First Impressions

Seven Helpful Tips to Remember

W

hen preparing to sell your home, remember first impressions as seen by the buyers are most important and sets the tone for their whole viewing experience. When a buyer is walking towards your home, he/she is already asking ‘could I live here?’ You, as the seller, need to do everything you can to ensure the buyer says yes to that question! Follow these seven helpful tips to make a great first impression:

1. Landscaping. Your lawn, flower beds and hedges should be trimmed and look healthy. Adding new mulch and fresh flowers help with curb appeal.

6. Windows. Be sure to clean all of your windows until they sparkle.

7. Front door. Think about giving your front door a new coat of paint and replacing the hardware to make it appear as appealing as possible. You want the buyer to feel welcome.

Your main goal for making a great first impression is to make your property appealing and inviting to the buyer and to show you care about your home.

By taking the time to follow these seven tips is the first step to getting the buyer to fall in love with your home. Then when they ask themselves ‘could I live here’ the answer will be undoubtedly YES!

2. Walkway. The walkway should be inviting. Be sure it is clean. Pressure wash or paint your walkway to make it clean and bright.

3. Flower pots. Consider adding large potted flowers near the front door and a new welcome mat. This helps your entrance look cheerful.

4. Clutter. Be sure to remove all clutter near the entrance. Get rid of empty plant pots, toys or any other items that don’t belong.

5. Exterior lighting. Exterior lighting must be in good shape and clean.

Replace lighting if necessary and consider adding lighting to enhance flower beds and/or walkways.

Tax Effects of Divorce & Separation

D

ivorce and separation is a pretty grim topic but let’s face it - it is not a rare occurrence in the U.S. With everything else to consider during this unfortunate event, your personal income taxes might not be on the forefront of your mind. But this life event, whether during or after, will have a significantly impact on your tax return. When it comes to divorce or separation, here are some things to take into consideration: Name change – If you change your name, please notify the Social Security Administration (SSA). This will prevent delays and rejections when filing your tax return since the name on your tax return must match the SSA records.

Alimony – If you receive alimony from your spouse, it is taxable in the year you receive it. If you make alimony payment to a spouse, it may be deductible as alimony but only if you are required under a divorce or separate decree or written separation agreement.

Child support – Child support is neither deductible if you pay nor taxable if you receive it.

Filing status – If you are in the middle of a divorce or separation your filing status is typically Married Filing Separate (MFS) unless you and your spouse mutually agrees to file Married Filing Jointly generally for the better tax outcome. MFS status comes with a higher taxes and the loss of useful deductions, such as student interest deduction and child tax credits. It is important to be the first to file when filing MFS. If one MFS spouse itemizes their personal deductions, then the second spouse to file must also itemize personal deductions whether or not the standard deduction has a better tax benefit. You may file Head of Household (HOH), which have favorable tax rates over MFS, and single but remember you must first qualify with one of the qualifications being “considered unmarried” which do not necessarily mean you are unmarried. See the IRS.gov website for all the requirements to file HOH. Claiming dependents – Who claims which child as a dependent may be the most argued personal income tax issue amongst separated or divorced spouses because between the child tax credits or dependent care credits and the personal exemptions claiming a child as a dependent has its tax advantages that can potentially save you huge bucks. I advise to have in your divorce or separation agreement a paragraph outlining exactly who claims which child to avoid any confusion or stress.

Second Harvest Food Bank Food Drive

Our friends at the Second Harvest Food Bank are too! Eagle Creek is hosting a food drive for Second Harvest and would appreciate your donations so they can prepare a delightful meal for those in need.

Visit the Eagle Creek Clubhouse during normal business hours from November 2-16th and look for the donation boxes. Having your children make the official drop into the boxes can be a learning experience about the meaning of Thanksgiving and why we reach out to support our neighbors in need during this time of year. Up, Up And Away As We Give Thanks.

T

he scene is Britain, World War 2 is raging. Airstrips for bombardiers are often little more than European farm fields crawling with field mice. Many times these mice would make their way to the engine compartments of the fighters and bombers of the Allied forces. You would not think that a field mouse weighing in at just over one half of a pound would present much of a problem for a fighter plane weighing in at almost four tons. In fact they did, instrument malfunctions, leaks and even engine malfunction caused pilots to crash all over Europe. The problem became so severe that a special rodent protocol was developed to train pilots to deal with the problems of rodents that would inhabit their aircraft.

It was discovered that the mice could not survive above a certain altitude. If mice where detected the pilots were trained to change the attitude of the plane in order to ascend past the prescribed altitude at which the rodents would not survive. The attitude is the position of

the nose of the aircraft as it relates to the tail of the aircraft. Attitude up means ascent. Attitude down means descent.

Life can be a lot like that. We have tons of things that are going for us and small problems that tend to demand all of our focus.

Just as those pilots in World War 2, we must learn to change our attitude and ascend to an altitude that leaves our problems far behind. Thanksgiving can accomplish this goal.

When we give thanks our attitude determines our altitude. We soar higher and higher until the problems finally fade from sight and many times die completely in the presence of all that we have to be thankful for. alking around our neighborhood one can see the acorns forming on the Cathedral Oaks, which give signs of new life and thoughts of a healthy environment and sustainable community.

What is it that makes a community healthy, sustainable and idyllic? I suppose that depends on who it is answering the question. One thing is for sure: it isn't created alone. A second thing is that it takes more than the six, interrelated building blocks to economic prosperity (Business Development, Workforce Development, Physical Infrastructure, Social Infrastructure, Cultural and Environmental Stewardship, Civic Infrastructure). A developer can certainly influence certain aspects, and government can provide some aid and legal restraints against our worst selves; employers and banks can provide some measure of financial resources, but every individual here charts the outcome of our community. It takes all of us, and involves all those on whom we rely, who in turn rely on us. In business we call this asset-based community development (ABCD).

Getting back to nature, a man named Liebig study of organic life, resulted in “Liebig's law of the minimum”. On a spectrum every individual and aspect adds to the dream or furthers its decay. ”Healing is impossible in loneliness; it is the opposite of loneliness.

Conviviality is healing. To be healed we must come with all the other creatures of the field to feast of Creation" Six initial questions can be used to stimulate thought of our community: What do you appreciate about our community?

When you think of this community five years from now; what will it be its reputation?

Where do you aim to meet your neighbors, and strengthen the fabric of our common roots?

Why do you care about the vision you hold for our community?

How would you like to (are you) offer(ing) to create the community of your dreams?

Who would you like to help, serve in our community?
