Do you know how a Buyer’s Agent can help? Here we explain some of the benefits of using a buyer’s agent in Brisbane to assist you with your next home or investment property purchase.
How can a Buyer’s Agent add value?
Using a Buyer’s Agent may be worthwhile if:
1. You don’t know the local Brisbane market very well
2. You are time poor and don’t have time to search for and inspect lots of properties
3. You keep missing out on properties that you like because other buyers act faster than you
4. You are uncertain about what to pay
5. You are frustrated as a result of dealing with Sales Agents
6. You feel overwhelmed with the entire process or certain parts of the process
7. You don’t know where to buy
8. You are having trouble finding properties to buy
9. You have found a property but you are not confident to bid at auction
10. You would simply prefer to be professionally represented
Also, if you do not already know how to check flood maps, for example, in areas that are affected by river flooding, creek flooding, or overland flow a buyer’s agent will be able to perform all of this due diligence for you.
All of these types of flood issues will impact on a property and may also have an effect on the premiums payable on an insurance policy for a property. It may also limit opportunities for creating additional equity in a property through renovation or development.
This information is that, as a property buyer, you would want to be aware of given the size of the investment that is made when you purchase a property. You just don’t want to make a mistake.
Here we have explained some of the benefits of working with a Buyer’s Agent in Brisbane. It is not for everyone, but for those who are looking to be professionally represented, there are huge advantages for property buyers.
Please feel free to reach out if you need as sistance with your property search. At Buyers Agent Brisbane we will ensure you don’t make any costly mistakes.

If you struggle with poor body image, then you’re not alone. Even the most confident people feel self-conscious from time to time and we all have body hang-ups.
But don’t stress. According to a new study, published in the December 2021 issue of the journal, Body Image, body confidence only gets better with age. The study assessed six years of data on more than 15,000 women aged between 18 and 94, and found that body
satisfaction improved across the lifespan in both men and women (though men consistently displayed higher levels of body satisfaction across their lifespan than women).
With that in mind, what age have you felt sexiest?
We asked the local community and here are some of the responses we got.
I’m going to say my highest body confidence was in my late 20’s when I ran 40 km a week. Fittest I’ve ever been. I think (for me at least) my body confidence comes from feeling fit and healthy. If I’ve been eating clean and exercising- I feel good inside and out. If I’ve haven’t been eating well - well I just don’t feel good inside or out.
The body confidence changes when you can look back at a photo of yourself some years later and realise you were too critical and hard on your self
Apart from teen age years when self-consciousness is wired in, I wish more people across genders would stop giving a toss, especially peers judging peers. Sadly, the image industry depends on pouty posy insecure narcissism. Nice to feel well and to find a style of clothing that's comfortable. Apart from that forget oth ers. Having kids normally puts a stop to that nonsense anyway. When you're sleep deprived getting dressed is an achievement.
As long as my body is healthy and I can move and exercise some I am grateful. Maybe it is because we people over 65 are more realis tic... I had a great body as a young woman but was way more insecure than I am now. And there is the whole don't care what people think thing does also help.
Since I turned 18, I've not really paid much attention to my age. In my mind I am still just me. However, I do wish that whiskery old bloke would stop peering in through the window above the bathroom sink. Very disconcerting first thing in the morning.
At 62, and still hitting the gym 5x a week, walking for 2 hours a day, holidaying in the mountains all over the world, and eating a healthy vegetarian diet, I think I've earned my "body confidence".
What I look like is the 'least of my worries' is perfectly correct. At 63 I really don't give a toss. All the billionaires like Branson think they're going to live to 150. Then most of their body won't be original any way.

The enjoyment you can only get from eating a well-made dessert is nothing short of magical. Whether it’s a crispy waffle, fluffy pancakes or decadent sundaes, the delicate balance of flavours and textures excites the taste buds and creates pure happiness.
Mastering this takes years of practice, a great palate and a love of desserts. Luckily, the team at Crunchy’s Dessert Café have that in spades. Discover how the team at Crunchy’s Dessert Cafe are creating the ultimate sweet experience.
Tell us about yourself & how Crunchy's Desserts Cafe came to be.
At the end of 2015, owner Shirley and her family came to Australia. We started the business with a marquee attending markets with our waffles.
When still in Europe, we bought an English Double Decker Bus; which we converted into a waffle bus. After a voyage of 4 months at sea, travelling over 26,000 km, the bus arrived in Brisbane. It was an immediate hit. The bus was a highlight of most events. When COVID-19 hit, like all food businesses, we had to find ways to adapt to survive. Many customers asked us if we had a restaurant; thus the idea was born to open a dessert cafe.
When did you open in Jimboomba & what drew you to the area?
The restaurant (dessert cafe) opened its doors on the 15th of October 2021. We choose Jimboomba as it is an expanding area close
enough to Brisbane, Gold Coast and the Scenic Rim. Jimboomba is a cross point between the larger cities and the hinterland.
Have you always been based in Jimboomba? Yes, or nearby. When we came to Australia, we started in Tamborine; before moving to Riverbend, Munruben and now back to Jimboomba.
What are your thoughts on living and running a business in Logan? Jimboomba is still a rural area. We love the spaciousness and wildlife. We come from a land where 2,500 people live on average on a sq km; Australians don't know how privileged they are. We did not choose a big city as a location; for, in the long run, we think bringing a niche business to Logan will be more sustainable.
We follow the seasons, only using fresh, locally grown and produced products. Our philosophy is that our ingredients should not travel unnecessarily, trying to keep our carbon footprint as low as possible. We offer seasonal specials and our menu changes twice a year. We love to discover new fruits and the flavours they surprise us with.
With the new menu being launched in September, what can customers look forward to?
That's a tricky question and a secret. Shhh ... However, there are some new flavour ice creams as well as some new combinations of unexpected ingredients. We recommend you skip the vanilla and chocolate and step into the real flavour safari with us.
The clientele in Jimboomba is different to those we would encounter when driving the bus to events in the cities. While customers in Jimboomba are loyal, they tend to favour more traditional flavours and combinations. It's our challenge to let Jimboomba locals try something new.
However, the worst challenge we've faced is finding staff. We are from Europe, where the work attitude is completely different to here, where people come and go. In Europe, workers
are loyal and persistent in their jobs. It's very hard to maintain quality and speed if the staff is inconsistent.
Another problem is that people are used to junk food. The industrially produced additives and food chemicals have formed and developed people's taste experience. When presented with the real thing, people find this sometimes disappointing. We don't want our products to be compared with that of fast-food chains. We target customers who want to step away from the unreal.
Who comes up with the recipes for your deserts & what is the creation process? (from idea to final product)
New recipes and products are a group's responsibility. We ask staff to come up with ideas. First brainstorming by asking questions like "What do locals like?", "What is trending?" and "What has nature to offer"?. From there, we develop flavour combinations, and presentation of the products before finishing with a tasting. It's a team effort.
Where do you source all your ingredients from? Is everything made from scratch? 90% of our products are sourced within 50 km of the restaurant. Some ingredients cannot be found in Australia, like the special Pearl Sugar we use in our Liège sugar waffles. As our products are as authentic as possible, we cannot use substitutes.
All our products are made from scratch; including our sauces, caramel, and chocolate. Our berry sauce is made from locally sourced fruits. We do not use sugar syrup industrial products with an exception of unavoidable soft drinks.
Who makes the best waffles & why?
The best waffles are made by those with a great heart and love for the products. It's all about consistency and loving the art of baking.
What's the trick to a perfect waffle/crepe? Ingredients. We commit to using the best ingredients, even when prices soar. For example, we use massive amounts of butter. When we started, the butter was $7.50 per kilo. Now we pay $20 per kg (it's not the butter one can buy at Woolies or Coles). Vanilla is even worse. Once $75 per kilo, now we pay easily $650 per kilo. Sometimes we read reviews that we are too expensive. We could use beaver gland extract instead of vanilla (it costs $7.50 per kilo) or use margarine instead of butter to cut costs; however, it's all about appreciation and sticking to one's commitment.
What is the benefit of using Sugar Beets rather than Cane Sugar in your desserts?
Beet sugar caramelises not as quickly as cane sugar. During the baking process, the pearl sugar made from beet sugar creates a melted layer of sugar. Cane sugar would burn instead. Our pearl sugar comes from the only sugar factory that makes this kind of pearl sugar: the Tienense Sugar Factory in Belgium.
When people visit Crunchy's Desserts Cafe, what must they try on the menu? Everything. Of course, it depends. Looking for savoury? Our pies can be found in one of the best restaurants in Brisbane. That should tell a story.
And not to forget the croissants. You can't compare ours to those with the industrial lookalike ones in your supermarket or even bakery. Ours are handmade with French butter (the only one the French Bakery Guild accepts to name a croissant a croissany) from Normandy. And its sister is the pain au chocolate, a chocolate croissant. Looking for sweets? Try the dessert share platter and taste it all!
What's a little-known fact about you?
None of us has a background in hospitality or bakery. Two of us have an extensive scientific background and one was a nurse; however, we love it!
So, it's time to grab your mates and try Crunchy’s All Day Dessert Cafe. Because let's face it, when is it not waffle time?

“My dad, Eiko James Iva, is my most formidable competitor, harshest critic and biggest supporter. He’s the person I strive to be like. He’s my benchmark in all I do. He’s one of the hardest working people I know, and it’s something I admire most about him. He’s the only voice I tend to hear in a roaring crowd during my games; he’s the face I look for in the audience when I speak at a lectern, and he’s the only person who can claim the title of my first ever best friend. He doesn’t sugarcoat anything, and while I may not see it at the moment, it pushes me to do the best I can. My greatest achievements in life are the things that make him and my mumma proud. We don’t share a very openly affectionate relationship, but I love him wholeheartedly. I get a lot of things wrong, and I know I’m not the perfect daughter but he loves me as if I was one. Happy Father’s Day, coach; I love you!”
By Madisen“My dad has always been an amazing person in my life. Whether it be practising Volleyball in the backyard or helping me with my maths, we always find a way to make it fun and entertaining. I don’t think I can recall a day where he hasn’t been there for every sports match I have ever had, whether it be Tennis or Volleyball. He has always supported me through everything and has taught me so much that I am grateful for. I love all our jokes, and I don’t think there is a day when he doesn’t make me laugh. Volim te puno tata!”

Kimberley College Year 12 student, Ellie Hind has been awarded the TAFE at School Graduate of the Year for 2022. Ellie recently completed a Certificate III in Makeup at South Bank TAFE as part of her senior studies and hopes one day to peruse a career in the beau ty industry. Ellie said, “the course was very practical, and we had the opportunity to undertake a real-world experience at a major dance event”.
The award has seen Ellie recognized for her superior customer service skills, the ability to commu-
nicate with staff, fellow students, and clients alike, completion of all treatments and tasks to a high standard and passion for the industry.
Kimberley College offers a variety of pathways for our senior students and currently has more than 100 senior students across year 11 and 12 enrolled in the TAFE at School program. Kimberly College Vocational Program Manager, Mr Terry Elliot said, “it is essential to offer students a range of potential career choices and then supporting these ambitions with the appropriate study courses, apprenticeships, and or work experience.”
Ellie is also undertaking a school-based train eeship in the industry with the Australian Retail College, and while initially sees herself working in salon, hopes with her entrepreneurial spirit to run her own beauty business one day.
One of the key goals of Kimberley College is to help our students find their purpose and passion, and it would seem Ellie is well on the path to future success.
After the phenomenal success of our last event in May, in collaboration with Safe Haven Community: World’s Biggest Dinner, a lot of people are questioning when the next one will be. Safe Haven Community is charity that provides crucial accommodation and desperately needed additional support services, for women and children escaping domestic abuse. With the help of the local community, we managed to raise over $7,000 for Safe Haven Community.
Now, with our second anniversary quickly approaching in November, we thought it was a perfect opportunity to not only mark our anni versary but to also help raise funds for Crowson Park Riding for The Disabled.
In our July issue, we introduced Crowson Park Riding for The Disabled and the amazing work their volunteers do on a regular basis. Crowson Park Riding for The Disabled is a not-for-profit organisation that offers traditional riding tuition for physically and intellectually disabled people of all levels of ability and ages.
Horse riding instruction works wonders for the riders in assisting them in reaching physical milestones of improved strength, balance, gen eral mobility, postural correction and flexibility. However, it also does so much more than that. It develops self-esteem, a feeling of worth and a sense of personal achievement. It builds bridges in our community and develops social relationships and friendships.
As a result of that editorial, they had several volunteers sign up and dedicate their time to help out.
So, on the 12th November, QLD Guides are proud to present the ‘Twilight Bowls’ at the Beenleigh Bowls Club where you will :
• Twilight lawn bowling in teams
• Drinks, Dinner & Live entertainment
• Auctioning off donated items to raise funds
• Raffle Tickets & more
The details of the event & ticket purchase can be done through : www.whatsonlogan.com/ crowson. For any other enquires regarding the event, donation & attendance, please email me at emily@qldguides.com.au.

Not so long ago, beer selection was pretty straightforward. Most people had a “brand” of beer they always drank and the local pub had a standard set of brews on tap that remained constant. These days, however, try going into a local bar or even a local bottle shop and not be overwhelmed by the number of choices available, many of which you have probably never heard of. We are now in the age of craft beer and it is a beautiful time for beer lovers.
Now that craft beer is more popular than ever, here are some of the best craft breweries in South East Queensland.

Work, work, work… 7 hours later, it is home time! Hooray! You get home with an enormous smile on your face but the smile fades away because you realise that you have HOMEWORK! This terrible task can cause kids to become sick, bullied and tired.
When you are at school, what do you do? You work! You work for 6 to 7 hours a day. Then you need time to rest. But if kids have homework, they have to research and practice for things and that could take a very long time. By the time you finish, it would be dinner and bed time. When you have homework, you never have time to do things with your family. You can get stressed and that can give you depression and anxiety and it can also encourage bullying.
“Ha Ha Ha! Where are your friends? Invisible? Ha Ha! Snort! Ha!” Bullying is one of the major things that affect children. When kids do homework, they never have time to play and make friends. When
children don’t have friends, they are bullied for being a nerd – someone who’s smart and has no friends because they spend most of their time studying. Homework can make you tired as well.
When kids do homework, it takes up a lot of their time. Sometimes, they have to stay up late to finish homework which can make them sleep in. That can make them late for school and they will be tired. Therefore, they will miss things in class and/or not pay attention because they are exhausted. This can affect their grades greatly!
As you can clearly see, homework causes kids to become sick, bullied, and tried. Kids will be annoyed and parents will be disappointed when their kids’ grades go down, which can create CHAOS! Homework MUST be banned!
Have you ever heard these incredible facts about the largest species on the planet?
Whales are huge sea mammals and one of the most intelligent creatures on earth. In all the world there are 40 species of whale. Isn’t that wonderful! The beluga whale is one of the smallest whales on earth. They grow to between 3 to 5 meters in length. However, the dwarf sperm whale is even smaller! An adult dwarf sperm whale grows up to 2.7 meters only. These petite whales earn the crown of the smallest species of whales. Get ready for the very surprising win of the fin whale. They are the fastest type of whale you can find! Whales are a bit slow but the fin whale can swim up to 23 kilometers per hour which is fast for a whale. These mammoth marine mammals eat tons of
zooplankton, phytoplankton, krill, fish and algae. Whales are very important mammals. Humans used to hunt whales for food, oil and whale bones. They are now protected which is very good news. Therefore, no humans hunt whales anymore. Blue whales have no sea predators which is very helpful. Because the blue whale is so monstrous, not even the great white shark can kill it! The life span of a whale is 80 to 90 years. Whales breathe through a blow hole and they can hold their breath from 90 to an impressive 222 minutes which is the longest recorded whale breath-holding time.
I hope you enjoyed these wonderful facts about whales!
Do you know any other facts about these fantastic creatures?
hich is the best holiday for kids: the rainforest or the beach?
The holidays are a great time when kids get really excited because they get to do a lot of amazing activities. But which holiday place would they choose, the beach or the rainforest? Parents need to think about their child’s safety, the right items to take and if there are lots of fun activities.
Firstly, at the beach you have lifeguards to help supervise you and they tell you all the safety rules, such as, swimming between the red and yellow flags. However, in the rainforest there is absolutely no one to supervise you or help you if you get injured.
Secondly, when you go to the beach, you only need a few items, such as towels, hats, snacks and swimmers. What few
things you need! However, if you go to a rainforest, you need hiking boots, hats, long pants, a backpack and a massive water bottle. That is a lot of things to carry on your poor back!
Thirdly, and most importantly, are the fun activities. At a beach there are so many things to keep you busy, such as, building a sand castle, having a rest, going surfing or swimming and playing beach games. Parents do you want to relax? Then let the kids entertain themselves. However, the rainforest is boring for kids and they hate walking!!
Therefore, the beach is a better place for kids to have a holiday because it is safe, you only need a few items and the activities are fantastic! So next time you decide to go on a holiday, make sure you definitely choose the beach! Your kids will love it!
