados a amigos: Kolheita de Ideias (a solo), Bago de Touriga (com o João Roseira) e o recente Luís Soares Duarte Vinhos (com Domingos Silva, Humberto de Sousa, Luis Baptista e família Reis).

Nesta sua mais recente aventura, a empresa com o seu próprio nome, o enólogo apresenta dois vinhos brancos e três tintos, todos com a denominação Douro. A oferta começa com Perfil Branco e Tinto. O primeiro tem muitas notas vegetais e de citrinos. Já o tinto é macio e com grande volume de boca. Num patamar acima vem o Perfil Reserva Branco, que, dizem os críticos, exige mais a quem o bebe. O topo da gama é o Momentos, um tinto com evocações a fruta madura, químico e cacau. Acima do topo vem o Soares Duarte, também tinto. As uvas provêem de vinhas muito velhas em Vale Mendiz. É um vinho muito concentrado, com características de ameixa preta, cereja e amoras. Um vinhaço!

Luís Soares Duarte nasceu em 1969 em Nampula, Moçambique, e de há uns anos a esta parte que anda pelo Douro a criar vinhos de excepção. Estabeleceu na pequena aldeia de Vila Seca de Poiares, nos arredores de Peso da Régua, o seu quartel-general.A estrutura, que vai juntar a produção de vinho e o turismo. É dali que gere o seu portefólio como produtor.

A sua relação com a natureza é determinante no modo como faz os seus vinhos, pois estabelece-os muito naturais e pouco manipulados. Luís Soares Duarte define o perfil dos seus vinhos como «telúrico». Vêm da profundidade da terra que os dá a nascer, «têm alguma rusticidade, que não é provocada, que é intrínseca. Nascem da relação das uvas com o sítio, não há cosmética do enólogo».

Na sua vida, a paixão do vinho nasceu tarde, segundo conta, e «por força das circunstâncias». Mas cedo entrou no seu mundo. «Desde muito miúdo que participo nas vindimas. Era a festa; ganhava uns cobres, estava com os amigos e ao pé das miúdas». Luís Soares Duarte estudou na escola agrícola e estagiou no laboratório da Casa do Douro, organização central e estruturante da lavoura duriense.

emerged in 1988 at the Adega Cooperativa de Foz Côa, “in the first semi-professional harvest”. From then on, he began to enjoy “discovering the transformation of the organic matter,” which led him to change from his course in agriculture to oenology.

The life of an oenologist isn’t just wine; there’s much more besides grapes, lots, barrels and bottle ageing. Luís has an inquisitive spirit and immerses himself in his passions. He was once intensely dedicated to sport but now has other interests, highlighting that his favourite hobbies are those linked to nature and those that awaken his smell, his palate and his sight – mushrooms, asparagus, aromatic herbs, vegetable gardens, gardening and cooking.

He spends his holidays relaxing with family and friends. This former high-competition sportsman in white-water canoeing didn’t fare quite so well in a far calmer sport, when he tried his hand at golf at Quinta do Lago two years ago. “I’m very plastic, not very elastic, and managed to pull a muscle straight away.” A complete set of clubs, given to him by a friend, still stands untouched at his home, just waiting to be used.

When asked what he is most proud of, he makes no hesitation: “being Portuguese” – despite everything, he says. He is proud of his Douro, where he produces table wines and Port wine. Luís Soares Duarte believes that being a winemaker here is no different than anywhere else, although he speaks of a ‘magic’ between the region and the people that work there.

And as for the wine itself? “Wine is the pleasure” of drinking it as well as creating it, he says. In fact, it is “the pleasure in everything that surrounds it”.

A vida de um enólogo não se faz só de vinho. Muito há além das uvas, dos lotes, das barricas e dos estágios em garrafa. Luís Soares Duarte tem um espírito inquisitivo, mergulha nas suas paixões. Já viveu o desporto de modo mais intenso, hoje vive outros interesses. Dos seus hobbies destaca os que o ligam à natureza e que lhe despertam os sentidos do olfacto, paladar e visão (os Cogumelos, os Espargos, as Ervas Aromáticas, as hortas, a jardinagem e a cozinha) .

As férias são mesmo para descansar, preenchendo-as com a família e os amigos. Há dois anos, na Quinta do Lago, experimentou o golfe. Este antigo desportista de alta competição, em Canoagem de águas bravas, mostrou-se pouco vocacionado para uma modalidade bem mais calma. «Sou muito plástico, pouco elástico, fiz logo uma tendinite».Tem um set completo, oferta de um amigo, mas está encostado em casa, à espera que um dia venha a ser usado.

Quando se lhe pergunta do que tem mais orgulho, não hesita: «é ser português»… apesar de tudo, explica.Tem orgulho no seu Douro, onde faz vinhos de mesa e Vinhos do Porto. Luís Soares Duarte pensa que ser enólogo ali não deve ser diferente de o ser noutro local, mas fala em «magia» na interligação daquela região com as pessoas que ali trabalham.

E o vinho? O que é o vinho? «Vinho é prazer». O prazer de o beber e também de o criar. «Prazer em tudo o que o envolve», remata.

However, when seeking to entertain in style, deciding what masterpiece to cook in the kitchen or on the barbecue can be difficult.

Would-be chefs need not worry as exclusively for Unique, Casa do Lago’s Executive Chef, John Nolan, has provided a step-by-step guide to creating the perfect summer seafood meal, Cataplana.

John, whose experience spans multiple high-class restaurants across the globe, is a fan of seafood. At Casa do Lago, Quinta do Lago’s lakeside restaurant, he has created a new summer menu; a celebration of local Algarvean foods and flavours, offset with a twist of modern international style, garnered from his travels abroad.

The restaurant sources all of its seafood from the local fish markets at Quarteira and Faro, while John grows herbs for the kitchen on-site.

His chocolate mint is always a popular addition to salads.

He comments: “Cooking with freshly picked herbs is much better than using bought produce.When grown organically and freshly picked the flavour and scents of herbs are so much stronger.”

Cataplana is a traditional seafood Algarvean feast, cooked in a copper pot tagine-style. While the dish is as decadent as it is delicious, all ingredients, and the ´all-important´ pot itself, are readily available from local markets.

To create the dish, using the ingredients listed on the facing page, John fries the bacon, onions and garlic for 10 minutes, before adding the peppers and the tomatoes. Cooking for a further 10 minutes, he adds the wine and orange juice, reducing the liquid by half then tosses in the bay leaves and cooks for five minutes.

Finally, he adds the clams, monkfish, prawns, shrimps and coriander in layers. As he cooks the seafood through, for around five minutes or so, the smell of the fresh fish, herbs and garlic mouth-wateringly fills the kitchen.

John, cuja experiência prévia inclui passagens por vários restaurantes de alta categoria por todo o mundo, é um grande fã de marisco. Na Casa do Lago, o restaurante à beira lago da Quinta do Lago, o chefe criou um novo menu de Verão; uma celebração da cozinha regional algarvia e dos seus sabores, realçada por um toque internacional moderno, adquirido durante as suas viagens ao estrangeiro.

Todo o marisco do restaurante é comprado em mercados locais de peixe em Quarteira e Faro, e John planta ervas aromáticas no local. A sua menta-chocolate é sempre uma adição popular às suas saladas.

“Cozinhar com ervas frescas é muito melhor do que usar produtos de compra. Quando são plantadas organicamente e apanhadas de fresco o sabor e os aromas das ervas são muito mais fortes,” comentou.

Para cozinhar uma Cataplana ao estilo do John use os ingredientes listados na página ao lado. John frita o bacon, cebolas e alho durante dez minutos, antes de juntar os pimentos e os tomates. Deixa-os cozinhar mais dez minutos e acrescenta o vinho e o sumo de laranja, reduzindo o líquido para metade. Depois, junta as folhas de louro e deixa cozinhar por mais cinco minutos.

Finalmente, acrescenta as amêijoas, o tamboril, as gambas, os camarões e os coentros em camadas. À medida que ele cozinha o marisco, durante cerca de cinco minutos, o cheiro de deixar água na boca do peixe fresco, ervas e alho invade a cozinha. John recomenda que a Cataplana seja servida com

arroz, uma boa salada fresca e vinho branco, ou vinho verde português. As recomendações vão para o Redoma 2008 ou em alternativa, um Sauvignon Blanc, como o Quinta de Cidrô 2008 ou nos verdes Muros de Melgaço 2008, de Monção.

Outros pratos novos que encontramos no menu de John são a Travessa de Marisco, as Ostras frescas com molho de pepino e malagueta, e Percebes, uma iguaria algarvia (quando disponível) e um luxo de aspecto único. Tal como o John disse: “São bastante bonitos… de uma forma algo primitiva.”

John recommends serving Cataplana with rice, a nice crisp salad and chilled white wine, or Portuguese green wine. Recommendations include Casa do Lago’s Redoma 2008, a five-grape Branco from the Douro region. Alternatively a Sauvignon Blanc, such as the Quinta de Cidrô 2008 work wells, or the Muros de Melgaço 2008, from Monção.

Other new dishes found on John’s menu include a Shellfish Platter, Freshly Shucked Oysters with a chilli and cucumber salsa and Percebes, an Algarvean shellfish delicacy (when available). Otherwise known as goose barnacles, Percebes are an unique looking luxury.

As John says: “They are quite beautiful…in their own barbaric way.”

Fitness and fun in the great outdoors Listening to the rhythmic pounding of your feet on the track, you can expect to be startled when a water bird breaks from reeds nearby or as a chameleon reveals itself basking in the sun. Both act as a welcome distraction; part of the excitement of trail running along Quinta do Lago’s two Nature Trails.

Trail running is increasing in popularity among running enthusiasts and many believe outdoor running to be more real and free compared to the gym. Breathing in the fresh sea air, one feels truly alive when training on the off-road trails of the Ria Formosa National Park. The area is one of the most beautiful running spots that trail runners – experienced and beginners alike can enjoy.

The São Lourenço Trail is the longest of the two trails. It provides a 3.2 km (2 mile) run, taking about 30 minutes to complete at a steady pace. The route begins at the Quinta do Lago beach car park before 48

winding past both salt marshes and fresh water lakes, which are inhabited by a variety of local bird species, including the common black-winged stilt, kentish plover, coots and mallards.

The track then skirts past a wooded area, enabling keen-eyed runners to catch glimpses of resident hedgehogs andthe chameleons.

Continuing on, signage (in English and Portuguese) directs runners past a bird hide towards the turnaround point at Roman ruins and 2nd Century Roman fish salting tanks. Here is where you challenge yourself to really stretch-out your legs on the track and increase your pace to log a faster return journey time.

The shorter Quinta do Lago Trail is ideal for beginners or speed and interval training. At 2.3km (1.4 miles) long the route can be completed in under 25 minutes at easy jogging pace. The stunning scenery of scented pine woods, French lavender and marshland visited by

flamingos, is an ideal distraction from the pleasure and pain of running.

Again, the route is clearly signposted, guiding runners as it wraps between Quinta do Lago and the marshland, culminating at the turnaround point at the western tip of the lake.

The sights, smells and sounds of the Quinta do Lago Trails are a trail runner’s paradise. For runners, who don’t mind training with backpacks or waist pouches it is worth packing a light-weight camera for those unmissable photographic moments.

The São Lourenço and Quinta do Lago Nature Trails are accessed from the beach-side car park at Avenida André Jordan. For the inquisitive, there are also opportunities to extend both runs further into the National Park or by including beach training, which can be accessed by footbridge from the car park.

A corrida “trail run” está a ganhar popularidade entre os entusiastas da corrida, e muitos acreditam que correr no exterior é mais real e livre do que uma simples corrida no ginásio.

Respirando a fresca brisa marítima, sentimo-nos verdadeiramente vivos enquanto treinamos nas estradas de terra batida do Parque da Ria Formosa. Esta zona é uma das localizações mais bonitas onde se pode correr, e pode ser desfrutada de forma igual pelos “trail runners” experientes ou iniciantes.

O trilho São Lourenço é o mais longo dos dois existentes, com 3.2 quilómetros, e demora cerca de 30 minutos a percorrer em passo regular. O percurso começa no parque de estacionamento da Quinta do Lago e acaba já depois das salinas e dos lagos de água doce, habitados por várias espécies locais de pássaros, incluindo o comum pernilongo, a rolinha da praia, galeirões e patos selvagens.

O trilho desvia-se depois para uma área florestal, permitindo aos corredores mais atentos vislumbrar ouriços-cacheiros e camaleões.

Seguindo em frente, a sinalética (em inglês e português) dirige os corredores por um esconderijo de pássaros, na direcção do ponto de retorno, perto das ruínas romanas e dos tanques romanos de salga de peixe do século II. Este é o momento em que nos desafiamos a esticar as pernas na pista e a aumentar a velocidade do passo para obtermos um tempo de regresso mais rápido.

O trilho mais curto da Quinta do Lago é ideal para principiantes ou para treino de velocidade ou intervalado. Com 2.3 quilómetros, o percurso pode ser feito em menos de 25 minutos num passo de corrida confortável. O espectacular cenário e o aroma a pinheiros, lavanda francesa e do sapal visitado por flamingos, é uma distracção ideal do prazer e da dor da corrida. Novamente, o percurso está sinalizado de forma clara, guiando os corredores enquanto percorre a Quinta do Lago e o sapal, culminando no ponto de retorno na ponta oeste do lago.

As vistas, cheiros e sons dos trilhos da Quinta do Lago são o paraíso para qualquer “trail runner”. Para os corredores que não se importem de treinar com mochilas ou bolsas de cintura, vale a pena levar uma câmara fotográfica leve para capturar aqueles momentos fotográficos imperdíveis.

Os Trilhos Natureza São Lourenço e Quinta do Lago podem ser acedidos a partir do parque de estacionamento ao lado da praia, na Avenida André Jordan. Para os mais curiosos, as corridas podem ainda estender-se para além dos trilhos, para o Parque Nacional ou até incluir um treino na praia, que pode ser acedida pela ponte pedestre presente no estacionamento. Moreover, it is estimated that around 50% of the country is protected, so species that were endangered 20 years ago, such as the giant Aldraba tortoises, now live on several of the archipelago’s islands. On the subject of sustainable development, tourism is based on a philosophy of luxury and exclusivity, which only some – very few in fact – can afford, this is because the number of annual visitors are limited and controlled to avoid mass tourism.

One of the most exclusive resorts in the Seychelles bears the name of the private island that harbours it. In the midst of global economic difficulty the property market in Quinta do Lago has stood firm against the storm.

According to Quinta do Lago Real Estate’s new Director of Sales, Joost Last, the resort has again proven that it is a safe and stable market for discerning homeowners and investors.

“We have a very strong and stable market here. It is one of the world’s top golf resorts, we have fantastic beaches and with the airport a mere 15 minutes drive, Quinta do Lago is easily accessible. As a result, Quinta do Lago doesn’t suffer from the great price fluctuations that we have seen in other European markets,” he says.

Joost, who joined Quinta do Lago Real Estate in early 2010, first worked in the area in the 1990s prior to embarking on a global sales career with Marriott Hotels. Armando, who founded Plan in 1991, guided and shaped Quinta do Lago’s unique vision as the resort’s supervisory architect. He died in early 2009 but his legacy undeniably lives on through his close-knit team who continue his work.

Jenny Marcos, a partner at Plan, says: “As an architect, Armando was an artist, creative and extremely intelligent. As a man he was inspiring. His dynamism and presence filled the room and he loved to communicate; talking, drawing, in any way possible.

“Armando was one of those special people who had the gift of bringing out the best in people. He was always helping those around him and he enjoyed making people happy. Architecture was the perfect tool for this.”

Born in Argentina, Armando studied engineering and architecture.

He moved to the Algarve with his family in 1987 to join an international team creating the region’s master plan at the Co-ordination Commission for Regional Development (CCDR).

According to Ricardo Silva, Armando’s cousin and partner at Plan, the architect was immediately impressed with Quinta do Lago.

He says: “Armando was always saying that not many architects have the privilege to work in a place like Quinta do Lago, he enjoyed life and he enjoyed his work here.”

In 1991 Armando joined the Quinta do Lago team. His work in guiding the area’s vision continued after he founded Plan and he 66

Nascido na Argentina, Armando estudou engenharia e arquitectura.

Mudou-se para o Algarve com a sua família em 1987 para se juntar a uma equipa internacional que iria criar o plano regional para a Comissão de Coordenação de Desenvolvimento Regional.

Segundo Ricardo Silva, primo de Armando e um dos sócios da Plan, o arquitecto ficou imediatamente impressionado com a Quinta do Lago.

“O Armando estava sempre a dizer que não havia muitos arquitectos que tinham o privilégio de trabalhar num local como a Quinta do Lago. Ele gostava da sua vida e gostava do seu trabalho aqui,” diz.

formed a strong partnership with Quinta do Lago SA, when it purchased the resort in 1998.

Jenny and Ricardo now lead Plan’s 16-strong team, working closely with Armando’s wife Liliana Sousa and their 25-year-old son, Matias.

Plan’s contemporary design ethos has clearly left its mark on the Algarve, creating a cosmopolitan environment. Quinta do Lago’s Number One Villa, a local milestone for cutting-edge design, is a casein-point, as is Number 50 Villa, which further extends this theme.

Much of Armando’s later work is being realised this year. Audi’s new Faro car showroom is in construction, further adding to Plan’s work in the capital, which includes the sensitive redevelopment of the Baroque Via Valadim shopping centre and the VW and Mini showrooms. Two eco-resorts in Tavira are also in the pipeline.

Jenny adds that Armando was particularly excited about the completion of a 220 suite, modern five-star hotel at Meia Praia in Lagos this summer because the project demonstrated“Plan’s strength - team work.�

In Quinta do Lago, his legacy also continues. The sleek and contemporary Clube do Golfe da Quinta do Lago, opposite Koko Lane, is in development, while work on mixed-use space at Roundabout 2 begins in autumn. Meanwhile, Armando’s iconic and beautiful Ria Formosa Footbridge to the renowned Gigi’s Restaurant and the beach remains unforgettable and quite unique in design and structure.

Denis O’Brien adds: “The loss of Armando to Quinta will be felt for many years to come and everyone who knew and worked with Armando will always remember him and his considerable contribution to the creation and success of Quinta do Lago. His wonderful warmth, great personality, sense of fun and style will be sadly missed by all who knew and worked with him. Armando bubbled with ideas.

To say his imagination was fertile would be an understatement.

Many of the finest architectural examples of housing and commercial projects were created by Armando and his team of architects. He brought a huge amount of flair to his work and buckets of enthusiasm.

He also understood the commercial realities of making a project viable, particularly in his design of the many restaurants that he designed. My wife Catherine and I along with my parents sorely miss him and but we have the memories of all the projects that we worked on together and the many laughs that we had along the way.

On behalf of everyone in Quinta do Lago I want to extend our deepest sympathy to his wife Liliana and son Matias. I know that Jenny, Ricardo and all his colleagues in Plan will continue to create distinctive and original building projects in the Algarve and elsewhere.

This is a better alternative to the judicial courts, in several perspectives, mainly because of the confidentiality and speed of the proceedings, but also because of the specific technical knowledge of the arbitrators.

The normal timeframe for a final decision (the award) is six months from the hearing of the arbitration court, and this award carries the same legal force as a judicial decision. A significant advantage is that arbitrators normally have specific knowledge of the issues presented to them, which the judge of a judicial court generally does not have.

An arbitration court can have one single arbitrator or a team of three: the former option is more cost-effective if the disputes are not that high in value, as it avoids large costs with the court.

The arbitration clause should stipulate if the arbitration is ad-hoc or institutional, if it is national or international, and should also define the place of arbitration, the language to be used and the possibility of an appeal. With regard to appeals, the parties can renounce the possibility of presenting an appeal to any award, although in specific cases, it is possible to obtain an annulment of the award. These are the main minimum points to be included in any arbitration clause. However, depending on the type of contract and construction and potential disputes that may arise, it is possible – and, indeed, advisable – to include various other clauses as well.

CONSTRUCTION

CONTRACTS Better to be safe than sorry

There are many issues that can – and often do – arise regarding the interpretation and implementation of a contract between the builder and the owner of the property being built. In general terms, most common problems derive from defects in the construction and failure to comply with what was agreed between the parties.

A construction contract should define very clearly the timeframe of the project for each stage and for final completion and handover. Equally important are the conditions of payment: how much is to be 74

paid and when – and whether the prices quoted include VAT or not. The budget figures should always be taken into account.

Another relevant aspect is the treatment given in the contract to changes to the project as originally commissioned or any new works requested by the owner.

In order to avoid any conflicts in the future, these changes or new requests should always be confirmed in writing, with specific confirmation that the changes in the works (or the new works requested) will imply a change in the final price and an indication of new prices.

These additional clauses should be signed by both parties. There are specific periods in which to complain about defects in construction, as well as asking for compensation. In case of defective construction, the owner has the right to request that the defects be corrected, if possible.

If they cannot be corrected, the owner can request a reduction in the price paid, the termination of the contract or even, in certain circumstances, a new construction. These rights do not exclude the possibility of asking for compensation. Construction contracts should always include

LEGAL INFORMATION New Rules for Tourist Accommodation The approval and publication of the new law relating to the setting up and running of tourist developments in 2008 saw the creation of a new type of establishment for tourist purposes, called local accommodation.

Included in this category are villas, apartments and other properties which are licensed to provide temporary accommodation but which do not meet all the requirements laid down for them to be considered tourist developments.

These local accommodation establishments may be promoted for tourism by the owners themselves, as well as by travel and tourism agencies.

However, they all have an obligation to be registered with the relevant municipal authority and to comply with the minimum requirements in respect of security and hygiene as defined by law.

The law also provides for the definition of different types of local accommodation establishments. A villa is defined as any establishment of local accommodation made up of an autonomous building with single-family character. An apartment is defined as an establishment of local accommodation made up of autonomous fractions of a building.

The register at the local authorities presupposes that the villas and apartments of local accommodation have the relevant permit or other valid title of use for the property, with the exception of establishments within properties built before 1951.

The register of establishments of local accommodation at the local authorities is executed by means of the submission of an application form, which is available at all relevant municipal services, and which should be accompanied by the following documents: I proof of legitimacy of the person filing the application (e.g.real estate registry certificate); II statement by an authorized technician that electric, gas and water

heating systems meet legal requirements; III plan of the property with an indication of the accommodation units involved, and IV an urban property tax registry certificate.

The stamped duplicate of the application form constitutes valid permission to open to the public, although the local authority can, within a period of 60 days from the presentation of the application, conduct an inspection to verify if all necessary requirements have been met.

With regard to the setting up and running, in addition to the minimum general conditions set for establishments and for individual units, there are minimum requirements for security and hygiene. These include, for instance, an obligation to provide cleaning and tidying services for the unit and the existence of fire extinguishers and blankets accessible and available in sufficient quantities. All establishments that provide such services have to provide their guests information about the rules applicable to local accommodation establishments. In particular, a complaints book meeting the legal requirements must be made available: this implies an obligation, in the event of a complaint, to refer such complaint to the authority that supervises such matters (ASAE).

Once you have found the property you like, find a good agent, capable to negotiate a convenient deal. From day one, it is very important to clarify what is included in the price agreed, exchange and completion dates and ask the agent for a written document (reservation deal or letter of intent) – this document should be reviewed by lawyers representing both parties. This is an important part of the purchase, as it may avoid delays and difficulties in the future.

Non-Residents If you are a non-resident, you will need to apply for a Portuguese tax number (número de contribuinte) from the local Tax Office (Finanças) and to appoint a tax representative. It is also advisable to open a bank account, as it is required to pay any costs related to the property. Once again, your lawyer will be of great help to guide you through all bureaucratic procedures.

Reservation Deal or Letter of Intent Signing a reservation deal confirms that you are a serious buyer, which allows the 76

vendor to take the property off the market. Normally, you will be asked for a deposit cheque (usually 10% of the price), which should not be presented for payment until all parties are ready to sign the Promissory Contract (usually up to 30 days after reservation).

Documentation Giving your lawyer a Power of Attorney to sign the documents on your behalf will make the whole process much easier but, for your knowledge, you must obtain the following documents from the vendor: . Certidão do Registo Predial (certificate issued by the Real Estate Registry; confirms the description and ownership of the property and advises whether there are any outstanding mortgages or other liens or encumbrances on the property). . Caderneta Predial (issued by the Tax Office; confirms the description and taxable value of the property) . Licença de Utilização (issued by the Town Council; confirms that the property is duly licensed for habitation or other purposes). . Plantas (plans of the property, as approved by the Town Council). . Ficha Técnica da Habitação (applies to all properties licensed for habitation purposes from March 30, 2004; provides comprehensive information about the property – builders’ details, materials used and equipment, suppliers, condominium rules, building guarantee, etc). Identification of the vendor and his Portuguese tax number.

Energy Performance Certificate As of July 2008, all new houses are required to have an EPC before building can start, and a Certificate of Conformity is required before Habitation Licence is issued, after completion. As of January 2009, the need for an EPC will also apply to existing houses, if they are to be sold, bought or rented out.

Promissory Contract Once all documents are available, the parties will normally enter into a promissory contract – a legally binding contract between vendors and buyers,

under which the parties undertake to complete the transfer within a given deadline – signed in the presence of a Notary or other entity allowed to certify the signatures and the existence of the relevant construction or use licence. The promissory contract should be prepared or reviewed by a lawyer to ensure that all agreed items are clearly specified, thus reducing the risk of future problems.

Basically, it normally includes the following: . Identification of the parties and their representatives (if applicable); . Identification of the property (registration number, description, details of construction licence, etc); . Price agreed for the sale and terms of payment; . Deadline for execution of the final deed of transfer and any conditions parties must comply with; . Usage conditions of the property by the parties before the final deed is signed; . Collaterals – compensation due for any delays in the completion of the sale and remedies in case of default on the contract. Normally, parties agree in making a down payment, on account of the purchase price, upon execution of the promissory contract (frequently, it corresponds to the deposit made when signing the reservation deal). Such a down payment functions as collateral given by the purchaser and, also, as compensation standard in case of breach. Except otherwise provided, should the buyer default on the Contract, the down payment will remain with the seller, but if the seller defaults, he is required to refund the buyer twice the amount of the down payment.

Final Deed The final deed formalises the completion of the purchase and sale. The balance of the price is normally paid at this stage.

It can be executed by public deed before a Notary or, as of January 1 2009, by private deed, authenticated before any entity allowed to do so (notably, a lawyer).

Registration Registering the purchase of a property in the Real Estate Registry is mandatory. The

registry application should be filed by the entity before which the final deed has been executed.

Costs Costs related to the purchase (legal fees, notary, registration) are normally borne by the buyer.

Taxation Like in any country in Europe, in Portugal there are also several taxes related to property: possession, income, transmission, etc. To fill a correct tax return in Portugal can actually save you money.

Always ask your lawyer to advise you in detail about every tax and duties you should comply with, as well as on the applicable rates, allowing you to take informed decisions.

Property Transfer Tax Formerly known as Sisa, IMT (Imposto Municipal Sobre as Transmissões Onerosas de Imóveis) is payable by the purchaser and is levied, notably, when property is bought and sold.

Stamp Duty The transfer of property is also subject to Stamp Duty (Imposto do Selo), payable by the purchaser.

AS OWNER After completing the purchase, you should contact the various utility companies. Your agent should be able to assist you all along this process.

Property Tax IMI (Imposto Municipal Sobre Imóveis) is payable annually and is assessed based on the property taxable value.

Personal Income Tax If you have income related to your property, you or your tax representative must report any earnings on an annual tax return, for IRS (Imposto Sobre o Rendimento das Pessoas Singulares) purposes. Non-residents can normally obtain double taxation relief through a foreign tax credit in their home jurisdiction.

AS SELLER Capital Gains Tax Capital Gains taxation is levied on the gain derived from the sale of a property.

There are a few exemptions though: take advice as to whether you qualify for any of those, as well as to what costs are eligible for deduction. Be aware that only costs duly supported by proper invoices are deductible for tax purposes (informal receipts are not valid).

OTHER COSTS Annual Maintenance Condominium rates are normally due and cover the maintenance and conservation of common areas, gardens, swimming pools, security, etc. This varies from property to property, depending on the level of service provided. In addition, you will need to pay for insurance and utilities (gas, electricity and water supply). It is usual to pay for these services by direct debit.

Lawyer fees Lawyer fees vary according to each situation. Always ask for a quotation. We can supply a list of lawyers, when required.

Agent fees Real estate agents are normally paid by the vendor. Always agree on the agent’s fees beforehand. Estate agency fees, properly supported by document, can be deducted as costs for capital gains taxation purposes.

Project Management To have a good project manager in place can avoid many worries and difficulties for you. He can appoint the architect, work with the design team, ensure the desired quality of materials, select the builder and mediate between you and the builder, ensure the control of quality, coordinate all suppliers and so on. A project manager may charge you a percentage of the total project cost for his services or a monthly fee for the duration of his services.

Villa Management All villas require ongoing care and attention, anywhere. We recommend you to select a management company to help

you, keeping your property in good condition, especially while you are absent.
